Too many problems throughout the process. Starting out with many misinformation while dealing with the selling consultant. A significant amount of builder fee had not been told until after the down payment was made. Slow responses to requests throughout the entire process. Finance advisor was the worst, not being responsive, giving high mortgage rate and manipulating the closing disclosure to keep it high. I ended up paying a much higher closing cost than expected even after seller incentive. Lack of communication among different groups within Lennar, between Construction and Closing, Consultant, etc. My closing date was delayed 3 times. As the results, I have to put my furnitures and belongings in storage because the house was not ready as planned. That cost me extra money for pay for storage and a second move from there to the new home. I asked Lennar to help out with a small compensation, but was refused despite the fact that they caused these delays from not having the home available for closing in three scheduled closing dates. The final inspection was carried out despite the tiles was not even installed on the roof. At one time, one day before the scheduled closing, I drove to the site to verify if everything is ready for the home to be occupied, and found out the tiles were not even installed. But, no one from Lennar let me know about that. I found out myself because I did not trust them after being given misinformation and empty promises many times. Now, after moving in for more than a month, many issues found during the Orientation/final inspection still haven’t been taken care of. The saga continues. It’s felt like Lennar Management here may be out of touch or possibly don’t even care about providing and maintaining a reasonable customer service! Home buying experience was OK, but Lennar Mortgage was pathetic. Being a first time buyer I expected a lot from Lennar.

We moved into our new Lennar home about a month ago. For the price we paid, I would expect the quality of the home build to be great but I have been sorely mistaken. The paint job is terrible. Some base boards were primed but not painted. It seems like there was only one coat of paint applied to the whole house and actually needs to have 2. There were scratches on faucets and cabinets. Glue on the tile. Multiple chipped tiles through out the house. Paint on the tile. Light switches hung crooked. The house was not cleaned well prior to us moving in. I have submitted for warranty and they have been great at addressing most of my concerns however the paint job is a huge issue because the whole house really needs to be repainted by the builder. I’m so disappointed and frustrated. To get the additional coat of paint on the baseboards, I have come to the conclusion that I will have to be the one to repaint them myself. I shouldn’t have to fix something that the builder should have done the right way in the first place. This home appears to have been built on a shoe string budget with corners cut anyway possible to save money for a big price tag. So disappointed!! I did expect a new build to take maybe two months, but not more than four months from our original move in date per our contract. As nice as the people are, their attentiveness and sense of urgency are very much lacking. I am in finance and customer service. We all get overwhelmed. However, we expect to get back to our clients like any industry! I am still waiting on things for my new home that I have not received, and I’ve been there more than a month. My neighbors had much worse issues and I’m lucky we did not go through what they endured. The mail issue was very bad and I still don’t have everything because we were given the wrong keys. Just like my neighbors were. The USPS and the builder did not coordinate this correct. The HOA company has hired the worst garbage and recycle partner we could ever get. They don’t pick up consistently and we have trash always outside! What’s the point in paying a fee every month if we don’t get the service part of it? Lennar needs to get their stuff together ASAP… ... More

Make sure you get an independent inspection and all punch list items are completed before closing on the house. After market services are slow to get done. Look at paint and caulking for cleanup, painting is sloppy. Lennar Customer Care is a joke. They want to do virtual inspections, which does not tell the real issue.

Terrible communication throughout the purchase process. Then they tried to delay our closing 1 day before it was scheduled. Now, 2 months after closing, they refuse to provide any warranty service and just close your tickets without any response. Just a terrible company, if you are looking for a new home, look elsewhere. Run, dont walk, away from Lennar.

I was raised in a family of building contractors and at age 14, started working in all phases of construction. That's 60 years of experience. Regarding Lennar, rarely have I seen such sub standard construction, cheap finishes, no attention to detail, terrible service and lack of credibility. I have a library of photo's to share if anyone is interested in my claims that follow. Instead of using a multi tool, holes are pounded out of sheetrock and cabinetry with a hammer. Hand railings, faucets, toilets, electrical boxes are often not square. A worker painted my handrail, leaving the bird poop and stucco mud under the paint. This was corrected after I complained to construction manager. Example of service: I needed a faulty 20 amp breaker replaced (a $6 item at Lowes). After 2 months I gave up on Lennar. I purchased the breaker and had an electrician install. it. The service call cost me $125, but worth getting past the aggrevation. My ongoing and worst experience is living in our building. It hasn't yet been turned over to the HOA, and consequently hasn't been cleaned or maintained. We've been living in a dirty, litter strewn building for 2 months. I have complained to both the sales staff and construction staff about this with little or no action. I have a collection of photos to show anyone who is interested. ... More

Overall, the buyer needs to provide significant oversight to the quality product. We had over 96 items on the original punch list which happened approximately four weeks prior to closing. On the day of closing there still over 25 items not taken care of. Lennar needs to implement better quality control procedures.

