Many defects found from day 1 with majority are related to flooring, finishing and garage concrete slope issues which are not identified and given an option to blue tape to us at the time of orientation. Customer service has mentioned that some of them are supposed to be identified before closing and are handled as per the warranty terms. I wish the construction quality is better.

Cheap quick builds with cheap slow fixes to any issues with the home. Grout is falling apart day 1 in the bathroom. Salesman Josh in Bastrop was helpful up until he made his sale. He became unresponsive and dismissive once he made his commission. We’ve been living in on brushy creek drive since March and we still have no mailboxes. Lennar is trash. Customer service is trash. I regret buying this home.

Although i know that with any home there is no such thing as perfect, however, certain attentions to detail are clearly missing here. It definitely feels like quantity over quality. There were many things on our punch list that has still not been fixed. During our walkthroughs things were said they would be done personally by the construction manager that day, and they are still not fixed. We were told our house would be locked up at night before we were able to move in but after we had closed, and the doors were left unlocked. Again told by the construction manager. Right now we are in a battle to get someone to come and fix our irrigation because we have a broken pipe that is just flooding our backyard and can’t seem to get anyone over. My list goes on. Workmanship and customer service is awful. All they care about is getting the sale and not willing to make sure the customer doesn't regret dealing with them. Which I do! Buyer's Beware! If you are already locked into a sale, go thru the walk thru with a fine tooth comb, even if it takes all day. DO NOT CLOSE UNTIL YOU ARE CONFIDENT ALL ISSUES HAVE BEEN RESOLVED. Especially, crappy workmanship like trim work, painting, flooring, and insist they get all the paint splatter off the floors. If you find any of these things after closing you are crap out of luck getting them to fix it or making it right. All I am asking them is if they found the same issue in a brand new home would they not expect the issue to be resolved! Period! ... More

The communication was horrible from start to finish. Painters were really bad. I’m a repeat buyer. My experience in Charlotte was awesome however in Hardeeville SC it was really bad. The quality and supervision was not there.

Floorboards don’t meet edge to edge. Carpets have staples popping out and not secure to the floors, drywall and paint left on and in between floor boards, paint on every baseboard of every entryway, shower tiles uneven, no grout sealant in showers, overuse and build-up of caulk, crown is cracked from top to bottom, line work from wall to crown to ceiling is uneven and spotty -ranging from not meeting to edge to crossing over onto the crown, paint on tile edges, center island ought to have sensibly been measured to a single top rather than molding two pieces together at what apparently was the end of a mis-measurement. Lennar was very attentive and friendly UNTIL we closed . Since then nothing . Promises made and thus far not kept . This is a beautiful development and nice homes . It is a shame we can not get any one from Lennar to respond . There are finish details to fix , still no mailbox key . We are very disappointed .

Workmanship of all grouting was terrible. All shipping plastic on the shower basin was not removed and was caulked over the top and peeling off. Overspray of white paint on black cabinets. Many door trim finish boards were cut over an inch short and just caulked at the floor. Garage door floor area had to be floated because there were 1/2 gaps on both far left and far right sides of the door when the door was closed. Alot of mortar was spilled on the garage floor and front porch which all needed to be chipped off. Paint and stains on the carpet. We had the carpets steamed cleaned before we moved in. A number of items that were to be fixed between the initial walk through and closing were not completed. During the final walk through several workers were still in the house working on the issues. We closed 2/28/23 and as of 4/11/23 our yards sod is not complete. Many issues were not addressed in the timely manner that the CM stated they would be. If I could turn back the hands of times I would have never bought a home with this builder. My salesman David was to sum it up the worst if you get him run immediately. Tiffany my loan officer tried to get me to close on a house I wouldn't be able to take possession of just so they wouldn't have to redo paperwork. It's been a month my front lawn has fallen into the street my cabinet fronts are falling off, I have standing water in yard and they never relaid the sod so now its mud and weeds and they stripped it from the edges so the grass doesn't even meet the sidewalk. I had tenant moved into my new house with lots of issues, unfinished drywall paintings, big issue AC is still NOT working after moving into the house for more than a month, glad our tenant was tolerant. Tenants started complaining about noises on the pipes, glad it turned out be something small. This was my worst experience and appreciate if you can look into the issues, this is my fourth home, I am owning and never had any serious experiences like this with any other builder. Hopefully someone can focus on these issues and come up with a resolution soon

Extremely frustrating process with follow up items on punch list items. Significant issues found before closing and was pushed to close and was told items would be completed but are still not and we’ve been in the house for nearly 60 days. Poor quality of work, was clearly rushed to complete. Price was significantly dropped before closing otherwise would not have purchased the home at the original list price. Extremely happy with the location and neighborhood.

Terrible. Have not been fixed. Nothing. No response.

All of my neighbors are experiencing the same process - Lennar rushes the process to close on the sale of the home, so they can collect their funds, but then is not there with a team to address the open punchlist items post close. I have about 20 items that need addressed - from no shelves in our pantry to significant issues. The 2 significant items: 1) I have an irrigation issue that consumed 87k gallons of water in 30 days (thats not a typo). My system continued to average 3k gallons of water a day after the first 30 days. My yard was totally saturated, and my grass was dead. No one has contacted me on this issue. Some one shut off my irrigation system at the street a week and a half ago and now all my plants are dying. 2) I have two smashed roof tiles (I do mean smashed). Rain is definitely getting into the roof and no one has contacted me on this issue. ... More

The genex suite keeps tripping breakers. Substituted wooden drawers with plastic. Keep trying to get them replaced. Fireplace was not even connected properly. Still waiting.

