Poor workmanship-from the entry in the courtyard to the rear windows of the building. There is nothing that stands out in a good way. Cheap labor, cheap materials, poor finishes. The only plus is the location, something that Lennar banked on-building fast, poor (quality) and expensive.

Having a new home built can be a frustrating and at times downright an emotional journey. In the past we have bought new from another large national builder. As a direct comparison I feel overall Lennar is a better value and gives you a bit more quality components. Things like Low E Glass, Tile Back Splash, Screened Lanai where other builders did not. Our upgraded gourmet kitchen looks and feels quality. We are glad we took that option. Same with bathrooms With that said, like almost any builder, at least the large ones, quality is all over the board in regards to the specific contractors that are used and Lennars own staff who draw up the actual plans. We have had some funky, issues, doors that dont align properly or better said just not as they should be, horrible cement driveway, electrical outlets and tv outlets in places that make no sense, for example what good was a TV outlet behind the master bedroom door? Then another TV outlet placed outside in the Lanai but missing in the main entertaining room of the house, the family room. A telephone jack that was behind the kitchen tile. The fit and finish on our French doors are far from quality do to messed up installation and painting they remain that way. (we didnt call Lennar on this yet) The bottom line is this stuff should not happen but it does and it does because I feel the pressure is on to get these homes closed ASAP. With that said, believe it or not, the above issues are not deal killers, these things can happen with any new home, after all homes are built one by one and the structure itself is good, just annoying sloppy work and or careless by some contractors and although the construction manager is nice we felt left a little out in the cold. Ok, with all the above said, would I recommend Lennar to a friend? YES WHY? because this stuff happens, the structure is good and HERE IS THE KEY. Lennars warranty people and system are TOP NOTCH. Absolutely fantastic group of people who try like heck to make things right, keeping in mind they are having the same contractors come back to fix their mistakes. Our cement company was the worst but looks like thanks to our warranty person, is looking like it's been taken care of. This is the key, Lennar is there for us after the sale. The warranty experience and follow up I feel puts them at the top of the class with respect to ALL builders. So as much as one might think this is a negative review, it really isnt. We do feel without question things should have been addressed during construction and our construction manager addressed our concerns but feel he knew about others that he kept to himself and also feel he is only there to get things done to only an acceptable level and hope we dont notice other stuff. But let me repeat, none of this matters, because any issues after the sale, you can call direct their warranty dept or actually just scan a QR code with your phone, report the issue and the follow up by the warranty department will knock you off you feet, they are that good. Lennar made the buying experience very easy, we are happy with our new townhouse. The Lennar team was very quick at resolving any issues we had.

We are previous Lennar home buyers, and that is the reason we came back to Lennar. We were disappointed with the quality of this Lennar home. There were quite a few areas of poor workmanship and this was disappointing. We have had a difficult time getting a warranty items completed, I feel that the price of the home was high for the quality and the interior features and the quality of the workmanship.

Thought the builder would have been able to help with this. Piping in the backyard is a real eyesore.

House is a good value for the money, but the issue is that nothing in the house was functional of done correct. Light fixtures don't work, I have to hire an electrician to correct them. No crown molding, all exterior light fixtures are loose. Nothing was ready on time. Water main broke on the side of my house and toilets overflowed all over my floors. I am very disappointed. House looks good on outside but beware of how things are put together on the inside. Shoddy craftmanship.

Sales staff and mortgage staff were amazing. Great experience.

Looking to maximize profit for stockholders, Lennar overlooked the homebuyer by selecting mostly average quality (at best) features throughout, i.e., kitchen and bath cabinets, baseboards, door moldings, closet shelving, etc. Top that by not painting the garage or by selling upgraded "luxury" kitchens which don't even have a refrigerator and you have Lennar at its best. Heavy use of sheetrock mud, paint and caulking attempts to hide many of the workmanship flaws. It cannot be overstated, inspect EVERYTHING for operation and flaws prior to the developer's walkthrough and give them the list. Once closed, it's more difficult to get things done and they have other priorities. After two months, I still have "blue tape" places where work needs to be done and Lennar's representatives said the items would be addressed. ... More

House is great floor plan and price was good for what we got. Follow up of service is a little slow because of the rush to build new homes. Hopefully when building is done they will be back to finish up the little details that need attention.

Laura F. in the sales department was great, with frequent communications and helpfulness. The closing process was smooth. My only complaint about the sales and closing process (which is a plus, actually, in the current market), is that the closing date was pushed ahead by a month and I had a temporary rental that I could not get out of, so had 2 properties for 2 months. Which DID allow a slow move-in, with ability to have contractors do work without the home being cluttered with boxes and large furniture being placed (getting in the way of painting and the like). My big "nit pick" is that Lennar advertises "everything's included" and it's FAR from that. Some things ARE included that I don't feel necessary, like the smart home features (need to add a lot of components to make it a worthwhile system - the homes are generally long and dead spots are an issue, for example - and they are pricey), while others, like patio screening and an open patio (this is the South and a beach area; folks want to be outdoors), assist bars in showers and tubs (many buying in this area are 55+, hello), blinds, ceiling fans, and a painted garage are not. But, to be honest, this is the current state of the building industry. My sister owns a home built in 2016 and it's shocking to see how many features were standard back then (different builder) and are not today. My advice is to expect a LOT of needed additions and a big budget would be helpful. ... More

