Lennar communicated poorly during the building process. Lennar changed the flooring, did not install a window paid for in the contract. Lennar changed the ship lap around the fireplace and installed a cheaper material without informing me of the change.Lennar installed dead sod on the yard and has refused to correct the problem. My entire yard is dead. I have no lawn and Lennar refuses to install what I paid for in my contract. I would never build with Lennar again!

Customer Care follow up is lacking. my refrigerator needed to be replaced due to interior damage causing my produce to freeze repeatedly. I’m going on two months and I have still not received a replacement or any responses from LENNAR. Several other very simple repairs need to be completed (carpet repairs, electrical panel door latch repair, exterior paint touch up, cabinet door paint drips), but other than virtual meetings identifying the issues, no scheduling repairs or follow have been done. Very dissatisfied with Emily’s failure to return calls or follow up accordingly.

Our “realtor” never responded to our inquiries timely and pushed us to use Lennar lending after we communicated at least 10 times were going with Navy Fed. We gave the lender and chance and he was extremely disrespectful to my wife after she said she was not going with Lennar. Build quality is good and the building manager was good at fixing the issues we provided. Everyone seemed money hungry and if any decision we made would make someone lose money they would get obviously irritable. Would not recommend Lennar after that experience.

I was really excited to buy my first ever home but after the experience I’ve had with LENNAR I would have chosen differently. The experience I had with the mortgage team started off very rough and I experienced very poor communication and errors with the loan officer. I wanted to get a new home expecting that I would not have many issues however since moving in, that’s all I’ve had. Not to mention the cleanliness of the home upon move in was just unacceptable. I have spent days on my hands and knees scrubbing floors clean and covering many holes where caulking was missing to avoid pests. I would not buy LENNAR again nor would I recommend them. The positive thing about LENNAR is that they take the warranty claims seriously and they reach out pretty quickly to get things resolved. Since moving in 1.5 months ago I have had to submit 7 warranty items already. ... More

Sales person was great and responsive. Quality of work was poor, responsiveness from construction team was poor. After closing for over 6 weeks we have not had sod on our yard. We financed through Lennar and they later sold the loan to a different company. Shortly after the loan was sold, my wife and I both experienced identity theft, where we both had letters stating that credit cards were applied for by us that we were not aware of. We are very careful with not sharing private information and have not applied for credit cards in over 5 years. Some credit cards were approved and had thousands of dollars charged to the cards that we did not open. ... More

After the walk through nothing has been repaired. We also have not been able to complete the warranty process. Call numbers and no one will return calls. Make sure everything is done before you close or you will be extremely disappointed

The home buying with Lennar was terrible!! Delay after delay with construction and the sales person trying to put a positive spin on poor management practices. Run away from Lennar builders!!!!! Tom

One of the worst experiences of my 63 years.

It’s been a roller coaster ride since the day since we signed the contract. Just to highlight our issues: - construction/closing delayed multiple times from December 2022 to April 2023 eventually. - the workmanship is below par at best. - the walls are not straight. If you point it out, the standard response is that it is within spec. - window sills are misaligned. I had to follow up almost daily and eventually fixed it on the morning of closing. - The paint used and the job is shoddy. Wipe with a damp cloth and the paint comes off! Even the lightest touch will scuff the walls and remove the paint. - the contract had one color for the cabinets but we got the house with a different color altogether. Thankfully we liked the new one. So worked out for us. - the floors are squeaky! - the one positive thing is the warranty and service team (although they reject a lot of items as being “within spec”, they fix the other stuff pretty quickly. So to sum it up, make sure to walk each and every room of the house and inspect it from top to bottom. After you close, neither the sales team nor the construction team will bother to respond with a helpful answer. ... More

Work with Gavin and Rocky was above satisfactory. Was required to sell my house to keep this one off the market, but would not give me a closing date. We were able to move just before being homeless but we got only one day notice. The experience was nerve racking and frustrating. VERY UNACCEPTABLE.

It seemed like no know knew what was going on from the get go. Almost lost the house because we were selling our current home and that was a big deal. No one told us that. They had to redo the entire tile floor downstairs 2 times because of bad workmanship. I even let the super know of issues before the first flooring was completed. Only good out of it was we got to select the color we really wanted. Found lots of bad workmanship items. It took countless times pointing it out and bringing it up to get resolved. Some are still on going two months later. After we closed, the guys that said to reach out if there’s any issues went silent. It’s taking forever to get last items resolved. Not a single person knows what’s going on with the solar system. I called the solar company and the power company to get things started. Every single neighbor has a lot of issues with their home. We love the house but everything involved with the purchasing and closing was terrible. The best day will be once we no longer have to deal with lennar. The after closing team has been on top of things to help finish repairs. We are not getting pushback on issue we find but there was just a lot. ... More

Horrible experience Lies on many things

For the price paid, the interior of the condo has poor quality materials. Parking assignment was terrible. I bought a unit in building 10 however they assigned parking near building 7. They wouldn’t disclose this details during the final walkthrough and were sneaky about it. Now, Lennar and the HOA are pointing fingers at each other. Guess who suffers? Me and my family.

Sales agent not present at closing. Parking lot allocated to other building without our knowledge. No orientation provided about garbage, club house or even for the building. HOA doesn’t exists for you.