On our first walk through, they showed us our house without a driveway, no running water, half of the electricity in the house did not work and we were told we couldn’t walk around outside because it’s “too dangerous”. It never should have been shown to us in that state. The second walk thru was better, however it was very dirty because they never cleaned it. They installed the wrong water heater. The wall above the fireplace heats up to over 200 degrees and we have a huge crack right up the front which we were told Lennar is not interested in finding a solution. Lennar installed one heater thermostat upstairs and the main suite downstairs is always freezing. They should have dual thermostats. The quality of our cabinets are so very poor with peeling and chips. These problems are found in almost every home in phase 1 and 2 and everyone on our block is complaining. There are many more problems not listed. We closed escrow on December 6, 2022 and our water heater was changed out on February 2, 2023. We are still waiting for the rest of the fixes. Lennar used to be a top quality builder, but after this experience, I would not recommend Lennar nor would I buy a Lennar build again. ... More

Unfortunately, when it came to our salesman it was a poor experience. When you re spending well over the amount the house is worth just do to the market you expect professionalism atleast. We had a wonderful experience with our project manager who really was attentive but when it came to customer service provided by sales contact it was extremely poor and unprofessional.

Our experience in buying our new home went south!! Starting with financing department, I thought putting 20% down would allow us to get a conventional loan, with, well it should, but our financial representative didn’t say anything about our loan, we were about to close and he comes up with leaving tax’s and insurance in the payment, which brought up our payment!!! We insisted that with 20% down we would pay our own taxes and insurance!!! Oh my goodness !!!!! I thought I said a bad word!!!! So I told him to rewrite our paperwork without insurance and taxes!!! What a difference!!!! This took about 2 days to rewrite, which we thought it would take about 1 hour especially using a computer!!! And plugging in different numbers for his clients. Finally done!!! His attitude changed with me, no longer friendly, done right not nice!!! He wouldn’t even call me by my name!!!! Unfortunate experience with Lennar Mortgage Second: Our brand new home was infested with RATS due to leaving the molding or foundation outside around the house had 5 holes that were never completed!!! The vent above the air conditioner never had a screen placed so rats had yet another entry into our brand new home!!! Behind the stove the dry wall was never finished!!!! We could see the pipes and gas line exposed so once again another entry for Rats to get in which they did!!! Crawling all over our stove!!! Leaving droppings all over our kitchen, under the sink!!!! How do you cook or eat in this house with infestation of Rats, We found our hallway entrance arch was crocked!!! The dishwasher baseboard was never placed, the base board and screws were left there on the floor as if they forgot to screw it in!!!! How did the McKinney department of buildings sign off to this house!!!’ We are still in the process of meeting with them I’m 70 years old and my husband 80, if those rats bite us we may never get to enjoy our home, we can’t move as quickly as we did 10! years ago, ... Everything was shiny and painted very pretty in the beginning. Unfortunately that was not the case. My move in date was pushed back multiple times, I was asked to close on the home prior to having the keys to the home. I found many errors during the walk through and was told the errors would be completed prior to my celebration. On celebration day the errors were not completed and I continued to find more defects, and was told to submit warranty tickets. My kitchen is still missing cabinet doors. Lennar gave me the keys to my house knowing the house was not ready and not build to standard. This is an extremely overpriced house and they sell it has if you are getting high-end finished and appliances and that is not the case. Very disappointed and upset. ... More

I will never recommend or purchase another home from this company. These people are a joke unresponsive poor workmanship failure to perform repair, show up without materials. I had to remove my own tub and replace it because they failed to do that. Remove my own cracked tile and replace them, I would never recommend you to build a dog kennel for me or do anyone else

The house was delayed 3+ months with no satisfactory explanation. We scheduled closing, all processes started and then Lennar moved closing without notifying me. I learned through my insurance agent who got an email to hold the insurance policy. We didn't have CO until the morning of closing. Final walk through never happened, I signed things online for the sake of closing on this house. The sales team, construction and warranty team were so disconnected, it's unreal. Quality and especially craftsmanship, horrible for Lennar brand name. A handyman would do better and take more pride in their work. I've bought 7 homes, this is my first and last with Lennar. ... Lennar does not care about the home buyer. Everything they do is based on what is good for them. Construction issues that should have been fixed were just covered up. Floors slope, doors don't close, holes not patched. They talk a good game but don't come through on anything. We've waited nearly 2 months to get items fixed, including a leaky shower that will cause more damage. There is no one who respond to requests. The "client service" person has disappeared.

I'd love to share photos of the subpar workmanship throughout the entire home. From cracked drywall and ceilings, uneven and poorly installed crown moldings and baseboards, sloppy painting, unfinished lanai patio and concrete areas, cracked garage floors, doors installed incorrectly, missing towel and toilet paper holders, chipped tiles, and the list goes on and on. Check your included options on your contracts and make sure you get everything on that list before you close. This will be my first and last Lennar home. Lesson learned!!!

The quality of our home is less than satisfactory. It seems Lennar chooses to use too many inexperienced craftsmen and ultimately cannot deliver the quality of home you pay for. Finish work is definitely an area where they need to use more experienced craftsmen. Drywall finish, trim, painters, tile and cabinetry installation are all areas that NEED better QC focus, And Caulking cannot be the answer to every crack and crevice. The paint used is just contractor grade and any little bump or touch leaves a mark than cannot be wiped off or out. Nice looking homes and good layout/designs - just wish Lennar would improve the Quality of their work and you got what you paid for. ... More

We are very disappointed in the quality of workmanship and the quality of materials and appliances used. We moved in six weeks ago and have had dozens of issues with defective appliances, broken items, missing mirrors, cabinets & other items. The response time has been very bad and we feel like we have been forgotten
