I agreed to buy this house for $200,499 from Lennar but when I received a letter from Penny Mac the new loan company , I noticed that the price had changed to $207,115 without receiving a notice or explanation . I tried to reach out to the lennar loan officer but hadn’t received a response as yet. Please give me an explanation!!!!

Poor quality homes

Poor quality homes, they use the cheapest materials and perform sloppy work. They don’t own up to mistakes. They constructed the property lines wrong by 5 feet on one side and they would not take ownership of it, said that they don’t make mistakes. Well thankfully my husband called the city surveyor out who confirmed the mistake and forced Lennar to redo the lines. Another example: when we removed the tile in kitchen we found patchy concrete that wasn’t the correct type and would cause long term uneven floors because they had forgotten to put in piping for the fridge. Rush to close & inspect

They hoped we wouldn’t notice - the keys didn’t open everything, the handle was falling off the freezer, the garage panels have gaps, more than 5 minutes running water to get hot, and on an on! Been in the house less than a month and already 6 requests in for repairs. That’s after the Lennar construction folks at the walk through told us we would not be able to ask them for repair after our 2 hrs with them! And we have a gate house at our entrance with NO doors for anyone to ever enter it - only virtual! Only problem is there’s a rail fence every one just walks over!

I am totally unhappy with my experience with Lennar. They already raised my HOA fees and I’m only living here a month. Every time I turn around they are charging us for more things that were never explained either at closing or when I first looked at the community. Living in a 55t community, most of us are on a fixed income. Had I been aware of all the extra dues, I never would have bought here. Very unhappy and will consider moving.

No one listened or helped with out specific needs/requests. For instance they super nailed all the floor boards KNOWING we opted out of the cheap flooring. Why would you super nail floor boards you knew were coming OFF ?

Time to update your floor plans and details. Folks no longer use phone outlets in kitchen. those god awful cheap counter tops with office style back splash of 3 inches are a joke. Flimsy overall construction. Sloppy construction. Super annoying that there are no OPTIONS for upgrades of tiles, bathrooms, etc. AWFUL that we were given just $500 of "credit" for NOT taking those god awful old fashioned floor tiles with ugly grout lines. It is a massive house. We had to upgrade EVERYTHING! SHAME ON YOU!

I purchased a new home at Sunbow II in Chula Vista CA, the home had 25 items that needed to be repaired. The items from the walk-thru on 11/8/2024 were not done 3 weeks later when I closed escrow and received the keys. I would be cautious about purchasing from Lennar in the future.

Dylan, our sales representative, has been a huge failure since sales contract was signed. Either does not reply to our text messages regarding questions or concerns or responds days later. To be perfectly honest, I feel as though Lennar does not want to have any direct contact with the buyer. The entire experience has left us underwhelmed. Buying the home was rush rush and we had no time to hire an inspector which has created many problems for us as I believe most issues would have been found or we wouldn’t have bought the home. This is our 5th new home build. The care and attention to detail is by far far and away the worst in this home. If I were a trades person, I would be embarrassed to leave a job that looked like many of the "finished" work in this house. I think this could be a beautiful home if attention to detail and some care was used.

my wife and i thought the materials were very poor. we were told we are getting a certain package, but it was not explained that it would be at the very bottom of the packages. the kitchen has 2 drawers and that's it. we are very disappointed in what we bought. i would never ever buy a Lennar home again. people ask me what i think of these homes and all i can tell them is they are cheap.

We were rushed through our final walkthrough. Jonathan was the individual who did our walkthrough with us. There were numerous issues that were not corrected. The drywall around one of the heater vents was horrible and they tried to fixed it by slapping drywall mud all over it when the damage was something that would require the drywall around it to be cut out and replaced.This was brought to Jonathan’s attention. My Lennar loan officer lied about the incentive. It left a sour taste in our mouth. It was too late to walk away so we had already wrapped up at our previous place. It was not until we asked for final number (the breakdown for cash to close was not provided until we pressed for it) where the lie came out. It explained why they did not want to provide us with the number until the last second.

Overall the GC doesn’t seem like he had any idea about some things in the house. We walked the house dirty and they left trash all over my yard and in the backyard and we lived with it for a month or so before they finally sent someone to clean it. Save your time and money and get a 3rd party inspector

Disappointed buying experience and service

The sales person was unresponsive after sale was done. Have been unable to resolve issues with home after many no show appointments. There an obvious construction deflect with exterior draining system affecting all homes. This will need to be repaired or will end in class action by residents. fFinally told to make a warranty claim when it was construction manager erroneously cut the seal in the AC. Sloppy paint and improperly installed shower drain which could cut someone’s feet and is a liability to Lennar. Was expecting better quality and service. Cannot recommend Lennar homes.

If I had it to do all over again- I would have went with another builder hands down. Customer service is BAD!! I was promised things would get fixed when I closed on my home and still those issues have not been dealt with- so I fixed most of them on my own. Please do your research when purchasing a home from Lennar - make sure you have numbers and people who you can contact to make sure your issues get resolved- it must be bad because all they could blame is someone that left Lennar- well I wonder why? Not worth the high price tag. Lennar claims to offer quality homes but skimps on materials used in the home. The cheapest grade of apartment paint is used throughout. Poor workmanship skills in the construction teams, scratches on the walls and floors, unfinished corners, peeling paint on doors, missed sealant on exterior walls. Buying process not professional from product presentation to Lenard PM at final inspection to closing at law firm.

Lennar seriously needs to look at there home buying process from the bottom up. Sales people need to know more about the product their selling, I had an independent inspection done of the newly constructed house many incompleted items, a lot code related. Some where corrected then PM said he would correct remaining issues himself after settlement. Off the record never seen PM since. Don’t sign if items that need to be fixed aren’t done before closing date

On the day of closing I went to home to do another inspection and items like the cabinets that had scratches were not fixed. Was told that it will be done when I come back from closing. Never happened and it’s now been 2 months and I still haven’t gotten it fixed. So don’t sign until the items they need to fix is fix because then u will end up having to do the run around

I have several issues with poor craftsmanship and poorly applied landscape. Also, Lennar was supposed to pay of my credit cards at closing and then sent me checks on their behalf. I them had to send those to the card company's and the funds never went through. My next stop is the attorney generals office.
