Though we love our home, the warranty issues are not timely addressed. We have a builder hold up for our fence that we have been actively seeking a resolution to after 4 months. Would not recommend!

Not the most pleasant homebuying experience since this was my first home. Lennar needs to strongly improve their customer service, hire quality contractors to repair the home correctly the first time, and become more transparent with the homeowner about buying a house through Lennar.

This is my second home from this particular builder. My experience this time around was far most the worst experience. I would not recommend this builder.

We are very pleased with the layout of our home and the location, however, the home buying experience was terrible. The Lennar sales team did not take us seriously. The individual that worked with us during the sales process told us that there was only one “stick” left of homes in our price range… after a week of back and forth we found out that this wasn’t true, and there were two additional sticks that were unsold. They laughed at our questions and worries over making such a large investment in a home, knowing that we are first time home buyers, and said that this nearly $400k purchase would not be the biggest purchase of our lives so we should worry less about the quality of the build. Overall, we felt dismissed by the sales team due to the fact that we are young. We essentially sold the home to ourselves. There was a severe lack of communication and expectations delivery when it came time for us to do our final walk through. There were so many areas of the home that were rushed - from the painting to the carpeting. We found countless paint drips, areas of the carpet that were not stapled down, even the new fridge was dented. The building management team acted like they were doing “favors” for us to fix these items before closing even though we had every right to have these issues fixed prior to closing. When we had questions at this point in the process, it was very confusing whether we should talk to the sales team, building manager, or Lennar corporate. Once again, our concerns were dismissed at this stage and we were rushed to closing as if we were inconveniencing Lennar with concerns over the quality of our $400k purchase. In the six months since closing our water heater needed maintenance twice (the coils burned during the first week we moved in because the building manager left the water and turned off when it shouldn’t have been), a pipe in the master bedroom broke and leaked into our kitchen (the pipes were not properly molded together), and a toilet needed to be replaced. These were just the big items, there have been many additional smaller items that needed to be fixed (loose boards, medicine cabinet was put in backwards). All items were covered by warranty thank goodness, but this just shows how rushed these homes are built. The agent who sold the house to me miss-led me.

The build of the house is amazing. The construction manager and employees are awesome. The realtor we were in contact with from Lennar was so helpful. Our lender with Lennar was awful. Communication didn’t exist with her. Would no recommend using Lennar lender to anyone.

I have purchased Lennar Homes in the past (Cal-Atlantic/Ryland Homes) by far this was the worst home buying experience. If it wasn't for the lot size and location, I should have gone with one of the other builders in the neighborhood (Stanley Martin or Providence Homes). The sales experience was terrible both salespeople were not on the same page and took a long time to get a response back. As far as the builder and follow up person they were great and overworked because they had a lot of building going on, but when I was able to speak with them they were able to respond to my questions. My opinion is Lennar has gotten too big and forgotten to focus on customer service and details. ... More

We moved in to the house 3 months back and the drive way concrete had multiple wide cracks, when approached with the problem, the builder is not ready to fix because the external concrete is not covered in the warranty items. So we are not happy with the response.

I don't think Lennar is in sink with all of there offices. whey will call you for closing when the home is not ready. if you give then 10 week heads up that you will be on Military orders they don't care and still set you up to close that day even if the home is not done. I think the next time we start looking for a new home we will start by looking for a new builder.

Overall exterior and interior trim work was extremely poor massive amounts of caulk used to close poor craftsmanship / millwork. MI windows are falling a part - they will all need to be replaced within 12/15 years.

I don't know where to begin. Start to finish this has been the worst experience I have had in building/buying a home. We were left in the dark pretty much the entire process. All the people with this company do is put out fires. If you aren't relentless in calling and pressing for answers you will be forgotten. They are too busy to build any home, or give any customer experience of any quality. They will have to resend you documents to sign over and over because of simple mistakes like correct address or house number. This resending of documents lasted till we were sitting at the closing table as they made a mistake and attorney had to correct them. I didn't even know what my monthly payment was until I sat down to sign the closing docs. Then you have the builders who will make you all kinds of promises they have no way or intention of ever keeping. They will put you off and say just file a warranty claim after closing they will take care of it. NO they won't. They will be quick and courteous each and every time they deny your claim. In my case I had my new construction home inspected by a 3rd party before closing, he found 3 major 6 medium and 7 minor issues on a home Lennar had supposedly inspected and signed off as ready to go. Understand that it's not the people who work for Lennar that are the issue, it's the overall business itself and they are stuck trying to survive in it. ... More

I would not recommend Lennar as your lender the experience was awful. I almost walked away until I found my new lender who had the deal done in 2 weeks

Problems from day 2. Leaky ceiling in the kitchen, floors throughout are weak, problem with heating unit, and cannot use washing machine ( broke for 30 days now).

