During the underwriting process you should take control and hold them accountable for timely communication. It will go smooth if you stay on top and understand what the next is.

No attention to detail. Workmanship is poor. Grass they laid down is terrible. Damages were done after I closed to my property from a Lennar sub and Lennar told me to handle it with the sub.

The process went very smooth with us being able to take care of most of the paperwork remotely since we previously lived 9n another state. The initial walk-thru went quite well with very few issues (all of which were addressed prior to our closing on the home). The Lennar people were all especially great and bent over backward to assist us in the process. We have been in the house for over 2 months now and are still very thrilled with our home. I purchased one of the models. It had several issues. The builder did a poor job correcting the issues and flat refused a few others that had it been a brand new house never would they let it happen.

Cindy our sales agent was great. We were told we could close after we got back from vacation, the sales manager than told us we couldn't and we needed to close before we left. After speaking with several people, they honored the original agreement. We did a walk through with the agent, there were alot of touchup and other items not working, to which I was told, would be corrected. When we got back from vacay and went to see the items, they were not only corrected, the person lied and said they were. I would like other buyers to know that Lennar uses cheap labor, and that a lot of the work done on these houses will have to be redone. Please call me I can give examples. The journeyman workers to cheap labor ratio is really low so what the buyers are getting is not journeyman quality work. On the other hand, Cadence spends their advertising dollars making this place to be so great. Don’t get me wrong, I really like the recreation center, & everything that goes alone with that, but the quality of this home is not there. I'm a little biased against Lennar, who has always been a very good home builder, because my HVAC within the home is inadequate. After the "missing insulation" was installed, the excessive heat was better but the unit(s) still do not meet demand. All ASHRAE standards and calculations clearly indicate that the tonnage is well below what is needed for this (size) home. Lennar staff blamed the County and others for their equipment selections/design. I've filed the initial claim and will continue to monitor and document. Very disappointed.

The property management company is an absolute joke. Rude, condescending, and the community managers are always unavailable. I have found charges on the dues that no one at First Service Residential can explain. I am in the process of filing a complaint with Housing and Urban Development along with the Better Business Bureau. The solar company is horrendous. I am currently in the process of filing a complaint against them as well. We have had issues with our A/C, water heater, issues with stucco, solar, and we are now 4, going on 5 months post escrow.
