Lennar was very responsive when I initially signed for the property and things changed afterwards. The workmanship is poor and cheaper products, lights, bathroom fixtures are used. The paint job is very poor. I have begun to have my Villa repainted. I would not recommend at this time.

This review is meant to be a level-headed review for future potential buyers. I will say that the sales staff is amazing and very attentative! I have no issues with the sales team at all. My issue is based on the craftsmanship and the warranty department. CRAFTSMANSHIP: Okay so the structural is good and solid. They use 2x6 boards and did a good job. The issue lies within the finishing touches. Crappy concrete job done right before rain so it is very rough. Bad concrete cuts and major cracks already showing. Lennar Orlando Operation is not good as its Reno operation

No brusures and feature list were given to customers. The salesman just texts the information to your cell phone. They does not provide sliding screen door as it should. They rush to conduct the final walkthrough when the construction is still under going without water. The doors can not closed without forced pushing. During online closing, the customers do not received the contact list of the utility companies, schools and emergency response. They did not disclose the 1% builder fee upfront.

My husband and I have purchased three brand-new homes in the past 35 years. This experience was by far the worst experience. From poor responsiveness by the sales team to the construction team to the customer care team, it's incredible to me that Lennar can survive. That said, we are in our home and love it. We are looking forward to being out of the warranty period in ten months. It seemed as though we had to and continue to have to pull teeth to get responses or items taken care of. Pushy sales people with very little empathy for those of us trying to sell homes in this market. Cheap appliances, carpet, fixtures, paint, window sills… thin walls that let in traffic noise, and the cabinetry (small, not soft close) comes without hardware, which means you have a hard time opening your kitchen drawers! Experience with work completion dates, delayed closing dates to quality of work has been sub par. Our independent realtor has been fantastic and guided us through the entire process based on prior experiences. We are in the warranty period with a number of issues needing to be addressed. The verdict is still out on this process.

The sales team was helpful and knowledgeable until the contract was signed. After signing their ability to respond to emails and provide answers suddenly disappeared. The construction management team was frequently dismissive about concerns and condescending in their responses. After closing, the entire Lennar team was slow to accept responsibility for workmanship and warranty issues that arose while Lennar was still in possession of the house but were not discoverable until after we moved in. The workmanship was poor, drywall imperfections everywhere and gaps in trim. Pretty disappointed. I have also had very little communication from the sales and warannty team. I bought a home with David Weekley a year ago so I have a good baseline understanding of the process and Lennar's experience was far inferior to David Weekley's.

After first home inspection managed to find dozens of flows, while during second home inspections, only few items has been fixed while other ones are still pending month after move in. On top of that other issues starting popping up due to craftsmanship and bad material. Very disappointed with complete process.

Had constant issues with Lennar Mortgage. They were not reliable in responding to messaging. When it came time to close, they were still dragging their feet on fixing issues that had been known for months. The construction team has been great in response to warranty issues but there’s no reason it should not have been done prior to closing. The amount of blue tape issues that were not corrected or were brushed under the rug are not great. We love our home, but I would not buy with Lennar again.

The underwriting process was a complete mess. My close date had to be moved because of this. The underwriter and processor were so difficult to work with, I got approved a day before closing. The processor would not answer calls or emails and would keep requesting for the same document even though it had been uploaded multiple times. She would not call to clarify or nothing. This being my first home buying experience I can say Lennar didn’t make it easygoing like promised. They are quick to contact me when they need money, but slow to get back to me about my questions. Slow or never at all. I will never buy from Lennar again. Nobody was ever on the same page and we were being lied to about things. Plus, we’ve been in the house for two months and already having problems. I wouldn’t even recommend Lennar to my worst enemy.

Was not happy with my Lennar experience. We love the area and our neighborhood but the the experience with Lennar and its salespeople is very sketchy! We were given three days notice to do our walkthrough and it was during a time our Lennar salesperson knew we were NOT available due to the personal and work commitments. They stopped corresponding with us after we asked for a new date then went ahead and did the walkthrough without us. Very poor craftsmanship.A few things already broke and we've only been in a little over a month. They stated that certain repairs had been done when they didn't. Poor materials used. Very poor roof craftsmanship. At closing they only gave us an envelope with a few papers instead of a full packet with copies of everything. 2 months in and we still don't know how to pay our HOA. No one ever informed us. Their new home orientation process is horrible. They don't do blue tape, instead they have to take pictures of everything which takes forever. Overall just not a pleasant experience.

ONLY Recommend for good build quality and post work request support. Starting with sales person placed at on-site offices. They don't disclose things before hand clearly. No clear communication on what you WILL GET in your home vs what you WILL NOT. In our multiple conversations, never disclosed what should we get as per your booked home.

We have had a really terrible experience with Lennar. This is our first home purchase, and we thought it would be simple and smooth being a new home. The sales office was mediocre. Pretty disorganized with only keeping track of things on paper. They weren't able to print stuff out with lot information for us, it had to be handwritten every time we asked about another lot. Balmoral is a very nice community. However, if buying from Lennar there are things a person should be aware of/pay attention to small details…such as in most Lennar homes they install one extremely small sink in the Master Bedroom. There are no gutters on the Lennar homes in our sub-development and we had to pay for after market gutter installation. The wooden fence installed is of poor quality with many holes and/or damage planks. Also, Lennar advertises the garage can fit large trucks…this is not a true statement. 3rd Lennar home we’ve purchased and this likely will be the last. Lots of incompetencies from start to finish with contract numbers being wrong or changed and overall very uncomfortable. Larry made our move in process extremely irritating. Blue tape issues weren’t fixed in several places, our carpet and tile remnants were removed and still trying to get them. He’s rude and only wants to tell us how he’s never done any of this for anyone else. $650k invested on this home and 1.4M total investment with this company and we can’t get some leftover building materials we paid for anyway? Crazy!

There is really not much good to say about this experience with this Lennar home. This is my second Lennar new home. I purchased the first in St. Augustine (Winward Ranch, Princeton). It had a few minor issues, but overall was a nice home. This home, first community for Lennar in Ocala FL, is a workmanship nightmare. We were shown a model home and told of all the things the home included such as blinds, two garage door openers, Wi-Fi mesh system, ring alarm, and pre-wired for electric car charger among other things.
