Constant threats of losing your deposit even though they didn't approve you and sends you to another place to get approved very sketchy. They approve you even though you cant actually afford a property to make a sale. The house itself was way overpriced for the area in what you actually get, no fans anywhere in the home and all bedrooms don't even have lights wtf is that. A bunch of damage that was identified through the walkthroughs that still have not been fixed and its been 3-4 months already. They leave you with a dirt backyard no grass or anything and left a BUNCH of construction trash throughout the backyard. Ive bought 2 homes before this and by far the worst experience I've ever had but hey they got the sale they wanted. It was difficult getting anyone when you needed answers to immediate questions, always had to leave messages and wait for responses. It was nerve wrecking to wait as needed answers to make informed decisions.

Not response, dismissive, poor communication, hiding issues

Construction quality is very poor. When issues are bring to construction manager he states that is going to be fix but most is not being done yet. My AC just stop working and contact the construction manages and he send a ticket to the company that install it, and now they are saying that I'm going to be charged for them to go and look what is the problem, I just move in and it is under warranty but still being charged. Hope all the issues get resolved but have almost no faint in the construction people and if the same people who did it wrong is sent to fix it, I don't see how is going to be resolved. I’ve been terribly disappointed in the build quality of this house overall. The whole house feels rushed. The garage was left in terrible shape. The drywall tape isn’t fully secured to the wall. They used mud to cover big gaps around light fixtures, windows, and calk around door panels. The furnace was labeled incorrectly in the fuse panel, which was discovered because it kept blowing the fuse. When the electrician came to fix it he looked at the furnace and found it was wired incorrectly. Wires weren’t tightened down causing the power to arc, and trip the fuse. There is a full size wood nail sticking out through my stairs about 1.5 inches. The lamp post wasn’t completely installed, and tightened down. There was a bad electrical socket installed in the kitchen causing a loss of power to other sockets. The problem is the bad socket was covered with drywall so no one even knew it was there. The airflow on the furnace was marked the wrong direction so for 2 months I had the filters installed backwards. I’m pretty sure a light in the hallway is wired to the incorrect switch. I’ve been here for just over 2 months and every week there is a new discovery of a problem caused by poor craftsmanship. Big regrets buying this overpriced house. ... More

Terrible management yard looks terrible couldn’t answer any questions and walked out

Poor craftsmanship and low budget materials and design decisions. The sales team only cares about one thing; taking your money and the construction / install team do not take any pride in their work. The communication between all departments was terrible. They are all reactive and not proactive in more ways than one. If I had to do it all over again I would not buy a home with Lennar. I do not recommend this company and if know anyone considering in purchasing a home with Lennar I would advise them to reconsider.

The home loan experience was horrible with lennar. So many issues with the house after 60 days and still not resolved. Hopefully they will come and fix some issues soon. Some repairs are still waiting to get fixed and I’m sure they already forgot what ones. They told me after 30 days the painters will come in and do a touch up. Still have not seen them yet. My wife went and bought a bucket of paint to do our own touch ups. Not happy about that at all. Poor craftsman ship with the home in general.

In side Drywall filling is worse, we can able to hear the fan noise in bathroom from the attic. Even if the exhaust fan is on in any bathroom, we can able to hear the noice in Sittings area or in the Kitchen. Our Rented Apartment is much better in terms of privacy( we cannot hear the people chatting voice from one Bedroom to another.) I have asked the same with construction manager and he skipped to answer on this issue. Over, my experience with Lenner is worse.

Tom, New Home Consultant, was always communicated and was extremely helpful throughout the process. We raised issues during the build about things that were concerns to us, when we received the house the issues were not addressed/fixed. We now live in a house that the garage door opener does not work, the floor in the master bedroom has a creaking sound that can be heard downstairs and outside the room, a tube we cannot put our wires in for our tv because of the sharp turn and no rope installed for us, one stair on the basement stairs that is different material then the rest of the stairs, our dryer vent on the roof of the house was glued shut resulting in errors on our dryer, paint was left all over our countertops and on the surface of the cabinet doors, the list goes on... The house is also not well built, you can hear people walking upstairs when you're downstairs, you can hear tv's when doors are shut and the volume is low, the washer and dryer cannot be used when you're sleeping because it is so loud in the master bedroom and other bedrooms surrounding it. I am highly disappointed that Lennar removed numerous things out of the house to reduce their costs, leaving many things looking unfinished. Financing through Lennar, with Tyler and Maria, was a nightmare. No one would return calls or phone calls until they needed something. I would never recommend going through their financing department if you were able to get the same rates somewhere else. It is not worth the stress. Our homebuyer concierge, Jenni, was great and always on top of things. She provided any information that was asked and went beyond. The Construction Manager, Isaac, attempted to resolve some issues. Some seemed rushed or completed just enough. He is very nice and tries to be helpful. I believe the bare minimum work that was provided was not his fault but the fault of Lennar, saying they wouldn't fix things or over working him. The house is beautiful on the outside and at the surface but so many things were just put together to look nice not to last. David, Warranty, was rude and disrespectful. He discredited and down graded 75% of the concerns we had about the house. David was so bad, we had to request another Warranty representative to help. ... More

Not worth the price. Workmanship and quality are poor, and customer service after closing is terrible. Find another builder.

