The overall experience was pretty good. There was a lack of response and “weekly” updates as it got closer to my house being finished, the expectations set in the beginning were that updates would be more frequent the closer we got to the finish line. The first walk thru was very thorough. Some issues found in the second walk thru(siding falling off my house), fridge not being level, took over a month to get fixed and it took submitting several tickets to the customer service department. The customer care rep I have now is very responsive and after I got in touch with the siding company, they had my issue fixed in a couple of days. Overall, I love my house. A few things I would change are the paint and carpet. Everything that touches the wall makes a mark and the carpet is starting to come up in the doorways. The pool in the community is still not finished(I started this journey in august 2021) and looks like it will be great for about 10 children when it is completed next summer. We had a good experience with Lennar. The overall quality is as per the price you pay. It will be good if they can allow little bit of customizations. Their overall response to the issues is good.

Overall it was a good experience

Overall, it was a positive experience leading up to closing; however, closing day was a mess. My loan officer (Dawn) was incredibly communicative and helpful, but I cannot say the same for my loan processor. My loan processor did not communicate clearly with me or the rest of the team, leading us to believe that I would not be closing as scheduled. I was scheduled to close in the afternoon, but I did not close until around 5 PM, disrupting my entire workday. When I reached out the night before closing to ensure that everything was in order, I was told that there were no issues. The builder tried to be as helpful as possible, but he wasn't incredibly familiar with my property during the final walk through. He had also not been sent the full inspection report from the Lennar real estate agent, which led to some confusion. My largest challenge has been post-closing. The Lennar representative assisting with my 30-day check-in has been hard to reach. She missed our first meeting (that she had scheduled) without a call or notice. I had to call 3-4 times to get an answer 40 minute after our scheduled meeting. She had forgotten and was not apologetic. We rescheduled, and when I reached out to confirm the night before this meeting, she said she'd try to be on time but had another meeting right before mine and would try to be only 10-15 minutes late to mine. Was the first home so basically the trial house. Lots of things missed or just overlooked. No QC was done before final walk through. Currently dealing with mold in attic and high humidity in home. Will update depending on how Lennar handles these.

Lennar was not will to add a 220 drop for my electric car even though the house had not been drywalled. The quality of the workmanship was not good. My garage door was not properly adjusted. I called them, but no response. The paint is contractor grade flat. That is not more than colored water. There are significant gaps at the bottom of door frames. These should have been caulked. One of my blinds is broken. Called, but no response.

For the most part things are ok. Small issues have been addressed. However we’ve been here almost 2 months and still not been able to have 30 review. Have reached out and not heard back

Over it is ok experience to work with Lennar, the final walk through by construction manager and customer care rep, they are not that knowledgeable any question asked it is pretty much "i think so " and "i am not sure " answers.

Love my floor plan and the space. Quality was an issue due to the amount of houses being built at the same time. More attention could have been paid to details. Paint Job and quality of paint I would rate a 2

Very sad new homeowner. When I saw all the pictures of this property there was a tremendous amount of shrubs and trees blocking the property behind me and I was told it was a nice farm house, when I arrived at property after signing all paper work from out of state the house behind me has a gas station that is right in view of my house and a working business with large semi trucks? I pay $370 per month association? wow what a major disappointment and what about resale? I think I am not in a very good position. I feel like I was deceived by Lennar

We had months of delays relating to windows. Not an issue caused by Lennar. After move in multiple issues to get fixed and I have currently been without water in my kitchen for over a week. Island countertop had to be replaced and I still have no water. Very displeased. All other issues taken care of better than this. Taylor was great to work with, but the subcontractors are horrible.

Very bad communication along the sales cycle and home construction.

From sales to building supervisors to warranty people these are great people. They are very concerned that things go right and that we are taken care of. The issue appears to be inexperienced, underqualified workers who are rushing through jobs. The quality of the workmanship and attention to details is poor. Thankfully, the staff is working to see that all issues are addressed to our satisfaction.

We bought a model home 7 years after it was constructed, so we did not work directly with builders. Our construction manager that we worked with was great and help advocate for repairs that the property manager otherwise refused. Overall responsiveness to questions and concerns could use some improvement. You could tell that the company was just ready to offload the property as quickly as they could.

Everything about the exterior is amazing. The inside quality was rushed. The painting, caulking, lighting, and details were all very poorly done. If they did not rush to get it done the house would be perfect. The craftsmanship just went out the door because of the rush for whatever reason.

Been a lot of issues with the house but the Lennar warranty people get on it quick.

