Bitter Sweet Experience

Bought a new home for my mother. Nice house but appraisal was far below the list price causing me to have to Mortgage insurance. The Mortgage company was horrible to deal with. Lied at every turn. Had to use an outside lender to get the deal done. Would never work with Lennar Mortgage company. Had a few cosmetic issues with the house that were fixed immediately.

Cheap materials in everything cabnets the paint horrible finish work from the workers I can't even imagine the inside the walls or areas un able to see. Everything is the cheapest materials you can buy. Lennar is top leaders supposedly, so unfortunately that they use the cheapest quality and the houses are not the same price as the cheap crap they use.

Overall, my wife and I love our new home. But buyer beware, the sheetrock, painting and trim work sucks. Never realized we had to get our own garage door opener. The repair crew is great but these are very basic townhomes with a lot that could be better. The home buying process was difficult at best and the finishes are low end for the price.

Over all not great home buying experience. Customer service wasn’t great during purchase time. There was not much support in choosing option. Was rushed into everything. Home built is good but experience through out the process is very unfriendly. They just want to build home like factory and no respect or care for someone’s expectations and feelings who is spending 100s of thousands of dollars.

We love our home but the home buying process was arduous at best. We have now been in our home for 5 weeks and we are waiting for repairs from the initial FaceTime walk through. I purchased my home by the help of a virtual assistant (young eyes) and showed it was spacious, had a nice yard and the price range was good, but little did I know after moving, that this home was not meant for seniors/retirees due to the fact in order to replace the a/c filter you would need to pull down a step ladder, adjust it to secure it’s locked then climb up to the attic in order to replace the a/c filter. Although Lennar is not a bad builder and i love the home the home buying process was poor. There were five different people I was to communicate with and it was confusing the purpose of each persons job. When I explained this they were not helpful and did not improve the process. We were excited to purchase our townhome and to get in on the first offering. We had a positive experience with our salesman and patiently waited several months as the finish date was delayed over and over again. Lennar’s fiscal year ends end of November. The house itself is nice and a good value for the money. The process of buying the house from the mortgage lender all the way through the celebration and acceptance had MUCH to be desired. Issues riddled throughout the entire process. Warranty claims had to be reopened because they were incorrectly denied. Just ok customer service from the entire staff, terrible service from their Lennar Mortgage though. I used to trust Lennar a lot, this was my 5th prop with them and never had these issues of poor customer service and hidden fees in mortgage and delays but this time it was not worth it. I only give less stars because of customer service, their people interactions and Lennar mortgage. Value for money and quality of house is good and there are no hidden surprises in cost and delivery.

Upon final walk through house was not cleaned nor was it ready for the walk. Paint on all floors especially in carpeted areas. Multiple times said it was clean and wasn’t. Disappointed in finish out. The road noise from w.lake bld. Should have been disclosed. This is a heavily traveled drag strip.the plastic fence does nothing for roads noise. I wouldn’t recommend anyone to purchase here. Also wasn’t disclosed that we don’t own the club house.

At least with in person, paper signing of closing documents, important pages were explained. I got zero explanation of what I signed, no time to read through everything. Spousal Aggreement

We had many issues closing the loan even when I had over 80% down. The issue was nobody within the multiple Lennar divisions (builder, title and loans) knew who owned getting the Spousal waiver signed off. As a result, my ex had to sign through a virtual notary 4 times. This caused delays in closing which cost me $100s in rescheduling fees not to mention that they had my $1M that should have been earning $150 a day in interest for almost 2 weeks.