If they don’t want a sloppy built home with a builder who doesn’t care because it’s all about who can build the most home in the shortest amount of time then stay away from lennar. The only time they care or reach out is when they get a bad review then you phone starts ringing & your email starts to go off. You have to live with a bad built & try to fix things yourself because of incompetent construction crew & a lennar team that wants to make sure there pay check is correct. All these mistakes will cost your company more in the end with a class action lawsuit. A company that knows better but won’t do better. ... More

Buying home with Lennar is nightmare, I would not recommend anyone go with Lennar at least in Sutton fields. 1) To start with Ronnie (sales agent) She is one point of contact who gave me 20 min to select a home and never picked my call after booking, responds only text message, no regular update on construction or meeting with construction manager. For any questions asked she was rude and will threaten like you can cancel your home if you are not happy. No updates provided as a courtesy to us on changing home Brick color, removing vinyl on bed room or delay in construction time. I must reach her every time to get weekly update. She will provide default answers like construction delay or no updates from construction manager, Never provided specific details. Two of my buddies booked home with MI in my street Sutton fields, I was part of walk through and closing, they took responsible for every item and had really good home busing experience. After that I would never recommend any one to go with Lennar. 2) Walk through is less than 15 minutes and sent me document in mail only 15 mins before inspection while I was driving to inspection, Sprinkler or Sod was not covered in inspection and it is not part of warranty. Sod provided to home 4316,4317,4321 and 4312 tartt ave are 4- Quack glass weed. When I asked during inspection solution provided is we will mow it before closing. All the concerns I said during inspection was not documented and inspection person said we will address it and will do pressure wash home before I close it. After getting the Keys home was untouched and none of the issues are addressed. When I asked sales agent, she asked me to go to warranty. Warranty people say exterior is not covered in warranty. (Door threshold is full of cement, Patio is covered in mud, insulation was removed in attic and not placed back under A/C unit.) When all 4 homeowners raised this issue to Wayne on the second day after closing, he inspected home and said it is from soil. When I pulled sod out and should him it from sod, he has no answer. Then move on and saying this is not covered in warranty. That shows lennar has no Quality control on Sod purchase. Even now all 4 home owners have no clue how to get red of quack glass (which has no herbicide to control it) Nursery and lawn experts recommend to resod or kill and reseed entire lawn. Would like some one to come and see the Sod provided to us, who is genuine and ready to address issue. My buying experience was horrible, from the moment I signed the contract and paid my down payment. My sales person did nothing to earn his fee. No one even met me at my home to hand me my keys. I was told they were in a drawer. When I arrived, the house was filthy; there was even a dishwasher in the great room. I have over 40 issues needing warranty work. The workmanship was deplorable. I am shocked that Lennar would let such a product carry its name. The mortgage company was also sub par. I couldn't get people to respond to me, and it took several attempts to get every issue resolved. The ONLY part of my buying experience that was of quality was the closing. My notary was excellent, and the closing was smooth (although, the title company had the incorrect closing date on several documents). Since my purchase, my warranty rep, Susan B., has been EXCELLENT. She is responsive, dependable, and takes pride in her work. ... More

Really just to much to type. We had several changes in contructuon managers. Major communication issues and many things overlooked due to changes. Several push backs with closing dates. Very stressful process with many false promises

Process was not what I expected. Got a lot of push back from agents. It’s been 45 days and I still have not gotten the grass installed.

Being a first time home buyer, I wasn’t familiar with the process of purchasing a home. The information required was understandable since it’s a large purchase however it was time consuming and extremely detailed. Once that was complete I thought the worst part is over. I was wrong. One week prior to signing my papers I was told it needed to be extended, I understood. The second part, I was told that the home I was purchasing (which was completed except for minor details) was inspected and it was valued at about 13K more that I was paying. I was told I needed to pay that difference. At this point I understood the price was set, as well as my down payment and monthly mortgage. I couldn’t afford to pay this amount. I was then told what can I pay and I stated I couldn’t afford anymore. The agent stated he would contact the area president and would explain why I couldn’t pay the full amount but was able to pay an additional 1K. I was told of this offer was declined, I wouldn’t be moving into my home. I was upset, and was ready to give up. After a couple of days I was informed my offer was accepted and I’d be receiving a final overview of my down payment and the other details involved. Upon reviewing my documents I noticed that they increased my down payment by 6K more. This was the third time my down payment was increased. I was pretty upset. I was explained why, which was something that was previously discussed with an agreement and solution. My overall experience was horrible and I feel somewhere in this process someone messed up and tried to get me to pay for the mistake. Disappointed and wouldn’t recommend. Now I’m moved and it’s been more issues, such as my A/C and electrical issues that apparently are not up to code. Low quality of products used to sell fast, lack of great customer service, no responsibility to fix items prior to sell forcing customers to close without options

My loan and mortgage officer Anna and Deacon were completely unresponsive for days leading up to closing and terrible about returning emails, texts, and phone calls. Very frustrating process. Our salesperson Trent showed us online a home with wood flooring and when we asked for photos of the home he sent us two photos are night showing very little. When we saw the hole with tile flooring and were upset he just said "well it was in the contract."

The price of the home doesn’t reflect the low level quality of materials and craftsmanship in the home. The home has a beautiful face on it but basic everything else from the cheap doors, no locks on the door knob, the basic level stove and microwave, carpet padding, no screens for the windows and the most horrific caulking and painting of the base boards. I reached out to inquire about upgrading the low level things and I was told that it violates the warranty!?!?. You don’t know all of these things until you get in the house and live in it. Also what happened to everything is BIG in TX??? The driveway doesn’t fit to full size vehicles. You can’t even get out and not be standing in the grass. That is TERRIBLE. I’m coming from Florida and the Lennar homes are on a completely different level and quality. I was excited about this experience but I feel like i’ve been scammed for $150K. My last place was built in 2019 and very similar. I wish I was back in Florida. ... More

Build rushed. Drywall not satisfactory. Paint not satisfactory. Appliances not set up correctly. A/c unit not powered up. Propane tank too close to home, can't build a sufficient deck because of it. Very responsive warrenty program though. New home sales team pushing construction team too fast. Corners are being cut, mistakes are being made due to aggresive schedule from what I can see.
