Don’t expect much. Quick sale. Delayed completion then bullied into signing off with very short notice. Crooked walls horrible stucco job. Cheap construction. Now being out of state we are left to pick up the pieces. Since our on- line closing we have NEVER heard from our sales agent and offered no help. Shameful indeed

First of all, I want to say our Customer Service representative, Hayley, has done a lot to pull these marks back from the brink of zeros. Now that I have that out of the way, let me begin. Overall extremely challenging to communicate with the lennar team. Multiple people all responsible for different branches none of them communicate clearly, causing lots of frustration.

Below par quality. Lot of cosmetic issues. You charge premium price but your house quality is far below than premium From the issues I see looks like there is no quality inspection done for cosmetic issues before handing over to customer. Pathetic paint job. Grade C. Cleanliness issues Take the accountability. Value the customer and be respectful.

I purchased a single family home a +55 Active Community and would not ever purchase from Lennar again. Attention to detail and simply doing the job right the first time is lacking. 1. There was not a model for me see so I relied on assurances from the salesperson about certain aspects of the home. The model I toured had large lanai similar size to the one on my house. The model has a hose spigot. I specifically asked the salesperson if my house would have one and was told yes. There is a lack of pride in workmanship and construction of my home that shows in every level. i feel like i have been robbed. buying a new home is supposed to be a happy once in a life time experience, instead i am spending every day trying to have too many things replace or repaired. on a positive note, the warranty department is excellent and is working hard to rectify all issues.

House Condition at Closing

Home was a mess.. floors were so dirty, notch for front door lock was off causing door not to lock properly, many floor tiles without mud underneath (hollow sound), lanai light covered by drywall, electrical outlet in attic missing, garage floor has deep embedded lines in concrete, 2nd lanai light not connected to truss (couldn’t hang fan), poor overall craftsmanship

Good day, Over all the loan process with Lennar mortgage was pretty much straight forward. Kim and Susan were Johnny on the spot telling me when I missed something or they needed something else and I think we work pretty well together. As for the support for other Lennar staff some was good and some was very poor. Sometimes I would call and ask a question and no one would call me back. My wife called and asked, in the brochure it shows the house comes with a refrigerator, washer and dryer and wanted to know about this. Lennar closes on properties way before they are ready. Many kitchen cabinets were damaged, drywall, painting and stucco was very sloppy, back lanai was never put on until a month after closing and half the electrical outlets don’t work.The list goes on. The repairs are being addressed fairly quickly but is a slow process as each repair is a different tradesperson. It appears to be a fairly well built home but the quality of their workmanship in their finished product is lacking.

To be fair to the builder, my ratings above are based on not having experienced having a production home built for me. I was expecting some interaction with the builder during the construction process: there was effectively none, it was discouraged. I believe to have a better understanding now why that is the case. Lennar does not build the home; one of the many subcontractors do in a very organized, time efficient manner. However, I believe the quality of materials and, particularly, workmanship suffer. Avoid new home builds. Too many corners cut and materials are of poor quality. Our backyard is disappearing with each downpour as they failed to grade the property appropriately. Too many people are only worried about their bonus and not the quality of the product they sell. Buyer Beware. Buy used as someone else has repaired what the builder failed to repair.

Lack of attention to details poor workmanship

This house has been a nightmare! Two weeks after closing we noticed black mold in the owners bathroom. Lennar responded quickly to mitigate the problem but took 3 weeks and multiple vendors to identify the source of the water leak. Tiles, vanity and shower subfloor had to be removed. Two months after closing we still do not have use of the bathroom or our bedroom due to the continuous state of construction. Lennar representatives are very well trained to make up answers on the go - this is everyone else’s, customer service, construction manager, etc. As we get close to closing their objective is to just get your signature to close and not really fix things that were found during inspection. A lot of the work seems to be done in a hurry and does not meet the exaggeration of Lennar representatives. Overall, they are not trustworthy!

House is a good value for the money, but the issue is that nothing in the house was functional of done correct. Light fixtures don't work, I have to hire an electrician to correct them. No crown molding, all exterior light fixtures are loose. Nothing was ready on time. Water main broke on the side of my house and toilets overflowed all over my floors. I am very disappointed. House looks good on outside but beware of how things are put together on the inside. Shoddy craftmanship.

Slow communications and actions

Closing was delayed many times. Last time delay was the day before closing and being out of state we had no place to go. It seems once you had the money, we had wired full payment 2 weeks before closing, that's all you care about. Lennar Wanted documents signed when items were not complete, just trust them. Closed in February still have a check list of items not completed. Amenities still not complete but HOA fees are still collected.

After a delay of about four months we got close to closing and there was another 10 day delay. but we were still haunted about monies and paperwork for closing. Then when closing was actually imminent we had our walk through, After much follow up and nagging the punch list was promised to be completed before the closing. It wasn't and we had to resort to other means to make the unit move in ready. After all that we still didn't have hot water for 2 weeks. Lennar is still out of control

Typical builder churning homes

They really don’t put effort in making a home feel “new” there are too many things that need adjusting. There was even some major things. The people who come in to fix the issues don’t show up on time nor do they respect your home and just try to make it look “good enough”. The walls are also way too thin.

Cheap builer

After many years of seeing Lennar home sites throughout California, my wife and I decided to purchase one. One of the things we saw on all signs was Lennar’s “ei” everything included. My experience is nothing is included. The level of “cheap” rings thru day after day. We’ve only closed escrow less than two months and are having issues. To be fair maybe this is common for all home builders to be somewhat cheap? I would not recommend Lennar to anyone, based on our experience.

from a purchase point of view, our experance with Ricky in sales was amazing, very detailed and accomedating, however, dealing with corprate closing / title team is less then desirable and needs major attension in future with new home owners

Lennar failed to deliver home on the date of escrow closing

On the date of escrow closing on 1/30/23 we supposed to get the keys to the home after the final walk through at 10am. Lennar made us wait the whole entire day then they finally handed us the keys after 7pm. We have purchased several brand new homes with various builders but never experienced such escrow problems. It was a shock to us that Lennar hardly fixed anything since the first walk through. We were so stressed out because we had to be at home every day for 3 consecutive weeks to allow Lennar to do the fixes but unfortunately Lennar had too many problems. Workers showed up at home ...

For the past 20 years, I have worked in Real Estate and in purchasing my own home, one would think I would have a better experience. I closed because I needed to but today, my issues are still not resolved. I chase to get things done and no one responds. Worse experience for any homeowner. The quality of the workmanship on my home is horrible.
