The home buying process was a nightmare from having a processor who had been only been working for 2 weeks in his position to a lender who had only been working in hers for a month. Closing day I still didn’t know my closing costs, I’ve now been in my home a month. I’ve run into SEVERAL issues from a faulty breaker box, to a improperly installed garage door just to name a few. I’ve put in SEVERAL repair requests and not one of the items have been completed. The communication is horrible, if you need anything repaired be prepared to pay for it out of pocket because you will be completely ignored. The was a huge pressing for closing. Townhome was delivered with several issues. Two months after the closing, there are issues open yet. Do not recommend.

The quality of workmanship is a serious concern. Also the warranty work is not good either. I should have purchased from a better builder.

I'll say the sales member for Lennar was probably the best employee Lennar has. He was always returning calls and finding solutions for us if we had an issue. On the other hand, the builder was not. The builder/CM was always giving some excuse and or promising something and not coming through. We have since closing, realized how much he missed in the building process as well as didn't do something he said he would before close. Have heard rumors that he's just average in terms of CM and was not the best one on this development. I can certainly attest to that at this point.

I feel may be they were bias with me, may be on purpose because I asked for things they had on contract but were not delivering and were finding excuses, some homeowner says they got lots of thing as add on to their house, but I got nothing. well construction manager was so rude that he does not want to fix visible dent on garage floor, then paint issues and even had provided wrong paint code and when I did touch up with that paint code it does not match the wall paint they had painted, exact paint is not available within 40 miles of Garner NC, and they don't give sample to homeowner for touch ups. finance team will lure you by saying they give 5k or 10k towards closing cost if you finance with them, but actually they just want to get that money back to their own finance company account in the name of buying point. as the lower rate is already available outside but due to that 5k or 10k offer you get in their trap. there is no escalation process, like I literally have to google to find some contacts to escalate the matter and the horrible part is that nobody called or talked to understand all the concern. must say there are other builders doing really great as I had seen some other friends getting best in class house as well as service from entire team. Lennar does not care to even talk to customer, at-least for me they were not. other homeowner in my same community says they took care of all the issues and gave them extra appliances and fixed few things on curtsey but for me they discriminated and were bias . ... Not built to the quality that they showcase in the model homes. The contractors that build for Lennar have no sense of ownership to maintain a quality product. So much money is wasted by senseless mistakes and timing of the building process.

I was promised so much more than I ended up getting. It took a year past the date I signed to get my place. It is called a luxury community, but it is far from that the grass is dead. The trees are dead. they promised a pool by summer. It has also got pushed out for another year. Other communities around us have surpassed our build up even with later start dates. They lack attention to detail in the house and on the exterior of the house. The outlets are crooked. The baseboards are crooked. The windows have caulking gunk built up that you have to remove yourself with a sharp tool grout is missing from the tile they placed. I pay a high HOA fee, and the exterior looks like hell, and there are literally no amenities.There is a huge fly and spider problem. during the building process they changed my floors without giving me any updates. I had to point them out myself, and they did nothing about it. The cabinets have chips. The windows are scratched and these are things they will not come fix because you can’t necessarily take a photo of them from 10 feet away. ... More

They use cheap carpet, cheap drywall, and when you purchase a brand new build, you expect things to work. I have had to call and set up a plethora of appointments to fix things that weren't working or were installed incorrectly. Don't do it! The one good thing is the customer service for fixing the issues is actually really great.

