Overall we're happy with our Lennar home at roughly 2 months of living in it. Quality of the finish work leaves a lot to be desired though. Lots of little things that are somewhat hard to catch during inspections that need repaired or replaced. If you can avoid closing until every little thing is fixed do it, much easier to get it fixed before you close.

Bad bad bad. Issues with cement and grading of property. I can’t even walk between my house and neighbors. I lost a sneaker in the mud and lawn mower gets stuck. This was brought up at the last walkthrough and said it would be addressed. Never was and now it might cost me thousands to make right. I have 8 kids that are all adults and home buying. I have told them all to look elsewhere

This is my second Lennar home and this experience is nothing like my first experience. There was and has been poor communication between us and Lennar for the entire process. This includes warranty people and construction managers. I have been living in my house for over a month and the landscape is still not completed. There is always an excuse for why it’s not completed. We send emails that go unanswered and seems like everyone is always pointing the finger at someone else. This is our second Lennar home that we purchased within the last 4 years. And I have to say the workmanship on the 2nd Lennar home is not as great as the 1st one, We had 3 different project managers during the whole process. The last one that closed with us was not at all knowledgeable on what came with the house at least not the basics. I have submitted 3 different warranty items and 1 has already been resolved and waiting on the next 2.

After I moved In I started to see things I did not see in my walk through, like paint issues cracks, the flat paint is terrible and the color is not great. I now have a window that water comes In through and ruined my window sill and wall they can’t come fix it for 2 weeks.

We were happy with the initial buying process and incentives. We like the standard upgrades. We do not care for the pre walk process. We had to do the final walk 2 hours before closing. We were unable to change the time which left us feeling rushed. There were excessive cosmetic issues which means we have to wait until month 11 to have those fixed since there was no time. The flooring company left us extra flooring and it was here during pre walk, but was taken before we closed. No one can tell us the paint base. So a free gallon of touch up paint is useless without that information. There ...

For the amount of money we spent on this new build, we are unsatisfied with the quality of work and very little attention to detail that we have found, and continue to find. The walls are extremely thin... we can hear everything inside and out.. and the home doesn't seem to be well insulated (drastic temp difference from room-to-room). Some of our windows were not level and the spackle within the window sills is terrible (uneven, not sanded well). The quality of the paint used in the home is like chalk. Buying experience was great and easy, got update calls every other week from builder. Lennar severely lacks in skilled labor, many issues with craftsmanship, month and a half in to our new home and still a long list of items to address.

The house is very nice and overall has good craftsmanship, that said, I think it is over priced. The buying process was very painful and the sales staff disappear as soon as you are under contract. Good luck getting any issues addressed after closing.

The steps leading up to closing were great. The staff was engaged and responsive. Since closing, I have had several quality control issues with the home that have not been fixed despite being raised to Lennar for resolution. I think there is a clear gap in how they deliver continuous support after closing and it leaves a bad mark on the experience. The subcontractor interaction does not feel properly managed by lennar and becomes an almost home owner responsibility to manage the subcontractors. The quality of workmanship exhibited by the "trades" who worked on our home was NOT of a level I expected from a company like Lennar. There did not appear to be adequate/consistent on site supervision/control by the subcontractors utilized in the construction process. While there was a Lennar representative tasked with overseeing the various phases of construction; it appears he had little or no authority to enforce the correction of any discrepancies identified during his site inspections. Quality of materials and workmanship is subpar. There seems little quality control at all stages of the building process. The subcontractors did a poor job and no one called them on it or made them fix it before closing. The closing punch list disappeared after closing day. For example…..Driveway (cement) is two toned because they cracked it and just patched it. Our walkway (cement) is all spotted because they poured it in heavy rain. If you want a quick build with tons of issues and half butt work? Go with Lennar! Fit and finish is embarrassingly bad. Having Lennar fix the grout in the master because the workers stained it with moody shoes. At first they weren’t going to fix but thank God for the amazing people in warrenty. That’s about all that’s good with Lennar is their warranty department. Guess they needed a good one with all the issues they have. I have been lied to by almost everyone associated with Lennar. Starting with Lennar Mortgage to the new construction manager at the 3 final house walkthroughs. Promises made promises broken. Even the warranty process where cases are closed when parts on order take longer than Lennar likes. And another created when work scheduled and closed again when work not completed. Only to be resubmitted again and again. Who are you fooling? Not me. Lennar get your act together.
