Workmanship of the floors, walls, bathroom is bad. Multiple issues left unresolved . Floors creak and squeak like a 100 year old home

There us no consistency within the Lennar teams which takes away from the process. The follow-up is poor, the workmanship is sloppy and everyone blames the last person when there are mistakes. During the walkthrough, I pointed out areas of concern that were not addressed when I moved in. The house was spot cleaned, ie. Dirty windows, paint on the floors and windows, paint on the railings and carpet, debris from the sanding left along the trim of the walls, and on the flooring.While the carp we ts were vacuumed and the house smelled fresh, it was not cleaned properly. Maintance person is not helpfull they say every thing is warranty , construction manager Bill is zero helpfull, they gave my home with lot of patches in walkway they say everything is warranty and my attic door is also not working properly they say no warranty we brought a new brand home but its like second hand home. Please ask some one to call i can explain and show all the issues

All of my neighbors are experiencing the same process - Lennar rushes the process to close on the sale of the home, so they can collect their funds, but then is not there with a team to address the open punchlist items post close. I have about 20 items that need addressed - from no shelves in our pantry to significant issues. The 2 significant items: 1) I have an irrigation issue that consumed 87k gallons of water in 30 days (thats not a typo). My system continued to average 3k gallons of water a day after the first 30 days. My yard was totally saturated, and my grass was dead. No one has contacted me on this issue. Some one shut off my irrigation system at the street a week and a half ago and now all my plants are dying. 2) I have two smashed roof tiles (I do mean smashed). Rain is definitely getting into the roof and no one has contacted me on this issue. ... More

Poor workmanship , filthy , many major issues , Poor quality control and still waiting for issues to be repaired correctly .

First I will start by saying that after talking to other buyers in the neighborhood, we are not the only one that feels this way. Multiple delays on our closing date with promises that were never delivered. We dealt with an absolutely rude construction manager that had do desire to listen or get anything accomplished, but was argumentative. We appeared to be more of a hassle to her. Once we finally moved in there was a long list of things that were not acceptable and poor craftmanship. Lennar is about quantity not quality, this is why they can claim to be #1. For a home that was almost 3/4 of a million dollars you would think that you would be able to move right in comfortably without fixing mistakes, cleaning up messes, installing lighting, etc... Lennar is no longer a builder that I would recommend to family and friends. ... More

The genex suite keeps tripping breakers. Substituted wooden drawers with plastic. Keep trying to get them replaced. Fireplace was not even connected properly. Still waiting.

On our first walk through, they showed us our house without a driveway, no running water, half of the electricity in the house did not work and we were told we couldn’t walk around outside because it’s “too dangerous”. It never should have been shown to us in that state. The second walk thru was better, however it was very dirty because they never cleaned it. They installed the wrong water heater. The wall above the fireplace heats up to over 200 degrees and we have a huge crack right up the front which we were told Lennar is not interested in finding a solution. Lennar installed one heater thermostat upstairs and the main suite downstairs is always freezing. They should have dual thermostats. The quality of our cabinets are so very poor with peeling and chips. These problems are found in almost every home in phase 1 and 2 and everyone on our block is complaining. There are many more problems not listed. We closed escrow on December 6, 2022 and our water heater was changed out on February 2, 2023. We are still waiting for the rest of the fixes. Lennar used to be a top quality builder, but after this experience, I would not recommend Lennar nor would I buy a Lennar build again. ... More

Unfortunately, when it came to our salesman it was a poor experience. When you re spending well over the amount the house is worth just do to the market you expect professionalism atleast. We had a wonderful experience with our project manager who really was attentive but when it came to customer service provided by sales contact it was extremely poor and unprofessional.

Beautiful homes with terrible finishes! There is no attention to detail. The skill level of the workers working on these homes is not great, to say the least. The drywall, paint and trimwork are the worst finishes. Lennar should have a better oversight of their contractors/subcontractors/sub-subcontractors. I hope this helps a potential buyer decide.

