I had a bad experience with Lennar throughout the construction process and even after completing the house construction. Construction manager was terrible, he does not care about what you are saying, even he does not listen to you. Whatever you say he simply says that is what it is. I wanted to go for the prepurchase inspection and asked the construction manager several times that was everything ready, he said yes every time but, on the inspection, day we noticed water meter did not get installed and house was messy everywhere, toilets were messy I concerned about it several times, but construction manager did not even care. The grading and house quality is very poor. They rushed me to find the cosmetic and other issue in the house within an hour. They don't let you to put blue tape as well. This has been a nightmare. I moved my whole life across country only to have non stop repairs, I have to fight for on a daily basis. The quality and workmanship is non existence. Cheap and shotty work. I have spent more money of my own to correct all my issues. I would not recommend this builder. You have to stay on everyone as warranty does not respond. I had to go hirer up and threaten social media just to get some repairs handled. All I do is cry anymore. I made a HUGE mistake buying a Lennar home.

So many issues to fix. They forced me to close on the unit even though it wasn’t ready! Lennar kept my money since November!! The closing took place in February! I still have open tickets that haven’t been resolved. Not happy. Plus I was promised pools, restaurant, gym. Nothing had been built !! No Pool for us to use and it’s summer already. Terrible. Of course we are pushing full Maintenance:

I would never in my life recommend buying a home with Lennar to my worst enemy. From the sales rep, Orin, being so uniformative and having horrible communication. I actually lost out on the same house I purchased that couldve been $20,000 less but in the middle of signing and trying to pay earnest money Orin stopped responding and we lost the house. I've never even met the "man" in person. We were never told about the ONLY 20ft of grass and found out on our final walk through with no option to add more. Next headache I suffered was Natasha W in the loan or mortgage side. Absolutely repulsive behavior by yelling at my fiance on the phone with our realtor also on the phone. Natasha and Orin made this experience a 1/10 solely by themselves. But if we had to add more I would also tell you how reckless, careless, and lazy, the construction crew is. Our house was near completion and we found cigarettes all throughout our (pretty much finished) home. Beer bottles in the bath tub. Holes busted in the walls. Putty smeared on the livingroom windows. And yes we have photos of all of this and we did send them into the construction manager and it took a few times of us complaining and explaining that this is our home and we deserve to have a little respect shown. This was the absolute worst experience I could have ever imagined how a first time home buying would be. We have so many friends that love this neighborhood and were looking to buy in guadalupe heights and we turned them away to save them headache heartache and misery. The only "good" people I can say is our Realtor Allison, Jose who did our walk though and sweet Wes for being so kind and understanding even when he didn't know what to do. ... More

I would advise people look to other builders. Lennar is a joke, the salesman destroyed any hope I had and refused to meet us. When we closed I basically demanded he not show up to hand us our keys. The construction manager is nice as hell and very responsible but always running around having to put out fires from the crappy work these subcontractors do! If you see a Lennar sign… keep driving! Don’t stop and look and end up loving the area and home… because dealing with these clowns is not worth it.

I closed on my home in Feb 2023. Prior to closing, I found items in one of the closets. This is a new build, no one should have left anything in one of my closets! A few weeks later, I had a sewer backup in my half bath that saturated half of my livingroom. The issue was baby wipes that were flushed. When I took photos of the items in my closet, there was a pack of baby wipes with the items. This happened over a month ago and I'm STILL trying to get this situation taken care of. That's just one issue....it takes forever to get things done (punchlist) that were supposed to be completed prior to closing. I have a countertop in my kitchen that has a huge imperfection in the granite that they will not replace. My home was supposed to have glass not a shower rod in the master bath. One of the sinks in the master bath has a crack from the drain to the granite countertop. I can go on and on, about this nightmare. This is my first home and I'm full of regrets!! Haven't lived in the home for a full month yet and is already wanting to sale it! I paid a lot of money for this home and it was built with scraps by unskilled workers! Don't do it!!!! If you do end up so desperate that you purchase a Lennar Home, take photos of EVERYTHING! ... More

