I like my new home but the ***** is taking forever to approve a basic fence!

I love how fast they respond. Could't believe we were a homeowner in no time.

Wife was at home, but from what I was told everything was great.

Overall, the staff of all departments were good to work with in buying and building this house.

Initially, everything went swimmingly, but once we closed, everything slowed down. The LOAN OFFICER was great and continued to provide quick support. Jason *****, thank you for all the due diligence.

The low rating on trustworthiness was because when we initially toured the home, we were quoted a price, yet later on we were told that quote was incorrect, which caused us several thousand dollars. We still believe it was a good deal, but did not appreciate that they didn't stand by what their first representative quoted.

I was told several things by the selling agent and closing notary that were, in fact, blatantly false.

Many sub standard items not dealt with. Disappointing based on prices charged.

My experience was that the home buying agent was rude and a bit full of herself. The workmanship in the home was somewhat of a disappointment. There was grout on tile surfaces, there is the most minimum of flat paint on the walls and wiping any spot results in removing paint down to the sheetrock. The fireplace does not emit any heat, which a simple addition of a blower could have fixed. Only a 1 year warranty on windows; my prior home had a lifetime warranty for original owners. My prior home was built by ***** and was of a much better quality. I have issues with the irrigation in the front yard. The slider door is very heavy to open. The appliances, trims and hardware are of low quality. I barely bumped the door trim, which is made from pressed wood and it tore a hole in it. The bare minimum of electrical outlets. I was also disappointed that solar is required by law, but is not included, there are no options on what type of solar, but the homeowner is on the hook for $30k on top of purchase price. After that, it's only a partial solar discount, there is still additional and significant costs to the electric bill. The fencing is such a poor quality that they are asking all homeowners to seal it immediately to prevent its insured deterioration. There is only room for a very minimum walkway between homes and windows are such that my neighbors have view into my bathroom and shower. No privacy window in shower. The lighting receptacles are recessed too much, so that if you install new lighting special hardware and much frustration is required. I just assumed at this price point, and in a 55+ community, we would experience a little higher satisfaction with the builder overall. ... More

Feedback on the Lennar/Lennar Mortgage Homebuying Process Our home itself has been great, but the process to get there was genuinely stressful, to the point that I understand why a realtor once warned us that Lennar “builds beautiful homes but ruins the experience with the process.” Here’s the detailed feedback: Communication overload and fragmentation We received 93 emails in a 10-day span. On top of that, we were required to download three separate apps (Lennar Track, Lennar Mortgage, and Lennar Home) just to keep up with different pieces of the process. The in-app AI chat didn’t function. When speaking with our loan preparer, we couldn’t even locate our own prior chat history to reference earlier conversations. This made it very hard to track what had already been asked, answered, or resolved. Inefficient document requests Documentation was requested in small batches, three documents at a time, rather than providing a full list up front. This meant repeated back-and-forth over what should have been a single, clear ask. We were also asked for the same documents multiple times, and each time were expected to turn them around immediately, which felt one-sided given how slow other parts of the process moved. Inconsistent staff experience Service quality varied a lot depending on who we worked with. One representative (Kelly) asked us for the same information twice. Another (Robert *****) came across as curt. Peter was genuinely great to work with, but a typo in his paperwork (a subtraction sign error on the mortgage documents) caused real confusion and had to be caught and corrected. Inspection scheduling problems We waited 4 days for a response about inspection attendance, then were told the inspection had to happen by 9am. The time was then given to us incorrectly (Frank), and when we tried to get it corrected, we were refused a schedule change. The inspection itself ended up starting 20 minutes late. Wire transfer follow-up We received repeated emails urging us to complete the wire transfer, plus Frank texting us twice about the same thing in a short window. It was more pressure than was necessary given we were already on it. Insurance documentation errors All of our insurance documents were changed to an incorrect address on Lennar’s end. Lennar then contacted our insurance company to complain that the documents were wrong, when the error originated on Lennar’s side, not the insurance company’s. Lack of closure/follow-up After all of this, we never received confirmation from the mortgage team on whether things had actually passed or were complete. We were left to assume everything was fine rather than being told. Post-closing warranty response Since moving in, our air conditioning has gone out. A sprinkler had been placed so that it filled the outdoor unit with water until the electronics were ruined. When we reported it, we were told someone would call within an hour. Instead, we got a text about three hours later saying someone would come toward the end of the following day. We have since requested that someone come out to move the sprinkler, and the warranty claim has remained open with no resolution. A failed AC in Florida is not a minor issue, and the response did not reflect that. Bottom line: The house is exactly what we wanted, but the path to closing and the support afterward involved unnecessary friction, duplicated effort on our end, and administrative errors (the address mix-up in particular) that created extra work and stress. It’s clear that Lennar is a very large company whose main goal is building as many homes as possible, and the individual buyer can get lost in that. If someone asked whether I’d recommend Lennar, I would be very leery and tell them to check everything twice. Streamlining communication into one channel, sending complete document lists up front, giving buyers a clear “you’re all set” confirmation, and responding promptly to warranty issues would go a long way. ... It was high pressure from the beginning, by Nancy *****, with SO MANY EMAILS, mistakes made in the wording of contract to sign, increased buying price, etc, pressuring to sign, poor communication! Then seeing the house, problems with plaster, caulking, painting…..plastered and painted the outlet cover plates to the walls, there’s paint in the grout, there’s grout in the paint, the floors still have stains all over, they had fcleaners here twice, but hardly removed any of the stains! Had to have the patio door handle replaced due to had a big scratch on it, and the patio screen door had to be replaced due to had a tear in The screen, our bedroom window had a screen missing, there’s overspray on the counters and flooring that we’re still trying to get off! There was a chip in the countertop backsplash that was repaired, but not very well; the washing machine leaked all over the floor, repairman said it was never balanced from the beginning, and we were supposed to get free samples with washer and dryer, but they weren’t here! Had to have A/C repaired because the thermostats weren’t calibrated correctly; both stainless steel sinks were scratched very badly, Eric ***** had a guy come in to try and fix them, but all he did was use a scuff pad to try and blend the scratches in, which did not work! Eric said we could have new sinks put in, but that we would be without water for a day or so, so we decided not to have that done. The cabinets had cracks and bulges from the screws being put in wrong, and a few of the self-close drawers don’t close properly….Eric had a guy come out to repair the cabinets and adjust the drawers, he fixed the cabinets, but for the drawers he said “this is the best your going to get because they’re not quality cabinets”. The garage doors had spots that didn’t get painted, they supposedly repainted them, but the spots are still there. We could go on and on! They had plenty of time to get our house in order, to be “move-in ready”, which it definitely was not! Not happy, very disappointed, very, very poor workmanship! This was our first home purchase, and Lennar made it a very poor experience. After collecting our $10k deposit, they basically ghosted us until it was time for us to close. We are teachers and were promised that we would be able to close prior to the start of the school year and that did not happen. The house was finished and they refused to work with us on closing simply 7 days earlier.

