Home buying experience was great and hassle free. The rate was superb and Lennar worked with us in every way possible. We are very happy.

While closing I brought of multiple items to their attention to fix issue but they never fixed it. One of issue caused water leak after closing the house. Construction quality is so bad. Warranty support is too bad. Send some handyman to fix all types of issues. He does not know gravity of the issue. So I do not recommamd lennar to anybody with this experience.

Sales team and loan officers are dedicated to assist new buyers in every way they can to make the purchase process the most easy, friendly and hassle free.

The whole financial department of Lennar was absolutely horrible, very unorganized, changing fees last minute and adding in costs at closing to where I was almost not able to close.

Delays were with justifiable reasons and sales manager kept us posted with video clips showing progress that as exciting

The bad experience that I have is that they move the closing day 3 times and the playground never have been build at the moment and Lennar told. Me that going to enjoy the amenities at this summer and them a person from Lennar told me that they are going to have ready the amenity for the next year that is to bad because my kids are waiting for the pool how they offered when we decided to move there.

processing job (getting IRS transcript, multiple job verification, same request many times. ) My son is a loan officer too, lennar price and title paid, made me go thru lennar. But, he was saying, paystub, and bank statement and IRS transcript is all automatically pulled, if client gives permission.

It was fast and easy. The communication between seller, lender and buyers is very efficient and get a response right away.

Buying home with Lennar is nightmare, I would not recommend anyone go with Lennar at least in Sutton fields. 1) To start with Ronnie (sales agent) She is one point of contact who gave me 20 min to select a home and never picked my call after booking, responds only text message, no regular update on construction or meeting with construction manager. For any questions asked she was rude and will threaten like you can cancel your home if you are not happy. No updates provided as a courtesy to us on changing home Brick color, removing vinyl on bed room or delay in construction time. I must reach her every time to get weekly update. She will provide default answers like construction delay or no updates from construction manager, Never provided specific details. Two of my buddies booked home with MI in my street Sutton fields, I was part of walk through and closing, they took responsible for every item and had really good home busing experience. After that I would never recommend any one to go with Lennar. 2) Walk through is less than 15 minutes and sent me document in mail only 15 mins before inspection while I was driving to inspection, Sprinkler or Sod was not covered in inspection and it is not part of warranty. Sod provided to home 4316,4317,4321 and 4312 tartt ave are 4- Quack glass weed. When I asked during inspection solution provided is we will mow it before closing. All the concerns I said during inspection was not documented and inspection person said we will address it and will do pressure wash home before I close it. After getting the Keys home was untouched and none of the issues are addressed. When I asked sales agent, she asked me to go to warranty. Warranty people say exterior is not covered in warranty. (Door threshold is full of cement, Patio is covered in mud, insulation was removed in attic and not placed back under A/C unit.) When all 4 homeowners raised this issue to Wayne on the second day after closing, he inspected home and said it is from soil. When I pulled sod out and should him it from sod, he has no answer. Then move on and saying this is not covered in warranty. That shows lennar has no Quality control on Sod purchase. Even now all 4 home owners have no clue how to get red of quack glass (which has no herbicide to control it) Nursery and lawn experts recommend to resod or kill and reseed entire lawn. Would like some one to come and see the Sod provided to us, who is genuine and ready to address issue. Bought inventory home. Not bad. Some small issues with details, drywall seams, appliances, sinks, fence and counter top. Overall not a bad build. The builder and staff were helpful. The closing process was a nightmare, but overall we got a nice deal.

Initial times Lennar Sales person and Lennar Mortgage were very polite and professional. But later both of them were pressurizing to close the Home buying even though many of the activities are pending and some of the closure credit was changed at the last minute.

After sale Cx service is great and team is helpful however home is poorly built. There is no quality assurance audit before closing it seems. Too many issues- gaps in roof siding, cooktop don’t work, doors don’t seal, window frame broken, secondary water heater unit doesn’t work, sprinkler system has leaky water hose, walls are not straight, no electric outlets in laundry room for iron or vacuum cleaner. Seems like someone walked on Insulation in attic- compressed. Also, we had a water leak from furnace drip pan before we moved in- water puddle on attic floor. 10 inch Metal rod is sticking out in lawn and much more. Home closing was delayed by several months. My loan and mortgage officer Anna and Deacon were completely unresponsive for days leading up to closing and terrible about returning emails, texts, and phone calls. Very frustrating process. Our salesperson Trent showed us online a home with wood flooring and when we asked for photos of the home he sent us two photos are night showing very little. When we saw the hole with tile flooring and were upset he just said "well it was in the contract."

The homes are not built with very high quality materials and they haven't installed with care, if you miss something in your home orientation, it's probably not covered by warranty and it will be your responsibility. I had issues with carpet and floor installation and they are not covered by warranty and I have to hire some people to fix my brand new house carpet.