It has not been a good experience. Prior to moving many issues were noted during walkthrough and not fixed. Over a month since I moved in and still complaining about things and some yet to be fixed

Everything started well, but there were issues at our 1st walk through that were never addressed. Windows and sliding doors were not aligned, chips in paint, chips n bath tub, chip in flooring. By second walk through things were still not fix Mark said check it off so you close and we will come fix any remaining issues…… Not the case the process to submit tickets is terrible and the follow up was worse. The biggest issue wears an electrical breaker was going off at the walk through. I identified it and asked for it to be investigated, at the second walk through the only fix was that the breakers was reset, then tripped again. The electrician was called and the wire was fried, he stated it was a big fire risk and good thing we didn’t keep resetting the breaker. He was to update the build and that never took place. Spoke to mark 4 weeks after close to follow up and he said put a ticket in even though the original ticket was never closed. It was finally fix, my wife and I felt dismissed because now that we closed our concerns are not priority once the money is transferred. After closing, comes to find out mortgage company didn’t complete the final credit check and closed without it. This is added unnecessary stress for anyone. Builder mix up mail box keys, we received keys of our neighbors box, this was confirmed by the post office. There are many gaps in processes from loan process, to building, and customer service. A month later and we still have problems with construction that are slowly being addressed.

Beware of purchasing a home through Lennar. Unfortunately, the project manager does not manage their jobs. Contractors are getting away with crooked walls, drainage issues, poor workmanship, grading issues, etc. They will make excuses and not fix them. The project manager may even get in your face and try to threaten you. Poor purchasing experience! I will never purchase another Lennar home!

We’re misinformed by Lennar how Warranty works. Pit supervisor told us not to worry just moving three days after we move them. I told him that 75% of their repairs was never done and we would like him to send repair people to take care of the problems.. he’s answer was after you move in he cannot help us. We got to use the form from the website to let the repair people come in and start repairing a brand new house that was never billed, right

Quality of workmanship is very bad

The house was not cleaned at all prior to closing, and we were promised that things would be fixed in the days after our closing. We still have not had anyone come to our house to touch up the damaged walls and paint issues. The concrete driveway has FOOTPRINTS on it from the construction workers, but Lennar says 'its within tolerance' so nothing will be done about PERMANENT FOOTPRINTS in our concrete driveway. Horrible experience and will never buy Lennar again. Also the sales agent Yatsi is among the worst sales agents we have ever dealth with. Totally clueless.

Quality is very poor. finishes are substandard just and cheap. No pride in workmanship. Damages hidden and not even an even coat of paint.

It. Has been a disappointing experience from sales, orientation, communication, follow through to correct. deficiencies in the house a landscaping. . I am guessing you have too few staff to provide the qualities you promise. The delays in getting to closing I.e. simple repairs and/or replacements made it extremely costly and frustrating arranging shipping, transport etc all of which was easily easiily solveable.

The first steps were great, signing contract and going through loan approval. The absolute worst part is walk through and closing. Lennar did a preliminary walkthrough with us and promised everything (and there was a lot) would be done by Final Walkthrough. Fun fact - final walk is scheduled 30 mins before closing. Needless to say, on closing/final walk day hardly anything was done. We were told by our Foreman Chris that it would ALL be done by the time we close. It was not …. We had paint all over our floors, a light switch was buried in the wall, paint all over our windows and the house was not even cleaned. Everyone was gone when we returned from closing and the house was a mess. Trying to get our Foreman Chris to get the light fixed was an absolute nightmare. He could have cared less that a live wire may have been buried in our wall. Talking with our neighbors we all quickly realized the entire closing/walkthrough process was a scam. They have a serious issue with communication. It is the Lennar way. I love my house but would highly recommend NOT closing until everything is the way you want it and ALL questions are answered to your satisfaction. ... More

make sure you are totally happy with all repairs before closing on house. very poor communication between builder and buyer. I will not buy another Lennar home.

Very very very sloppy work.

We were forced to close on our new home, and the home was not complete. Lennar had our money, and we were closing virtually because we were located out of state. It was clear that the construction team had not completed the house and had no plans of delivering a finished product. They were pushing as much as they could on the warranty team. I have worked with other competing builders in the area and the Lennar experience was by far the worst I have seen. I'll be buying more homes in the area and most likely not from Lennar. I also won't be recommending Lennar to anyone else who asks me.

Third time’s a charm. If we hadn’t a realtor keeping us updated with weekly videos, we would have wasted two trips to Florida. The closing department and your contract ( I understand ) leaves little room for the customer. Our first closing walk through had no roof tiles delivered / installed, no brick pavers front and back, unfinished kitchen, no refrigerator, unfinished bathrooms, pool and of course no landscaping. After the second request date for a walk through and closing, things still not finished, we simply said we’re not coming till you complete the house. This was on a Friday, the closing dept. said let’s see what gets done over the weekend before we call it off. We repeated “we’re not coming 1250 miles to find this mess of a house. Total time from 1st walk through date of mid June to mid August ( 3rd walkthrough date) when our home was mostly completed, we drove from Michigan. My advice to your company, pay attention to your boots on the ground floor not your management in there office trying to shove unfinished homes down the throats of customers when obviously not ready.
