By far the most frustrating experience of a lifetime. All my financial records I submitted somehow disappeared. Buying process was confusing. No loyalty to those that were on the magical list. Withholding of vital information about the lot. Poor workmanship on concrete, paint, and framing. Would NEVER recommend to anyone.

Home buying experience was horrible!

From day 1 with the initial sales contract and the tons of disclosures that were not made to the crazy surprises at closing, there isn’t enough space to describe all the communication and customer service failures by sales, construction and customer service/warranty//walk throughs. There was poor follow through on issues, the defensive attitudes by really everyone, untruthful statements, and extra hidden cost were unimaginable and never experienced by us in any of the 7 previous new homes we have purchased in our 40 years in Las Vegas.

Worst customer service

Let's start with the most horrible home buying concierge Paula, she was extremely rude in all phases. The sales team took our 42K deposit which we were told will get refunded but later on, demanded the same amount from our 1031 exchange agent. The original deposit was never refunded instead got buried inside the loan. The 42,000 I was our hard cash, on top of the 306K down payment. They need agents to handle all situations, in this case, took out money and never wanted to resolve anything after.

Very bad customer service, poor quality of paint used interior and exterior. Lennar mortgage process is disappointing, homes are appraised less than sale price, limited options for customers to choose upgrades. overall house buying experience is not satisfactory.

Last day of my possession date, I was informed to paid a debt that was affecting the closing . They moved the posseisi date and I paid fees / extra cost of moving over the dates. Sad, before it seems no one was worry about me, just trying to sell the place .

This was probably their easiest sale they had and even though i was very flexible with their demands it was not the same way from them. They moved my closing date without telling me juat days prior when they knew I had my airlines tickes purchased. They promised house will come with fans and it did not. Very disappointed about their service and how unflexible they were. Thwy sold a house so it is all what matters to them!!

Terrible Home Buying Experience

I will start with the positives, the home was good value for the price paid and Lennar bought down the rate and covered closing costs. In terms of the home build itself I will say TERRIBLE quality control. Blatant errors that they tried to hide during the walkthrough then refused to fix when I brought them up. Only when I gave them a 0 out of 10 on their rating survey did they reach out to fix them. Even now after living here for roughly 2 months I am finding more and more things wrong. The agent that sells the house does not give you specific details when I asked about accessories in the house, etc. There are no clarities inside of the contract or at closing. One part of the company doesn’t know what the other one is doing. The mortgage buying experience was completely atrocious and I have experience in buying new homes with other builders. The quality of the materials that are used are absolutely low and cheap. A lot of people in my neighborhood in prosperity lakes have had their roof leaking within the first week by the house. It’s a hit and miss with this builder. I have worked with a lot of new builds. I had an inspector come to look at the property. For the most part, it was good. With a few items pointed out. Lennar wanted to close really fast. I told and warned them it’s pretty fast and I don’t want a property rushed that I’ll see some misses. They guaranteed that. That’s not what happened. Extremely Disappointing! Our move in experience couldn't have gone much worse.

The majority of the items we found on our walk through were not taken care of. One of the biggest problems was the block wall was left incomplete. The first 4 or 5 blocks and the very last block were installed and about 30 in between were missing. They fed us a few lies about why it wasn't finished but we were told they were not going to complete it and could just forfeit our $5,000 deposit and not take possession. The tile started falling off the shower wall after 2 weeks. The microwave doesn't work after 3 weeks. LENNAR keeps saying it is homeowner maintenance. The carpet is so cheap you can feel the plywood under your feet.

Disappointing Communication and Invasive Finance Process

Briefly, Communication throughout the loan, construction and closing process was poor - in some cases, non-existent. But Lennar will hold you to their dates with threats of penalties ... but when they miss a date, that's just how it is ... even if you had travel planned on those dates. The loan process was invasive as any process I've ever experienced; they should make the customer aware that an asset-based loan (which they don't offer with their promotions) would work for many customers vs. an income-based loan.
