It is what it is, but the build quality is barely good. The walk through I had some issues that were not addressed. It's a cheap tract home I get it, My concerns were only cosmetic, but you can tell the GC doesn't look after the workers and it shows.

Overall good buying experience for us.

They need to improve on the materials they are using for the building. The contractor needs to do excellent work for their clients please

I have very good experience with Jon and my loan officer (Christian) and his team. But on my backyard the drainage (landscape) is really bad. I report for lennar home care last month 03/10/2023 and they told me the builder will fix the landscape. It's over a month now and a lot of water on my backyard. There is rain last Wednesday after 6 days still a lot of water.

The air conditioning does not work properly. Cannot accept it for a brand new home.

Currently pre-construction items were not successfully updated and no one has gotten back to. Kitchen cabinet doors falling apart with only one month of use. Not happy with the amount of time they take in order to get back to you when issues are reported. On the other hand my sales person was amazing and always responsive. The mortgage and closing was a smooth transaction even when I had so many questions. They will always get back to me on a timely fashion even if it was after hours.

You have to double check to make sure issues are fixed properly to make sure things are working even thought they said everything is fixed…

Our journey with Lennar was a bitter sweet one. Our first visit to a Lennar office was met with a very rude and unprofessional agent who was very excited to sell to us and when he saw our DOB on our IDs quickly returned them and told us there was no home available and will be none anytime soon. We left and returned some other time with our agent to be greeted and welcome by an absolutely amazing Lennar agent, Ty. Tyrone walked us through the process and assisted in every step of the way until closing. We had a little bit of hiccups with the closing agents and loan officers over constantly requesting for the same documents over and over again. Of course, the military wasn’t making it easier for them either. When we moved in, the AC was not working and we contacted Lennar warranty service and until today, they have not shown up, we fixed the problem. Overall, everyone we met did their jobs but Tyrone went above and beyond to represent the Lennar brand while recognizing we are buying a home not a pen. The process from the start was awesome. Our home advisor helped us negotiate when our realtor didn't. She thought we should go in at full price. The Lender was slower than molasses, but the title company was quick and efficient. Overall, I would buy another, larger Lennar home in my near future.

I would say that the home buying experience would have been great if I went all in with Lennar. Since I did not and chose to go with my own lender things got weird to say the least.

First things first - love my home. It meets all my needs and I couldn't be happier with the purchase. Lennar delivered what they promised, on time. The reason I took off couple of stars is because of response delays during the home buying process. There were 3+weeks that both my real estate agent and I struggled to get answers and an updated closing estimate from Lennar. On the positive side, once they started working with me (last week before closing), the answers and updates happened quickly and efficiently. For everything else, Lennar did what they said they will do, when they promised it. Frankly, a "will happen in last week before closing" response would have worked better than current experience of asking repeatedly and not getting responses. ... More

The whole financial department of Lennar was absolutely horrible, very unorganized, changing fees last minute and adding in costs at closing to where I was almost not able to close.

Too many people involved which made it very confusing as to whom to contact for various issues. There was a concierge but he seemed extremely young and inexperienced and was not prompt in replying. I think that role if properly staffed would have been perfect to help redirect us when we contacted the wrong person with a particular question or concern. A huge issue was no trash/recycle receptacles at closing. What in the world were we to do with our trash and tons of recycle the first two weeks. Thank goodness our 2 sons were able to accept a lot of our trash and recycle. It took weeks to get receptacles. At the beginning of the loan process we felt overwhelmed with the frequency and expected response times. One email came in on a Saturday afternoon with a 48 hour turn around. The loan and closing process were quite stressful. We are nearly 70 years old and the on-line process was extremely impersonal and we needed help with some of the photos to PDF process and a few other techy things. We hope to never have to purchase another home as the stress was overwhelming at times. But, bottom line is we love our new home from the layout design to the quality (except the back yard which we're afraid to use due to the lumps and bumps as we are afraid of breaking an ankle.) ... The builders were absolutely helpful and kind. However, the title company was a different story. I did not like that the title company would not allow me to close in person. I had no access to a computer and was having to sign all these important documents on my small phone. I felt that my loan officer Terry was not helpful. At one point he even hung up the phone on me. When I was done with closing his response to me was, “I hope we didn’t beat you up too bad.” Terry was very aggressive about me wiring $500 over the price for closing just in case of any numbers were off. I still don’t understand how you would not have my final numbers for closing. They mailed a check of the money that I over paid for closing, but never received it in the mail. Then charged me for wiring It to my bank. I requested a survey of the property before closing, which they would not give me until I closed. Just from that experience alone, I will not be purchasing another LENNAR home in the future. ... More

The floor plans are amazing. The space inside the home is incredible. I love it.

In buying my last new home, It was a roller coaster ride experience! I was not allowed to experience the joy of buying a new home! I started to quit the process several times but was begged by my son who lives here to continue the process. I moved from New Orleans and have bought six homes and this was my worst experience of them all! I am getting to like it now but I was angry when I moved here because of the experience I went through. With my credit and income it should not have been that way!

