The process of buying the home was okay. We waited for about 45mins in a room after signing for the keys, then they came in with music and congratulated us. Handed the keys over and we left. After that it hasn’t been great. We’ve had issue after issue in the home and each time it seems as though we’re just a problem when trying to get it fixed. No one seems to truly care about helping. We had a roof leak 4 days after we moved in due to the roof being INCOMPLETE. It happened on a Friday and they refused to send anyone out until Monday. But to back up, the “emergency” phone # given on the QR code we were given to scan for help, doesn’t work. The phone number sends you to an automated line and then says we need a “telephony code” to put in. Had to end up calling the normal customer service line. Anyway, We live in Florida. It rains almost daily during the summer so not sending someone out for 3 days for a roof leak after calling the “emergency” line is baffling to me…. I also have a baby in the house so I am terrified of that causing mold issues down the road. Took over 3 weeks to get it all complete. Our dishwasher went out after two uses. Called Lennar to ask for help. Was just brushed off and told to call GE. Our irrigation system was left on to run FOUR times a day, we were told in our new home orientation it would be changed and set up differently before we came back to move in after closing. That obviously didn’t happen and we had no idea until we received an $820 water bill. So that’s WONDERFUL. AC went out less than a month after moving it. It’s over 90 degrees outside. Called the “emergency” line again, of course still doesn’t work. Called the normal CS # was told it would be passed onto the emergency after hours teak since it was 86 degrees in our house … again with a baby. No one called that night. Called the next day. The first set of people who came out to look at it just said “wow it’s hot in here..” couldn’t find the issue. Said it was too hot to go in the attic and check the insulation and ducts and left. The next guy they send out was supposed to arrive between 1-4pm. Showed up at 9:45pm. Found the issue and had to order a part. Came back after a few days and fixed it. Took over a week for this to be fixed in the middle of summer in Florida. Finding a hard time understanding the point of this emergency line. We have a patch of sod completely missing from our yard. Was told at new home orientation it would be taken care of. We repeatedly ask what’s going on with it and get no response other than “I’ll talk to the construction manager” Our paint touch ups they came back and did… they used the wrong color on the exterior so we have patches of WHITE paint all over the front of our home. So it’s just been one thing after another. Filed a complaint with the BBB and Lennar responded stating they opened a case with management at the corporate office. Haven’t heard a thing since. It’s safe to say I wouldn’t recommend a Lennar new build to anyone at this point. It’s our first home and we were so excited to have this for our little family and it’s been pretty disappointing to say the least. ... More

The worst experience I’ve had unprofessional, not communicative, leaving there customers in the dark with. I information. Would not have purchased a property with lennar if it wasn’t my only and last option

DO NOT BUY WITH LENNAR. THE ENTIRE PROCESS WAS FRUSTRATING TO SAY THE LEAST! GO ELSEWHERE!

Overall poor experience. No attention to detail.

They do not care about quality only sales.

Lennar really dropped the ball on this community called Terra Bella in Henderson NV. I made the mistake of purchasing a second floor unit, in a 3 story building. Due to poor, cheap construction, every time the people above me walk across the floor, I hear it. This goes on day, and night. Obviously, there is no buffer between the floors. I have lived in a high rise before, and never have experienced anything like this. The GE appliances are so cheaply manufactured, noisy, and nothing any person in their right mind would purchase. Even the GE rep came out, and said, yes, this is how they are made nowadays. I made a huge mistake in purchasing in this nightmare of a development, but obviously there is nothing I can do. Lennar, you were one of the top builders in the country, but with the Terra Bella project, I pity anyone else who is considering buying in here. ... More

Make sure you are getting the whole truth about the fees that are charged here. There are 3 different accounts: 1 - $180.00 the second fee is $237.01 the third B is $112.00. We were told everything was covered under the $180.00. But it isn’t so buyer be aware of what you are told. Next time I will get everything in writing with signatures. Trust me no one wants to make this mistake right.

First walk-through brand new home: no running water, workers left feces in each toilet (no water to flush). Cracks & holes in cabinets. Large patch of dead sod front yard. Caulking poorly done. Foundation painted in batches. Hole near roof. Scratches on mirror & kitchen sink, etc.. Final walk-through water ran for 5 seconds & stopped. Few repairs done, orange tape still up, no door on linen closet, etc… Closing day, final final walk-through with construction manager who quickly went over my list of repairs with the superintend. House was cleaned a little better. 10k in no backing out!! Superintend asked me, “What do I want my house to look like?” My reply to him & sales manager; Like a “Brand-New” home. Like the quality Lennar advertise! I chose to purchase new because I didn’t want a “fixer-upper.” Everything at this point is up to the warranty crew to fix. It took a month before I could shower in my master shower because the workers left stucco in the shower head pipe. Bathroom light switch turns off outlet in bedroom. Appliances, when I called for repairs the rep asked, “did the builder give you secondhand appliances?” Not enough space to tell ALL. “Everything that looks good ain’t always good!” ... More

I would like them to look somewhere else to avoid all the issues my family and have gone through

Overall the process of buying went somewhat smoothly with the mtg company, but as far as getting documents and answers from other professionals involved, the answers were incorrect and the realtor misled us as to what the house included. It was later pointed out in the contract that Lennar can make changes at any time and they are not bound to the contact although you are. They forgot the keypad to our garage and later said it may be offered as a courtesy yet all the other houses being built before or after our with same floor plan had them installed. Landscaping is just whatever the Gardners had available and doesn't flow. ... More

The loan process is Terrible.