Our experience in buying our new home went south!! Starting with financing department, I thought putting 20% down would allow us to get a conventional loan, with, well it should, but our financial representative didn’t say anything about our loan, we were about to close and he comes up with leaving tax’s and insurance in the payment, which brought up our payment!!! We insisted that with 20% down we would pay our own taxes and insurance!!! Oh my goodness !!!!! I thought I said a bad word!!!! So I told him to rewrite our paperwork without insurance and taxes!!! What a difference!!!! This took about 2 days to rewrite, which we thought it would take about 1 hour especially using a computer!!! And plugging in different numbers for his clients. Finally done!!! His attitude changed with me, no longer friendly, done right not nice!!! He wouldn’t even call me by my name!!!! Unfortunate experience with Lennar Mortgage Second: Our brand new home was infested with RATS due to leaving the molding or foundation outside around the house had 5 holes that were never completed!!! The vent above the air conditioner never had a screen placed so rats had yet another entry into our brand new home!!! Behind the stove the dry wall was never finished!!!! We could see the pipes and gas line exposed so once again another entry for Rats to get in which they did!!! Crawling all over our stove!!! Leaving droppings all over our kitchen, under the sink!!!! How do you cook or eat in this house with infestation of Rats, We found our hallway entrance arch was crocked!!! The dishwasher baseboard was never placed, the base board and screws were left there on the floor as if they forgot to screw it in!!!! How did the McKinney department of buildings sign off to this house!!!’ We are still in the process of meeting with them I’m 70 years old and my husband 80, if those rats bite us we may never get to enjoy our home, we can’t move as quickly as we did 10! years ago, ... Bought home at Lennar Huntersville NC, construction quality is below average, materials used cheapest.. Common Mail box is in front of house , but they assigned 2 blocks away so this is the sample example of them If you want to waste your.Money then buy many homes with Lennar

Everything was shiny and painted very pretty in the beginning. Unfortunately that was not the case. My move in date was pushed back multiple times, I was asked to close on the home prior to having the keys to the home. I found many errors during the walk through and was told the errors would be completed prior to my celebration. On celebration day the errors were not completed and I continued to find more defects, and was told to submit warranty tickets. My kitchen is still missing cabinet doors. Lennar gave me the keys to my house knowing the house was not ready and not build to standard. This is an extremely overpriced house and they sell it has if you are getting high-end finished and appliances and that is not the case. Very disappointed and upset. ... More

After you close on your home, the warranty repairs never end!! The quality is horrible!

Lennar was on a strict schedule. They had hoped to complete the transaction by the end of November due to quarter closing. On the day of closing several things were not completed but due to Lennars reputation and buying experience I closed despite an uneasy feeling. I wish I had gone with my gut feeling. The warrantee experience has been terrible. We are almost at two months from closing and several things are yet to be address. We have tenants that are not happy as well. I have scheduled multiple appointments after coordinating with tenants that were cancelled without any notice. Why I am going through a warrantee process when the task were never initially completed is beyond me. I would like to more Lennar properties in the future but now I am second thoughts. I will never recommend or purchase another home from this company. These people are a joke unresponsive poor workmanship failure to perform repair, show up without materials. I had to remove my own tub and replace it because they failed to do that. Remove my own cracked tile and replace them, I would never recommend you to build a dog kennel for me or do anyone else

The house was delayed 3+ months with no satisfactory explanation. We scheduled closing, all processes started and then Lennar moved closing without notifying me. I learned through my insurance agent who got an email to hold the insurance policy. We didn't have CO until the morning of closing. Final walk through never happened, I signed things online for the sake of closing on this house. The sales team, construction and warranty team were so disconnected, it's unreal. Quality and especially craftsmanship, horrible for Lennar brand name. A handyman would do better and take more pride in their work. I've bought 7 homes, this is my first and last with Lennar. ... Slow response to service requests

Lennar does not care about the home buyer. Everything they do is based on what is good for them. Construction issues that should have been fixed were just covered up. Floors slope, doors don't close, holes not patched. They talk a good game but don't come through on anything. We've waited nearly 2 months to get items fixed, including a leaky shower that will cause more damage. There is no one who respond to requests. The "client service" person has disappeared.

