I've built several homes in the past with different builders. When I was considering my home purchase this time, Lennar was on the short list with a good reputation. From the start, they were very nice and repeating soo frequently how they care about their buyers and always focus on providing a quality home. Had constant issues with Lennar Mortgage. They were not reliable in responding to messaging. When it came time to close, they were still dragging their feet on fixing issues that had been known for months. The construction team has been great in response to warranty issues but there’s no reason it should not have been done prior to closing. The amount of blue tape issues that were not corrected or were brushed under the rug are not great. We love our home, but I would not buy with Lennar again.

Lennar Home Buying Experience

I had a horrible experience with purchasing my Lennar home utilizing Lennar Financial for the offered perks. I wish I would've just used my own funding as originally planned. I had zero communication from Lennar Financial - Leslie Ramirez and my out of pocket projecting closing costs were $5,000 under projected which was a huge inconvenience for me. The structure/home itself is great. I wish the home sales consultants and Lennar Financial had better customer service. For these huge reasons, I would not recommend Lennar.

Superficial guiding in buying/Incomplete info regarding availability of new homes, location, closeness to traffic

Make sure you do not move in a location still under construction. The noise, the dust, the heavy machinery you hear daily are a disruption to your daily life. Nobody informed us of the train we hear every night around midnight!

Disappointing and Unnecessary Challenges with Lennar

Overall, my experience with Lennar was disappointing and unnecessarily challenging. The underwriting process was a complete mess. My close date had to be moved because of this. The underwriter and processor were so difficult to work with, I got approved a day before closing. The processor would not answer calls or emails and would keep requesting for the same document even though it had been uploaded multiple times. She would not call to clarify or nothing. This being my first home buying experience I can say Lennar didn’t make it easygoing like promised. They are quick to contact me when they need money, but slow to get back to me about my questions. Slow or never at all. I will never buy from Lennar again. Nobody was ever on the same page and we were being lied to about things. Plus, we’ve been in the house for two months and already having problems. I wouldn’t even recommend Lennar to my worst enemy.

Was not happy with my Lennar experience. We love the area and our neighborhood but the the experience with Lennar and its salespeople is very sketchy! We were given three days notice to do our walkthrough and it was during a time our Lennar salesperson knew we were NOT available due to the personal and work commitments. They stopped corresponding with us after we asked for a new date then went ahead and did the walkthrough without us. Lack of communication during process was less than stellar.

While we have found the home to be exactly what we were looking for the overall experience was a struggle. The lack of communication during the process was astounding. We were asked to provide the exact same information multiple times as if the right hand did not know what the left hand was doing. Even to the point after signing the closing papers and in the process of moving, we did not know if we could have the "keys" to the new home that day. Fortunately at the end of the day everything worked out and we did get our dream home and look forward to many years to come.

After our 3rd party inspection the construction super assured us all of the items would be addressed by closing inspection. Half were not. It took weeks for him to address the deficiencies after closing. I had to contact him multiple times to have the repairs addressed. One item is a tilted roof vent. The construction inspector contacted the roofing company and they said, "It is good enough." When we walked the development before choosing Lennar we looked at lots, and noticed construction development and home quality. One thing we noticed is all the homes had Carrier heat pumps. When we came down to walk for inspection we were given a different brand of heat pump. Lennar has now gone back to Carrier for the remaining 15 lots in the neighborhood. Very poor craftsmanship.A few things already broke and we've only been in a little over a month. They stated that certain repairs had been done when they didn't. Poor materials used. Very poor roof craftsmanship. At closing they only gave us an envelope with a few papers instead of a full packet with copies of everything. 2 months in and we still don't know how to pay our HOA. No one ever informed us. Their new home orientation process is horrible. They don't do blue tape, instead they have to take pictures of everything which takes forever. Overall just not a pleasant experience.

ONLY Recommend for good build quality and post work request support. Starting with sales person placed at on-site offices. They don't disclose things before hand clearly. No clear communication on what you WILL GET in your home vs what you WILL NOT. In our multiple conversations, never disclosed what should we get as per your booked home.

We have had a really terrible experience with Lennar. This is our first home purchase, and we thought it would be simple and smooth being a new home. The sales office was mediocre. Pretty disorganized with only keeping track of things on paper. They weren't able to print stuff out with lot information for us, it had to be handwritten every time we asked about another lot. We bought a calusa. Multiple construction issues were addressed eventually but if built properly and there had been any quality oversight would never have been present when I purchased the house. Be very careful. There is no oversight on construction and things are rushed and poorly done. I am worried about what I did not find.

Balmoral is a very nice community. However, if buying from Lennar there are things a person should be aware of/pay attention to small details…such as in most Lennar homes they install one extremely small sink in the Master Bedroom. There are no gutters on the Lennar homes in our sub-development and we had to pay for after market gutter installation. The wooden fence installed is of poor quality with many holes and/or damage planks. Also, Lennar advertises the garage can fit large trucks…this is not a true statement. 3rd Lennar home we’ve purchased and this likely will be the last. Lots of incompetencies from start to finish with contract numbers being wrong or changed and overall very uncomfortable. Larry made our move in process extremely irritating. Blue tape issues weren’t fixed in several places, our carpet and tile remnants were removed and still trying to get them. He’s rude and only wants to tell us how he’s never done any of this for anyone else. $650k invested on this home and 1.4M total investment with this company and we can’t get some leftover building materials we paid for anyway? Crazy!
