The sales person, construction managers, and closing agent failed to take ownership of their actions and severely lacked in communicating among themselves for a smooth closure. The sales person towards the end shows bad attitude which made our closing experience worst of all. Amateurs! Poor craftsmanship!

Horrible experience, from every aspect of the staff. Sales, loan financing, leadership-all are lacking professional customer service skills. Definitely, I will not recommend Lennar to potential buyers!

Overall the experience of this home was extremely disappointing and frustrating. The house was not clean and welcoming when entering a brand new home due to the following discoveries after closing: Damages to the walls, paint left on the floor, grout left on the titles, thermal expansion tank installed incorrectly twice, Green tape left on all of the bedroom doors, blue and green tape peeled off and left on the floor & carpets.Tire marks left on garage floor. the home was not cleaned and prep as promised by Lennar for closing. Many items that were identified during the walkthrough were not addressed. Multiple tickets had to be submitted to correct these issues. Even though some tickets were completed there are still pending tickets to complete many of the items listed above. Just recently discovered construction debris behind kitchen stove, the wall behind the stove still have writing on it from the construction and was not repainted along with the rest of the house, the base board mounding was left incomplete. Closet doors for three of the bedrooms needed to be readjusted, because they were poorly installed. Poor quality of the home, to have the peephole removed from the front door, although the homes were provided with the Ring security system, it would have been better served for safety reason to keep the peephole in the doors considering it’s human nature to look through peephole first before opening your door, instead of having to grab an electronic device to see who is at the door every single time. The time and money used to remove this feature from all doors could have been better spent taking care off some of the key items to completing the construction of the home properly. ... More

Till Today - 2nd Aug'22, The builder has not completed the work which they supposed to complete. It's a worst experience we all still have with Lennar. Because of you guys on broken sprinkler system.. I paid about $350 just for water. And have no proper response at all.

Not only was my house incomplete, but the work that was done was very poor quality. I was told workers would be back to complete the construction and never showed. My roof leaked and ruined a bedroom the second night I was here. I’m still trying to get repairs a month later. Absolutely horrible experience so far!!!!!

Our family's experience with Lennar, unfortunately, has been TERRIBLE. Lennar has completely ridden a hot market wave to take advantage of buyers and gotten away with poor quality finishing and broken promises. The home buying experience. We bought a home in Apex that was completed and closed almost 6 months after original closing date. When talking to the sales team given all the implications this delay had on our family, instead of listening, acknowledging impact of the delay, they took cero responsibility and blamed suppliers for their broken commitments. And yes, we understand the supply chain crisis impacted everyone, but knowing this was a critical time, with 2 years of pandemic to have adjusted to the crisis, Lennar did very little to stay ahead of the challenges. Very poor planning and professionalism to handle complexity. In our convo with the sales manager (John), a guy completely clueless, after the convo I really kept asking my wife how is he even qualified for the job. John agreed to follow up on a few points we had sincerely expected they could support, and instead of responding to these points on time how you would expect, almost a month later he responds to them, after multiple follow ups, and his response practically quotes the contract and how they are in no obligation to meet our request. He was right, but my point is, they didn't even try, ignoring and maybe even believing they had no responsibility. clueless. And this is not all, and probably an error we committed, but still something Lennar Sales team should have advised on. There is a sight triangle that goes through our property. As a first time buyer I didn't even know this was a thing, but the issue was, it was never really advised. Their sales team, could have taken a moment to inform this was the case and its implications, but it was completely omitted from their sales pitch. Closing At closing, the home was far from ready. They made a list of promises of things to fix. And it's been 2 months now and the list has not been completed. We've had to contest everything, because they don't show a genuine interest in helping and completing the job. If there was anything agreed upon by their construction manager, be assured that the post-sales team doesn't really care. They'll want you to have evidence because their word doesn't really count. Of course we should have known this, and even with evidence it's been challenging to get them to accept responsibility over their commitments. The home We've been shocked by the poor quality in terms of finishing for a single family home in Apex done by Lennar. They really don't care and expect their customers to simply be ok with it because the market favors the builder. Going up the stairs in our home, if you see underneath the rail, which you can if you are going up the stairs, the job seems done by children that are playing arts and crafts and not by professionals. The holes done for the rails are all uneven, no consistency, really done favoring speed vs a job well done. I've sent them pictures of how it should be and they said they could not do it that way, so you can't do it right? I was asked to close on the house that was not ready, i was told that everything would be fixed within a couple days however after two months the house is still not ready as multiple issues reminds unsolved and no one at Lennar homes will give me a straight answer or timeline.