We purchased our Lennar home in May, and when we did our final walk through a number of items were still not finished or were finished with poor workmanship. We were assured the items would be finished before our celebratory walk and they weren’t. I have found over 90 items that need to be addressed, some as serious as bad wiring, no electrical throughout the home, broken appliances, water heater not properly installed and the list unfortunately goes on and on. The house was left filthy after the build (debris left in the home, drywall dust on everything, dead bugs etc). We were once again assured at the final walk through that our home would be deep cleaned to address our concerns. Of course nothing was done. We asked several times and we’re told it would be addressed but instead we had to hire and pay a cleaning company to have it move in ready clean. When we tried to be reimbursed we were denied. We didn’t expect to have to pay hundreds of dollars to do their job for them. This is not our first new build but this is our first time dealing with this level of issues straight out the gate. We are not impressed with our experience with Lennars customer service/work order maintenance. Be prepared to spend your first year in your home addressing an insane amount of “finishes” issues. They flew through putting these houses up and missed numerous big and little details to the build. I’ve already reported 20 issues and we’ve lived in our home 1 week!!! Poor quality of workmanship. Slow responsiveness and warranty items are Closed out before completed

They were extremely friendly and promised the world until the documents were signed and we were under contract. We were lied to about what was available in the area. The person who we had for the lending portion was evasive and rude when we asked questions. I wouldn’t recommend them to anyone. They ruined the new buying experience and we had to dig deep to be happy after all the struggles. Luckily for us, our neighbors seem to be friendly so there is our silver lining.

I bought my first house with lennar and it has been a nightmare. I had to reschedule my original 1st walk-through and the seller from lennar conveniently did not send the new walthrough date to my realtor. Due to this I had to do my walk-through alone, and not knowing what to look out for. The demonstration person from lennar told me we could sign off on everything and I didn't have to do the second walk. Not knowing that this is not supposed to even be an option I signed off and was not let back into the house until after closing. The roughly two weeks between my walk through and closing a skunk somehow got into my house and went into the negative space between two cabinets in the kitchen and died. My house smelled awful. After being told from the seller and construction manager that it was 100% not skunk and they would send someone out I found out it was skunk and it was dead. Since then I have been fighting to get rid of the leftover smell of skunk that lingers in my house. I have had multiple people come to clean and I have been cleaning and washing the walls and floors with vinegar and nothing is working. I have been extremely patient and after asking to have certain materials where the skunk was replaced the customer service team is refusing and pushing back on thus request. They tell me it's okay to use a range that had a dead skunk in it! I haven't even moved into the house because it smells and I don't want the smell to permeate my belongings. Not only that, while dealing with the smell issue I have had a plethora of other issues with the house and customer service team. The construction team had the primary drain pipe and secondary drain pipe of the hvac system switched so I had to have someone come and fix this. Once it started to get hotter and the AC was working harder a leak was discovered. My guest bathroom was flooded. They had to come and tear apart my bathroom due to all the water damage and get the leak fixed. There was mold inside the walls they just left open to possibly spread until they removed all the damaged materials. I also did not appreciate the customer service worker implying that the leak was my fault and I could have voided the warranty. My backdoor had the wrong doorknob on it so my key didn't work for the door and the deadbolt. It took over a month for them to fix the doorknob and it didn't happen until I sent an angry email asking why it was taking so long. Then when they come to fix the issue they never ordered the deadbolt so now I have to wait on that. The floors are covered in paint and the customer service team will tell you that "that's the best they can do" to remove the paint. But it's not. They can do better. If I can spend hours on the floor cleaning up their messes so can they. There are many other smaller issues with construction like stripped screws sticking out of cabinets and the trim around the tub falling off. I'm waiting on submitting these tickets because I don't want to distract the people working on my leak issue and smell issue to get distracted or take even longer to complete these requests. I bought this house on May 5th almost 2 months ago and I'm having this many issues. If you buy a house from lennar have someone to represent you. We built the house based on the model design, quality and craftsmanship. Issues occur with every construction project. Lennar's quality inside and out were very disappointing and issues are not being resolved.

The process was very easy , however once we got to the fish line I was told things would be completed before moving and that were not. And once closed I was on my own with fixing these issues

You can`t see your head in front of you at night and the houses don`t come with outside garage lights. The sprinkler system isn`t set to spray the grass in places. The yard itself isn`t level and lumpy all over. Brand new community with renters already. Mail box issues from day one. I`m not a fan at this point.

