I had one roof leak and one air conditioner drain leak in my loft area. The leaks have been fixed however I’m still waiting for the drywall and an upholstered chair that was stained to be fixed. It’s been 3 weeks. Also the garbage dumpster is not emptied on a regular basis. The management company states trucks are in the neighborhood blocking the dumpsters. There have been no trucks on the street for the past three weeks. Lennar needs to change the HOA management company to one that is more responsive. 4 phone calls and an email have proved to be ineffective. I’m to the point of not ...

Good: Economic house in growing community. Decent neighbors for the most part. Larger yard than other new home options in the area. Plenty of sq footage for the price (compared to other new home options) Bad: Curved Walls and Ceiling Lines everywhere. Like every room or closet. Kitchen appliances and cabinets feel cheap. It wasn’t a bad over all experience, until after you close and there still a list of things incomplete, and they don’t want to do the completion of there build. Then it will become a “process”, and beyond that your home will have a broken fridge and a missing glass panel out of your garage and rooms missing door stops in. Not bitter, just do better.

Responsive to warranty issues, however, not responsive to living conditions in the neighborhood. Previous construction manager John made sure issues in the neighborhood were addressed immediately. That is no longer the case since he left. Construction trash, early construction noise on the weekend by subcontractors ( before sunrise) is completely unacceptable and construction workers and subs race out the streets at a very high speed.

The workmanship of the contractors is absolutely horrible. It seems like things are just thrown together. We had entire trim areas not painted, holes behind bathroom hardware, nails missing in shower drain and outdoor shutters...etc. This is the second home that we have built, and the final product's quality has been devastating to say the least. It is my hope that future homebuyers experience contractors who want to do their best for every homebuyer and that the building/project manager communicates and evaluates employees in such a way that a culture of excellence is created.

High hopes- Low Quality

The trades they use do not do quality work. We have found that very cheap materials are used to cut costs and they are very hard to get out and fix any issues. We have dozens of items waiting to be fixed and our Lennar rep is unresponsive. I’m so disappointed in this company, as the houses cost more than they are worth, and as homeowners we should be able to expect quality for $400k. If we could do the homebuying process again we would not use Lennar. Be sure to get your own inspections done, and avoid Lennars mortgage company if you are able. Everything went smooth until after closing. I moved in with broken windows and a promise they would be replaced. 4 months later I’m still waiting for them to be replaced. The lack of communication is ridiculous. I called the “customer service rep” and he didn’t even have the decency to call me back. His response to my phone call was to just copy me on an email to someone else . Didn’t even waste his time sending me an email directly addressing my issues/ questions.

We were told if we didn’t close by May 30th we wouldn’t get the special interest rate, our original closing date was June 17th, we moved it up to help them meet a quarterly quota. Our agent informed me that this was one of the top three worst and most challenging buying/selling experiences he’s encountered in his entire 10-year career in real estate.

We have had issues ever since we closed on the house and it was like pulling teeth getting them fixed. The only person that actually helped us was Derrian and he was/is awesome, as he is still helping fix the last remaining issue. We never received our 30 day TLC that we were told would be happening, we just received an email asking how it went but nobody came for it nor was it scheduled. I understand these are homes going up really fast but I at least would like everything to be working/minimal issues for the price we paid.

I purchased a new construction home and unfortunately it was not the greatest...or even a good experience. The new homes sales rep did not seem knowledgeable when asked questions and on at least 3 occasions told me things that were not true about finishes and the lot. The structure of the home seems good. However, the finishes were not done thoughtfully or carefully at all. Sloppy paint (on the flooring, cabinetry and spots on carpet), caulking on doors and cabinetry that is very thick and stands out in spots, low quality appliances and finished products. The build experience with Lennar was terrible. I have told my friends to go elsewhere unless this is all they can afford! From the get go, things were chaotic and disorganized and unprofessional. The selling team will tell you one thing and then later say something completely different and act like you’re the one who made it up! Then when we moved on to construction, everything seemed alright until we had issues with the build that our inspector found. There was so much sloppy workmanship. I am very disappointed with my new townhome. LOTS of slipshod work and no attention to detail in making things look nice. LOTS of corners cut. I would not recommend Lennar Builders or my sales person. He never gave updates when he said he would and repeatedly would not return phone calls for weeks.

The workmanship was poor, drywall imperfections everywhere and gaps in trim. Pretty disappointed. I have also had very little communication from the sales and warannty team. I bought a home with David Weekley a year ago so I have a good baseline understanding of the process and Lennar's experience was far inferior to David Weekley's.

Poor Craftsmanship and Quality

The overall quality for the price paid was very disappointing. The AC unit was not set up correctly and leaked in our ceiling, the trim was not straight on almost all walls, paint was splattered on our new floors and stained. The floors have nail pops and bumps, and the walls have many pops and cracks already. I would not purchase another Lennar home unfortunately. Great customer service but poor quality home.

Subcontractors: the attention to detail is lacking. No home will ever be perfect but you can tell when a subcontractor cares about the quality of work they complete. These subcontractors left carpet being lifted up in corners, paint on the baseboards, more paint needed on the walls, and the sod is absolutely ridiculous. There are seperations between sod spots the size of my foot. Lennar- If Lennar truly cares about the communities they are building they will have the common grounds sodded and the subcontractors pick up their messes. Sales and local construction manager did a great job. The process of getting warranty claims resolved is terrible unless you’re talking to someone at the corporate office or a regional President. The preferred lender will lie and threaten you in an attempt to gain your business. Overall a pass if it were pass/fail (but not by much).

Poor quality of materials, framing bad so walls crooked and cabinets hung crooked. Cheap recessed lights and cheap cabinets. Never experienced a builder that does standby their work and do a 12 month punch list. Still issues outstanding and things not working correctly and I only closed 4 months ago.

Very cheaply made for what we paid. You can tell they build these homes in 120 days. Appliances are super cheap. Yes it's quartz countertops but very thin. Cabinets hit other cabinets when they're being opened which leads to paint chipping. Gaps in the trim (not flush with the floor). Cheap wire closet "organization". They had to use a zip off form of insulation for the attic as the HVAC was poorly installed - I know this bc my husband has been in the industry for 10+ years. I mean, the list goes on and on. Lennar Mortgage is beyond awful - and that's an understatement. Home buying process ...

Most of the poor experience began at the time of the final walk. Nothing on the list had been completed. Numerous drywall issues throughout, bad paint. Entire new build fit and finish left a lot to be desired. When meeting with Lennar Reps, a couple of them stated "I didn't build it". Frustrating to hear when you are speaking to someone wearing a Lennar shirt. Was finally able to get things sorted out but took a visit with Division President to do so.

First off, during the building process we noticed that there was a "water leak" that was seeping and noticeable in our drywall. Lennar said not to worry and did nothing but touch it up with paint.