I had very hard time with Lennar sales person and Mortigage people ,they are not co-operative and they will not include any upgrades,we have to go with their recommendations , so f you want smooth process I will not recommend Lennar homes at all .

Worst new home buying experience ever and I will never buy Lennar home.

This was the most disorganized, poorly built community I've ever seen. Craftsmanship in overall decency is non-existent. I've had a couple of people within the organization that has been good, caring people. Ninety-nine percent of the rest do not care about you, your home, or your future family. The builders have rushed through the jobs without making sure that things are safer, making sure that things are secure, or complete. We had people peeing in the toilet painters. We had painters painting outside of the house that we're supposed to be washing the brush we've had every single thing possible Under the Sun wrong with this house we were forced into closing this house and where are already almost nine weeks past closing and the home is still not ready. We haven't been able to move in. I'm not going to write bad reviews or reviews. But I tell you, I'm not going to write bad checks or reviews. But I tell you, if you are going to buy a home, I will steer clear of Lennar homes right now. I can listen to every excuse imaginable I have, but nothing is got me closer to complete. I've only asked for one thing build the house the same way you'd want it made for your own family, no better, no worse. I have yet to have one person say that they would be okay or want to move their family in there. We've been put out; shutout left out. We had the home built drywall in with no we had the house being constructed drywall in with no windows in the middle of rain storms without even putting a piece of plastic over a window. We were told that the windows in the garage that had been sitting there for three weeks were not the right fit. That had to have been the reason to find out after seven more weeks they were the windows they put in the house. They were also covered in paint. we're still not even home yet and they are still at least a couple weeks away from fixing the things that they've already broken. I hope this somebody out there at least question what's going on. Jose again there are a couple people that have been tried to be helpful but their voice to actually do a change has been shut out by the bureaucracy within the organization. ... More

Again very trashy quality and built quality and also material quality day after day getting worst and worst Trash kitchen quality AC Built walls Landscaping Home appliances All very trashy and low quality materials Not worth the price I pay at all Regret to buy from you guys

Terrible, more than a month and I don’t even have a shower at home worse experience ever. House with a lot of problems. I was trick.

Had the worst experience with the mortgage company as the agent handling the paper work doesn't know the calculation. Plus requested unnecessary documents from the third party as there personal bank statements which at the was not provided and still loan was approved. Really bad material plus construction work. It's not even month and floor started making noises as old houses. Basement has leaks as we started water sprinklers just think water is coming into basement just from water sprinklers that are used to water garden. Still don't have mailbox for the house. So have to go to USPS to get the mails. Bathroom tab started leaking water when made complaint in warranty still haven't scheduled to repair it. When asked who will pay bill for the water as it is continuously leaking and the answer was that is normal the bill won't be that big. No one wants to answer their phones and keep avoiding you. ... Worst experience ever. Showed up day of closing to complete punch walk review and then head to closing. Show up and nothing on punch list was completed. Construction PM left as he had prior obligations. Never mentioned that we did not have a CO and couldn’t close. After waiting for over hour and half for someone else to show up to walk home ( no one ever did ) we get a call that CO won’t happen for another 5 days. This was 30 minutes before closing at lawyers office. Also found out that they don’t detail clean houses prior to closing and it’s new owners responsibility to have detailed clean, they only perform a quick wipe down. We have lived in house for over 30 days now and punch list items are still lingering and not closed out. Construction PM sends guys to fix but never instructs them what it is so I have to spend time pointing everything out. Most interactions with the subs that have come to fix items goes like this. “ Hey, Kevin sent me over to fix punch items but didn’t tell me what it is I actually need to do”. As far as quality of home and workmanship, I have never seen anything worse. Walls have lumps in them from where patches were attempted and not properly fixed. Paint drips from excess paint on walls. Ceiling lights that are not flush to ceiling because the cans were not set flush to ceiling. Tile in showers that feels like a mountain range. The list goes on and on about how bad Lennar is at building homes. I fully have accepted the fact that I am going to have to pay a painter to come in and fix most Sheetrock and trim plus repaint most of house. The advice I give to everyone that ask how I like my new house is stay away from new construction and don’t ever buy from Lennar. You pay the price of a Cadillac and are given beat up used car in return. I cannot express enough my dissatisfaction with Lennar. They absolutely know how to ruin the experience of buying a new home ... More

Very disappointed in the overall process, quality and value as well as responsiveness to issues. Keep being told "this is the way it is these days" instead of having the respect and quality that a new house should. The only goal was to close on the house - no matter what shape it was in - and was promised all items would be fixed right away. Going on 2 months and the majority of the issues haven't even been scheduled to be fixed. Everyone is paying A+ prices these days and getting C+ quality and service. Thank you.