The whole experience with Lennar has been a nightmare. Dealing with the construction manager and his boss was a horrible experience. On the first walk through we used 2 rolls of blue tape for the discrepancies. Then things went downhill from there! The tile was messed up in both bathrooms shower areas, with a long list of other issues. Then 10 days later, I went back to do the walk through to close on the house and there had not been 1 thing done to correct the issues. There was drywall issues, paint issues, concrete issues, then paint issues on the outside of the house, roof issues, then lawn issues where they had to replace the entire lawn because no one watered the lawn. Then they were wanting me to close on the house with all the issues not being resolved. They had 3 people pressuring me to sign off on the house, which I would not do till all the issues were resolved. Which now after living there I have received a $1,700 water bill, with another $1,100 - $1,400 water bill the following month. All because Lennar hooked my Irrigation System to the main water meter and did not hook it up to the reclaimed water meter. So, the Irrigation system got billed for the water and then the sewage. I had the Zephyrhills water company come out, and he showed me that I have had a reclaim water meter but it was never hooked up to the irrigation system. Now, dealing with the Lennar warranty people are non-responsive to this urgent issue of a $1,700 water bill that even the water company said was Lennar’s responsibility. Lennar people make all these promises and then they never follow through with any commitments. This is the Lennar homes in Abbott Square neighborhood. So, at this point I would NEVER buy another house from Lennar Homes. Buy at your own risk, and inspect and double check everything before you close! ... More

The first wind storm the shingles are flying off the roof. The refrigerator that came with the house has a box cutter gash down the handle two big scratches on the left side on the right side. It doesn’t make ice and it sounds like it’s a car parked outside of my house all night. Lenar says they are not responsible and Frigidaire says they’re not responsible. The house came with ring security system. All of it installed upside down on every door. The window coverings put up very poorly. Someone can see in my bathroom window easily. The garage door has a dent and it does not lock.Sad

The workmanship is the worst I have ever seen. The follow up is almost nonexistent. Customer service is slower than slow. It takes for ever just to get a return call.

Items in the home were removed without my knowledge, and when I questioned it after purchasing, I was told that they were removed. No one follows up after money is transferred .

Buyer beware of what you are getting into with Lennar at Lorraine Lakes. Poor communication from Bobbi the sales agent, a terrible experience with Fernando the "construction manager" and deception from both individuals when it came to the closing issues on our new $700k+ home. It is our dream home in our dream neighborhood. But we never dreamed we would have such a poor experience buying a home this expensive. 6 weeks after closing, we are still awaiting resolution on issues that were identified at our walkthru and were supposed to have been fixed within 24 hours of closing. Our home is sloppily constructed. Evidence of poor workmanship is present in every room. The master shower floor is being scheduled for a complete removal and replacement after having been re-grouted 2x already post closing. Kitchen cabinets being ordered for replacement. Our cooktop is not permanently mounted and slides freely in its opening, scratching the quartz (and warranty refuses to address it). Our carpet in our closet was not completed for 3 weeks after closing. Broken tiles, whole sections not caulked. Just a nightmare of problems. Fernando built a poor version of a beautiful house, was arrogant and difficult to communicate with and chose to throw a hissy fit and stomp out of our only walkthru when we made our concerns known. The warranty team has been struggling to keep up with all our tickets. We have so many outstanding issues I have a hard time keeping them all straight. At least Heather in the warranty dept seems to care and answers the phone and emails about half the time. Once they have your money and you close, you lose all leverage. Beware. ... More

Poor quality workmanship throughout our entire house and poor communication and followup. We moved in almost 2 months ago and some issues still have not been fixed/worked on. Will never recommend a Lennar home to anyone.

This house is nothing but issues from the beginning. I would never ever ask anyone to buy a home with Lennar again. Just bad communication with everything and cheap product.

