Lack of communication throughout the experience, followed by people dropping the ball as far as craftsmanship. Financial side of thing were not complete until 40 minutes after closing appointment. Home was not ready for move in until 3 days after closing

First time homebuyer here on a new construction home. We love the floor plan of the Richmond model. Great community and neighbors. Fit and finish of the home is poor. Missing trim, paint splatters everywhere and just an overall cheap feel. Although the home is about 90% perfect, it’s hard not to notice the 10%. Lennar doesn’t offer any customizations which would’ve been easier to do/install during construction. Lennar mortgage and lennar title are terrible with communication. With overinflated house prices in 2022 it’s hard to justify value.

Overall my family's experience with Lennar was frustrating, tedious, and unsatisfying. And those are the kindest words I can come up with. Our experience started by showing interest in a lot in a nearly complete neighborhood in fall of 2020. We were told the lot we wanted wasn’t released to build on yet, but should be ready early 2021. We don't have any real problems with the Lennar people on the front lines, those we dealt with face-to-face. Our sales rep was terrific and our Lennar Mortgage rep was terrific also, but his underwriter/manager was an unreasonable nightmare, demanding documents and substantiation two days before scheduled closing, when that stuff should have been asked for weeks in advance. My experience is not the best overall. I will say the our salesman and our closer / finance gentleman were extremely attentive and went 100% out of their way. They were the ONLY reason I didn't walk away and stayed with the homebuilder. I have owned a Lennar home before and my previous husband actually was a construction manager for them so I know the product very well. I have also owned a DR Horton, Antares and a Highland. Lennar is by far has the spottiest workmanship, esp. now, not like before. I don't want to hear nor care about the pandemic, that does not mean that the workmanship ...

We closed on our Lennar home recently. We are happy with our lot selection, home size, finishes, and price paid. Karly was excellent to work with in regards to new home orientation. However our trust was broken the entire time due to poor communication by many other working for Lennar, and false expectations cost us thousands of dollars in temporary housing. There is a lot I could unpack here. 5 month delays, miscommunication, lack of communication, and being ignored. From sales to financing this entire team seems like no one has the right information...and those that do fail to communicate. The house itself is fine...but working with Lennar people is an exercise in frustration. They *say* they will answer your texts and return calls. They dont. They say welcome to the Lennar Family. Dan the salesman was great and worked well with us. The problems seem to be with corporate and their response to our concerns. We purchased the home while we were living out of state and across the country so we were not able to observe the progress on our home being built. However, there were certain benchmarks in the building process that Lennar wanted us to be there for. The first was the pre-drywall inspection/ orientation. Our sales representative and construction manager were very nice however you could tell there was too much on their plate. I constantly had to call to get updates. There was very little proactive updates sent to me. Quality of craftsmanship is embarrassing. Our new house orientation was a joke. We took 3 hours marking mistakes instead of going through how to manage our house.

In this market, we were too far in to be able to back out when we realized we had made the mistake. Cutting too many corners, bathroom ceiling downlights that replace a $40 fixture with a $5 fixture but make it virtually impossible for the homeowner to come back and add proper lights. Elimination of any kitchen/breakfast lights and dining room light that are of really poor quality---in a half million dollar plus house. If buyin the home traditionally the company is good. However, we bought our home from out of state. The title company is horrible and does not do their job until it’s either very close or past due. I would rate them 0 out 5. Nothing got done with them unless I drove 1200 miles and walked into their office. Initial meeting with sales rep was great. Told about 6 months to build. When signing purchase agreement, $10,000 was added to cost of lot and a tentative closing date of 8 months out. Although they really didn’t give a reason, I sensed they didn’t want to lock in a lower price knowing that it would take longer to build during supply chain shortage and labor issues. Actual closing date was backed up twice and ended up being 9 months and 2 weeks after singing purchase agreement.