From the day we signed our loan docs to our roof leaking. It’s been a journey from day one. We can only hope that the worst is behind us.

processing job (getting IRS transcript, multiple job verification, same request many times. ) My son is a loan officer too, lennar price and title paid, made me go thru lennar. But, he was saying, paystub, and bank statement and IRS transcript is all automatically pulled, if client gives permission.

Lennar Sales Team did no do good job in selling the property. Waitlist concept was not implemented and homes (phase-3) were sold on first come first base prior to the email notification of the phase availability etc. i have waited for an year and dreamt for my first home and end up with unsatisfied floor plan.

They have good and bad. I dealt with some great people in sales like Mike and hated finance past Christian that is. The mortgage process was good but also a headache for sure. But we are all in all happy. Great community with great families, events and great times

Buying from Lennar is overall a good experience. But you have to be ready for a lot of warranty claimed after closing. Everyone from the sales department and warranty department is super friendly, responsive, and helpful. We had Omar as our sales rep, and he is always there helping us explaining the process of closing and tried his best to answer our concerns. Richard and John are our Wareanty manager, they are both very polite and friendly! Because the bad workmandahip of the home we had to call warranty pretty often, Richard and John never complained about the constant warranty claims but patiently helped us fixing all the problems one by one. For the service, we could gave a 5 star without thinking. They hire great people in the team providing excellent service. However the workmanship is pretty bad compare to our old home, a lot of problems need to be fixed after closing. If you are a first time home buyer and do not know much about fixing things yourself, you should think twice about buying Lennar. We understand there are always imperfections in every home, but as a new build all the imperfections makes our new home seems like a old home being renovated cheaply. One of the Toilets in Junior suite, the water tank cannot be stabilized, and we you touch is it is very loose. When we mentioned it at final walk through, the builder didn’t want to replace it, saying as long as it’s not leak, it should be fine, but our home inspector told us it might be a long term safety concern for whoever is yawing this toilet. Then a lot of in-wall areas was not being installed or caulked property. Like the main water valves frame is not aligned and in sloped angle, the washer faucet frame, dryer vent frame, and the Calle & wire box are super dirty and not fully insalled in the wall, they are loose and flying outside the wall, window glass break in 3 weeks after we close, and one of my fiends has leaking toilet the first day she moved in, and the home is very dirty with stains and marks on the walls and ceiling. All the little problems, if warranty doesn’t handle them, you have to fix them yourself. Just be ready to spend few weeks just to claim warranty and fix little issues on your own. Compare to our old home from centex and other homes in the same neighborhood, the Lennar’s workmanship of homes in this neighborhood is bad, of course because of that their price is also cheaper than the other builders for about 100K. So if you don’t mind claiming warranty and fixing thing on your own, I would say it’s a good buy. Then let’s talk about their loan department. If you take the loan from Lennar mortgage! Never accept VIrtual Closing!!! It’s completely a mess and you will have to pay more out of packet money on transaction fees! Even thou sometimes they want to push you to close early and want to close virtually! Don’t do it! They can push the closing date to a later day! The loan officiers are not really responsive compare to their sales and warranty department! A lot of time, they don’t respond unless they need something from you. And they don’t explain their processes very clearly, and we had to go to Omar to find out the details. Also for the virtual closing, you will have to do multiple fractions in order to finish all down payment and closing fees. And the single wire transfer transaction fee is more than purchasing a single cashier check! We though we had to do it so we did it. But my friend refused to do it, and just delayed the closing for like a date! So Don’t do the virtual closing! If it wasn’t for bad workmanship and not so pleasant loan and closing process, We would give Lennar a 5 star for their sales department and warranty services. The reason why we give 3 is because we took 1 star off from the bad workmanship that we have to claim warranty so often, and took another 1 star off for their loan department for not being so clear on the process and we had to pay more than usual transaction fees lol hope my experience helps you buying from Lennar! Closing was a nightmare. The first closing appointment was cancelled without notification. I was at the second appointment from 12:00 to 8:15 PM. All I heard that day was "we're waiting on paperwork. Then the house keys were not available and they weren't sure where they were so I was unable to go to the house that day as planned. I had to go to the model home the next day to get the keys.

We love our new home. It is built well and so far have only had drainage issues due to the new sod. Hopefully this gets better. We love our neighborhood and love the design of the home. Lending was quite easy with Lennar. The only problems we had was after we put in our application for purchase the communication almost stopped and processes were not explained to us at all. The lending was all done on line and it was hard to get somebody to call and explain next steps. We were just kind of standing around wondering if we were approved, should we pack, what do we do. We didn't get final approval until a week before closing. So we were hesitant to schedule movers and all the preparations of leaving our old home. It became very frustrating. It felt like the builder gave us great service at the beginning then faded away. We did get a nice house and are happy. I hate to complain and rarely give bad reviews. Overall it wasn't a terrible experience but just pick up the phone and see how your customers are doing. That's all that is needed. ... More