We had issues with the salesperson reaching out and coordinating with our realtor. He did keep us up to date on the progress of our house, which was nice. Upon coming in we had power pulled during the final walkthrough and the construction manager told us it was the electrical company’s fault. Turns out it was his fault for not paying to have the post replaced after it was hit by their landscaper. Got straight lied too and the electrical company informed us he called when it happened but never submitted payment to them for a replacement. Then called the night before panicking because it hadn’t been replaced. So our closing got pushed back 2 days on a cross country move due to them. The caulk around the floorboards looks terrible. Not like a new person did it, like a 5 year old did it. The paint literally wipes off the wall. They tote a high amount of return customers but I cannot figure out how. If I just had a terrible experience or they really inflate their numbers. ... More

I'd love to share photos of the subpar workmanship throughout the entire home. From cracked drywall and ceilings, uneven and poorly installed crown moldings and baseboards, sloppy painting, unfinished lanai patio and concrete areas, cracked garage floors, doors installed incorrectly, missing towel and toilet paper holders, chipped tiles, and the list goes on and on. Check your included options on your contracts and make sure you get everything on that list before you close. This will be my first and last Lennar home. Lesson learned!!!

This was my second time buying with Lennar, and I was very disappointed. My first property/purchase was very smooth and good quality, but this time around things were subpar. I understand that construction has become more difficult since the pandemic due to supply chain issues, but the quality of the work doesn't also have to suffer. There were many careless errors that happened during the construction process; it was obvious that very little care was taken by the construction team. The number of issues noted during the walkthroughs was very high and very disappointing. I did not get the keys until almost 3 weeks after closing due to the construction team addressing some of the issues noted but almost half of the issues still remain. Furthermore, I was also disappointed by the buying process. My sales agent was only responsive when it was convenient for him; when I had questions or concerns that weren't urgent, he ignored me. The closing process was also a debacle. Lennar title and the construction manager did a horrible job of obtaining the Certificate of Occupancy. The title company should not have scheduled closing prior to obtaining it since we could not close without it. Since there was a delay in obtaining the Certificate of Occupancy, the closing had to be postponed several times. Once we finally had the certificate, Lennar title obligated myself and my co-signer to complete the closing in a very short timeframe and on very short notice. It was a very stressful process buying with Lennar, and I don't think I will continue to recommend Lennar like I used to. ... More

The quality of our home is less than satisfactory. It seems Lennar chooses to use too many inexperienced craftsmen and ultimately cannot deliver the quality of home you pay for. Finish work is definitely an area where they need to use more experienced craftsmen. Drywall finish, trim, painters, tile and cabinetry installation are all areas that NEED better QC focus, And Caulking cannot be the answer to every crack and crevice. The paint used is just contractor grade and any little bump or touch leaves a mark than cannot be wiped off or out. Nice looking homes and good layout/designs - just wish Lennar would improve the Quality of their work and you got what you paid for. ... More

The entire home buying process with Lennar was just one headache after the next. Their sales team cannot communicate anything to you in a timely manner, causing delays and missing out on lots that are for sale. Lennar Mortgage is a joke and a waste of time. I initially was working with them for buying my new home, but they dropped the ball multiple times, gave out our confidential information to the wrong people more than once, and took weeks to respond back to anything causing us to find a new mortgage lender 30 days from closing. The build quality of Lennar is subpar at best...they cut corners on everything they possibly can and refuse to fix issues. The overall quality leaves alot to be desired given the price they are selling houses for. They installed water heaters outside of the houses in the Cooper's Bluff community, and they all froze the first time temperatures dropped...yet Lennar won't warranty frozen/broken pipes or install the insulated pipe covers for the water heaters to prevent frozen pipes. Not one window or door frame are square and nearly every wall is uneven. Overall I would stay away from Lennar at all costs and go with a different builder who actually shows some sort of pride in the product they are producing for people to buy. ... More

Let’s start with the delay in finishing the home because Lennar prioritized homes financed in house, thus causing my interest rate to rise. Then when closing happened the house was no where ready for move in and it was filthy. The dish washer wasn’t even plugged in. We had a crushed sewer pipe, there spots still missing paint almost 2 months later, yard had construction debris in it. The general inattentive attitude and the condescending response from employees, for example the fan in the living room was shaking and squeaking, when we brought this up the electrician he said “well it’s not a Ferrari”. The warranty department is hit or miss, I either get a super attentive assistant or one the takes multiple inquiries to get any movement. I will not be recommending Lennar to anyone that asks. ...
