Subcontractors: the attention to detail is lacking. No home will ever be perfect but you can tell when a subcontractor cares about the quality of work they complete. These subcontractors left carpet being lifted up in corners, paint on the baseboards, more paint needed on the walls, and the sod is absolutely ridiculous. There are seperations between sod spots the size of my foot. Lennar- If Lennar truly cares about the communities they are building they will have the common grounds sodded and the subcontractors pick up their messes. I continuously pick up trash in my back yard, had gravel sitting in my newly laid sod (which I laid myself) for the last week. Project Managers and Community Managers- They are all great, but its clear they are stretched thin. Lots of potential but I have been let down with the 25-30 items existing on my 30 day walk through. I am sad to be giving such a poor review when I absolutely love our home and had a great experience with so many of the team. I will start with the good parts. I love the home, the location, and the Lennar product. Rick the construction manager and Dana the Customer Service manager have been simply wonderful all throughout. Alex from Lennar mortgage was fabulous and though we had bumps on the road he moved mountains to help turn things around and was patient with our technology imperfections. Sadly, Jonathan and Marcelle on the realtor side left what should have been an amazing experience of buying our dream home an unresolved bitter experience. We were supposed to receive keys on May 3rd. We arrived to a red carpet, banner, and amazing customer service from Rick and Dana. Within minutes we received a call that due to a breakdown in communication between the mortgage side and the realtor no inspection had been ordered and we could not receive keys that day. Awful and devastating! Movers had been scheduled, work had been missed, landlords had been informed, and penalty fees had been paid. However, my family was willing to regroup and be flexible to resolve everything to get moved into our dream home. All we needed was communication and empathy. What we received was a drastic difference in customer service between the 2 departments. Alex from mortgage and his team moved heaven and earth, apologized, and checked in on us during what ended up being 3 weeks before we could actually move in. Jonathan blamed mortgage, my family (for a lack of understanding of information he never provided), and showed zero empathy. I ended up having to talk to his supervisor Marcelle. I had to place multiple calls before she would speak with me. When we did speak she showed some empathy but placed the blame solely on mortgage despite acknowledging Jonathan's bad customer service labeling it a "coaching opportunity". We expressed our appreciation but requested also to be made whole from all the financial impact these errors had caused. We did not want to profit just reimbursement for the real financial impact all this had caused. Marcelle said she would email someone and follow up. It is a month and a half later and Marcelle has never called back. We've left multiple voicemails, asked assistance from others who route us back to her, last week I received an email that she "would be willing to speak with me", I requested a time and have heard nothing once again... Oversold knowing they didn't have supplies, months overdue, and morgage company not in the best interest for the consumer. Overall D- in the experience with lennar, I would not recommend a Lennar home.

Do not buy with this builder. All they care about is money and not the customer. My realtor even said this is the worst builder she has ever dealt with and will not recommend this builder to any of her clients ever again.

my home buying experience was not pleasant. I felt like I was a number, I was told more than once, if you don't want it, there are others that do...way to make one feel welcome. Workmanship was an issue, ongoing, especially dry wall. I had to fight every step of the way to get things done somewhat correctly...no specialty items, just how it should have been done to begin with. If it had not been for BILLY, I would have walked away. He was the only person that was honest and listened to what I had to say. I have worked with and for builders over the last 20 years and have purchased new homes in the past. This has been a disappointing experience. Supply chain is a "thing" right now BUT my issues are not supply chain related. -Staff would not communicate with my Realtor about my concerns prior to closing -60 days later, they still haven't painted some areas in the front of my new home as well as numerous other issues -Landscaping not completed -Response to requests are slow (call backs) -Damaged flatwork still has not been scheduled but new flatwork is poured each day at other properties At the moment, I would not recommend Lennar....the multitude of issues has made what is an exciting experience a disappointing one. ... Communication fell off a cliff after purchase of home and could not contact team unless I physically drove out there. Deadlines were continuously missed and since moving in there have been many things falling apart that should not be. Trim is falling off, there are cracks EVERYWHERE in the drywall, we are still missing pieces to our home, our dishwasher broke the first time we used it and weve been told it will be months before it can be fixed. We moved into a new home to minimize issues with repair but every weekend we are fixing something that is broken. The only thing that makes this house enjoyable is who I spent it with but for the amount we spent the quality truly has missed the mark. Yes we did a walk through, but even with a walkthrough that took over an hour there was not enough time to catch the extent of the damages to the home even before we moved in. ... More

The sells guy was awesome, still, the house was late, the rate was changed even if we had lock it, and the landscape job of the house is terrible.

There were several challenges from the very beginning and it took 2 years for Lennar to deliver our home. I can understand that there was a county approval delay and supply chain issues but we didn't have enough transparency through out the process and were left hanging. There were items like soft close toilets mentioned in the data sheet but was not provided and when asked they said they had the right to change and it was a misprint. We got a connected home which is a nice feature although it was in the print, but were told was not available but we ended up getting it. Our neighbors got to select EV charger and we were denied that option. Overall the model of the home is beautiful, but the workman ship and the whole process was very inconsistent and sub standard to say the least. I have bought home before from Toll brothers, Shea and Ryland and the experience with Lennar was my worst out of all. The sales and construction staff tried to do their best but they were just messengers. Lennar didn't focus on building a community at all - there are side walks that do not join - so if you walk in the neighborhood you have to jump in to a ditch before you can get back to the side walk of the perpendicular road, there is not one play area for the kids. We had good experience from sales to closing process and then the final walk-through with the On-site Customer Care Manager. Everything was great until we had to submit a service request and dealt with a Lennar Customer Care Rep from Tampa Care center. This person became very hostile and rude when she couldn't answer my questions. Not only she yelled and accused me of yelling while I was speechless, she continued to bully me to shut me up. Very bad care services. I am very reluctant to deal with Lennar Care center now.