They use cheap carpet, cheap drywall, and when you purchase a brand new build, you expect things to work. I have had to call and set up a plethora of appointments to fix things that weren't working or were installed incorrectly. Don't do it! The one good thing is the customer service for fixing the issues is actually really great.

We purchased our Lennar home in May, and when we did our final walk through a number of items were still not finished or were finished with poor workmanship. We were assured the items would be finished before our celebratory walk and they weren’t. I have found over 90 items that need to be addressed, some as serious as bad wiring, no electrical throughout the home, broken appliances, water heater not properly installed and the list unfortunately goes on and on. The house was left filthy after the build (debris left in the home, drywall dust on everything, dead bugs etc). We were once again assured at the final walk through that our home would be deep cleaned to address our concerns. Of course nothing was done. We asked several times and we’re told it would be addressed but instead we had to hire and pay a cleaning company to have it move in ready clean. When we tried to be reimbursed we were denied. We didn’t expect to have to pay hundreds of dollars to do their job for them. This is not our first new build but this is our first time dealing with this level of issues straight out the gate. We are not impressed with our experience with Lennars customer service/work order maintenance. Be prepared to spend your first year in your home addressing an insane amount of “finishes” issues. They flew through putting these houses up and missed numerous big and little details to the build. I’ve already reported 20 issues and we’ve lived in our home 1 week!!! I bought my first house with lennar and it has been a nightmare. I had to reschedule my original 1st walk-through and the seller from lennar conveniently did not send the new walthrough date to my realtor. Due to this I had to do my walk-through alone, and not knowing what to look out for. The demonstration person from lennar told me we could sign off on everything and I didn't have to do the second walk. Not knowing that this is not supposed to even be an option I signed off and was not let back into the house until after closing. The roughly two weeks between my walk through and closing a skunk somehow got into my house and went into the negative space between two cabinets in the kitchen and died. My house smelled awful. After being told from the seller and construction manager that it was 100% not skunk and they would send someone out I found out it was skunk and it was dead. Since then I have been fighting to get rid of the leftover smell of skunk that lingers in my house. I have had multiple people come to clean and I have been cleaning and washing the walls and floors with vinegar and nothing is working. I have been extremely patient and after asking to have certain materials where the skunk was replaced the customer service team is refusing and pushing back on thus request. They tell me it's okay to use a range that had a dead skunk in it! I haven't even moved into the house because it smells and I don't want the smell to permeate my belongings. Not only that, while dealing with the smell issue I have had a plethora of other issues with the house and customer service team. The construction team had the primary drain pipe and secondary drain pipe of the hvac system switched so I had to have someone come and fix this. Once it started to get hotter and the AC was working harder a leak was discovered. My guest bathroom was flooded. They had to come and tear apart my bathroom due to all the water damage and get the leak fixed. There was mold inside the walls they just left open to possibly spread until they removed all the damaged materials. I also did not appreciate the customer service worker implying that the leak was my fault and I could have voided the warranty. My backdoor had the wrong doorknob on it so my key didn't work for the door and the deadbolt. It took over a month for them to fix the doorknob and it didn't happen until I sent an angry email asking why it was taking so long. Then when they come to fix the issue they never ordered the deadbolt so now I have to wait on that. The floors are covered in paint and the customer service team will tell you that "that's the best they can do" to remove the paint. But it's not. They can do better. If I can spend hours on the floor cleaning up their messes so can they. There are many other smaller issues with construction like stripped screws sticking out of cabinets and the trim around the tub falling off. I'm waiting on submitting these tickets because I don't want to distract the people working on my leak issue and smell issue to get distracted or take even longer to complete these requests. I bought this house on May 5th almost 2 months ago and I'm having this many issues. If you buy a house from lennar have someone to represent you. You can`t see your head in front of you at night and the houses don`t come with outside garage lights. The sprinkler system isn`t set to spray the grass in places. The yard itself isn`t level and lumpy all over. Brand new community with renters already. Mail box issues from day one. I`m not a fan at this point.

The home wasn’t completed when it was supposed to be. They then rushed through getting everything done and the quality really suffered. The home was not at all clean when I moved in and the construction manager’s response was that his cleaning crew didn’t like him. If that’s the case find a new cleaning crew. I’m still waiting for them to get the excess paint off the windows and carpet and clean the concrete from my kitchen baseboards. They also had some sort of film on my oven that was never removed. The construction manager assured me everything would be done by closing and pretty much none of it was and it’s over a month later and it still hasn’t been. ... More

I was promised a lot of things I never got, paint color, flooring, special water heater... even though it was on my contract, they just reduced the price of the home to settle me down.

Buying a Lennar home has been a disappointing experience. Promises of what repairs and fixes will take place prior to closing have not fully materialized. Additional builder fee added to closing costs. No real reason but additional profit just because they can do it in this environment. Front line customer support, lazy and arrogant.

