Never heard back from anyone on a 30 day check up. Some of the paint issues were not taken care of. It seems like they hurry on a lot of things. Cheap work around some of the woodwork. The pool is way to small for this size of a neighborhood.

Finish the jobs before closing!

We closed on the house with drywall not finished—major holes in a closet and bathroom. Also a lot of paint touch ups and blue tape was still on the walls. We had a cracked step and a broken window also. Five months later.... we’re still waiting for most of the jobs to get done. In mid-August a manager came to the property and told us all the jobs would get done one day first week of September. We haven’t heard back from him, but several people have randomly shown up on different days, with little to no communication to arrange. We are so frustrated! We brought to Vincent & Joey's attention in December that the soffitt beam on the back porch is unlevel and has gaps at the column. We've submitted this issue several times along with a crack in the mortar at our dining room window. Still not happy with a driveway issue that has been addressed but not sure what else can be done. Also have submitted a new issue weeks ago pertaining to the bathroom door going into the toilet that was put on swinging in instead of out. This should have been caught early on. It was not one banner up, nothing. After seeing the next 3 houses decorated with the same welcome celebration, I asked Noah what happen ? Why I did not get that? It was purely laughed off :(

Responsive to warranty issues, however, not responsive to living conditions in the neighborhood. Previous construction manager John made sure issues in the neighborhood were addressed immediately. That is no longer the case since he left. Construction trash, early construction noise on the weekend by subcontractors ( before sunrise) is completely unacceptable and construction workers and subs race out the streets at a very high speed.

Buying this house was easy. Once I moved in and began to notice the terrible attention to detail, I am regretting trusting those involved. Backyard floods- I have dogs and mud is tracked everywhere. Drywall is aweful; putty holes, unsanded parts of the walls, corners unsmoothed. Shower grout slopped on and then they expect the homebuyer to seal the grout work. My refrigerator was dented and misaligned due to damage. Tasks the construction manger promised would be taken care of never got touched. Overall home was completed in time and love it for the most part. Some materials used were very cheap and quality not great . Doors to my office don’t close properly , will end up replacing with nicer ones . Locks to from door didn’t work , nails left in roof , all windowed left unlocked , garage not painted inside fir a house over $630k my inside of garage looks like a toddler built it . Not painted , steps have nails showing , I will need to hire someone to finish . Landscaping not great will hire someone to improve and fix . Paint on inside very cheap .

I had one roof leak and one air conditioner drain leak in my loft area. The leaks have been fixed however I’m still waiting for the drywall and an upholstered chair that was stained to be fixed. It’s been 3 weeks. Also the garbage dumpster is not emptied on a regular basis. The management company states trucks are in the neighborhood blocking the dumpsters. There have been no trucks on the street for the past three weeks. Lennar needs to change the HOA management company to one that is more responsive. 4 phone calls and an email have proved to be ineffective. I’m to the point of not ...

The workmanship of the contractors is absolutely horrible. It seems like things are just thrown together. We had entire trim areas not painted, holes behind bathroom hardware, nails missing in shower drain and outdoor shutters...etc. This is the second home that we have built, and the final product's quality has been devastating to say the least. It is my hope that future homebuyers experience contractors who want to do their best for every homebuyer and that the building/project manager communicates and evaluates employees in such a way that a culture of excellence is created.

Good: Economic house in growing community. Decent neighbors for the most part. Larger yard than other new home options in the area. Plenty of sq footage for the price (compared to other new home options) Bad: Curved Walls and Ceiling Lines everywhere. Like every room or closet. Kitchen appliances and cabinets feel cheap. It wasn’t a bad over all experience, until after you close and there still a list of things incomplete, and they don’t want to do the completion of there build. Then it will become a “process”, and beyond that your home will have a broken fridge and a missing glass panel out of your garage and rooms missing door stops in. Not bitter, just do better.

Sales team was great. Communication of construction updates was great. House product upon completion...horrible. Cheap products used for a higher-end home and bad final product with LOTS to be worked on. Customer service followup, also bad. Like the house but disappointed on the workmanship.

Sales agent provided misleading information. Sales team anf financial team used alot of buyer intimidation tactics. Repairs were not made from final walk through 45 days after being in the home. Home was not cleaned good for final walk through and move in. Craftsmanship of wotk is very sloppy. No pride in work.

The trades they use do not do quality work. We have found that very cheap materials are used to cut costs and they are very hard to get out and fix any issues. We have dozens of items waiting to be fixed and our Lennar rep is unresponsive. I’m so disappointed in this company, as the houses cost more than they are worth, and as homeowners we should be able to expect quality for $400k. If we could do the homebuying process again we would not use Lennar. Be sure to get your own inspections done, and avoid Lennars mortgage company if you are able. They have a waiting list of people a mile long ...

Everything went smooth until after closing. I moved in with broken windows and a promise they would be replaced. 4 months later I’m still waiting for them to be replaced. The lack of communication is ridiculous. I called the “customer service rep” and he didn’t even have the decency to call me back. His response to my phone call was to just copy me on an email to someone else . Didn’t even waste his time sending me an email directly addressing my issues/ questions.

We have had issues ever since we closed on the house and it was like pulling teeth getting them fixed. The only person that actually helped us was Derrian and he was/is awesome, as he is still helping fix the last remaining issue. We never received our 30 day TLC that we were told would be happening, we just received an email asking how it went but nobody came for it nor was it scheduled. I understand these are homes going up really fast but I at least would like everything to be working/minimal issues for the price we paid.

We were told if we didn’t close by May 30th we wouldn’t get the special interest rate, our original closing date was June 17th, we moved it up to help them meet a quarterly quota. Our agent informed me that this was one of the top three worst and most challenging buying/selling experiences he’s encountered in his entire 10-year career in real estate.
