First I would like homebuyers to know that if they intend to use a realtor, whether they have one or not, make that clear when you walk in the office door. And Shannon was very short and unresponsive until AFTER the purchase. Second, I would not recommend Field for your mortgage loan processing. Very slow to respond and had to be constantly reminded about changes. Didn’t have final estimate until 5pm the day before closing which caused a delay with my bank. Overall we love our new home. The only hiccup that we’ve run into is that we have a sprinkler system but yet no one has really taught us how to use it. Like buying any home, dealing with the paperwork was a bit of nuisance. Be prepared to search through everything in order to provide underwriting what they need. I love the floor plan. Lot is a little less desirable. Some material defects, they are addressing so far. A lot of concrete defects in the short-time in this neighborhood. A review in 6 months would be better served. Being in home 2 months is really not a lot of time to see what issues pop up and how they respond.

Please be aware when dealing with Lennar. You have to constantly reach out regarding the home & updates as to when closing is. On the day of closing, it was a horrible experience due to lennar mortgage waiting till the last min on getting paperwork together and etc. Amanda with lennar mortgage made our home buying experience a disaster and I would not recommend. Please have y’all ducks in a row before getting to the closing table. Tate, & Brad were great with the actual home building updates.

We HIGHLY recommend that you do NOT try and go with the insurance agency that Lennar recommend. Lennar Insurance Agency. They were rude, would not return texts or phone calls and would not insure us unless we paid for a full home inspection even though if was a brand new build and we found this out on the day that we closed. So We were without insurance for a few days because we had to find a local insurance agent (we are not from the area so we had NO idea where to get I insurance) We did enjoy working with our rep that sold us the house.

There are several things that I feel like could have made our experience in building with Lennar so much better and wouldn’t in my opinion have been all that hard to accommodate. For instance we weren’t allowed to change anything about the options in the house and they hadn’t even broke ground yet. We asked to be given color options for the exterior color and was denied even a set option of colors, we were denied being able to add a few outlets in the pantry, we were denied option of what type of paint(instead of using the garbage flat paint). At the point of our contract on the home, there were very minor changes we wanted made to plumbing (adding a laundry sink in the garage) and electrical (like adding a few additional outlets here and there); drywall and insulation weren't up yet, and it would be a perfect time to make those changes happen. We love our new floor plan, it works great for our family. Having lived in the house for a couple of months now, however, there are several quality issues that we have noticed. Our doorbell had a blown transformer right off the bat, lightbulbs burned out within days of moving in, whoever is in charge of the caulking, grouting and paint was either a novice or moved through too fast and created quite the mess. The "construction clean" was not clean at all. There was still dust all over the house on top of light switches, counters, baseboards, floors... I'm not entirely sure that our countertops ...

Sales did not inform us that the house was in flood zone. We heard it from the mortgage company. We never met our construction guy. The only time we heard from him was when he changed the time on our initial walk thru but had somebody else do it. Closing was stressful as well when the CO was not available and someone had to go get it. Overall happy with the house and neighborhood.

I am sorry but this house was put together way too quick where the quality of the work was less than professional. To have my Construction Supervisor ignore my realtor and myself with question speaks volumes after the closing. I have had great luck with the warranty representative helping me remedy the issues I have encountered in the house along with workers who are part of the repairs. I have been here over a month and still getting my list of issues taken care of.

Our home is beautiful and I'm grateful to be here. Having said that, there is some inflexibility with the company in general. Despite an 11-month timeframe between contract signing and closing, we weren't allowed to add a bathtub when we asked just a few weeks after signing. We had a leak due to anchors for closet shelves being screwed into the stack (drain line from upstairs) that required floor and sheetrock removal. The builder was great they did great work and were very helpful. But the Lennar lender was terrible they always give us the runaround they never answer the phone and when we ask questions they gave me bad answers or wrong ones. We went through three different agents and at the end of everything two weeks before we were to close on our house they said there could be a chance we can’t go to closing and get the house and they didn’t know why they said sometimes ( it just happens).

We really do love our house and our home buying experience was good. We enjoyed working with Paul. Unfortunately, we just found out that they are building traditional homes with vinyl siding directly next to us. It doesn't appear to be cohesive with the rest of the neighborhood and we feel it will impact our home value negatively. We purchased in this neighborhood based on the current style of homes (Charleston style with hardie plank). We did not want to live in a traditional neighborhood. We would not have purchased this home if we had known. Incredibly disappointed.

What could be an all encompassing & complete buying experience is rushed to the point that details are overlooked both administratively and from a construction perspective. The volume is tremendous and the various departments,) sales ,mortgage, & insurance) do not communicate or act as one. A life in sales & marketing allows me to observe what could be the most effective Custer Service tools of any industry, rendered useless, ineffective, and down right weaponized, against the buyer. The initial experience was good. The sales rep was very nice and seemed to be knowledgable. I went through Lennar mortgage. My loan officer was terrible. I had problems communicating with him. He was not responsive and I actually lost out on a lower mortgage rate because it took him three days to respond to me regarding the mortgage rates. The project manager was okay. It wasnt until I was in and had to put in a warrenty claim that I realized I was never given the sticker that gives the information needed for claims. Get a home inspection !!! There were some issues for sure. House was delivered with blue tape on walls, unfinished work… These houses are slammed together as fast as possible. Very rough around the edges and lots of corners cut. The sales team made statements that were not true and very quickly the “plans changed”.
