Slow Process with Lennar Mortgage, but everything else was Great

The process from the start was awesome. Our home advisor helped us negotiate when our realtor didn't. She thought we should go in at full price. The Lender was slower than molasses, but the title company was quick and efficient. Overall, I would buy another, larger Lennar home in my near future.

I would say that the home buying experience would have been great if I went all in with Lennar. Since I did not and chose to go with my own lender things got weird to say the least.

First things first - love my home. It meets all my needs and I couldn't be happier with the purchase. Lennar delivered what they promised, on time. The reason I took off couple of stars is because of response delays during the home buying process. There were 3+weeks that both my real estate agent and I struggled to get answers and an updated closing estimate from Lennar. The whole financial department of Lennar was absolutely horrible, very unorganized, changing fees last minute and adding in costs at closing to where I was almost not able to close.

Too many people involved which made it very confusing as to whom to contact for various issues. There was a concierge but he seemed extremely young and inexperienced and was not prompt in replying. I think that role if properly staffed would have been perfect to help redirect us when we contacted the wrong person with a particular question or concern. A huge issue was no trash/recycle receptacles at closing. What in the world were we to do with our trash and tons of recycle the first two weeks. The builders were absolutely helpful and kind. However, the title company was a different story. I did not like that the title company would not allow me to close in person. I had no access to a computer and was having to sign all these important documents on my small phone. I felt that my loan officer Terry was not helpful. At one point he even hung up the phone on me. When I was done with closing his response to me was, “I hope we didn’t beat you up too bad.” Terry was very aggressive about me wiring $500 over the price for closing just in case of any numbers were off. Personnel very polite but not easy to get in touch with. Call backs sometimes are a day or 2 out from your request. Had to send same documents several times. Once all requirements were met, everything went smoothly.

My Last New Home!

In buying my last new home, It was a roller coaster ride experience! I was not allowed to experience the joy of buying a new home! I started to quit the process several times but was begged by my son who lives here to continue the process. I moved from New Orleans and have bought six homes and this was my worst experience of them all! I am getting to like it now but I was angry when I moved here because of the experience I went through. With my credit and income it should not have been that way!

processing job (getting IRS transcript, multiple job verification, same request many times. ) My son is a loan officer too, lennar price and title paid, made me go thru lennar. But, he was saying, paystub, and bank statement and IRS transcript is all automatically pulled, if client gives permission.

Lennar Sales Team did no do good job in selling the property. Waitlist concept was not implemented and homes (phase-3) were sold on first come first base prior to the email notification of the phase availability etc. i have waited for an year and dreamt for my first home and end up with unsatisfied floor plan.

They have good and bad. I dealt with some great people in sales like Mike and hated finance past Christian that is. The mortgage process was good but also a headache for sure. But we are all in all happy. Great community with great families, events and great times

Buying from Lennar is overall a good experience. But you have to be ready for a lot of warranty claimed after closing. Everyone from the sales department and warranty department is super friendly, responsive, and helpful. We had Omar as our sales rep, and he is always there helping us explaining the process of closing and tried his best to answer our concerns. Richard and John are our Wareanty manager, they are both very polite and friendly! Because the bad workmandahip of the home we had to call warranty pretty often, Richard and John never complained about the constant warranty claims but ...

Exhaust fan in the laundry room fell out of the ceiling- no bolts holding it in place. Same with light in bathroom.

Closing was a nightmare. The first closing appointment was cancelled without notification. I was at the second appointment from 12:00 to 8:15 PM. All I heard that day was "we're waiting on paperwork. Then the house keys were not available and they weren't sure where they were so I was unable to go to the house that day as planned. I had to go to the model home the next day to get the keys.

We love our new home. It is built well and so far have only had drainage issues due to the new sod. Hopefully this gets better. We love our neighborhood and love the design of the home. Lending was quite easy with Lennar. The only problems we had was after we put in our application for purchase the communication almost stopped and processes were not explained to us at all. It’s worth buying the home. Mellisa at the office, David in construction were awesome. The speed they guild these at, leaves a very high margin of sloppy work. We have curved walls. Over lapping paint. Uneven trims , hole hiding behind the oven. Bad landscaping ( sprinkler covered with sod) uneven sod. Despite all of this the house good home. It’s well insulated, the floor plan is well thought out . The ac and heater work. Yup it’s beats renting!

Poor quality materials and finishes. Bad walkthrough experience, orientation was made over the phone! Dead trees handed over, you can see many of them dead in the community!
