First time I called Lennar’s Waterwheel office I was told I couldn’t buy a home out of California where i was stationed as a Texas RESIDENT with a Texas drivers license where I was registered to vote IN TEXAS. Only bought this house as a temp with disabled VA loan will not be staying past 1 year. 0/10.

Nothing . - I hated my self for buying such low workmanship and poor quality home. Both are below standard. It’s not what I expected form a reputable builder such Lennar. If I have other choices I would have walked out In a heartbeat. I could go on and on how bad it is, but every time I thing about how stupid I was for buying such low quality home I get depressed.

Lennar - Poor Workmanship

Sales Agent did not disclose property was in a flood zone. Lennar Mtg Rep figures was way off and was not meeting VA guidelines. Was forced to sign punch list stating everything was completed to be able to close. If punch out list not signed it would cost the us the buyers. Lennar promised to complete the pending items on the list from April 2021 and it is now August 2021 and we are still waiting after several request made. Very disappointed with Lennar and will never refer Lennar to anyone.

The workmanship and the construction manager was horrible. He was very rude and disrespectful. It felt like our home got started and then forgotten. When we went for our walk through we had 15 or so pages of repairs, the day before we were to close they were still not completed and we were told we were not going to be able to close. We had already given notice, rented a truck and everything; we proceeded to close while they were still working in our home that day. Even after that we have had to complete many warranty issues.This was the worst experience.

Poor Communication, Follow up and False Promises

Be prepared for worst case scenario and having to go make repetitive inquiries on progress of your home and repairs. READ the fine print as everything comes back to what is best for Lennar not the customer.

Water leak in the house

Two days after we moved in, we found the bottom of our kitchen cabinets were wet. We contacted Lennar right away and they left us without water for 24 hours and drilled through the concrete to find the leak. Three weeks later, it turned out there was another leak which was the result of an unconnected AC pipe from the second floor, flooding the kitchen for a month. Lennar only blamed their contractor, Bayonet Plumbing, the entire time. 30+ people came in and out of our brand-new home for a month, leaving us impossible to stay home due to the construction in the kitchen.

This home was supposed to be my dream home. I was not given upfront, honest information from the time I signed the contract to the building of my home. Front elevation by front door was not what i signed for , it was a bait and switch. Lot was not what I needed - specifically told sales rep I wanted yard with a pool, my yard has so much utility items now running through that I cannot have a pool. The company has not been responsive to my issues, I have had to follow up multiple times to get any actions completed. Their subcontractors are not reliable. Lennar does not return messages. ...

Have only lived in this brand new house for a few months and have to had several things fixed, half our outlets didn’t work, faucet won’t work correctly, sprinkler system was broken, and you can see several screws sticking out of the dry wall. Didn’t come with anything worth the cost, not even enough cabinet space for 2 people to store a very small/normal amount of kitchen appliances. Our sales lady Alyssa was also very rude and unresponsive throughout the entire buying process

Overall so disappointed We had delays and issues that were never communicated until we went higher up At this point the VP of the area said quote “If you don’t want the home tell me and we will give you your money back” WOW!

Nothing was completely done before handing over the key

I wanted to move in on the closing date that was promised. So I was ok if there were 2 or 3 items that could be fixed later. But I had around 45 items on the list. After 4 months, there are still several items that haven't been fixed. Especially the windows have so many scratches. Contractors from different companies have visited and taken a note of all the issues. Still there is no resolution. The painting/Stain on the rails are so poorly done. The house was not cleaned and I still dont have this resolved on the places where I cant reach. I would never trust Lennar with such poor experience.

They promise the world then when it comes to warranty work, they close warranty work tickets due to how it would effect them, use excuses to not match paint on new builds (they replaced a garage panel due to holes and now they say they will only paint the one panel and if I want it to match I have to do it myself. Say its due to normal weathering when I only been here 4 months) My firewall door to garage and the back porch door have large gaps that you can see outside and qhen the wind blows it opens the door. Would NEVER buy with Lennar EVER again. House was supposed to undergo several QC reviews before my walkthrough. During my First New Home Orientation there were still huge gashes in drywall, places weren't painted, couldn't even complete the walkthrough because utilities were not on and appliances weren't installed. They apologized, then proceeded to call us back twice to the same conditions. Clearly nobody communicated and was just going through the motions to get home sold by end of their "record" quarter 1Q2021. The day of the closing is when it finally looked like something remotely ...

I love my home and I hate the fact that I live across the street from a new Lennar Town Home that someone is using like a Hotel.They have 10-12 renters at one time living there that move in and out every few weeks or so.I was never told this or I would have found a better location.I gave you overall poor scores due to this and at some point I will sell this home and go find a new home.

I would not recommend buying from Lennar until they can figure out their customer service issues and solutions to their problems. It appears you have to get a lawyer and threatened with a lawsuit to get anything done with Lennar. My own daughter was looking at homes and refused by Lennar because of the issues we went through in the past three months of living in a brand new home with nothing but problems.

Extreme difficulty getting service requests addresses. Sometimes no response at all. We have requests from December that still haven’t been addressed. For what we paid for this home we sure expected a whole lot more from workmanship and responses to issues.

Quality of workmanship is horrible. Materials used are cheap and very low quality. Every issue I have brought to their attention to be fixed has been answered with a response of " that's just how it is" or "there's nothing we can do about that now" or "if we fix it, it could create even more problems or make it worse". Would not recommend Lennar as a builder to anyone.

Worst buying home experience EVER!!!

Although this should have been one of the most exciting times in our lives....it was ABSOLUTELY the worst. If you buy a Lennar home be prepared for whole bunch of promises on the front end (before you sign) and be prepared after you sign to fight with Lennar over EVERY single issue that you have. (The warranty) Also, they switch up the rules for what they promised in order to meet THEIR needs and not YOURS!!! No one wants to take responsibility and they like to pay pass the buck. I strongly recommend getting a home inspection before the drywall goes up... it might save a lot of mental ...

material they use is cheap and substandard. for example the counter tops and sinks in the bathrooms get stains easy and you can not take it out. a mango on the counter made a stain that is permanent. spices used in cooking around the stove made stains that can not be removed. no toilet or towel holders installed , you pay over 600k and as soon as you move in you have to hire a handyman. i see a lot of people gut their brand new house and change a lot of stuff in their new home before they move in. as i said cheap. they are putting lipstick on a pig and calling it a runway model. so sad.
