They rushed at the last min and many thing like the mail has been a inconvenience.

We love our new floor plan, it works great for our family. Having lived in the house for a couple of months now, however, there are several quality issues that we have noticed. Our doorbell had a blown transformer right off the bat, lightbulbs burned out within days of moving in, whoever is in charge of the caulking, grouting and paint was either a novice or moved through too fast and created quite the mess. The "construction clean" was not clean at all. There was still dust all over the house on top of light switches, counters, baseboards, floors... I'm not entirely sure that our countertops in the bathrooms were ever sealed. We've got nail hole pops coming out everywhere. One of our electrical receptacles is throwing sparks when a phone charger was plugged into it (not the charger's fault, it's okay in every other receptacle). The sinks and shower look like they were pretty scratched up during the construction process and then glossed over rather than being replaced. All this is still after we had a home inspector come through twice to handle the major items that were wrong with the home. Love the floor plan, the execution left a lot to be desired. ... More

Sales did not inform us that the house was in flood zone. We heard it from the mortgage company. We never met our construction guy. The only time we heard from him was when he changed the time on our initial walk thru but had somebody else do it. Closing was stressful as well when the CO was not available and someone had to go get it. Overall happy with the house and neighborhood.

I am sorry but this house was put together way too quick where the quality of the work was less than professional. To have my Construction Supervisor ignore my realtor and myself with question speaks volumes after the closing. I have had great luck with the warranty representative helping me remedy the issues I have encountered in the house along with workers who are part of the repairs. I have been here over a month and still getting my list of issues taken care of.

Ask a lot of questions before signing a contract.

Our experience hasn’t been exceptional; however it has been a learning experience.

Our home is beautiful and I'm grateful to be here. Having said that, there is some inflexibility with the company in general. Despite an 11-month timeframe between contract signing and closing, we weren't allowed to add a bathtub when we asked just a few weeks after signing. We had a leak due to anchors for closet shelves being screwed into the stack (drain line from upstairs) that required floor and sheetrock removal. HVAC wasn't quite right and has required a few visits. Tile is in place, but the grout is weird and nothing is exactly level. I suspect our other issues are common with any large, mass-scale builder...a fix requires one crew for removal, a second crew for a fix, a third crew for replacement, a fourth crew for painting.... I suspect slightly less detail-oriented folks would have fewer complaints, but I'm grateful every month for the 1-year warranty and the ability to submit punchlist items. ... More

The builder was great they did great work and were very helpful. But the Lennar lender was terrible they always give us the runaround they never answer the phone and when we ask questions they gave me bad answers or wrong ones. We went through three different agents and at the end of everything two weeks before we were to close on our house they said there could be a chance we can’t go to closing and get the house and they didn’t know why they said sometimes ( it just happens).

Lending section is lacking in many respects

We really do love our house and our home buying experience was good. We enjoyed working with Paul. Unfortunately, we just found out that they are building traditional homes with vinyl siding directly next to us. It doesn't appear to be cohesive with the rest of the neighborhood and we feel it will impact our home value negatively. We purchased in this neighborhood based on the current style of homes (Charleston style with hardie plank). We did not want to live in a traditional neighborhood. We would not have purchased this home if we had known. Incredibly disappointed.

Everyone I came across in the Lennar world was nice except for the insurance people from Lennar Insurance. They were rude and incompetent. I've been in the house for one and a half months and I am already coming across building issues. I've heard some horror stories from other residents. I wish I had spoken to others who had purchased before me

What could be an all encompassing & complete buying experience is rushed to the point that details are overlooked both administratively and from a construction perspective. The volume is tremendous and the various departments,) sales ,mortgage, & insurance) do not communicate or act as one. A life in sales & marketing allows me to observe what could be the most effective Custer Service tools of any industry, rendered useless, ineffective, and down right weaponized, against the buyer. Numbers are very important for a publicly traded company trying to occupy this segment of the housing market. But Lennar needs to decide what is more important, the numbers or the buying experience (Customer Service) because right now The Bean Counters are winning & it is obvious. I believe the walkthroughs are more for show than making all corrections. The major items were handled but the "minor" items that are more cosmetic are really not addressed.

We are paying a monthly fee. I would like to have a gym, pool, clubhouse, in my lifetime!

