The process of building a home was smooth with regular updates from the construction manager and new home consultant. We were briefed almost every week on the progress being made. However, there were numerous errors in the build. Framing issues, incorrect finish materials, etc. that were caught by us and not the construction manager. Work had to be redone. This was a bit concerning, as it was apparent attention to details was not happening. The lack of keeping the trades accountable for acceptable and correct work translated in us closing on a home that had a wall that needed major repairs, stairs being re-stained, a poorly stained front door, and poorly painted and finished parts of the home. All of this should have been caught before we closed on the home. Lennar was so fixated on keeping the original closing date, work was rushed. Quick and Quality are not usually compatible. This has made our warranty consultant have to work extra hard to rectify all the issues that should have happened in the build phase. Plus it has been extremely inconvenient to our family to deal with drywall dust and construction after we've moved in. I will say Lennar has made good on all the issues we've found after move in and done it with a great attitude. That is a plus for them standing by their product. However, Lennar really needs to up their game on quality control during the build phase. Overall, I am happy with the house. Would we build with Lennar again? We are leaning toward no. ... More

We have recently moved into our our new Lennar home and have found issues we could not see during final walk through. Shower door leaks, feel the nail heads sticking up when walking barefoot on the carpets, unfinished flooring at the bottom of stairs, see sunlight coming through gaps in the attic walls, breaker keeps throwing off when several family members use electricity at same time, fire alarms going off randomly and lots of cracks in the front porch concrete that are not guaranteed with home warranty. The homes are beautiful but construction needs major upgrades in building these homes.

Kelvey was amazing to work with. Her made the buying process pleasant. After dealing with her the process went down. Ashlyn seemed like it was a bother to ask her a question. Real frustrating nail pops. Lennar will not cover nail pops due to settlement. The day we moved in we found several nail pops. Noah and his group fixed them but made us feel guilty for asking.

Lennar was not will to add a 220 drop for my electric car even though the house had not been drywalled. The quality of the workmanship was not good. My garage door was not properly adjusted. I called them, but no response. The paint is contractor grade flat. That is not more than colored water. There are significant gaps at the bottom of door frames. These should have been caulked. One of my blinds is broken. Called, but no response.

Overall, it was a positive experience leading up to closing; however, closing day was a mess. My loan officer (Dawn) was incredibly communicative and helpful, but I cannot say the same for my loan processor. My loan processor did not communicate clearly with me or the rest of the team, leading us to believe that I would not be closing as scheduled. I was scheduled to close in the afternoon, but I did not close until around 5 PM, disrupting my entire workday. When I reached out the night before closing to ensure that everything was in order, I was told that there were no issues. The builder tried to be as helpful as possible, but he wasn't incredibly familiar with my property during the final walk through. He had also not been sent the full inspection report from the Lennar real estate agent, which led to some confusion. My largest challenge has been post-closing. The Lennar representative assisting with my 30-day check-in has been hard to reach. She missed our first meeting (that she had scheduled) without a call or notice. I had to call 3-4 times to get an answer 40 minute after our scheduled meeting. She had forgotten and was not apologetic. We rescheduled, and when I reached out to confirm the night before this meeting, she said she'd try to be on time but had another meeting right before mine and would try to be only 10-15 minutes late to mine. It really should have been a phone call. I am planning to reach out because I have still not heard anything about my repairs over a week later. ... More

For the most part things are ok. Small issues have been addressed. However we’ve been here almost 2 months and still not been able to have 30 review. Have reached out and not heard back

Sales started strong and communications fell by they wayside. Updates were not timely or accurate. Having difficulty with the warranty issues we have reported, overall construction is good. Service seems to be our issue.

Over it is ok experience to work with Lennar, the final walk through by construction manager and customer care rep, they are not that knowledgeable any question asked it is pretty much "i think so " and "i am not sure " answers.

We had a couple of minir issues that we let our point person know and they were fixed fairly quickly

The overall experience was pretty good. There was a lack of response and “weekly” updates as it got closer to my house being finished, the expectations set in the beginning were that updates would be more frequent the closer we got to the finish line. The first walk thru was very thorough. Some issues found in the second walk thru(siding falling off my house), fridge not being level, took over a month to get fixed and it took submitting several tickets to the customer service department. The customer care rep I have now is very responsive and after I got in touch with the siding company, they had my issue fixed in a couple of days. Overall, I love my house. A few things I would change are the paint and carpet. Everything that touches the wall makes a mark and the carpet is starting to come up in the doorways. The pool in the community is still not finished(I started this journey in august 2021) and looks like it will be great for about 10 children when it is completed next summer. We had a good experience with Lennar. The overall quality is as per the price you pay. It will be good if they can allow little bit of customizations. Their overall response to the issues is good.

We have family in another state that bought Lennar a few years ago so when this home became available I was pleased with the opportunity to purchase.

