The whole experience was not at easy as i though.

Simple home built as cookie cutter house. Will do for my purpose.

Buying process was quick and reasonable. Everyone before purchase was friendly and informative but it was a complete mess afterwards with no one to communicate with when issues arose.

I had a disappointing experience with this labor warranty. The quality of their work was subpar, with noticeable labor issues. When I requested and submitted a repair ticket, they refused to address the problems and gave excuses instead. I expected better service and responsibility for their workmanship

In buying my last new home, It was a roller coaster ride experience! I was not allowed to experience the joy of buying a new home! I started to quit the process several times but was begged by my son who lives here to continue the process. I moved from New Orleans and have bought six homes and this was my worst experience of them all! I am getting to like it now but I was angry when I moved here because of the experience I went through. With my credit and income it should not have been that way!

1st time buying from the builder. Was very confusing and people are not very helpful.

Overall, I’d say the experience was well but very overwhelming. A lot of back-and-forth, which is to be expected with a huge decision to purchase a home. With Lennar being a giant production builder it’s understandable that things don’t always go as planned, but their processes are streamline and issues end up getting worked out. So far we’re loving being in our new house and appreciate the opportunity to buy with Lennar. As of 2 months after closing our experiences are nowhere near what a lot of the negative experiences are that are posted online. We have a lot of good things to say, but there are also some drawbacks. Workmanship is subpar to say the least, there are obvious corners that have been cut, but nonetheless, they built homes fast for wide variety of people and families. Be ready to be on your computer 24-7 with no excuses, your life will stop because they need things as ASAP with no excuses, even if you are driving, at home with your family!!!!!! they make you feel you need them or I don't know what was the point of doing that!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

I think there are some basic things that needed to be included in these homes that Lennar does not. I think glass shower doors and maybe ceiling fans should be the basics in homes in Texas. I also think the team that builds the homes could use a little more supervision I won’t get into that. Other than that the homes are nice which they build more in other spaces affordable homes because all cities in Dfw need affordable homes not just in the outskirts.

Loan officer was very inexperienced and could reply to questions. At last experienced loan officer explained things better. Also faced that questions were answered late than expected. Overall experience is good, but could be better .

So the home is nice for the most part, the yard is a good size. My only concerns were that the closing was a bit of a mess and it was hard to get a hold of certain people. Also. We have had an ant problem since the day we moved in and we’ve even paid to have someone come and spray but they keep coming in through the walls

Everything was great price, house exempt when it came to financing they guy that was helping me out never answer the phone only when he needed something, long process and for him to just say you are not approved. I try to call him back never respond back.

From the day we signed our loan docs to our roof leaking. It’s been a journey from day one. We can only hope that the worst is behind us.

processing job (getting IRS transcript, multiple job verification, same request many times. ) My son is a loan officer too, lennar price and title paid, made me go thru lennar. But, he was saying, paystub, and bank statement and IRS transcript is all automatically pulled, if client gives permission.

This is our second home, which was built by Lennar. We continue to have problems that have been outsourced for replacement or repair. The reports and updates we are getting reflect on Lennar as uncaring if we do not sign off on service tickets. Twice now a ticket has been closed without a completed repair. Where is the care in that?

Lennar Sales Team did no do good job in selling the property. Waitlist concept was not implemented and homes (phase-3) were sold on first come first base prior to the email notification of the phase availability etc. i have waited for an year and dreamt for my first home and end up with unsatisfied floor plan.

During our experience, we faced constant communication issues with our sales rep. There were times when we wouldn’t hear from him for weeks on end during the last few months leading up to closing. Our close date got pushed back multiple times which wasn’t an issue, the problem was that it was only communicated to us with little to no notice or until we reached out for an update multiple times. If there is one suggestion I can give to Lennar, it is to hire coordinators or customer success reps to facilitate updates and questions during the home buying process if the sales person is not going to take on that responsibility. ... As a first time home buyer, you expect certain things but I know not everything can go as planned. Communication at the start of my process was great between the loan officer and home consultant. As the weeks go by, I start to send out documents and I’m getting emails to send the same documents I sent weeks ago… or even just a couple days ago… are they not checking what I am sending. I was also given a very high interest rate even though initially I was told it was going to be a lot lower… the fix?? If you can get a lower rate elsewhere we will match it! Why not just offer the lower rate… Long story short to that, Lennar Mortgage matched the lower rate of the other bank. Now comes the last couple of months and lack of communication to myself and between Lennar staff. I was told closing would be a certain date but that got pushed multiple times until I finally closed 3 months from when I was originally told. I also had a scheduled walk-thru and was double booked that day so that got pushed a week. On my final walk-thru, the day of closing nothing was completed and blue tape was still up from when I taped. Miraculously, I still closed that day because I had it pushed a couple of hours. With all of this, no one was in communication with each other, loan officer didn’t know closing was pushed, home consultant didn’t know walk thru wasn’t done, and so on. In terms of build quality, it could be a lot better. I did have my own 3rd party inspection who mentioned the bones of the home was great but marked the little stuff that Lennar actually fixed. But to this day (a month and a half into living in the home) I am magic eraser-ing the small splatter of paint I see on the floor corners or floor edge. Would I recommend Lennar? if you’re going for price sure. But if you want quality in terms of home and the whole process I’d look elsewhere. ... More

