The home buying process was fast and easy.

I could have bought multiple units for cash ~ but was encouraging my 22yr old son to finance in order to build credit. * Lennar mortgage asked for the same docs multiple times in different formats. * Required FULL HOA CCNR’s on all homes. * Required FULL insurance policies on all homes. * Required proof of Sales on homes sold years & years ago. *Numerous bizarre requests that didn’t apply to the current buy.

Hello very nice community each access to the freeway and grocery store. Beautiful and fantastic home had the best air conditioning ever the appliances are very nice good quality appliances it's just nice to be home !!!

Not the place to do investment property, they are very ill prepared for this type of business. It should never take as long as it took us and closing took an entire day.

This is my second property from Lennar build after I purchased one from Lennar Northlake. Price I paid for this house is 60000 higher. The quality of everything I see at Arbor Ranch is of low quality. Following items are missing as per my expectation...Ring doorbells, Schalge Wifi keypad lock, LIftmaster garage door, GE applicances, Carrier/Lennox HVAC, Leviton electrical switches for entire house. These low quality items are given in the Arbor Ranch property...No doorbell, No keypad lock, Low quality Genie garage opener with no insulation to the door, VillaTherm HVAC, Frigidaire appliances, Non Branded electrical switches, No idea what kind of low quality electrical wires installed inside. ... I have water on floor at my back door. The roof is not venting the heat! It needs a fix. Insulation is over the eaves covering the vents! The lower vent on the roof is 3feet lower than the top most vent making it useless! It needs to get a fix! Higher than normal cooling bills is going to drown me in debt!!!

The house itself is beautiful but be ready for there to be paint and mess everywhere! They say they’ll clean it but dont! The team is a mix, some were amazing, others literally didn’t care. I can only say the best things about Nico who showed us the homes. They put an oven with a KNOWN recall in the house! Still waiting for them to get that fixed. Our neighbors have had the same issues one even getting carbon monoxide poisoning! The dishwasher doesn’t even open all the way. I wish they’d just replace them but right now we are in the loop of them ordering parts..

I am incredibly disappointed with the lack of communication and accountability from Lennar regarding my new home purchase. Prior to closing, I explicitly informed the home buying concierge four times in writing, and several more times over the phone, that I would not be moving into the home for a set couple of weeks. Despite this clear timeline, they went ahead and installed the yard sod anyway. Because the house was vacant during that window, the sod obviously suffered. I tried to submit a warranty claim to have this corrected, as the timing was entirely due to Lennar's negligence, but the claim was instantly denied. To make matters worse, the construction crew left a massive pile of building materials inside my garage, specifically two huge walls of house siding. When I brought this up, I was basically told that it’s my problem now. I don’t own a truck, and I have no way to haul away massive pieces of construction debris that their contractors failed to clean up. Lennar is quick to take your money, but the moment you need them to fix a mistake caused by their own poor communication, they completely wipe their hands of it. Happy with my interest rate! Mortgage process was horrendous and not a single person from Lennar showed up at the closing. No one has been able to provide assistance regarding work that will affect the warranty. Haven’t lived here long enough to evaluate the quality, time will tell. But appliances had to be replaced bc the quality of what they installed wasn’t great- cheap. My construction manager, Jen was the only reliable trustworthy person with whom I dealt. Not pleased the place doesn’t have actual paint on the walls.

The placement of the internet cabinet is highly inadequate. Lennar Architects should collaborate with their IT department to ensure proper positioning of the modem. The cabinet is located at the far end of the home, resulting in poor signal reception at the other end. Furthermore, CAT 6 cable was installed throughout the house, but it was not extended to the furthest room where it was most needed. Additionally, this is a 55+ community, but the architects did not consider this demographic when designing the home. For instance, the air filter is installed on the ceiling and requires a ladder for replacement, posing a safety hazard for elderly residents. There is a lack of visible design changes for this 55+ community. ... More

The home buying experience was easy and smooth. Our sales rep, Teresa, was very helpful, knowledgeable and kept us informed as we moved through the process. I love my new community and new home.

I love my new 2-story townhome by Lennar. They made the home buying process easy. I highly recommend Lennar to anyone.

Quality over Curb Appeal.

After closing, very poor response, Utilities and new connections not explained very well, sales lady was great but rest everything was just a business.

I strongly recommend that anyone buying a Lennar home gets an independent inspection before closing. The homes are built at high speed, and it shows in the quality. In my experience, I had drainage issues, uneven flooring, and poorly installed grass. The worst part is that Lennar refused to fix several of these problems. A trusted inspection company can save you a lot of headaches.

Great home and very nice neighborhood!

It's terrible to know that Lennar charges other items including excesive fees that buyer was never notified or aware of. I am upset that I used them to purchase my new home. I do not recommend them.

I have been in my home since April 18th, 2026. I was given a great price on the home, and I love my new home, but I had a few issues such as my AC going out this wee, water coming through my kitchen air vents, due to the bathtub bot being installed incorrectly. Also, outlets in the living area did not work. My suggestion is to hire better contractors, and better quality control throughout the building process because, or poses a huge, and unnecessary inconvenience to the buyer, and gives Lennar a bad look. A home purchase is too big of an investment to make thes mistakes I have seen with Lennar. ... More

This was my first home buying experience. I was so excited! However the underwriting process was not great because our loan officer Andrew was less than responsive. We have no lived there for over a month and issues from the inspection are still not fixed. We have two giant nails sticking out of the foundation. we have cracks in the cemenet everywhere. It is just a mess. I would not wish this process on anyone.

We had a great RE Agent who helped us find the right style of Lennar home to fit our needs. We were from out of state and it helped with keeping up with updates and pictures to watch the progress. We're happy with our home. But we do need some follow through from Lennar to address and complete maintenance issues.

I’m sure this won’t get published, but here goes….. The sales people are eager to sell you a house! Once you buy though, the Lennar Mortgage experience is a nightmare & very time consuming. Worst I’ve ever had. This builder installs the very cheapest materials and appliances. You get what you get. No one ever contacted me about upgrades. Those online photos look great though! You don’t even get a doorbell! The workmanship is poor & they will fight you on warranty issues they don’t want to resolve that will cost them money. They sold me a home with a completely dead lawn & say I didn’t notify them of the issue prior to closing. My RE agt took photos & discussed the issue with the construction mgr & the sales lady prior to my closing & this builder won’t even review the evidence. They simply declined to address…..twice. I requested a phone call to discuss and they won’t respond. I could go on, but the bottom line is…..I wish I had not purchased a home here. ... More
