Best value in a great established neighborhood

We were tired of playing the game of looking for existing houses for sale after only a few weeks. Most were only on the market for 48 hours or less. We heard Lennar was building in an established neighborhood and had a few lots ready to put on hold. We saw the product and the value for the money was way better than anything else. It took a little over a year from the day we signed the contract until closing. We are enjoying the home and the area so much. Once the build started the process was fast.

There have been multiple construction issues requiring call backs for the installers which should have been taken care of before the move in. Wall tile was disposed of in the shower drain resulting in a complete blockage and causing water to leak under the shower pan and walls. It has been 4 week waiting to complete repairs. The warranty staff has been great responding to all issues but very frustrating and time consuming waiting for the installers to repair issues.

Lennar - Builder wrote contract to where buyer was liable to pay for lot

Builder wrote contract to where buyer was liable to pay for lot tax at closing but, issued a credit at closing for most of this cost IF the buyer used Lennar Mortgage. External Mortgage company could not make this $ amount up in credits in order to be competitive on closing costs.

I missed some things on walk thru and I called to get items to be fixed, and now I was told that is a cleaning issue and that is not per design. So be sure to take your time and mark anything you want to be fixed otherwise you will have to fix the items yourself. So I am having to fix items myself that I should have flagged. The red dirt stained several items on front entry now I will have to paint and do lots of scrubbing! The home needed cleaning before I moved in also but was not. I would write more words in a review, but Lennar did nothing special or out of the ordinary for me so there’s no reason for me to give them any further review. They built a home and I paid for it. Thats pretty much it.

Overall it was easy to purchase this home. Would have preferred to be able to upgrade to a better appliance package. Also include items such as towel bars and curtain rods. Lennar mortgage was difficult to deal with.

My overall experience was not bad. I adore Michael C that did my walk throughs. I did not have the same experience with the sales rep on site. She was on the verge of rude more often than not. I also have not enjoyed the fact that there seems to have been miscommunication on what my town I actually live, I am a month in and still don't know what my address is : Fountain Inn or Simpsonville : even the utility companies have the address listed differently.....but I love my home,

The beginning of the process exceeded my expectations until I was under contract. It was very difficult to communicate with some of the key players on the team such as the processor, loan officer, salesperson, and property manager. I left messages and I would not receive a response, which was extremely frustrating and disappointing.

The home buying experience was very exhausting. Lennar was very helpful with the process, helping us get credit ready to purchase our home(which no one else were offering to help). The credit counseling helped us tremendously. As long as you follow what they tell you, you'll be able to obtain the home you want. The only negative thing I'd have to admit that made the process grueling is the extensive paperwork requirements.. Buying with Lennar was fairly easy with the help of my realtor and new home consultant John, there's a couple term/fees that will be missed if you do not read contract word for word in its entirety. I would also suggest for future buyers especially first time homebuyers to be firm and not intimidated during your initial walk through because otherwise the agents will make you feel guilty for pointing out every deficiency whether small or big and simply try to brush issues off, also Id recommend Lennar hire better paint professionals that have attention to detail and not just paint the ...

What initially caught my attention with Lennar is the extra details they put into the design of the home. I also enjoyed working with the staff who were very helpful and quick to respond. What I did not like is the quality of the builders work. After closing I walked into a home with dirty windows and dirty floors and paint splatters in multiple places. The outlets on some of our walls were spaced out at different heights. Also, the paint touch-ups were very visible and thankfully Lennar was quick to fix that. The people who work for Lennar were great. All were very helpful and very responsive. I’m not sure the corporation was as great. Not long after we signed our contract the price for identical unsold homes was reduced. We came to an agreement and they supplemented our purchase with other perks. However, shortly after that the price was reduced again. In the end we paid $13,000 more for our home at closing than the price the same homes were being sold for on that date. Hard not to feel like we were taken.

There have been several minor issues that have been resolved quickly. We paid too much for the house because the housing market was crazy when we signed our contract and we were on a waitlist for a while. Now there are several houses for sale right around us. Timing is everything in the housing market. The biggest complaint I have is standing water in our yard after the house next door was completed and water runs down into our yard and pools. For the most part, we are very happy with our Lennar home. We feel it was well built and we love our kitchen appliances. Our biggest disappointment is with the flooring. We were required to choose engineered wood, with only 3 color options. The floor had a bad spot when we moved in and has yet to be resolved. We have no children or pets, yet already have numerous scratches and nicks. It’s very disappointing. The walkthrough was so fast that we miss a lot of issues. Once the walkthrough is done , then you are informed that the second walkthrough is only to cover that everything that was identified in the first walkthrough was fixed. Then you are informed that a new issues identified after the first walkthrough is going to delay the closing time. Basically the builder put you against the wall. Then after closing the builder informs you that any new issue goes through the insurance company. Also, there is only one time fix for almost all the issues. Very disappointing

A standard sedan cannot fit in the garage.

Was not informed I had to buy and install towel holders . never bought a house with that not included. Also garage not finished off never had that issue as well. we have built 7 new homes in the last 10 years so I am aware of what other builders include. Price was very good for area.

The finished quality of workmanship sucks. They should do a walk through themselves before they invite the homeowner in and fix everything they find wrong. But, they wait until the homeowner comes in, and in a couple of hours expects the homeowner to find all the problems. The finish carpentry is poor, the countertops were not cut straight or square, very cheap flat paint on the walls that gets marked up just by leaning a cardboard box to it.