Workers aren't doing the job right. Sloppy subcontractors.

get people that do quality work. The door isn't square its 1/4 off 24" down. i am being told they wont replace it so i will haver to do it myself. I regret buying this house.

Nothing was easy with dealing with Lennar. From the price confusion, to the loan, then to the house itself was a nightmare. First the price... the price kept changing and so did the concessions. Lennar's solution - if you don't like it go somewhere else. To the loan.... not much to say but they were slow to respond, way to many people in the transaction. I did however like the loan officer himself but then you get pushed off to so many others it got confusing on who does what. The title company I think was the worst part. Not one time did they ever respond to a single email I sent them. Then came the house.... what a complete JOKE! The house was nothing like the model. When we got the house the baseboard was a cheap piece of trim not like the model at all. Floors are wavy and l there's gaps between the flooring and baseboards all throughout the home. Garage wasn't painted though it was in the model. Master shower pan tile had to be replaced as there was no cement under the tile and once we stepped on it it cracked. The repair people did respond and did come out relatively fast. House is located in a gated community and no one told us any information on how to get into the community or gave us access. We had to use a friends access to enter. They are just disorganized and slap these houses together and they don't really care about anything else but getting paid. I have purchased other new builds and there's far better builders out there than Lennar. Learned my lesson on this builder for sure. ... More

We were ***** to and jerked around at every corner. Original closing date of August 3rd pushed to August 28th. Got it moved up to the 21st. Closing department tried to verify employment at 4:58 on a Friday which left us sitting homeless for 3 days with all our stuff on a moving truck. Promised a ring camera…nope, promised a bigger fence line…nope, promised to waive some fees…nope, community pool on our side of a major street…nope. Just awful, awful, awful. I will make it my life long mission to steer people away from buying a lennar home.

The salesperson, Armin ***** told us there was $90,000 in upgrades and could not supply the proof one asked by my insurance agent. There was also a non-warrantable clause. which nobody at Lenar ever told us why that was there, and still we have not found out why. The manager she was on vacation, never returned my phone calls or my emails. This whole group of people that work for Elinara completely condescending, ignorant, clueless. The only one that has been a great help has been the construction manager, Chris. No one else.

House was pushed out several times, no calls-I had to initiate the calls. We had to rent an apt for 4 weeks. Lennar knew we sold our house and needed to move in at original closing date, but didn't really care. They cost us over $4K. The communication is horrible. I finally called corporate and they got things moving a little better.....Probably won't buy another Lennar.

We always felt Welcome since day 1. They answered all our questions and they offered us great deals that noone else offered to us.

For the most part, the workmanship was good but there were several areas where additional work was needed. The paint on the wall is very thin - takes little to scratch it and leave marks. Love the kitchen and layout of the home.

My overall experience with Lennar has been great. This is my second house purchase with this company and have a third in another year or so. Thanks Lennar!
