Behind Closed Walls

I definitely would like to arrange an inspection by leadership to see the overall work performed in my NEWLY BUILT home, especially by GMT. Specifically, with the trash found inside the walls, we reported to Leadership. And that it was found after they had to remove the shower wall for replacement less than a month after closing. And many other less-than-satisfactory issues we have endured. The quality of craftsmanship being witnessed is borderline criminal.

Hidden charges and surprises in the buying process

They offered great interest rate but be aware of hidden charges and surprises during the buying process. The craftsmanship is below average. You might encounter rudeness from the sales rep too. I do not recommend this builder.

very poor quality of workmanship for such a over priced house.

The house is not 55 + friendly because of not having the walking- in shower for upstair, or guest bathroom. No landing on staircase. very poor quality of kitchen cabinet kitchen cabinets without roll out trays or drawers which does not make sense for olderly people. Kitchen cabinet doors are not even self-closing. caulking, paint job are very bad quality. sheetrock joints are poorly done and wall are uneven needs resurfacing before painting. no upgrade option or no choice of color of flooring is bad. Poor quality and lack of knowledge at its best

A builders grade paradise. We don't know, or we don't do that are the mottos around here. No consideration for the overall ambience of the development, homes are built with lack of the consideration of the ability of the buyers who are new to the area to have access to services and information of availability unless you are willing to be Facebook savvy and trusting of your "neighbors". Air leaks and failing " finishing" touches are common, the washouts of the so called irrigation system are not only annoying but dangerous at times. You get the picture. And it only promises to get worse.

They don’t care about you or your home

We just bought a house and it came completely filthy. Paint splatters all over the floor. Screen door not fixed as they told us it would be. They just rush you through and pressure you to sign off and make promises that they don’t stick to. Beware on the construction sign off.

Major delays from the start, then rushing to closing. Home was NOT ready during final walk through. Was promised at closing issues would be resolved before closing was over, but 6 hours after closing we still had workers in our home. Concrete was cracked upon move in, lights hanging out of ceiling, walls not painted, appliance parts missing, bowed walls, etc. Over all the structure/bones of the home are great; however the finishes are extremely poor quality. Still am very unsettled about coming in to buy home that was advertised with a red slash through it and advertised as reduced price. Went in on last day unexpectedly when I got email on home sale. Went by address and walked around. I wanted it no matter what. I was told I had to pay full price and was given 2 different reasons that I can't remember why I could NOT have sale price advertised. Lennar is big, too big to know what the customer experience is. There are many people involved, fancy cool names for Lennar teams. But getting responses for a person (rather than a system) is another thing altogether.

I've been in my home of just about 6 weeks and just got the keys to my mailbox 2 weeks ago after much effort on my part. My grass is dying along the edge and more brown/ gray spots are developing. Overpriced and poor quality workmanship

At first glance, the houses look great. However, lines are not straight, walls are crooked, door frames are cracking and the hardware is drilled and redrilled into place leaving loose screws and doors that won't stay shut. The electrical system is faulty, plug in a hair dryer, lose power in half the house (until you reset the breaker). Water pipes aren't buried, they're simply covered with mulch. Lennar rushed me into a home that wasn’t ready to be moved into. Everyday I see more and more things that should’ve been completed before I moved in. luckily I still have a year left to get things corrected, but it should’ve been ready to go before I closed. Purchase experience was ok. Lots in fine print on paperwork not discussed. Many visits here during construction and there is virtually no follow up on issues. Many were not addressed until after closing and our home wasnt even cleaned. Common areas are a mess and hoping a service ticket helps that. Cabinets needed full adjustment after closing. Walls not straight. Would not have bought this home if we knew then what we know how. Sorry

Make sure you get everything fixed before you buy and sign that dotted line. also, give it all a really good look and get your own professional to review your house. quality of certain materials like doors very cheap and can hear everything from room to room in through the wall, and every foot step in house.

As an out of state buyer it was not a pleasant experience! I would never do this again! I should have never continued with the closing when things were not completed in my home as promised but I did on good faith. Promises after promises to get things done but as of yet it was not completed! Voicemails, calls ,text messages all ignored! When you have a home in another state and you reach out to the sales rep and the head of construction just to be ignored it beyond stressful! I will be arriving to my home in Naples in November and will have to deal with warranty still not a happy buyer!

This is the second house I bought from Lennar, the first wasn't too bad and of course some issues came after I moved in. For the second house things were not really good from the beginning, too many issues I found after I moved and for the price that we paid I was expecting a better quality on the construction but it's Lennar what el we can expect, look around some other options and make sure that you are going to get what your money is paying for. My advice is to try to avoid this builder if you can.

We close on a home that is worth almost 500k and the entire house was dirty, including all widows, bathtub, shower, rug and drywall was cracked . there were multiple holes that we told was going to fixed before closing but they were not. We moved in to our home on August 29, 2023. From the time of the 1st walk through, it was a rough go. There were many things to be fixed which is to be expected. What wasn’t expected was the way things were handled. We were told we had to sign off on the home which acknowledged that everything was good. The sales rep. Cindy was very professional and was great to work with. The closing team promised completion of all issues and that was all BS . No follow up to issues. We purchased from Lennar because of their next gen option in a home. Within 30 days of closing is when problems surfaced. We had sold our prior home and needed to move into the new home. Upon inspection of the home, it was possible for it to be finished. Communication with our sales person Ernest was nill to none. No returned calls. He sent text messages. Make sure you do not move in a location still under construction. The noise, the dust, the heavy machinery you hear daily are a disruption to your daily life. Nobody informed us of the train we hear every night around midnight!

Overall, my experience with Lennar was disappointing and unnecessarily challenging. I had heard great things about the company, however, it seems like they have made a lot of changes, especially within the last five years. The most difficult part of the process was Lennar mortgage.