Don't like the experience in the warranty agents. They are not responsive.

This is our second Lennar build. Our new house was build in a more expensive neighborhood. The quality of materials and workmanship do now show that we are in a nicer neighborhood. There were clearly so many cut corners that were not cut in our first house. The overall experience was much worse compared to our first build. We still have issues that have not been handled and we have lived in our new home for 2 months now. We do understand that our house was build in the middle of a pandemic, but for what we are spending, more care should be spent to make sure the customer is getting a quality product. ... More

Not the best at communicating, can be difficult to contact. Overall quality not what I had anticipated! I am still waiting for issues to be resolved

Bad Experience with Lennar when it came to building materials, options, and service areas.

We had a mostly good experience with Lennar. The flooring that our agent told us we were getting ended up being totally different then what was installed. When we called out the difference Lennar only offered us the option to back out of our contract instead of fixing the problem or offering any sort of credit for the mess up. We were really disappointed with how the issue was handled. We made our decision to buy the house based off what was told to us about the finishings that were going in.

Several items were addressed prior to closing and almost none of them were addressed until closing day. A few of the larger items are still left open and un fixed or in a worse condition/state. There is a major lack of quality control over the trades. Subfloor was not prepped before pad and carpet. You can feel drywall mud through the carpet. There was a 6" hole in the subfloor, carpet guy carpeted right over it. We found it by nearly stepping through the carpet. We've been in the house 6 weeks and cannot shower in our master bath because a tile repair needed to be made. So far the glass and tile have been removed and a 2x4 trimmed back...that's it. There are wall corners that are nowhere near 90 degree angles and areas of carpet that need to be replaced (carpet is still pulled up in areas). The warranty person (Jacob) at closing was reluctant to have repairs made. He literally said it's his job to "push back." The current warranty person (Vanessa) cannot mutli task and has no call no showed, not returned calls, not seen repairs to completion. We would never recommend Lennar and quite honestly cannot wait to sell my new home to purchase with another builder. ... More

The house has a lot of details, is like if they are giving you the house for free, we are still waiting for a part of the refrigerator that hasn’t arrived and it’s been 2 month since we moved in. Very cheap built houses but really expensive cost

The things needing fixing are so basic. For example majority of the doors don't close without rubbing against the door frame. Craftsmanship is poor on the baseboard trim in many places. Paint edging where it meets the ceiling looks like I did it myself without any care.

Home was not ready even after closing used cheap tiny doors for interior put ugly marble that had major flaws in for kitchen for everyone to see air conditioning sucks can’t keep up so constantly on with little to no air flow .concrete is unlevel no window screens how cheap skate is that total bs no medicine cabinets or refrigerator also was lied to was told heating was not gas I told them I didn’t want gas heat or I didn’t want it didn’t find out tell closing that it was bs leaving me stuck with it

On-site Customer service is poor. Lack of communication and follow-through with open tickets. Empty promises and no-shows. We have had four open tickets since March and only two have been addressed.

Lennar did not deliver as promised. It's my second home with Lennar. It's NOTHING like the first time. From the timeliness to quality of work being subpar. Quite honestly im NOT a happy camper. The only thing I got from Lennar on a timely and consistent basis was EXCUSES that didn't make sense.

The bottom line is that Lennar has grown out and failed to grow in. This unprecedented market unfortunately promulgates an attitude of quantity over quality. It’s blatantly apparent from nearly top to bottom. I would challenge Lennar to truly look at satisfaction ratings of the entire Bryant Square community. There HS absolutely a systemic failure that needs addressed. The most efficient, caring and compassionate entity was with Megan and Morgan in the loan Dept as well as the closing process. Other than that, I will never buy another Lennar home. I am not alone in this opinion.

People changed left and right. Buck was passed throughout process. Was told these were single family homes in reality there is a shared driveway and it’s a condo. Shoddy work that builder refuses to fix.

Had a good perception about Lennar and liked the model home better than the community adjacent to Lennar. Sales experience was fine however effort to work with Lennar financing to avail credit did not materialize as the mortgage person was working from a view that with a 7k credit how can another lender match Lennar's financing. In the end I didnt use Lennar and credit was useless. Next comes the day of new home orientation, so many issues were identified 6 days prior to the home closing that I even thought of backing out of the transaction due to low confidence if this is what I am seeing, who knows what is the quality of the work which is not visible. Furthermore, AC and Fridge were on backorder and I was told will be provided by closing. Fast forward 7 weeks, AC is installed but still working with a replacement fridge with Lennar failing to confirm a date. While fixing the defects labor worked and then Lennar failed to clean the house upon closing. Despite repeated messages it was not cleaned and I end up paying Molly Maid over $400. Next is the time to lodge first warranty issue, the process was followed, all documentation provided yet it was a merry go round. I guess due to high demand the quality is compromised and its not a usual way of business by Lennar! At the time of writing this review I am still trying to figure out how to escalate my issues for resolution as I have serious communication issues with my assigned representative during warranty period. At the end of the experience, I do love my home, but it was not easy going through the process. There were multiple mistakes made along the building process. Fixes took way longer than they should have and many of these were not performed to the standard that I would have expected for a new home. There were multiple delays during the build process - 5 weeks went by with no progress being done on the home and we closed on our home 2.5 months late. Further, when Lennar did close on the home they did so when they were not finished with the home and it has been a painful process getting things fixed. 2.5 months after close we still do not have all the things addressed in the home. We didn't have a mail box for over 5 weeks after moving into the home. The list goes on. Lennar employees were not always forth coming with information and we were given information that was in some cases miss leading and in some cases completely false.
