My sales agent, Holly was wonderful. She gave me pros, cons, suggestions for buying, and showed sincere help thru all the steps of buying. She enabled a good price, great closing help from Lennar, answered all my questions concerning the townhouse, such as location in development, financial questions, HOA concerns, location of mailboxes, pool, etc. , the Lennar people I needed to talk to, closing questions, etc. Her response was excellent and she was very friendly.

Good value for the money. Utilities are a little higher here and propane is not something I like as much as natural gas but all the new homes at Saddle Ridge have propane tanks. Builder has been responsive to issues and they have a rep to work with for unresolved problems.

Overall good value for new home construction in Myrtle Beach. Construction managers were all very nice and responsive. They kept us updated on construction progress, and we attended the pre-drywall meeting (definitely recommend everyone doing this). My biggest issue (and in speaking with our neighbors it is the same) is the final finishes. Drywall final skim and sand not so great, so any undulations and repairs they made are still visible. Trim and 1/4 round is some areas was not installed with pride in craftmanship. I know some builders have a "finishing team" that comes in a few days ...

The builder was overwhelmed with closings and could not complete construction on our home by closing. Punch out items took an additional week after closing. We placed on contract on a nearly completed home one month prior, but the builder prioritized other homes over this one for completion.

Overall it was a pretty smooth transaction from the builders end of it. The floor plan is real nice, a lot of the finishes are nice and the upgraded plank flooring is beautiful. Biggest complaint is the walls/paint/sheetrock, some of the walls are NOT straight, bows in them from the get go, many neighbors have seen the same thing in their homes walls. I've had some ongoing challenges with concrete pouring on the patio and the stone trim in the front of my house. When I asked for a replacement, people came over my house multiple times to replace it. When the subcontractor finally showed up, the stone trim was a different color (light rose vs light gray) and told me "don't worry... the color will fade." I am no contractor, but I'm not stupid and had to ask this person leave my property, which prompted the site construction team to not use them in the future. We decided to purchase a townhome in market commons community because it provided most of the things we were looking for, close to the beach, a sense of community,access to stores and businesses within walking or driving distance. After a year of exploring when we finally decided on belle harbor community there were only a few lots for townhomes left for sale. We had some issues with chipped cabinets. Not the best quality. So far they have been good with resolving. Didn’t find inside up to My standard in cleaning. Our garage floor was not clean. Some neighbors the cleaning staff hosed down. Not ours. Little disappointed with all the garbage, cans , bottles all around from construction. Construction should have pails to throw their garbage in instead of throwing on ground. Great neighbors took the initiative to clean out pond. It should have been done by cleaning staff.

Overall my experience with Lennar was good. When I purchased late year in November of 2021, Lennar just acquired Realstar Homes who built most of the homes in the community. One of the issues I had was that Lennar didn’t allow me to choose my own options and decked everything out themselves. Luckily it looks amazing, but I just think it wasn’t cool at the time plus there was no shower door included. The unit itself is very functional and built solid! We were told that a subcontractor would be by to fix issues with the bathroom tub. The subcontractor has not contacted us or come by to fix the problem. We had COVID three days after occupancy and have not anything to follow up since we have recovered. Other than that issue the home is as advertised. Not the best workmanship but it is fine for a tract home.