From the beginning to well after closing (1 1/2 months now,we received no occupancy permit,but forced to close!) It's been crazy busy with contractors in and out fixing all of the obvious problems that were not addressed, I would never recommend this to anyone, the horror stories are too many and such long stories, I hope this helps someone with their decision.

I have smoke alarms constantly going off. I need someone to address this asap! I have reached out to the contractor with no help!

Several outstanding warranty issues have not been resolved nor any attempt to fix them. Deena my construction manager and warranty contact will not respond and fix MANY ITEMS THAT WERE NOTED SINCE PRIOR TO MOVE IN DATE. Customer service at this community is the worst I have ever experienced. I have purchased multiple new construction homes since 1991 and Lennar is by far the worst experience I have had. Deena is terrible! I have broken tile; granite counter top; incomplete landscaping; weeds all around my home; a nasty rusty nail sticking out of the concrete in the garage; my AC unit is not working; terrible mismatched pain job throughout the house. These items were noted in final walk through approximately 5/18/22 and not one of them are fixed! I see Lennar rapidly completing new homes to sell and make a profit but has COMPLETELY NEGLECTED TO FIX THE ITEMS IN MY HOME. Absolutely ridiculous. I would like to work with a different construction/warranty manager as Deena is not doing her job and has demonstrated zero effort in resolving my warranty issues. From sales, to mortage, to title, the experience was among the worst ever. These guys are spread thin and delivering below average quality across the board!

From the start the person we connected with we had poor communications with she never returned or answered calls. This also goes for the loan agent Trisha Ayala was TERRIBLE. The loan processers were all TERRIBLE. Very poor communication and not trust worthy not honest. Would never recommend them or to anyone wanting to buy a house.

not my first rodeo, by far the worse experience in the history of purchasing. home was actually not completed when we moved in. CO provided, not sure why. Would NEVER recommend. just absolutely horrible. NOT going to include any of the names, first or last since noone has bothered resolving issues that i've experienced. ONLY person that has responded after finally having access to her is Suzanne Witty. She is the only assett here. everyone else, doing more to damage then good to LENNAR.

Throughout the purchase process I was told things by the Lennar realtor that were later found out to be straight lies. They told me that all the supply’s were secured and the only issue would be labor. My house was then delayed for 10 months with no real explanation. But I’m pretty sure it was delayed to get smaller houses done to meet Lennar’s quota for their stock value. The walk thru got delayed until the day of close even though I was repeatedly told how detailed their quality checks were flawless nothing was addressed before closing. The washer and dryer were not even fully hooked up. The solar panels that were supposed to be installed were not installed until about a month after I moved in and they are still not active. The HVAC system is the minimum size required by law and cannot handle more than 90 degrees, which isn’t much help in the Florida sun. There is no ownership on the Lennar side for these issues and when they are resolved, they are resolved with minimal effort causing other issues in the process. We went and looked at the exact home that we wanted, it looked wonderful. We were told that everything in that house is what we were getting. Wood-like tile, crown molding that you can actually see (we got molding that is about two inches thick, useless waste of money), etc. NOT what we got AT ALL. Our house was supposed to be done in November, then we were told December, & every month that it wasn’t ready, we were told it would be ready the next month, until finally, May rolls around & it was done. There are still holes and dents in the walls, the baseboards are either caked with paint/caulk or have dents in them. We gave a list of things that needed to be fixed to the guy during the walk through. They did a few things & that was it. There are things we told them about during closing & they have yet to contact us about those things. The counters, cabinets & floors were covered in paint from over spray, leaked paint, grout that wasn’t cleaned up properly, etc. It has been two months since we moved in and I’m still cleaning these things. We have a patch of grass missing from our yard because of some leak issue. Not sure if it’s our issue or the neighbors. I will never be buying a house through Lennar again.
