Fast Closing, mediocre build

Fastest closing we have experienced has its pro’s and cons… we got keys in just over 2 weeks. However the timeline to push for closing was so tight it was difficult to really examine the property. I recommend a 3rd party inspection! Many aspects of the home from various trades are mediocre at best. Drywall is lumpy and uneven. Paint is inconsistent and patchy. Floor trim has zero craftsmanship and many gaps. Walls are bowed. Plot grading is horrible, the lumpy yard will need re-graded and filled w fresh top soil. Our salesman, Norman, kept trying to sell us something we did not want and, although, we were #1 on a house, we walked in on a conversation with another prospective where he was about to sell them the house we had been promised. Had a lot of issues from the morning we were closing until 3 months after we closed. The crew that did the grass left a bunch of wet concrete in the yard after rolling the sod down. They came and rolled after we closed. Now it’s either big chunks of concrete in our front and backyard or dig it up and have to fill with soil and new sod ourselves. Rocky process but it got done

Overall experience was a bit rocky, there is a huge lack of communication at times during the process which causes anxiety and unnecessary stress. I didn’t know I would be closing for sure until after 5pm the day before, it was very stressful. Also when I actually picked up my keys, the person who sold me the house was out for paternity leave (so happy for him) but the person there was real impersonal, just handed me the keys and was like good day. I was disappointed because buying a house is a big deal.

I had a different down payment then I thought it was going to be. I was told I’d be able to get a conventional loan no problem and got fha approved at first because I applied over the weekend and after hours. I mentioned I’d be changing down payment amount by more than half after I was told I was getting a FHA instead of a conventional loan due to a 1 point difference. Take time to notice the things one would not even look at during your walk thru, like quality of workmanship done by the building construction team. Take time to notice the backyard grass section the various slope grades, possibly work done in a hurry by the land surveyor landscaping team. My opinion is the Surveyors team should have noticed the various issues of backyard ? Such as grass/grade/slope, grass rolls planted on top of rocks? Not even to walk on. Get A Home Inspector

Do not depend on Lennar's inspectors, get your own Home Inspectors. May cost a few $'s, but worth it down the line in not having to wait on contractors to fix or complete items.

Our sales rep was very communicative and responsive and when trouble arose she took the reins and jumped in to help us. If it were not for our sales rep Hailey, I would have walked from the deal. The home buying concierge assigned to us was so bad—she was non-responsive, didn’t return calls or emails. She was incorrectly relaying information from the project manager to me and probably from me to him. She also gave misinformation that confused and frustrated me. Overall, I would probably choose Lennar again but I would shop around with other builders as well to compare.

Found that the quality of material used during construction are not the level expected based on price paid for home. Make sure that every part of the house is checked and perform a final walkthrough to double check that all issues have been resolved before closing.

My experience with Lennar Homes was mixed. On one hand, Omar, the builder rep, was incredibly helpful and available to answer questions. His guidance throughout the home buying process made things a bit smoother. However, one aspect that I found slightly inconvenient was their complete reliance on electronic documentation. I personally prefer having some paper documents for reference, not just QR codes to look everything up on a screen or log into a portal. The workmanship is great..but there are things you’re going to have to do yourself. Like seal the flooring and counters. They don’t do that. Communication between departments is horrible. Never received the last cleaning before move in. Lawn wasn’t mowed. They don’t line the flower beds so weeds are in them in no time. I had a service call and then they put my house on a second one. The home was what we were looking for. The sales team was great for the most part, had to reach out for confirmation a few times, no biggie everything was worked out. The workmanship of the home is not that good, noticing quite a few defects on the walls, ceiling, door frames and doors. Lots of over spray from paint left on the floor. Should have been more observant, but we were so excited about new home purchase. Some issues were turned in and responsiveness was good. First time work was done on one issue they had to return as work was not up to par.

Only problems the walls are supper hollow thin you can hear my daughter take a shower while iam in my bedroom or any parts of my home. I can hear her talk or of iam standing outside I can hear. Finishing work is dissapointing, there is paint on the floors, scratches on doors and cabinets, a hole on the wood floor, nails sticking out of some doors, walls and carpets. Kitchen counters polish are rough.

The house we purchased is a next gen house. But with the floor plan which includes a mother in law suite for apartment. The plan should have made accommodations made for elder pesons such as walk in showers available and handrails if needed. Not flexible.

Viridian is a great neighborhood and community. You pay for that. The designs of the Lennar homes in this community are wonderful and the models show well. Unfortunately, the quality of the build is not what we expected for a home at this price point.