Sales office could not get the paperwork right and communicate on the closing of our house from the start to the finish. Was a horrible experience. Corporate office refused to address our concerns when they were contacted directly. You think that they would be a whole lot easier and attentive to detail especially when you are paying cash for your new home. Would make me think twice if I was buying a home again. I will definitely not be referring them to any perspective byer anytime soon! Shame on you!

There are not enough negative adjectives to accurately describe how horrendous our experience with Lennar Mortgage was. We would get sent a message, we’d respond with a question and no one would get back to us for days. Our initial application sat on the underwriters desk for 2 weeks when Lennar pushes closing within a month. We spent over 5 hours on the phone with their 3rd party credit company only to be told we need to send in documents for all the questions they spent the 5 hours going through. I don’t mind getting the documents but it was a complete waste of 5 hours when I could have gotten the documentation in the first place. We would also upload documents into the Lennar portal and they wouldn’t review them and then asked for them again and I would turn around and tell them the day and time it was uploaded. Even on closing day we were told our keys were at closing, get to closing and they say the keys aren’t there and they didn’t have the numbers to call to figure out who had the keys. My husband and I had to find numbers and call around to figure out where our keys actually were. The house itself is fine, typical builder home but the mortgage process was so horrible I’ll never consider buying from Lennar again. ... More

Really bad experience with Lennar, Lack information, can’t find people to help and it’s frustrating experience that I have with Lennar Team when I was in the closing, now I have my inspection and no body wants to help me, before the closing they told me everything be ok if some thing coming wrong with the inspection they will fixed and now they don’t want to hep me. Really bad experience And not happy and never recommended

The repair person doesn’t call back or text. I reached out many times . I think it’s very frustrating for a house only 2 months later .

While the build quality of the home is excellent, the customer service was disappointing. Communication was poor throughout the process, with a noticeable lack of updates or follow-up. Furthermore, HOA fees spiked by 20% without notice just one month after closing.

Overall the buying experience of my home was terrible. I had issue after issue and the neighborhood itself continued to be delayed. The communication from the company was terrible. I was never informed about delays until days before. There was never open communication. Everything seemed to be like they were hiding something. The day of my walk through no one showed up. I had to call to ask why no one was here only to be told I had the wrong date even though I had SEVERAL calendar invites and emails as proof. No one was ever considerate of my time. No one ever tried to work with my schedule. The representatives of the company were rude. I was lied to severall times. Never taken seriously. If I could have backed out I would have. Lennar financing department is terrible, lack of communication and each person blames the next saying it’s not their responsibility even though everyone is representing Lennar. I would say the builder was better side of the Lennar company until they refused to make repairs promised they would repair after final walk through, blaming weather for inability to make repairs prior to final walk through and now refuse to make repairs stating it’s not cover through their warranty. Lured into buying from Lennar by incentives, fast closing and quality of homes thus far the only promises kept was incentives for closing then selling off the loan to another bank as soon as the deal closed. It’s the old saying you get what you pay for and it is why Lennar sells cheaper homes than all other builders. ... More

My wife and I promptly supplied everything needed to the underwriting team and were exactly where we needed to be in order to be approved and were denied at the last second after they had already given us a closing date. Only to find out from the builder they should have offered us another lender which they never did and even the builder was upset for us after everything we all had been through at that point. Refund on our down payment took forever to receive back. Overall terrible experience. Two thumbs down. Do not recommend. If you’re looking to buy a new home don’t go with Lennar.

The electronic processing of financial documents was so cumbersome and hostile I cancelled the purchase contract Mar 1, a few days after signing it. Also, someone in the purchase process leaked my personal information to mortgage lenders and I immediately began receiving financial offers for a mortgage. Currently, 2.5 months after cancelling the contract I have not received a refund of the down payment nor a reply to my inquiry on the status of the refund. May 1 will be the 90 mark, the outside date Lennar stated the down payment would be refunded. Would you ever consider doing business with this company? ... More

The experience was fine until our mortgage fell through. It took almost three months to get our $3000 Earnest Money returned. That was entirely unacceptable.

Your model homes look wonderful but the built home is nothing but cheap materials. How about a light fixture or carpet pad the list goes on. How about more than one linen closet or having bigger closet. This home was a nightmare to baby sit during the building process. I feel this home is cheaply made and I would never suggest Lennar to anyone and wish I would not have bought from you. Also emailing back and forth is nuts. How about you have your employees talk on the phone and save 200 emailsl . They also tryed to scam me on the duel zone heating system I paid to install and the extra vents. The house are so close together. You ever heard of breathing room. The Association has a help desk in Mexico which is not shocking knowing Lennar but how useful is a person who can't help. Way to cut another corner Lennar. I think of Lennar as the cheapest unstable company I have ever had to work with on a project. Get a clue you have a horrible online reputation. Oh one more thing. Have the home cleaned before a person moves in and make sure the entire home is cleaned. I have dust all over my lower level and have scrubbed three times and there is still more.
