My backyard is a swamp

I have a “swale” in my backyard that remains constantly wet, regardless of dry weather. Despite multiple dry days, the area never dries out. When I walked outside, I found not only standing water but also frogs and mosquitoes breeding in what has essentially become a stagnant puddle. I was assured by the builder and the seller that it was nothing to worry about but the issue has become worse and no one seems to want to help resolve the issue.

I would not recommend buying a home from Lennar. The materials used in their construction are extremely cheap, resulting in numerous issues that they refuse to fix. Poorly finished walls due to defective materials. If you're looking for a high-quality, well-built home, I strongly suggest exploring other builders.

I put a deposit on the home in May 2024 and notified expected move in date was October 2024. From May to October there was very limited communication from the builder. Someone finally reached out in OCT and I was able to tour the home twice on separate occasions. No indication before hand that the first appointment. I would be "blue taping" the home. I was given barely an hour to mark up the home with areas to fix. One item in particular I marked was that the fire alarm was beeping. I recommend taking pictures / videos of the blue tape areas. My house took 2.5 months longer than anticipated and ultimately closing required me to accept MAJOR flaws in the home. I received threats from Lennar agents pushing me to close, an unwillingness to remedy major concerns like the crooked ceiling/walls/doors/windows. Once I closed, it took two weeks or more, to have sod laid. I asked if there were options available as I am HIGHLY allergic to Bermuda grass - I explained it makes me break out in fully body hives. Additionally quality of Lennar has deteriorated drastically its a shame and no response on fixing the issues I am definitely not coming back infact will pass on this feedback to my investors friends and group

I have had to live in a construction zone from day one. Could not even get to the elevator as workers were blocking the walkway on my floor cutting materials, carpet, etc. My very cheap dishwasher did not work and was not taken care of for 7 days. The quality of the home is terrible, shower heads are cheap, appliances were the poorest quality available. The washer dryer are terrible. Never again will I buy a Lennar home ! This was the absolute worst homebuying experience my husband and I have ever had. Please make note that this was the experience with Lennar mortgage. And does not reflect Lennar office and sales I counted 75 email communications from eight different people during the whole course of our mortgage experience. One of the worst experiences of new construction I’ve ever had. Quality of materials are subpar. Communication was lacking and the staff is absolutely rude. Had to fight to get a reinspection paid for because of Lennar’s negligence. They didn’t even have the a/c unit on during inspection and found a leak on initial walk through then found out on the second inspection from inspector that a/c breaker was not correct 30A instead of 60A. No exterior lights no interior lights in bedrooms. There were many more issues ans well! Absolutely worst experience I’ve ever had! Never buying Lennar again!

I am not happy with the home buying experience we have had with Lennar. There were many issues before closing on the house that needed to be addressed and although some were addressed it wasn’t done properly and at this time we are still having the same problems, our main concern is the Lennar contracts with companies that do not stand behind their work. Be very careful when dealing with Lennar. Get everything in writing, do not believe verbal promises and fast talking "construction managers" who disappear once you have signed any document. When following up on pending items, they simply ignore you, better yet, tell you "that's cosmetic", or to make a warranty claim. If it’s not too late. Look elsewhere. I have had and will probably continue to have issues with this New home. I have so many pictures to prove it. Make sure you check that your home has been painted and I don’t mean with just primer. The landscaping company is horrible as well. After filing a report with the landscaping company that my so called Bermuda sod was dead and dry when they finally installed it , because it was just sitting across the street for weeks, the company adjust there picture to look green, however they couldn’t adjust the tree that was dead.