It’s worth buying the home. Mellisa at the office, David in construction were awesome. The speed they guild these at, leaves a very high margin of sloppy work. We have curved walls. Over lapping paint. Uneven trims , hole hiding behind the oven. Bad landscaping ( sprinkler covered with sod) uneven sod. Despite all of this the house good home. It’s well insulated, the floor plan is well thought out . The ac and heater work. Yup it’s beats renting!

Homebuying process was rocky but not too bad… I used lennar mortgage. There were constant delays with closing date but overall they got things done. No issues with home so far

They have good and bad. I dealt with some great people in sales like Mike and hated finance past Christian that is. The mortgage process was good but also a headache for sure. But we are all in all happy. Great community with great families, events and great times

Overall experience was OK. There was a huge delay in closing which was understandable because of the supply chain issues around 2021/2022. Quality and finishing is not the best, but not bad and the maintenance department is very responsive. The worst experience was with Lennar Mortgage, lots of mistakes and having to resubmit documents and until a week before closing I had no idea how much my closing costs would be.

Buying from Lennar is overall a good experience. But you have to be ready for a lot of warranty claimed after closing. Everyone from the sales department and warranty department is super friendly, responsive, and helpful. We had Omar as our sales rep, and he is always there helping us explaining the process of closing and tried his best to answer our concerns. Richard and John are our Wareanty manager, they are both very polite and friendly! Because the bad workmandahip of the home we had to call warranty pretty often, Richard and John never complained about the constant warranty claims but patiently helped us fixing all the problems one by one. For the service, we could gave a 5 star without thinking. They hire great people in the team providing excellent service. However the workmanship is pretty bad compare to our old home, a lot of problems need to be fixed after closing. If you are a first time home buyer and do not know much about fixing things yourself, you should think twice about buying Lennar. We understand there are always imperfections in every home, but as a new build all the imperfections makes our new home seems like a old home being renovated cheaply. One of the Toilets in Junior suite, the water tank cannot be stabilized, and we you touch is it is very loose. When we mentioned it at final walk through, the builder didn’t want to replace it, saying as long as it’s not leak, it should be fine, but our home inspector told us it might be a long term safety concern for whoever is yawing this toilet. Then a lot of in-wall areas was not being installed or caulked property. Like the main water valves frame is not aligned and in sloped angle, the washer faucet frame, dryer vent frame, and the Calle & wire box are super dirty and not fully insalled in the wall, they are loose and flying outside the wall, window glass break in 3 weeks after we close, and one of my fiends has leaking toilet the first day she moved in, and the home is very dirty with stains and marks on the walls and ceiling. All the little problems, if warranty doesn’t handle them, you have to fix them yourself. Just be ready to spend few weeks just to claim warranty and fix little issues on your own. Compare to our old home from centex and other homes in the same neighborhood, the Lennar’s workmanship of homes in this neighborhood is bad, of course because of that their price is also cheaper than the other builders for about 100K. So if you don’t mind claiming warranty and fixing thing on your own, I would say it’s a good buy. Then let’s talk about their loan department. If you take the loan from Lennar mortgage! Never accept VIrtual Closing!!! It’s completely a mess and you will have to pay more out of packet money on transaction fees! Even thou sometimes they want to push you to close early and want to close virtually! Don’t do it! They can push the closing date to a later day! The loan officiers are not really responsive compare to their sales and warranty department! A lot of time, they don’t respond unless they need something from you. And they don’t explain their processes very clearly, and we had to go to Omar to find out the details. Also for the virtual closing, you will have to do multiple fractions in order to finish all down payment and closing fees. And the single wire transfer transaction fee is more than purchasing a single cashier check! We though we had to do it so we did it. But my friend refused to do it, and just delayed the closing for like a date! So Don’t do the virtual closing! If it wasn’t for bad workmanship and not so pleasant loan and closing process, We would give Lennar a 5 star for their sales department and warranty services. The reason why we give 3 is because we took 1 star off from the bad workmanship that we have to claim warranty so often, and took another 1 star off for their loan department for not being so clear on the process and we had to pay more than usual transaction fees lol hope my experience helps you buying from Lennar! Poor quality materials and finishes. Bad walkthrough experience, orientation was made over the phone! Dead trees handed over, you can see many of them dead in the community!

Quality of workmanship is poor. Value is low compared the price paid. The paint quality is poor. Warranty team responds to issues raised but would not fix everything.
