Buying home with Lennar is nightmare, I would not recommend anyone go with Lennar at least in Sutton fields. 1) To start with Ronnie (sales agent) She is one point of contact who gave me 20 min to select a home and never picked my call after booking, responds only text message, no regular update on construction or meeting with construction manager. For any questions asked she was rude and will threaten like you can cancel your home if you are not happy. This is my second home I bought from Lennar and it is the worst experience I ever had. First, The seller is empty promise, example - Promise to close on Oct, Nov and finally close in Dec. We agreed not escrow property tax in monthly payment. last minute still want to escrow and penalty 1% of I want to take out the escrow. This whole experience was truly terrible. We feel like we got the run around for everything. When we met Hailey she was great and super helpful. She was the best person to deal with throughout this whole process. Everyone else was extremely unprofessional, rude, and difficult to contact. Our closing process was extremely stressful as they clearly put off the actual closing of our house to where we had to escalate to supervisors, still got the run around from the associates, and had to stay on top of everyone every step of the way. Customer service suck from Sales to Titles.

The Sales is like buy it or leave it attitude. Orientation guy super rude, had to complain to re- schedule. Title not smooth too, waiting in the lobby for 4 hours, no one come out say a word. Until buyer go inside asking for help. Maybe I am not a rich value buyer for them, but they won’t make a penny from me in the future.

Bad experience with closing and warranty issues

While closing I brought of multiple items to their attention to fix issue but they never fixed it. One of issue caused water leak after closing the house. Construction quality is so bad. Warranty support is too bad. Send some handyman to fix all types of issues. He does not know gravity of the issue. So I do not recommamd lennar to anybody with this experience.

A lot of things are not in good shape when closing home. Staff members push you to close a new home, with a lot of things are missing or unfinished. Home was finished with low quality.

In my experience I was told the homestead would be ready in 60 days after being told I was off the waiting list April 2021. The rep did not want to disclose the location when I asked, so I had my realtor. Once we had the address I went to view and the framing had just been finished May 2021. I was timing everything to move out of my apt end of June due to their timeline and oh it will be done no worries. Well the home did not get finished until Nov 2021. It’s a well known fact that the pandemic has resulted in major delays due to limited supply - why Lennar doesn’t buffer their dates to be realistic and strings you on week by week is beyond me. In addition - City inspections failed due to obvious issues that a supervisor would have noted if they had actually checked. Lennar has turned into a “Reactive”builder and is no longer proactive about getting their homes done right.

Our closing was delayed 3 months. Fair, I understand building materials and labor have dried up. The day after we move in, our master bathroom’s toilet flooded due to contractors having put waste in the plumbing. The flooding ruined our entire first floor and a lot of personal property. Nothing . - I hated my self for buying such low workmanship and poor quality home. Both are below standard. It’s not what I expected form a reputable builder such Lennar. If I have other choices I would have walked out In a heartbeat. I could go on and on how bad it is, but every time I thing about how stupid I was for buying such low quality home I get depressed.

I called the City of Dallas Water Utility service on the next business day and was told a building permit remained opened on the property. I notified the construction manager promptly as well as Lennar Warranty service, only to be told that it will be addressed on that week, then the week after, and every week I got the same story. From beginning to end, this home-buying experience has been a nightmare. The salesman was unresponsive to our issue with an unfinished garage wall. The Title Company used by the builder was also responsive to our requests to meet in person for the purchase agreement signing. Worst of all, they recorded the WRONG names with the county. Agreed to buy home at $30k at 3.99%. The morning of closing they changed rate to 4.79%. Have made 7 warranty claims in 3 months. No windows in back of home that open. Cracks in the ceiling. The underwriting process was awful.

Our experience with Lennar builders was bad from start to finish. We were pressured into a walk-thru before the house was completed. This resulted in additional pressure to close before the end of the month and before fixes were complete. Bought the home and the move it was rushed. During the inspection the builder hid flaws on the counter top by taping the inspection notice over the defect during the walk thru. Once we closed the build has forced us to go thru the customer care site to fix problems and it has been a nightmare. Customer care rep is unresponsive, has not fixed any of our several issues and when I complained the customer care rep called me and berated me for complaining. 2 months in and I really regret using Lennar. Very disgusted with this builder and will never use or recommend to anyone.
