I could have bought multiple units for cash ~ but was encouraging my 22yr old son to finance in order to build credit. * Lennar mortgage asked for the same docs multiple times in different formats. * Required FULL HOA CCNR’s on all homes. * Required FULL insurance policies on all homes. * Required proof of Sales on homes sold years & years ago. *Numerous bizarre requests that didn’t apply to the current buy.

This is my second property from Lennar build after I purchased one from Lennar Northlake. Price I paid for this house is 60000 higher. The quality of everything I see at Arbor Ranch is of low quality. Following items are missing as per my expectation...Ring doorbells, Schalge Wifi keypad lock, LIftmaster garage door, GE applicances, Carrier/Lennox HVAC, Leviton electrical switches for entire house. These low quality items are given in the Arbor Ranch property...No doorbell, No keypad lock, Low quality Genie garage opener with no insulation to the door, VillaTherm HVAC, Frigidaire appliances, ...

My attic is not ventilated there in insulation over the holes in the eaves, the roof is poorly constructed no ventilation it needs to be constructed properly, there are vents that are not working!! Need to have someone come out to separate insulation from

I have water on floor at my back door. The roof is not venting the heat! It needs a fix. Insulation is over the eaves covering the vents! The lower vent on the roof is 3feet lower than the top most vent making it useless! It needs to get a fix! Higher than normal cooling bills is going to drown me in debt!!!

The house itself is beautiful but be ready for there to be paint and mess everywhere! They say they’ll clean it but dont! The team is a mix, some were amazing, others literally didn’t care. I can only say the best things about Nico who showed us the homes. They put an oven with a KNOWN recall in the house! Still waiting for them to get that fixed. Our neighbors have had the same issues one even getting carbon monoxide poisoning! The dishwasher doesn’t even open all the way. I wish they’d just replace them but right now we are in the loop of them ordering parts..

Terrible Communication by Lennar's "Home Buying Concierge"

I am incredibly disappointed with the lack of communication and accountability from Lennar regarding my new home purchase. Prior to closing, I explicitly informed the home buying concierge four times in writing, and several more times over the phone, that I would not be moving into the home for a set couple of weeks. Despite this clear timeline, they went ahead and installed the yard sod anyway. Because the house was vacant during that window, the sod obviously suffered. I tried to submit a warranty claim to have this corrected, as the timing was entirely due to Lennar's negligence, but ...

Happy with my interest rate! Mortgage process was horrendous and not a single person from Lennar showed up at the closing. No one has been able to provide assistance regarding work that will affect the warranty. Haven’t lived here long enough to evaluate the quality, time will tell. But appliances had to be replaced bc the quality of what they installed wasn’t great- cheap. My construction manager, Jen was the only reliable trustworthy person with whom I dealt. Not pleased the place doesn’t have actual paint on the walls.

The placement of the internet cabinet is highly inadequate. Lennar Architects should collaborate with their IT department to ensure proper positioning of the modem. The cabinet is located at the far end of the home, resulting in poor signal reception at the other end. Furthermore, CAT 6 cable was installed throughout the house, but it was not extended to the furthest room where it was most needed. Additionally, this is a 55+ community, but the architects did not consider this demographic when designing the home. For instance, the air filter is installed on the ceiling and requires a ladder ...

Beware: Fast Construction = Many Problems

I strongly recommend that anyone buying a Lennar home gets an independent inspection before closing. The homes are built at high speed, and it shows in the quality. In my experience, I had drainage issues, uneven flooring, and poorly installed grass. The worst part is that Lennar refused to fix several of these problems. A trusted inspection company can save you a lot of headaches.

I have been in my home since April 18th, 2026. I was given a great price on the home, and I love my new home, but I had a few issues such as my AC going out this wee, water coming through my kitchen air vents, due to the bathtub bot being installed incorrectly. Also, outlets in the living area did not work. My suggestion is to hire better contractors, and better quality control throughout the building process because, or poses a huge, and unnecessary inconvenience to the buyer, and gives Lennar a bad look. This was my first home buying experience. I was so excited! However the underwriting process was not great because our loan officer Andrew was less than responsive. We have no lived there for over a month and issues from the inspection are still not fixed. We have two giant nails sticking out of the foundation. we have cracks in the cemenet everywhere. It is just a mess. I would not wish this process on anyone.

Worst I’ve ever had. This builder installs the very cheapest materials and appliances. You get what you get. No one ever contacted me about upgrades. Those online photos look great though!
