Poor quality of the material

Spec house. Know what you’re buying, lennar is there for money.

Compared to the stories we have heard from people dealing with other builders in town, we don't have much to complain about. However, you can see where they used subpar materials and cut corners to meet deadlines.

Make sure you ask questions.

Very pressured to use their preferred lenders and when we wouldn’t change our lender the closing of our house was threatened.

This was my first home buying experience. If it wasn’t for my realtor helping me understand the process, I had no idea what was going on. A lot of the walk through issues were not fixed properly.

My wife and I have not closed on our new house yet. There have been multiple delays with our closing

To many things built wrong , unfinish paint,light fixture failing out of ceiling, windows installed not straight, bad grass planted, cracks in walls, not enough dirt in yard a round foundation, fence posts. Loose, cheap paint can't ripe spot off without paint coming off, edges around the roof. looks unfinish etc. dips in back yard cant walk without stumbling, please. respond

I like the house I bought, but I don’t love it. I think Lennar should stop trying to build homes so fast. Quality means so much more to me than speed. There have been several issues that I have called about in the past few months that should have been done before I moved in. The customer service team as a whole does a great job, but I don’t care for the customer service representative assigned to take care of warranty issues. I don’t like the fact that I was told the amenity center would be completed by the summer and that is now to be determined. I also think Lennar should allow customers to choose more options when purchasing a home, for example gutters, as opposed to having to pay after closing. I like the smart home features of my house, but the quality of this house is less than what I had in my Bloomfield home. The painters they used were simply terrible and I would never recommend them to anyone. Carson is always helpful and helpful to me. His attitude and genuineness is the main reason I bought this house. ... More

I understand the homes are built assembly style, but appears to be get it done in most expedient fashion possible. Trim which be somewhat pliable has paint on it, so not pliable. Replacing thermostat, would expect a small hole for wiring. Hole was big enough a plate had to be used around old thermostat. New thermostat in place can still see hole. In slight wind can hear the exhaust vents open and close. Over all house it is ok for the price

Communication through the whole home buying process was not great. I still have emails with questions that were never responded to. The homes are nice and lot sizes are decent. Main issue we had was finding out all the things that didn’t come with the house at the final walk through. During the initial walkthrough the house was still in the finishing stages of being built and we were told specifically that the only things not included in the new build were a washer and drier and blinds. Which we were understanding of. Then on the final walk through we found out the house wasn’t going to come with a garage door opener or gutters. The situation felt sort of petty and deceiving. We asked if there was anything they could help with which resulted in nothing. Worth noting that the in house loan process was fairly easy. All in all If looking to buy in this neighborhood make sure you ask a lot of questions and understand exactly what you are getting into. ... More

I paid 250k for a 1600 sq ft 4 bedroom house with the tiniest backyard I've ever seen. I'm a first time home buyer and after the first 2 months here I can now confidentially list numerous things that were done shoddily. 1. EVERY door frame in the house is just the tiniest but bigger than it should be. I've needed to put door strike plate expanders on every door that I actually want to keep closed since they left about 1 millimeter of contact between the latch bolt and the strike plate. Shaking the door aggressively could open it up without even turning the handles. 2. The back door is literally cut crooked. The spine of the door is attached to a literal crooked doorframe that stick out more on the middle than the top of bottom and since day 1, the back door doesn't close or open right and takes a bunch of force to do either. 3. Moulding caulk across the entire house was done shoddily. Now I see why I had all those pest control people literally harassing me the first month. It's because they know that the moulding isn't actually sealed and just has holes and missed spots for insects to literally enter the house. Your carpeted bedroom. The back door, the kids room, the kitchen, it's everywhere. 4. They never sealed the bottom of the cabinets. Within one week I had an animals get stuck in the crawlspace they left uncovered in the cabinets. They literally just left it unfinished and little animals can crawl in there.... And there is no way to force them out without breaking about the entire cabinet system. 5. NONE of the cabinets or drawers in this house has handles on them. None..... I didn't realize it during the rush to buy, that they wouldn't be installing even basic things like that. I bought a house that already has issues that need to be fixed and the inspector didn't notice ANY of this. That's not to mean the inspector didn't also have things that needed to be worked on, but those were almost inconsequential superficial things that almost seemed to exist to distract me. I've also needed to buy an additional AC unit for the master bedroom, because even with a new house and new unit, the master bedroom, the one that's the main bedroom in the house, is ten degrees warmer than the rest of the house at all times. ... Initiated purchase online. Sales rep never made effort to meet with us as buyers. Was very hands off and never around when we were available and responses were delayed. Agent had to press for assistance. We liked the style of house and area so we moved forward with the purchase despite his absence in the process. Was not told we would have two HOA's. While the total HOA cost was disclosed, abiding by two associations is not ideal especially as they are seperate assessments. LENNAR, we were told, is the only builder with this as they build off the main site. Wasn't told this. Couldn't get correct information on incentives, similar houses were being discounted after our purchase, other features offerred in other premium LENNAR properties were missing. Had a problem with AC unit and the reaction time was not quick. Lived here for a few months always finding issues. You make a ticket to get it fixed and they only fix it if your home. So that means you have to take off work. So I been fixing it myself.

Lennar builders don’t tell you the entire truth regarding warranty and how nothing falls under the warranty. Smoke screen of things you will receive half of the extra amenities pool etc aren’t even built because they’re so busy constantly building houses!

The sales rep has inaccurate information and the closing process was a hassle. They claimed the home would be locked but let someone come in and track the carpets and damage the floor. Also, didn’t get the keys during closing.

First off the buying process step by step was good. As far as the quality material of the homes wasn’t great. A lot of the items can be damaged and If carefully found during walk through it will not be covered under warranty after closing. Tree’s that was planted were not deep enough and was knocked down on a windy day also not covered warranty after closing as well. We had to dig the hole deeper and re planted ourselves. It feels like the home was built/installed in a rush.

It's ok, and they could have given bigger incentives.

I would have liked my 1st homeobuying experience to have been a great experience. However, the whole experience up until this point has been void of joy. I was blessed to purchase a home in TX, however the process was very rushed, I was lied to on numerous occasions, I noted damages in the home prior to closing which I had to deal with afterwards, the process of getting things fixed (which were under warranty) has been difficult to manage, I noticed multiple things after which were not functioning correctly after closing on the home.

Extra switch should be added in the rooms for fans. Double ended switch should be added in the foyer. All bathroooms have no napkins no holder amd towel holder and unutiltized space next to master bedroom sink which could turn into closet. Master bathroom does not have a lock, a tub and a window. No fans and no switches extra provided in the house. Internet point should be in all the rooms but there is only 3. There is no handles in the kitchen cabinets. There is no light in the driveway. Fence material is cheap not good quality.

Home buying experience is okay as the homes are more like inventory homes and no options to choose but not satisfied with quality of workmanship and how the issues are handled. Already seeing multiple cracks across the house near the wall joints.

Given what we know now and experience during the home buying process, we wish we had gone another direction. The workmanship leaves a lot to be desired. And the use of cheap materials in the house construction and finishing is very poor_ eg cheap paint which easily stains and peels off when wiped with a wet cloth. Nice walk-in shower cubicle but no shower doors. Door paint chips and dirt on inside walls not repaired as promised after final inspection.

My garage and driveway had poor workmanship.

I've had to call a repair person out 3x. Where both toilets were not tightened. The dryer wasn't connected. Still haven't filled in the holes in the cement for the driveway.