I am very disappointed in the quality of work. There were so many issues with the house prior to my closing it was a very sad day by no means not a happy day. And still dealing with issues that should have been done right before closing. I would not refer anyone to buying a Lennar home in this community. Everyone that I have had the pleasure meeting has said that they have had nothing but problems. This is not a good thing coming from others and the workers say we do what we get paid for what does that tell you. Do Not Close until ALL building issues are signed off on. Dina is unresponsive and unqualified as a construction manager. Trades are not managed or construction work verified via a project plan Cosmetic defects are considered not important and are totally ignored. The amount of work order tickets that are required to be opened as a result of sales and Dina's non-responsiveness and follow-up is a full time job that falls on the shoulders of the buyer/home owner. HOA requires that Spectrum is utilized for TV/Internet, however Construction manager does not confirm or verify that the lines/cables are installed and working. It is necessary to use the internet for the home security system as well as submitting work orders; however, with no cables/lines this becomes a frustrating nightmare of "not my job" from Lennar. Appliances are not protected from dents and scratches and Lennar does not correct damaged appliances. Carpet and flooring are not protected while trades stucco, paint and others all walk through with dirty footwear, some wearing workbooks and others in slides and slippers. Drywall and Painters are part of an inexperienced 3rd and 4th party trade that Lennar contracts with and does not manage. Bayonet Plumbing does not have anyone pressure test the plumbing lines or verify their work. Associates are right out of trade school with zero experience and interior water damage becomes an issue and Lennar does not take responsibility for. Also, be aware, Lennar has the "right" per the selling contract to change ANYTHING without notice to the buyer by the sales team. This is inclusive of color of paint, tiles, cabinets, counters and even the structure of doors, closets and kitchen/shower/bathroom fixtures. Beware as Lennar is not the #1 home builder in Tampa Bay for a reason. If you should decide to go with Lennar for you next home, do not allow them to rush you through walk throughs and closings. ... Words couldn’t explain how horrible the whole experience was. I’m a Vietnam era veteran and have never been treated this way in my life. When you do the kind of things these people do and you know it shame on me for not pulling out of the deal

Everything from start to finish has been terrible. Awful communication. I moved in to a bird in the house, had a trim nail go through my heel because they rush to clean, and found 3 more laying in the hall. I have had black mold in 2 spots, my AC was NOT hooked up properly and didnt work. Still having issues with the upstairs. And the most recent, water coming through the ceiling from another leak! Oh and I have missed 3 days of work for them not to show up to fix the issues and they DO NOT care. I bought this home as a newly single mom, hoping it would be a fresh and easy start... and they have left me in tears and still with issues and more days to take off work! Dont waste your time! ... House was not done at closing but was forced to close with no recourse. Once closed, was told to call the warranty depth. House was barely clean at closing. I still get emails requesting a signature on a document that I previously had signed 2 times. I've previously purchesed 2 new construction homes and thus was by far the worst. Not happy at all.

Sales, and builders were not responsive to huge issues. Over 1 month in the home and still waiting for drastic needs.

Production home with little to no attention to detail, By far the worst quality build in my 40 years and 8 new homes. Lennar is more interested in closing new homes than customer satisfaction. Beware of the closing process,

the quality of work was very bad what you see on the model home was not what you get without saying one word about it, i do not recommend this builder to anyone

I had terrible experience, one of the sales representative was very rude and never speak politely with customers. Multiple home owners mentioned this, not sure if Lennar really want their team to rude with their customers. I am well aware of home buying process and a home owner and helped some of my friends as well with the process. There were multiple issues identified in the walkthrough and they have not written down any of those and forced me to close the house without resolving any of the issues. I reached out to sales/construction manager multiple times to resolve the issues, no response at all. I even opened a support ticket with customer care, its been almost 2 weeks mo action was done and I really dont have hope as well. Will wait for few more weeks and share my experience with all my family/friends/ community people in the area as I don’t want others to suffer this. ... More

I thought people were unfriendly and at times dishonest. They submitted a form with a forged signature to the title company. The buying process was very rigid and not flexible. You are better off buying from a private property then dealing with lennar

Of course you don’t want last names.. everyone would give the same negative review for the same pitiful construction manager Aaron. There’s not point going on about my experience with Lennar, no one above cares to fix their problems. I just hope EVERYONE I share my experience with turns away from Lennar and saves themselves the headaches! Listen to your friends when they tell you stay away from a Lennar home!!!

Not sure how this company can clear any letter of occupancy. The house is still incomplete. They FORCE you to close before the home is complete so they can hit their end of the quarter quota.

I’ve bought three homes so far in my life and this was absolutely the worst experience. We were out of town buyers not able to walk the home in person. Lennar’s website advertised all of these features like being able to heat and cool your home from your phone, the house would come with “Everything Included” which meant a refrigerator, washer, dryer, and a security system. When my father did the final walkthrough of the house he informed us that none of this was included. When I sent the advertisement to Lennar, everyone up and down their chain of command knew that they messed up, but didn’t want to fork over the $10k or so it would’ve cost to make it right. They kept stating that I was getting what was in my contract. The contract didn’t clarify whether any of that was included or not. Their advertising was clear as day saying it was included for this community specifically. After battling back and forth with nearly everyone in their company, they ended up changing their website so none of those features were shown as included. Somehow they think I was wrong, even though they had to change their website? It’s insane. As a veteran, they treated me like trash. This situation cost me so much money and I was extremely disheartened. I would’ve gone to another home builder in the area with the exact same features, but at a lower price, if I would’ve known what I know now. Lennar has been taking advantage of their false advertising since this community opened. Now that we’ve moved in, they let debris from their construction flow through the streets without a care. They have dead grass on all of their homes for sale making our community look like trash. Then they wonder why they can’t sell them. There’s simply a lack of integrity throughout the company and the almighty dollar is what matters the most to them. Values mean nothing to these people.