I was unable to be at the property during building, I reside NJ but should not have had bad service because of that. Everything was rushed at the end because there was a delay on the floor and I assume Lennar had to meet a quota. I was told several times that I had to close on a home that was incomplete, where they could get a temporary CO. I hired my own inspector to confirm that there were serious issues. I reluctantly closed on April 13th and not surprisingly the issues still have not been addressed. Damaged kitchen and bathroom door fronts, supposedly at least one was replacement was ordered, other fronts of cabinets are paint sprayed maybe to cover damage?, replacement pocket door where hardward was severely misaligned, paint all over pavers in front and rear, damaged access door to attic, garage floor still unfinished and then there are lots of small issues. I've wanted to rent out this property while not there but do not want renters to be inconvenienced so therefore I'm losing money every month that I have to wait. I talked to my next door neighbor who said it took Lennar more than 6 months to resolve his problems. I did not want to close on this house until the major issues were resolved but I was promised that they would continue on my house to resolve the issues. No one has stepped foot in the house since April 13th and its now May 30th. I know now I am at the bottom of the list and of no concern since I've closed. I would never recommend this team to anyone. I am a realtor in NJ and work with Lennar all the time. They've always had my clients best interest at heart and the reason that I went with Lennar. The service here in NJ has far surpassed what I experienced. I'm hoping by writing this, my issues will get resolved but not too optimistic. I've called many times and my calls go unanswered. Even the warranty company has not responded. I really wish that I hadn't bought with Lennar. I have many clients that relocate to Florida and unfortunately I cannot give a good recommendation. ... Our home buying experience started off on the right track when Breland was still in charge. Shortly after we signed our first contract, Lennar took over and that’s when things hit the fan. Delays started happening, incorrect installations for upgraded materials we paid for, complete lies to try and scare us from fighting back, multiple project managers quitting like it’s a revolving door. Lennar isn’t a company I would ever build with again. We went into this process with an open mind and came out burned time and time again.

From closing to getting settled in has not been a good experience. On closing day painters were still touching up the paint. The cleaner was at my home mopping and left the floor so wet it looked like the top of a lake. Response to customer care has taken over a month to get items fixed. The appliances are cheap the workmanship in probably a 7 out of 10. Probably would not purchase another Lennar home.

Home has a lot of issues to fix, starting and not limited to essential things as foundation, flooring and walls. Communication has been overall decent, however follow ups has been completed due to some of the first issues reported are still pending. At this time, after 2 months of bought the house, several items to fix are pending.

Lennar should work on improving construction quality. Builder’s quality check is a joke. Construction managers waits till the last moment or goes beyond closing of the house to perform the required corrections. As a result - rushed work and multiple iterations are required.

There were many construction issues with the house whenever I did my final walk-through on 2/17, when the house was set to close on 2/22. As this community does not “blue tape“, I was asked to email all of the issues to the construction manager so that repairs can be made prior to closing. They set another walk-through for 2/21, at 4:30 PM. When I got there, most of the issues were fixed, but there were still plenty others that had not been addressed. Regrading of the lawn was to also be done, and that did not happen. Quality manager became frustrated with my pointing of persistent issues, to the point where he stated “well if you don’t like it, you don’t have to buy the house.“ Now, a month of being here and I’m still putting some of these same issues through the warranty process. Lennar is now refusing to regrade the lawn unless it’s holding water for over 48hrs. As closing was set on 2/22 at 8 AM, there was no way that I could have another walk-through before signing, and that should not happen to a home buyer. Furthermore, the mortgage team sent an email on 2/15 stating closing would be on 2/22, and to have either a cashiers check or wire payment set up. Given this option, I opted for a cashiers check. I did not hear anything back from the mortgage team regarding details to closing, such as the time and place of where this would be done. Finally, my realtor reached out to the team. On 2/21 at 9:59 AM, I received an email from the mortgage team stating closing would be done remotely, and to have a wire transfer set up the day prior so that there is no delay in receiving the money; cashier’s check would not work with remote closing. I work Monday through Friday from 8 AM to 5 PM, so without proper notice I was unable to set up a wire early enough. I had to leave work early so that I can make it to the bank before they close at 5 PM, and set up the wire transfer. I planned to leave work 4 PM already because of the 2nd walk through, but instead had to stop at the bank first, so this in turn made me late to my second walk-through that was set for 4:30 p.m. (which added to the quality managers frustration and led to his unprofessionalism). While there’s a plethora of minor issues I could continue with, the point has been made. Lennar is supposed to replace my driveway since it was in horrible condition when I bought it. They have no problem pouring driveways for the new houses across the street but have yet to give me a date when my driveway will be fixed.

During the entire buying and building process communications from Lennar were non existent. Lack of choices in building upgrades. Lennar cut most all extra's including lighting, Very poor excuse for a custom builder. "Everything included" is a joke!