Our buying experience hasn’t ended yet. Before we move into our new home we want to get additional work done on it. The interior paint was a flat dull gray on the walls, and the ceilings were a little lighter flat gray. My wife could not live with all that gray flat paint. I mean flat paint is the cheapest paint money can buy. Also, it isn’t practical at all. Get a smudge on it and it’s there to stay! So we got a nice satin paint all around. Now we’re getting more shelving added in all of the bigger closets. Our biggest complaint regarding our Lennar experience is the fact that we had virtually no choices in anything, ie cabinets, countertops, carpet, interior color, exterior color, etc. the only choice we had was which of the floor plans on the few available lots we could get. When we purchase a half million dollar home we expect to have a few more choices. In this bull real estate market, the developers have the luxury of dictating to the buyers instead of the buyers telling them specifically what we want. Guess I’m a little old school for this type of sales and marketing… We do think that our new home is basically sound construction in all the phases. I personally think the quality of construction is better than the other national builders in our area such as, DR Horton, Pulte, Beazer, Dale Webb, etc. We’ve only encountered one problem thus far. Our landscaper could not get the irrigation system to work. He said our grass was distressed and nearly dead because of a lack of water. So we called Lennar, SC MB. We actually got a real person on the phone. I described our irrigation problem to the nice lady and she made a call and got the problem taken care of almost immediately!!! What a pleasant surprise!! Craftsmanship was not of the same quality of the first Lennar home we purchases. The process felt rushed with our walk through taking place before house was finished. There were numerous finishing issues including places where spackling needs to be redone and painting was not complete.

Very poor workmanship. Things are broken, and the builder is reluctant to fix them

We decided to purchase a townhome in market commons community because it provided most of the things we were looking for, close to the beach, a sense of community,access to stores and businesses within walking or driving distance. After a year of exploring when we finally decided on belle harbor community there were only a few lots for townhomes left for sale. We were only able to get a unit close to Rt 17 and we were concerned with traffic noise, we are adjusting to the noise and wish lennar had provided more of a setback and more trees and and plantings between our unit and the road. Gregg who was our sales person worked hard to get us the unit and lot that we wanted. Once work started on our unit we received updates frequently. As the work on the unit was close to finished Miguel took over as manager and our whole experience changed as Miguel was in constant communication with us. We hired an outside consultant, Brad did a complete walkthrough of unit and provide a through list of all items that needed to be fixed.Miguel worked closely with Brad and us to see that all deficiencies were corrected, some of them minor and some major items as well. Miguel has continued to follow through with corrections even after closing and to date all issues have been taken care of. Kristen was our mortgage officer and was professional,personable and worked hard to get us the best rate, she continually stayed on to top of issues and helped us through the process. I believe her hard work is what allowed our closing to be timely and efficient. In summation our experience with lennar has been positive and we are having fun moving into our new townhome. ... More

The home is OK but you can tell that they use base home building items with NO extras. Lennar would not allow any modifications and the quality of the home is average to below average

Hi - I recently purchased an Augusta townhouse in Preserve at Pine Lakes. There have been disappointments, I must admit. Currently experiencing lots of ants and some roaches. Does not appear Lennar treats the earth for insects prior to building, and apparently ground joints not sealed well. Finish and trim poorly done: floor molding in places thrown on hurriedly, cut incorrectly and installed without correction. Out of the way spots with rough edges (eg, door casings bottoms) and no caulk at all (eg, upstairs bathroom, casing at bottom of banister). Workers apparently being pushed for productivity and leaving homeowners with the resulting problems to clean up. Back door fits poorly, able to see light all around when closed. Dead bolt drilled and re-drllled because worker had trouble lining up bolt and face plate, thus leaving the door itself in a weakened state. None of hard surfaces sealed: granite counters, bathroom grout and tiles, vinyl flooring. HVAC seems not to hold to setting entered on control very well: on a heat setting of 74 at night with cold exterior temp thermometer on control box reads 77 degrees. Outlets poorly placed: eg, in master bedroom: not positioned either side of area where bed headboard goes to allow side table light easy plugin. And no inverted plug to allow side table lights to be put on when entering room. Back patio slab not cleaned well and has small deep holes uncorrected by concrete workers. My overall impression is that Lennar puts decent materials into their homes but pushes for productivity at the expense of a quality finished product. Though productivity is important, I put to you that quality is an even higher one. The entire home buying process with Lennar was just one headache after the next. Their sales team cannot communicate anything to you in a timely manner, causing delays and missing out on lots that are for sale. Lennar Mortgage is a joke and a waste of time. I initially was working with them for buying my new home, but they dropped the ball multiple times, gave out our confidential information to the wrong people more than once, and took weeks to respond back to anything causing us to find a new mortgage lender 30 days from closing. The build quality of Lennar is subpar at best...they cut corners on everything they possibly can and refuse to fix issues. The overall quality leaves alot to be desired given the price they are selling houses for. They installed water heaters outside of the houses in the Cooper's Bluff community, and they all froze the first time temperatures dropped...yet Lennar won't warranty frozen/broken pipes or install the insulated pipe covers for the water heaters to prevent frozen pipes. Not one window or door frame are square and nearly every wall is uneven. Overall I would stay away from Lennar at all costs and go with a different builder who actually shows some sort of pride in the product they are producing for people to buy. ... More

The Lennar crew was responsive to all of my questions on various issues. I continually had access to them.

Purchasing the home we had an excellent experience. Once closing was completed and the punch list needed to be addressed our texts and phone calls are not being returned. The repairs are not being addressed and it’s been almost 60 days.

From start to finish everyone associated with Lennar was extremely knowledgeable and very helpful. From my first call to inquire about the property until final walk thru we were kept informed on a bi-weekly basis how construction was coming along which was extremely important as we were in NJ. Highly recommend to anyone looking for a new well built home.
