I would like to start from the beginning, our sales person Holly was inadequate, couldn't get answers to our questions and wouldn't go to her superior to get answers. Then our construction manager Kevin came aboard this is where questions got answered. Kevin is the biggest asset to the Lennar Team without him I probably wouldn't have purchased this home, he made the purchase effortless.

I would like to compliment the Lennar team of workers that keep this ship moving in the right direction. No easy task. Had great interactions along the way with everyone, sales (Greg), project managers (Miguel & Kimberly) and Sam on the Customer service end. Very professional and helpful. Started off with a non responsive and overwhelmed project manager, which was switched to a new but too late in the project. A lot was missed in the finish work that should have been caught by inspections and managers. I am extremely disappointed by the lack of attention to detail. Here are SOME of the issues with the finish work; -Joint compound (spackle) drops everywhere. (Rugs, walls, doors, and moldings) -The spackle work in general was poor. especially around bathroom transom window, showers, ceiling seams. - Door casing, base moldings and quarter round is caulked heavily to hide big gaps. -Base molding shimmed from the wall to cover flooring shortage/gap! -Uneven walls/moldings. -Entry door off the garage is installed poorly. (Large gap created behind the casing filled with a ton of caulk) -Walls painted over unsanded spackle and large spackle drops. I am extremely disappointed that I will have to move into a brand new home and have professional contactors fix these issue properly. I have seen the quick fixes that Lennar contractors have done and I am left in disbelief by the lack of attention to detail. A lot of back and forth with the clubs and attorneys. I don't think that there's a good job at all communicating.

Thought the builder would have been able to help with this. Piping in the backyard is a real eyesore.

Looking to maximize profit for stockholders, Lennar overlooked the homebuyer by selecting mostly average quality (at best) features throughout, i.e., kitchen and bath cabinets, baseboards, door moldings, closet shelving, etc. Top that by not painting the garage or by selling upgraded "luxury" kitchens which don't even have a refrigerator and you have Lennar at its best. Heavy use of sheetrock mud, paint and caulking attempts to hide many of the workmanship flaws. It cannot be overstated, inspect EVERYTHING for operation and flaws prior to the developer's walkthrough and give them the list. Once closed, it's more difficult to get things done and they have other priorities. After two months, I still have "blue tape" places where work needs to be done and Lennar's representatives said the items would be addressed. ... More

Craftsmanship was not of the same quality of the first Lennar home we purchases. The process felt rushed with our walk through taking place before house was finished. There were numerous finishing issues including places where spackling needs to be redone and painting was not complete.

We decided to purchase a townhome in market commons community because it provided most of the things we were looking for, close to the beach, a sense of community,access to stores and businesses within walking or driving distance. After a year of exploring when we finally decided on belle harbor community there were only a few lots for townhomes left for sale. We were only able to get a unit close to Rt 17 and we were concerned with traffic noise, we are adjusting to the noise and wish lennar had provided more of a setback and more trees and and plantings between our unit and the road. Gregg who was our sales person worked hard to get us the unit and lot that we wanted. Once work started on our unit we received updates frequently. As the work on the unit was close to finished Miguel took over as manager and our whole experience changed as Miguel was in constant communication with us. We hired an outside consultant, Brad did a complete walkthrough of unit and provide a through list of all items that needed to be fixed.Miguel worked closely with Brad and us to see that all deficiencies were corrected, some of them minor and some major items as well. Miguel has continued to follow through with corrections even after closing and to date all issues have been taken care of. Kristen was our mortgage officer and was professional,personable and worked hard to get us the best rate, she continually stayed on to top of issues and helped us through the process. Love the design of the home. But the fit and finish is not the best . The molding work is not good the finish painting is not the best. Seems rushed. Someone should do better in over seeing the finish work..

We had some issues with chipped cabinets. Not the best quality. So far they have been good with resolving. Didn’t find inside up to My standard in cleaning. Our garage floor was not clean. Some neighbors the cleaning staff hosed down. Not ours. Little disappointed with all the garbage, cans , bottles all around from construction. Construction should have pails to throw their garbage in instead of throwing on ground. Great neighbors took the initiative to clean out pond. It should have been done by cleaning staff.

Nice Home for the Price, Quality and Workmanship could be better

Overall my experience with Lennar was good. When I purchased late year in November of 2021, Lennar just acquired Realstar Homes who built most of the homes in the community. One of the issues I had was that Lennar didn’t allow me to choose my own options and decked everything out themselves. Luckily it looks amazing, but I just think it wasn’t cool at the time plus there was no shower door included. The unit itself is very functional and built solid! Not one nail pop have I saw and the floors don’t make that cracking sound when you walk upstairs or upstairs area, that’s usually do to cheap floor boards. ... More

It started well, but we are now on our 4th contractor. We love the house, but still waiting on screens. They planted sod right after framing was done, but there were delays, so our new sod went unwatered for months.

Overall it was a good experience. I liked the model immediately. Having built houses before, I was somewhat disappointed with the interior paint job and the choice of carpet. There were other examples of a careless job. The flooring could prove to be problematic. The word that comes to mind is "rushed" because this is such a large development and people are buying houses quickly. I wish that I had been able to give input and change some things. I feel very comfortable in the house and will make changes after I have lived here longer.

Overall experience was good. Follow up builder repairs prior to move in were slow. Still waiting for island repair 2 months later

We love the house. However service after the sale is not good. We have issues that we have shown our construction manager and they have not all been dealt with yet.

We were told that a subcontractor would be by to fix issues with the bathroom tub. The subcontractor has not contacted us or come by to fix the problem. We had COVID three days after occupancy and have not anything to follow up since we have recovered. Other than that issue the home is as advertised. Not the best workmanship but it is fine for a tract home.

Responsiveness to issues has been a problem.

Lennar doesn't care about their customer's

For the price we paid for the home some of the options they offer should have been included in the price.

Happy overall with house and community.unfortunately the COVID situation caused extreme delays.

Great house. Well designed with many desirable features. Finishing details were lacking. I believe if this house was not built during the pandemic the finishing touches would have been much better.

We like our home very much but the follow up of imperfections seemed not a high priority with Lenar