It would've been nice to know Verandah is located in a MUD ZONE. VERANDAH is an exurb of Greenville Texas and a exurb of Royce City Texas. That's very unique! I now empathize with citizens of Puerto Rico and DC. Located in an the nation, but unable to vote for my interest of my immediate area except the ISD. Greenville, the county seat, is approximately 20 miles away. The location is good for me, and my neighbors I've met, are friendly and excited about their new home purchase. There are not many lights on the street I live and it's pretty dark at night. This should've been looked at a little closer. There were some problems identified but the response to having them corrected has been reasonable. There should be vehicle speed signs posted. The major offenders appear to be construction workers and support personnel. Residents aren't immune from exceeding normal speed restrictions in the complex. It's a disappointment, to me, rain gutters we're not factored into the price of the home. I would have welcomed that, now that's an additional out of pocket expense for me and I hope not to run afoul of the HOA. I am a first time homebuyer and would have liked more support from Lennar through the process. There were a few websites for different things and not much guidance as to where we needed to go for each thing. It was just search Lennar and figure it out. I would assume a lot of their customers are first time home buyers too so they should cater to their audience more. The house itself is definitely thrown together with no care from the workers side if anything was neat, level, etc. I have been able to upgrade things after moving in to make it more livable.

This is our second home, which was built by Lennar. We continue to have problems that have been outsourced for replacement or repair. The reports and updates we are getting reflect on Lennar as uncaring if we do not sign off on service tickets. Twice now a ticket has been closed without a completed repair. Where is the care in that?

I almost went with another builder that was a bad deal and I went with Lennar and it was all wonderful and honest and I am very happy with everything. The service has been great and the people are do nice. I would recommend to anyone Lennar.

Processing team were always late in updating me especially the closing never told me till I called the office. Very poor communication

Excellent build quality with lennar

There were many construction issues with the house whenever I did my final walk-through on 2/17, when the house was set to close on 2/22. As this community does not “blue tape“, I was asked to email all of the issues to the construction manager so that repairs can be made prior to closing. They set another walk-through for 2/21, at 4:30 PM. When I got there, most of the issues were fixed, but there were still plenty others that had not been addressed. Regrading of the lawn was to also be done, and that did not happen. Quality manager became frustrated with my pointing of persistent issues, to the point where he stated “well if you don’t like it, you don’t have to buy the house.“ Now, a month of being here and I’m still putting some of these same issues through the warranty process. Lennar is now refusing to regrade the lawn unless it’s holding water for over 48hrs. As closing was set on 2/22 at 8 AM, there was no way that I could have another walk-through before signing, and that should not happen to a home buyer. Furthermore, the mortgage team sent an email on 2/15 stating closing would be on 2/22, and to have either a cashiers check or wire payment set up. Given this option, I opted for a cashiers check. I did not hear anything back from the mortgage team regarding details to closing, such as the time and place of where this would be done. Finally, my realtor reached out to the team. On 2/21 at 9:59 AM, I received an email from the mortgage team stating closing would be done remotely, and to have a wire transfer set up the day prior so that there is no delay in receiving the money; cashier’s check would not work with remote closing. I work Monday through Friday from 8 AM to 5 PM, so without proper notice I was unable to set up a wire early enough. I had to leave work early so that I can make it to the bank before they close at 5 PM, and set up the wire transfer. I planned to leave work 4 PM already because of the 2nd walk through, but instead had to stop at the bank first, so this in turn made me late to my second walk-through that was set for 4:30 p.m. (which added to the quality managers frustration and led to his unprofessionalism). While there’s a plethora of minor issues I could continue with, the point has been made. Quality of material and workmanship are good. However, final checks require improvement. Few examples: Entrance door was missing screws. Garage floor has paint and lots of dust. For every ticket (for issues), I submit, I am required to submit virtual session, enable video to capture the details. While the owner is in the process of move (packing, moving, un-packing, setup utilities..etc), it is extremely difficult to cater time for a virtual sessions + schedule repairs..etc. Instead of virtual sessions, I suggest enhancing your issue submission application to allow capturing the picture or video or both and submit. If you have enough information, this will eliminate virtual sessions. Also allow owners to update the ticket if the status changes - I mean if the issue got resolved or they managed to fix it or managed to get some help to fix it..etc Also use the issues information (wealth of knowledge) to take proactive action - I mean alert owners to check few things (check list within the 1 or 2 months of move-in) and report if there are any issues, before they report. Buying a lennar home is not for the weak, loan officer's are terrible, unknowledgable, Unorganized and truly do not have the customers interest in mind. That goes all the way to management, my l9an officer kept putting blame on others and not fixing anything such as my disclosures being incorrect multiple times and him saying that it didn't matter only the final one matters. Then a manager took over my loan, and he was rude and disrespectful, stuff sent incorrect disclosures, and then chose to tell me I was "high maintenance" because I had to reach out to him everytime something was sent to me instead of him doing his job. Then closing day came, we had communicated many times that my closing was virtual, then the day off he told me an hour before that my closing was now in person, the office is more than an hour away. Had no respect for me or my time. Once I arrived to the office to close he was informed I was there. Chose not to even come and introduce himself until his higher up told him too. To sum it up, buying a lennar home is a nightmare and not for the weak. The only person I am grateful for is Mark, he was my sales consultant, he was there every step of the way and was truly incredible. If it wasn't for Mark I would have quit the process and not bough this home. ... More