Craftsmanship was horrible. We were so depressed with the process. The finishing work is terrible, cabinets crooked, floors not done well, paint everywhere, windows mismatched and low quality, fixtures not installed right. Cheap, cheap, cheap. I do not know how you can increase prices and decrease quality. It’s very sad but everyone should be warned

Once they hook you into buying you are no longer important. Our concerns are placed on the back burner. Been waiting 6 wks. for weeds to be cut and grass to be planted. House looks like a jungle outside. Even had a snake show up. Sprinkler has been on and never shut off .6 wks. and still receiving guests to a rocky and weedy front yard.

Stucco not applied correctly. They were in a hurry and it is now peeling off the house. Front yard graded in the freeze. Is now lumpy and undermined with roof runoff and needs to be completely redone.

Don’t buy a Lennar Home if you expect to receive a nice yard to go with it!!!

2 days after moving in to the new construction home my downstairs bathroom had a sewage back up and overflow. I had 6 inches of sewage in my entire bottom floor of the house. Bayonet was sent out to scope the lines and clear the clog, they found construction rags blocking the path and the cause for the over flow. This over flow ruined almost all of my furniture and everything in the boxes that had not been unpacked yet sitting in my living room. I was told everything would be covered by Lennar, this was not true. 3 weeks of very loud dehumidifiers running 24/7, which increased my electric bill by almost $200, my living room was tented off where I could hardly get into my kitchen for 4 weeks, I also had to miss a lot of work just to be home while they replaced the drywall that had been damaged. I am a first time home buyer who has had a horrible experience with Lennar through this process. I have still not received an apology for the incompetence of the construction workers, only god knows how they got the construction rags in the pipes. After everything got repaired I proceed to ask about when I would be reimbursed for my personal belongings that were damaged considering I had been told the whole time that I would be reimbursed. I was then given a warranty handbook and told to read a section on page 9 that tells me they aren’t responsible for personal belongings damaged even though I have no control over this. I am getting married in august and still have about 10k that has to be paid off. I am now put further in debt because I have to buy all new furniture. This was supposed to be a fresh start and the beginning to an amazing next set of years, instead I am stuck in a rut thanks to Lennar. What a horrible experience this has been. Usually I don’t do reviews unless it’s really demanding. Here goes my 2 cents Sales Initially it all started off well. I had another rep assigned just before closing as the previous rep left Lennar. And this new rep is rude and arrogant. I’m glad I don’t have to work a lot with the new rep besides some electronic paper work. In fact I never met the new rep. I wonder how someone with this attitude survives in this role. Mortgage This was smooth. As a first time home buyer I had a lot of unknowns and thus confusion. Rio was patient and took time to explain everything in detail and even repeated twice at times. He is a true customer centric person. Closing Let's start with positives, closing manager Jenny is extraordinary. She’s very understanding and a true gold star. Sadly everything except the closing manager(Jenny) is awful. Identified many issues during the walk through. Also gave the list from private inspection and only few were addressed. Some major things were fixed only at 7pm on the closing date which is still an issue today. Unlike other builders there is no closing ceremony. Lately I learnt that actually there were ceremonies for others. May be a bias(?). Closing was moved with very short notice leading to an unnecessary day off from work. I’m kind of forced to close as planned by the business irrespective of issues and even threatened that If I won’t close on time then I have to pay a certain percentage each day of delay. I feel everything was just rushed to meet closing date/targets trading off construction quality and customer experience. Just to understand the seriousness of the quality concern I’ll give a couple of examples. An uneven/non straight wall. Pillars at the front are not built as per the plan and only partially corrected after I noticed & asked. (You may think I’m exaggerating/overreacting but I have email communication for everything I stated above if needed) Warranty This is another disaster. Fixing issues identified during the walk through created another new set. I was promised those will be addressed at the earliest after the close. Yet I’m still here raising tickets and waiting forever for the issues to be fixed. Overall it’s NOT such a great experience. If given a chance I would rethink my decision. ... More

Since we close the house we have lot of issues especially dishwasher not working at all Lennar suppose to solve this push to Ge the front and back they never finish brick work in side lot of places paint on floor final finishing is very bad we spend lot of money now we have to do it our self every time you call they said this is not us we dont cover lots small things never finish again workmanship is very bad