My husband and I had been sharing our concerns to the building team and even the Lennar Realtor . Closing date several items were still not complete and the house was not even power washed. the upstairs porch was dirty. Until now they kept saying they are coming to address this issues and had not been here yet. We closed in April

The home wasn’t completed when it was supposed to be. They then rushed through getting everything done and the quality really suffered. The home was not at all clean when I moved in and the construction manager’s response was that his cleaning crew didn’t like him. If that’s the case find a new cleaning crew. I’m still waiting for them to get the excess paint off the windows and carpet and clean the concrete from my kitchen baseboards. They also had some sort of film on my oven that was never removed. The construction manager assured me everything would be done by closing and pretty much none of it was and it’s over a month later and it still hasn’t been. ... More

Workmanship is lacking and not much info about smart devices

Absolutely horrible buying experience for my first time buying a home. The list could go on but just know I would never recommend a Lennar home to anyone and I will never purchase one again.

I was promised a lot of things I never got, paint color, flooring, special water heater... even though it was on my contract, they just reduced the price of the home to settle me down.

The house was to be completed around the estimated date of Feb 23rd. The sales office representative told us that Lennar we would receive $200 a day for the amount of days that went over a certain date until official closing. The amount of days were 5 total and we should here received $1,000. That commitment was not honored. We sent the information as requested and we received nothing.

Buying a Lennar home has been a disappointing experience. Promises of what repairs and fixes will take place prior to closing have not fully materialized. Additional builder fee added to closing costs. No real reason but additional profit just because they can do it in this environment. Front line customer support, lazy and arrogant.

I was unable to be at the property during building, I reside NJ but should not have had bad service because of that. Everything was rushed at the end because there was a delay on the floor and I assume Lennar had to meet a quota. I was told several times that I had to close on a home that was incomplete, where they could get a temporary CO. I hired my own inspector to confirm that there were serious issues. I reluctantly closed on April 13th and not surprisingly the issues still have not been addressed. Damaged kitchen and bathroom door fronts, supposedly at least one was replacement was ordered, other fronts of cabinets are paint sprayed maybe to cover damage?, replacement pocket door where hardward was severely misaligned, paint all over pavers in front and rear, damaged access door to attic, garage floor still unfinished and then there are lots of small issues. I've wanted to rent out this property while not there but do not want renters to be inconvenienced so therefore I'm losing money every month that I have to wait. I talked to my next door neighbor who said it took Lennar more than 6 months to resolve his problems. I did not want to close on this house until the major issues were resolved but I was promised that they would continue on my house to resolve the issues. No one has stepped foot in the house since April 13th and its now May 30th. I know now I am at the bottom of the list and of no concern since I've closed. I would never recommend this team to anyone. I am a realtor in NJ and work with Lennar all the time. They've always had my clients best interest at heart and the reason that I went with Lennar. The service here in NJ has far surpassed what I experienced. I'm hoping by writing this, my issues will get resolved but not too optimistic. I've called many times and my calls go unanswered. Even the warranty company has not responded. I really wish that I hadn't bought with Lennar. I have many clients that relocate to Florida and unfortunately I cannot give a good recommendation. ... Our home buying experience started off on the right track when Breland was still in charge. Shortly after we signed our first contract, Lennar took over and that’s when things hit the fan. Delays started happening, incorrect installations for upgraded materials we paid for, complete lies to try and scare us from fighting back, multiple project managers quitting like it’s a revolving door. Lennar isn’t a company I would ever build with again. We went into this process with an open mind and came out burned time and time again.

From closing to getting settled in has not been a good experience. On closing day painters were still touching up the paint. The cleaner was at my home mopping and left the floor so wet it looked like the top of a lake. Response to customer care has taken over a month to get items fixed. The appliances are cheap the workmanship in probably a 7 out of 10. Probably would not purchase another Lennar home.