Except for the level-headed and well-mannered Lennar’s coordinator (Taylor), our experience could have been permanently stored in the freezer. She was honest, trustworthy, and thoroughly well-skilled in dealing with customers’ frustration. Delay, delay, and delay typified the buying process. The signing of the contract was postponed several times to take advantage of the escalating price. But we signed one in February of 2021 with a potential closing date of June. Then, the date moved to July, August and then in September no light could be seen at the end of the tunnel. In fact, we were offered the chance to collect our deposit. Unfortunately, that was not a viable option as we were out of the country for months. Well, the prolonged delay was blamed on lack of building material particularly windows. As the delay continued, Taylor was in contact with us through facetime/zoom. She gave us regular updates and smoothened the rough edges. She was fantastic, but there was nothing she could do on her own. The big guys smoking espresso coffee in their glass offices often made the calls! Finally, we closed on November 16th, 2021, after incurring over $8000.00 in additional temporary rent and storage fees for our belonging. No space to describe the horrors and expenses of moving our belongings coast to coast due to the extended delay in closing our home. As to the quality of the workmanship, it is below average. Too many unfished items [ drywall, painting, missing light covers, loose vent hood,…] before closing. Of course, the contract was written to favor the builder. Having lived in the house for about two months, other problems have popped up. The fireplace is completely dead! The fireplace technician visited us twice. The first time, he got the flame to work, but all yellow, no blue. The second time, he struggled for one hour and literarily killed the fireplace, not even the pilot will light. The Frigidaire dishwasher is also broken. We actually narrowly escaped fire from inside the dishwasher. Lennar’s “all-included” could be fantastic if and only if attention was paid to details: 1. Home-Theater room has zero wiring. It is just a bare room. Not even a TV outlet. It should not be advertised as “home theater” 2. No HDMI outlet above the fireplace, but a closed pipe was run to it with no instruction. It was left for the homeowner to explore and detect. 3. Master bathroom should have been well-lighted even with as tiny as a 12” x 12” window. 4. No phone outlet in the main office and when pointed out, Lennar claimed it was by design. 5. Lots of rough surfaces on the drywalls. 6. The quality of the glass windows is very poor. Too much noise from all sides. 7. Painting work is horrible. Lots of bubbles on the door frames and walls 8. Poor Design work: With a 3547 sq ft. home, one would expect not to be choked in the laundry room, and master bathroom. Too much non-functional space left behind. 9. A portion of the garage was not covered with drywall 10. Hooking up to Ruckus -a wireless extension was tedious and challenging, with no clear instructions. 11. Bathroom mirrors are not framed [bare glass] 12. The drainage pipe from the roof was poorly designed and could lead to the front of the house being flooded. A small tiny French dry well could help. 13. The 2” sharp floor elevation as you enter the garage is a treacherous trap for elderly people like us. Is that a city requirement or design flaw? Overall, too much quality was compromised to minimize cost. Response to Issues: Excellent. We are very pleased with the timely response to all the issues with have raised. Ryan, our customer service coordinator is excellent. We sincerely appreciate his efforts. Overall, and considering the disruption by the COVID-19 pandemic, we are tolerant of many of the issues mentioned above. But we are sincerely hoping that no major problems will pop up. ... More

Sales group was good. Construction group was hamstrung by sub-contractors who seemed to care little for the buyer.

Definitely not the best experience specifically with the sales staff whom seem to be quite indifferent after the purchase completion. Bought a new home built by Lennar in South Carolina and had an excellent experience with the support and sales staff. Wouldn’t recommend Nichol’s Place to friends or family. We’ll see how it goes from now on.

Please know when you buy a smart home from them you will be setting up 95% of it without anyone's help from Lennar. They just want you to put down the deposit for your home and once that happens they completely stop trying or caring. I was told by an employee actually that Lennar is cheap. However, I love my house. They did a really good job with it overall, but please don't be fooled by the glamour of your house because nothing is what it seems with them with their rude employees.

I did not enjoy doing everything online. My phone calls were not always returned in a timely manner. The builders left sticky stuff on the floors, the paint lines aren’t very straight, the quality of the paint is terrible although a beautiful color. The interior doors and cabinets are trash, the finish is peeling off them on the edges. The dampers weren’t put in, so our downstairs stayed cold and upstairs stayed hot until that was repaired. The sliding door frame was left a mess with concrete mud or something all over it. The garage is too small for anything other than a compact vehicle and I drive an SUV. There is no room for visitor parking because all the people who live near it use the spaces. And the outside water meter lid won’t stay in place, it keeps falling into the hole. Pay for HOA that we were told would take care of the outside of the home but we get emails about winterizing. ... More

Buying my house was easy … so many inconveniences moving in. I wasn’t told about all the construction that was and is still going on. Workers & other vehicles parking on the street inhibits coming and going. Window part had to be replaced and the front door lock does not open using “Level” auto lock. Painting was being done even as I was moving in. I will say, however, Steve and Gavin have been most helpful.

Casey, our sales rep was amazing and very attentive. If I was only grading him it would be perfect scores! At our orientation we were told that the person that usually does it wouldn’t be able to make due to COVID exposure. We understood that completely. So Mike (construction supervisor) did his best to fumble through the orientation. He told us that the other gentleman would schedule a follow-up in 30 days. That never happened. He also told us that they would replace a dented refrigerator door and that hasn’t happened. The workmanship on this home is below average. So many things that I couldn’t possibly list here. Also the are a lot of things that were poorly thought out by whoever designed the home. Don’t even get me started on all of the technology that we were never explained or shown how to operate. In his defense, Casey has tried to help with the tech training even though that’s not his job. Again, if not for Casey this would be. One star review. When you pay almost $450k for a new home you have certain expectations… those were not met here and it would be difficult for us to recommend Lennar as a builder. Not that none of this matters to Lennar since they are selling these houses as fast as they can build them. They’re getting their money so they apparently don’t care about the quality. Buying sight unseen is scary enough yet we were pleased with the overall outcome. Disappointed that we could not make changes AT ALL. Changes that would have not cost the builder extra but will now be extra for us. Our 2nd Sr Loan Processor was very difficult to deal with.. She almost broke the deal for us… Communication was difficult… I have sent emails after move in, no response!!!

Coming from outside tn prices are a little higher here. I expected more quality. Workmanship not very good. One of my walls - actual framing and drywall looked terrible - was fixed to be ok. Electrical some not finished. The finish work not good. Need them to come back for many things which hopefully eventually will get done. I feel no pride taken in making sure things are done and done to completion. Builders have not made sure mail delivery is available - have been here going on 3 months making very inconvenient to get mail in a timely fashion. Told would prob be done in a week or two several times. The yard looked half alive when I moved in hopefully will take bushes a couple did not make it ... More