Overall, I’m happy with my purchase of a townhome built by Lennar. However, the drywall and paint work done throughout the house is not stellar. It’s clear to see they were both rushed jobs. The paint used is not of high quality and, as a result, makes it very difficult to blend and match up perfectly when trying to fix imperfections. (This was confirmed by another professional painting company.) Several of the switch plates are crooked but my home inspector told me that, unfortunately, is something that could not be fixed without replacing the drywall completely. I was lucky enough to choose my kitchen countertops, cabinet colors, and floors before construction began. I do wish there were more options to customize things like fixtures. There were some speed bumps along the way, such as the keys I received at my closing did not work so I was unable to access my new home until the following Monday as it required a locksmith to come out and replace the deadbolts, etc. I like the design of the home and the neighborhood. Generally speaking, I know I would have appreciated more attention to detail to ensure my house was near perfect when I closed. ... More

Was the first home so basically the trial house. Lots of things missed or just overlooked. No QC was done before final walk through. Currently dealing with mold in attic and high humidity in home. Will update depending on how Lennar handles these.

Love my floor plan and the space. Quality was an issue due to the amount of houses being built at the same time. More attention could have been paid to details. Paint Job and quality of paint I would rate a 2

The quality of the build is sloppy. Paint just was terrible. So many areas with globs, streaks, wall paint going on trim etc.

Very sad new homeowner. When I saw all the pictures of this property there was a tremendous amount of shrubs and trees blocking the property behind me and I was told it was a nice farm house, when I arrived at property after signing all paper work from out of state the house behind me has a gas station that is right in view of my house and a working business with large semi trucks? I pay $370 per month association? wow what a major disappointment and what about resale? I think I am not in a very good position. I feel like I was deceived by Lennar

We had months of delays relating to windows. Not an issue caused by Lennar. After move in multiple issues to get fixed and I have currently been without water in my kitchen for over a week. Island countertop had to be replaced and I still have no water. Very displeased. All other issues taken care of better than this. Taylor was great to work with, but the subcontractors are horrible.

Not impressed with the finish work, at all. In a $550,000 house, Lenar installs $.89 light switches and outlets, the lowest power garbage disposal on the market...sounds like it's about to come apart...the cheapest garage door openers without WIFI capability so an owner can check to see if doors are closed, no towel racks...apparently because 6 year olds tend to use them as high bars, the cheapest flat paint that is not cleanable, the worst ground prep for landscaping....the sod was placed over rocks and the ground is not close to even or level. The concrete work is terrible...the contractor dropped concrete on the garage floor and the driveway without as much as an attempt to remove it before it hardened and the back patio is cracking. The trim brick border on the patios looks like the concrete was finished by a 3-year-old using play doh. The vinyl plank floor moves and makes noise under your feet, The slide in stove bottom drawer is unusable as it is so poorly built. The exhaust fan over the stove is, well, cheap.... NO electronic switches, they put a30 inch fan hood with about three inch gaps between the sides and the cabinets. The fan is weak and I know my toast is done with the smoke alarm goes off. Spending $2 more for each light switch and wall plugs, $200 more for a wifi capable garage door opener, $25 dollars for three - four towel racks rather than hooks which don't let towels dry...especially in high humidity areas, may have cost a builder $2,000 (at most), a price I would have gladly paid to have this stuff done right during construction. I almost forgot, the sewer covers in the street are 2-4 inches above the pavement, If a car with a low-profile tire hits one, significant damage may occur. One is placed in front of my house and, especially if there is a vehicle parked on the narrow street, there is almost no way I can avoid the sewer cover....There is no reason that some asphalt could not have been installed to avoid the sharp edge of a steel sewer cover plate.... Someone at Lenar has to re-think what they are putting into their homes... On a positive note, the local staff, sales and escrow, has been great!! ... More

Definitely not the best experience specifically with the sales staff whom seem to be quite indifferent after the purchase completion. Bought a new home built by Lennar in South Carolina and had an excellent experience with the support and sales staff. Wouldn’t recommend Nichol’s Place to friends or family. We’ll see how it goes from now on.

Buying sight unseen is scary enough yet we were pleased with the overall outcome. Disappointed that we could not make changes AT ALL. Changes that would have not cost the builder extra but will now be extra for us. Our 2nd Sr Loan Processor was very difficult to deal with.. She almost broke the deal for us… Communication was difficult… I have sent emails after move in, no response!!!

Coming from outside tn prices are a little higher here. I expected more quality. Workmanship not very good. One of my walls - actual framing and drywall looked terrible - was fixed to be ok. Electrical some not finished. The finish work not good. Need them to come back for many things which hopefully eventually will get done. I feel no pride taken in making sure things are done and done to completion. Builders have not made sure mail delivery is available - have been here going on 3 months making very inconvenient to get mail in a timely fashion. Told would prob be done in a week or two several times. The yard looked half alive when I moved in hopefully will take bushes a couple did not make it ... More

We bought a model home 7 years after it was constructed, so we did not work directly with builders. Our construction manager that we worked with was great and help advocate for repairs that the property manager otherwise refused. Overall responsiveness to questions and concerns could use some improvement. You could tell that the company was just ready to offload the property as quickly as they could.
