Bad Communication and unkept Promises

There is a lot I could unpack here. 5 month delays, miscommunication, lack of communication, and being ignored. From sales to financing this entire team seems like no one has the right information...and those that do fail to communicate. The house itself is fine...but working with Lennar people is an exercise in frustration. They *say* they will answer your texts and return calls. They dont. They say welcome to the Lennar Family. Well this is a family that only sees each other on occasion and rarely speaks...

Lennar should have paid me to project manage my new home, no one is accountable for anything

Had issues with the building team and the loan team that made the home buying process a living hell. There was not one sole person of contact on the building team that was responsible for communicating with me and getting issues pointed out at walkthroughs resolved. No one wants to do their job, no one is on quality control for the subcontractors, it’s been an absolute headache that has sucked all the joy out of being an owner of a brand new Lennar home, and I am moved in and still dealing with issues and can’t get an answer back on things. Several Lennar employees have told me “that’s not my ...

The house was flooded while under construction, seemingly due to lack of oversight that would have caught it before the damage was so extensive. We fear that we have mold that will affect us later. Delays in completion cost us a lot of money, part of which ($1,000) Chad with Lennar said we would be compensated for, this never happened.
Lennar responded:

The workmanship on these homes is subpar. I am still having issues with many items in my house. Make sure you do an extremely through walk through, look at the ceilings, floors, walls, cabinets, and drawers. They do not do a good job with quality control of their workmanship/contractors.

Not a showroom ready home

Building during the COVID pandemic is not easy. Working in the industry I knew going in that there were going to be delays and issues. What I did not expect was the poor work done with the materials that they did have. With Lennar, their marquee promise is delivering a showroom ready home. That is not what we have received. Delays and issues aside, if the work done was worthy of the price paid (and it would have been if it was truly showroom ready) I would be giving 5 stars across the board. Unfortunately, this has been from what was promised.

Initial sales personnel excellent. Loan process terrible and disorganized. Pre-drywall walk through a failure because our concerns were not taken seriously and addressed. Closing positive experience. Had to request a step be installed from garage to entrance. Guess the home was not supposed to come with one??? Drywall plaster/mud heavy on garage floor. Guess I’ll be scraping that up in spring. Have since had frozen water pipes due to improper insulation which Lennar is dealing with. Gas leak on the outside which the gas company has dealt with. Have been here only about seven weeks so ...

The house was not ready to be moved in to, but it was rushed because they were trying to close for the end of their fiscal year. They have come back to fix everything that was wrong, but the contractors they sent have been terrible and made most things worse. On the day of closing we were told to show up at lennar title at 5pm to sign papers and get the keys. We were there until after 10 pm and waited for over 5 hours. That is ridiculous and a huge waste of time. We asked if we could leave and then come back when they were ready and they said they couldn’t do that and needed us to wait there ...

We were excited to move in to our new home (which was delayed nearly 4 months) in early December. When we arrived we found the home not "ready" for occupancy. The tile floor was dirty and paint spattered. There was much "blue tape" that still remained in areas identified in previous walk-throughs...far too many to mention here. The lanais were dirty (still are) and in need of a wash down. Our "punch-list" is still very lengthy. I will give kudos to Butch Ogden our sales rep as he was accessible and helped as much as he could to try and resolve some of our problems. Unfortunately there was ...

We received our home about two months after the initial close date that we were told. We were told that our initial close date was possible because they already had the materials, therefore there wouldn't be a setback due to materials. About one month before we were set to close and after questioning the time frame, we were told that we misunderstood them having the materials - what they meant was they had the "purchasing power" to buy the materials. At this point it was 3 months after I signed the contract and price homes had gone up 20-30k so it made no sense to bail out and buy elsewhere - ...

Our house got pushed back multiple times with little to no transparency, leaving us in a bind with living arrangements. We continuously asked our representative to be upfront and honest about our buyers experiences and situations but he continuously told us “it varies from house to house” rather than being transparent. We’ve ran into a couple issues after living in the house which has taken months to be resolved and required us to continuously reach out to multiple people and parties for solutions. Overall the virtual signing experience was very smooth and super simple and convenient when it ...

I purchased this home due to hot market and inflation. I couldn’t pick out my own options. Ok, fine. Their construction managers were the worst to dealt with. I had to go to their managers to get approval for everything. Their professionalism made my home buying experience a nightmare. On top of that, too many things were wrong with the house prior to settlement. After settlement, moved in and found more issues with the house. Construction manager did not get a lot of it fixed. It may be a common practice, but Lennar is among those builders who simply clear-cut every living thing wherever they build. The fact that they also use Bermuda grass means that for long periods of the year you will be living in an area completely devoid of anything green and living. Additionally, the home I bought was rife with issues including a severely uneven foundation in one room that still wasn't fixed by move-in even though it had been brought to the builder's attention many weeks earlier. Oh what fun it is to be baking in the North Carolina sun for 3 days in mid-summer because ...

Some delays or changes in material were expected due to pandemic. However, there is clear evidence of laziness and negligence throughout the home. And Lennar's policy seems to be just paint/caulk over it and hope no one notices. Very little effort in lining up trim and moulding, windows installed off center and non-level, bumps forming in vinyl floor due to improper installation, sheetrock bulging/bowing in multiple areas (best they would do to fix it is shave it down and re-texture), exterior mortar all over bricks/driveway because they wouldn't clean up after themselves, paint stains on all ...

Great first home (bc first time homebuyers don't know better). If you're thinking of buying a Lennar home as your 2nd, 3rd or forever home.. forget about it, you will drive yourself crazy noticing all of the shoddy workmanship and fighting with them to get things corrected in a timely fashion. Their lender is not for the faint of heart either, prepare to be bullied into submission and have your queries go unanswered.

Finding out that Lennar didn't run the gutters past the side entrance door,( in the villa's) has more people angry and disappointed than anything I have heard (including myself). IT MAKES NO SENSE NOT TO RUN THE GUTTER AN EXTRA 30 FEET AND THAN FORCE THE HOMEOWNER TO SPEND $500 TO HAVE IT DONE, IS BAD BUSINESS, DISAPPOINTING AND EMBARRASSING. Its the first thing I comment on when someone asks me about my new Lennar Home. The Lennar experience can be broken into a couple categories: buying and construction. The buying experience was frustrating and unprofessional. Our home delivery was delayed by 6 months, and the permit process was out of Lennar’s control, but the communication breakdown was unprofessional.