The initial experience was good. The sales rep was very nice and seemed to be knowledgable. I went through Lennar mortgage. My loan officer was terrible. I had problems communicating with him. He was not responsive and I actually lost out on a lower mortgage rate because it took him three days to respond to me regarding the mortgage rates. The project manager was okay. It wasnt until I was in and had to put in a warrenty claim that I realized I was never given the sticker that gives the information needed for claims. I emailed the project manager and he said that he had been low on stickers so I didnt get one. He said he would drop one off but never did. Thank goodness for neighbors. The claim had to do with my HVAC. When the HVAC company came in they informed me there was splits in the duct work. Something was never sealed and the had to put more duct tape around existing duct work. I dont know how it passed inspection. As far as quality in workmanship. At first glance it looks okay but when you actually get in and clean you can see its not great. The fact I was told had to seal tile in the shower myself is a bit ridiculous. I feel that the house should be move in ready. I probably would not buy from Lennar again or even recommend a Lennar home. ... More

Get a home inspection !!! There were some issues for sure. House was delivered with blue tape on walls, unfinished work… These houses are slammed together as fast as possible. Very rough around the edges and lots of corners cut. The sales team made statements that were not true and very quickly the “plans changed”. The appeal is the price for a new home vs what the market is for an older home. It’s a tough economy so buying a new home is very appealing. New != quality, so take that with a grain of salt. The construction managers all tell conflicting information to different homeowners. ... More

No thanks, nothing stands out to mention

Our New Home Consultant disappeared. After they got our EMD, the only time we heard from Karl was when we reached out to him. Nothing, not even a congrats on your new home when we closed. Our construction manager was nice but she was completely overworked and you could see it. She was juggling a lot of homes and it did not seem like she received a lot of help. Our home walk through/new home orientation left a lot to be desired. It should literally be about everything in the house.... not just the cool goose neck faucet in the kitchen or the vents. The majority of our issues identified at the walk through were taken care of before closing with the rest being sent to the warranty side... hopefully they all get resolved. Although I am rating a 3 star across the board, I am happy with about 75% of the house and good with about 20%. Lennar needs to stop using wood laminate floors. That is awful. And look where you are putting things... like a hand towel holder in the restroom, or where the thermostat is going to go when attaching it to that beam... look at the wall as if it has sheet rock on it and put the thermostat in the middle of the wall. ... Overall, it has been a disappointing experience working with Lennar. We brought up multiple concerns during the construction process that were not addressed in a timely basis. As a result, closing was pushed back because they couldn’t get a CO issued. They fired their superintendent and we a new the week before the closing. To date, (almost two months post close) there are still a number of unaddressed issues on their “promise to fix” list.

Great house and the team seem committed to achieve the final items on the exception list. Good surprise offered by the smart home package. However, the finishes are not great, not in line with the value of the house... the customer journey is somewhat engineered, but not well delivered by the different parties. 45 days after the move, the exception list is still open.

We did not have any say-so to pick options or make any changes to the options that Lennar chose. Construction was rushed and it showed in the quality of workmanship. We paid a premium price for an average house. Would not recommend if you want design options or something better than builder grade materials.

Houses are being put up really quickly and the attention to detail is suffering because of it. We are still waiting for repair of the landscaping that was damaged by contractors driving on our lawn, poor drainage at the end of the street which causes flooding and mud building up where adults and kids have fallen. Too many transitions within the warranty department and no notice of who the contact person is. Wood is chipped throughout the house, poor paint/caulking jobs, doors misaligned, residue from stickers left on the showers and tubs which are difficult to remove and uneven floor boards put down upstairs with the poor quality carpet just laying on top. Sales and our construction manager were the best I’ve ever had throughout my years. Moving from Virginia I had to adjust to the ways of the area. Some materials were at the lower end and some workers didn’t take pride with their job. Still waiting for a warranty item to be fixed for a second time.

Make sure you are complete informed on every detail of your home and make sure it is in writing in your contract!

The baseboards are all cardboard. They never finished our yard. The roads are always clogged with construction workers all over the place. They wake you up banging at 6 am. The closets all needed to be braces downstairs. The construction vehicles have created cracks in our driveway. We have found more paint issues. Our first person dealing with Pam was awesome and extremely helpful but from there very lackluster.
