The house was flooded while under construction, seemingly due to lack of oversight that would have caught it before the damage was so extensive. We fear that we have mold that will affect us later. Delays in completion cost us a lot of money, part of which ($1,000) Chad with Lennar said we would be compensated for, this never happened.

Not a showroom ready home

Building during the COVID pandemic is not easy. Working in the industry I knew going in that there were going to be delays and issues. What I did not expect was the poor work done with the materials that they did have. With Lennar, their marquee promise is delivering a showroom ready home. That is not what we have received. Delays and issues aside, if the work done was worthy of the price paid (and it would have been if it was truly showroom ready) I would be giving 5 stars across the board. Unfortunately, this has been from what was promised.

Our house got pushed back multiple times with little to no transparency, leaving us in a bind with living arrangements. We continuously asked our representative to be upfront and honest about our buyers experiences and situations but he continuously told us “it varies from house to house” rather than being transparent. I spoke to 4 different people letting them know each time that Id rather pay more money than use the Lennar mortgage company. Terrible sales ethics on your part. This one terrible part of the experience is what ruined it for us. Don’t email/call me about this. I’m tired of talking to your people.

Buying a home is one of the largest purchase an average person makes in their lives. Unfortunatley for me, my experience with the sales agent I was assigned was not positive. I found the sales agent misleading at times, very pushy. Home buyers concierge's primary job is to communicate, update the customer, which she hardly did. had a hard time getting a response from her. We had high hopes for building with Lennar but they failed in many areas. Communication was extremely lacking, workmanship was subpar, and the Title company was less than professional. I had previously heard differently from others, but based upon my experience, I cannot imagine referring friends to Lennar.

Buying this house was a huge pain. The builder routinely tried to lie to me about things and used dirty tricks to try and rush me through the process. I had to fight very hard with them to resolve problems that should have 100% been their responsibility. I am still struggling with the builder to get them to repair things that they screwed up. Going through the loan application process was horrible. Very unfriendly to people without a realtor. Rude and not helpful or responsive to questions. Given no information on this community on how to handle utilities, HOA etc. Person doing the house walkthrough gave misinformation multiple times on how to do things. I was told by two different people that they get me a list of paint used on home, nothing. Overall it was not a good experience.

After our 3rd party inspection the construction super assured us all of the items would be addressed by closing inspection. Half were not. It took weeks for him to address the deficiencies after closing. I had to contact him multiple times to have the repairs addressed. One item is a tilted roof vent. The construction inspector contacted the roofing company and they said, "It is good enough." I expected Lennar to hold their contractors responsible for quality workmanship and fight for the home buyer. They did not. When we were first shown our Lennar home, we were very eager and excited about the home and the neighborhood. We signed our contract in October and we’re told our closing date would be December. My experience is not the best overall. I will say the our salesman and our closer / finance gentleman were extremely attentive and went 100% out of their way. They were the ONLY reason I didn't walk away and stayed with the homebuilder. The building process was about 2 weeks behind from what the emails were saying was done/ to be done that week. The main issue my wife and I had with lennar was the lack of communication during closing from the loan officer, loan processor and a little bit from the sales rep. Important things were not communicated to me, which complicated the closing a bit. Luckily my real estate agent was able to guide us and help us. At closing, we found several other people complaining about the same issues. The only thing that saves lennar from 1 star is Bill, who did the walk through with us. He was more than helpful.

The underwriting process was a complete mess. My close date had to be moved because of this. The underwriter and processor were so difficult to work with, I got approved a day before closing. The processor would not answer calls or emails and would keep requesting for the same document even though it had been uploaded multiple times. She would not call to clarify or nothing. Very poor craftsmanship.A few things already broke and we've only been in a little over a month. They stated that certain repairs had been done when they didn't. Poor materials used. Very poor roof craftsmanship. At closing they only gave us an envelope with a few papers instead of a full packet with copies of everything. 2 months in and we still don't know how to pay our HOA. No one ever informed us. Their new home orientation process is horrible. They don't do blue tape, instead they have to take pictures of everything which takes forever. Overall just not a pleasant experience.

The homes are not built with very high quality materials and they haven't installed with care, if you miss something in your home orientation, it's probably not covered by warranty and it will be your responsibility. I had issues with carpet and floor installation and they are not covered by warranty and I have to hire some people to fix my brand new house carpet.
