Slow Process with Lennar Mortgage, but everything else was Great

The process from the start was awesome. Our home advisor helped us negotiate when our realtor didn't. She thought we should go in at full price. The Lender was slower than molasses, but the title company was quick and efficient. Overall, I would buy another, larger Lennar home in my near future.

Poor quality material, I requested a paper copy of the HOA bylaws, I was told by the HOA that LENNAR Title should provide that to me. Traci ignored all my calls regarding that. When I purchased my home from first Texas the HOA package was given to me on the day of closing. Money ain’t everything, no one cares about customer satisfaction

It’s been a roller coaster ride since the day since we signed the contract. Just to highlight our issues: - construction/closing delayed multiple times from December 2022 to April 2023 eventually. - the workmanship is below par at best. - the walls are not straight. If you point it out, the standard response is that it is within spec. - window sills are misaligned. I had to follow up almost daily and eventually fixed it on the morning of closing. - The paint used and the job is shoddy. Wipe with a damp cloth and the paint comes off! Bad experience with closing and warranty issues

While closing I brought of multiple items to their attention to fix issue but they never fixed it. One of issue caused water leak after closing the house. Construction quality is so bad. Warranty support is too bad. Send some handyman to fix all types of issues. He does not know gravity of the issue. So I do not recommamd lennar to anybody with this experience.

The bad experience that I have is that they move the closing day 3 times and the playground never have been build at the moment and Lennar told. Me that going to enjoy the amenities at this summer and them a person from Lennar told me that they are going to have ready the amenity for the next year that is to bad because my kids are waiting for the pool how they offered when we decided to move there.

processing job (getting IRS transcript, multiple job verification, same request many times. ) My son is a loan officer too, lennar price and title paid, made me go thru lennar. But, he was saying, paystub, and bank statement and IRS transcript is all automatically pulled, if client gives permission.

Buying home with Lennar is nightmare, I would not recommend anyone go with Lennar at least in Sutton fields. 1) To start with Ronnie (sales agent) She is one point of contact who gave me 20 min to select a home and never picked my call after booking, responds only text message, no regular update on construction or meeting with construction manager. For any questions asked she was rude and will threaten like you can cancel your home if you are not happy. Bought inventory home. Not bad. Some small issues with details, drywall seams, appliances, sinks, fence and counter top. Overall not a bad build. The builder and staff were helpful. The closing process was a nightmare, but overall we got a nice deal.

Initial times Lennar Sales person and Lennar Mortgage were very polite and professional. But later both of them were pressurizing to close the Home buying even though many of the activities are pending and some of the closure credit was changed at the last minute.

After sale Cx service is great and team is helpful however home is poorly built. There is no quality assurance audit before closing it seems. Too many issues- gaps in roof siding, cooktop don’t work, doors don’t seal, window frame broken, secondary water heater unit doesn’t work, sprinkler system has leaky water hose, walls are not straight, no electric outlets in laundry room for iron or vacuum cleaner. My loan and mortgage officer Anna and Deacon were completely unresponsive for days leading up to closing and terrible about returning emails, texts, and phone calls. Very frustrating process. Our salesperson Trent showed us online a home with wood flooring and when we asked for photos of the home he sent us two photos are night showing very little. When we saw the hole with tile flooring and were upset he just said "well it was in the contract."

The homes are not built with very high quality materials and they haven't installed with care, if you miss something in your home orientation, it's probably not covered by warranty and it will be your responsibility. I had issues with carpet and floor installation and they are not covered by warranty and I have to hire some people to fix my brand new house carpet.

It would've been nice to know Verandah is located in a MUD ZONE. VERANDAH is an exurb of Greenville Texas and a exurb of Royce City Texas. That's very unique! I now empathize with citizens of Puerto Rico and DC. Located in an the nation, but unable to vote for my interest of my immediate area except the ISD. Greenville, the county seat, is approximately 20 miles away. The location is good for me, and my neighbors I've met, are friendly and excited about their new home purchase. I am a first time homebuyer and would have liked more support from Lennar through the process. There were a few websites for different things and not much guidance as to where we needed to go for each thing. It was just search Lennar and figure it out. I would assume a lot of their customers are first time home buyers too so they should cater to their audience more. The house itself is definitely thrown together with no care from the workers side if anything was neat, level, etc. I have been able to upgrade things after moving in to make it more livable.
