The buying process was very bad. Communication issues, not reasonable demands, lots of uncertainty... it was very stressfully to me and my wife. The company retains the whole process, from mortgage to title, insurance. I was expecting more in terms of building quality. The soundproofing is very questionable. Outside noises specially but also internal noises from baths can be heard all over the house, something that was not an issue in my older houses and apartments. The small issues were fixed after some weeks.

My sales associate Kasey was awesome and super helpful! The home itself is ok as far as workmanship goes, you can clearly see the building crews have no cares about the quality of work when building the homes.

Home Buying With Lennar

The loan officer I worked with was great, and his assistant was a problem. Others on the mortgage team were good too. Many of the fixtures in the house are of very poor quality: toilets, faucets, etc. The stairs into the attic are a REAL PROBLEM. You have to get 10 feet up on a ladder to even reach the attic ladder, and then you have to pull so hard that falling is a real danger.

Overall, we are not very impressed with our Lennar home. We did get it for a good price, be we expected more for our money. We especially expected what was here to be in much better shape and quality. Things look very rushed and sloppy all around our house. Paint splatters everywhere, drywall looks very bad in places, yard is a mess with trash and debris left behind everywhere. It is quite disappointing with the amount of things we have had to do ourselves just to make the house presentable, and there is still a lot we have the clean and make better. Overall; for the price paid, expected better. No warranty on landscaping, poor quality in trees and lawn; after two weeks of moving in; 80% landscaping had to be replaced. Elevation of backyard was poor; created a swampy mud hole; as far as the home design; no upgrades were available to choose from just a basic package with 3 different exterior designs. Not a fan of the security devices that come with home , so we purchased another brand / vendor. Best to take your time and really compare builders vs value.

I expected more from the builder in the construction for the home the materials do not look so great as they show in the model. For the price I expected more but we got so overwhelmed and at the end we only want to closed the deal. For my experience I will not say more.

Good response to issues. However too many issues. Poor workmanship and materials. Shelves are separating from their supports. Wall materials are so poor they would not support hanging even small objects. Dishwasher controls difficult to use. Master bath tiles separating from the wall. Caulking cracking and separating. Overall very poor and was a poor choice when choosing a builder. Will never make that mistake again.

The finish work is not that great and when you in your work order and they come out to fix their mistakes they make it worse and so you just end up giving up. Most of them do not speak English so you can't communicate with them.

Massive Delays in Walk-through Repairs

Our experience with Lennar was quite positive throughout the building process up until the point of our final walk-through and the days following. Many cosmetic issues were documented before closing but not fixed until we contacted higher ups. These repairs ended up taking months instead of days like our neighbors experienced.

I should not have to go through my Home Owners assn to get my curb repaired. It is cracking and should last more than a few months. It should be handled by Lennar through the HOA.

Like any large developer they find ways to cut costs and increase their profit margin. Some things to be aware of ... - Won't install blinds because they can't guarantee the drywall which will cost the buyer thousands of dollars - Won't install or recommend sprinkler installation - no fans or towel hangers so be prepared - tough to reach out to the vendors to get additional services. - sold my mortgage immediately after the sale was final. Good News story - good customer service and try to work with any issues. - want to assist and positive customer service

House layout is perfect and also de location. But builder just made lots of silly mistakes. First and most biggest mistake was electrical breakers and wiring’s were badly installed so after two weeks of moving in power went off very 15-30 minutes. Second big mistake done by builder washer water hoses were installed wrong. Only hot water was coming in. Third mistake and as of today I am still waiting for a response of the builder; drawers and cabinet doors are cracking up and master bedroom bath drawers were in bad conditions since previous inspection and have not been replaced. Chaotic purchase. Their in house mortgage/underwriting has poor communication overall but the customer-facing people were great. The house itself is beautiful, but really frustrated with the patio especially. The sales rep, Jimmy, over committed before sigining the sale agreement. Couple of key information provided prior to the sale, which drives our decision making to invest in the house, were incorrect. Lennar has affordable homes but terrible customer experience. I had the run around with the lender from day one (even lasted after I closed). If you are a person doing this without an experienced realtor, I beg you to reconsider. Your realtor won’t get the full 3% but they will help you navigate the many issues you’ll run into with Lennar’s in house lender. The sod was laid wet and then the workers walked all over it creating very dangerous pot holes in the shape of foot prints. I hurt my right knee the first time I walked on it. I have to regrade it of course. The electrician has been out twice. Drawers had to be repaired. Had to have gutters in immediately. Lost power twice the first week so I put in a generator. My overall experience purchasing a Lennar home was not the best it could’ve been but not terrible either. There were items that I asked if were included and was told yes to only be told later it’s not included with the collection. I didn’t get an apology of incorrect information only an unfortunately which is not an apology. Nothing offered because of the incorrect info either. It was a pretty tough experience. Our sales girl quit in the middle of building. Bounced around to a couple others that didn't help much before being handled by the manager. First walk through was scheduled when work wasn't complete yet. Final walk through when there was still workers working on the house. Was promised issues we found would be taken care of. House quality and workmanship is acceptable for this kind of budget houses, but the financial and title teams sucks. Even though there was plenty of time to get ready for the closing day, as the house was being constructed, they were still asking for info to get the loan just around a week before the closing. Consequently the closing final amount keep changing up to the day of closing creating some unexpected hassles that day. Very disappointing feeling for a well known company as Lennar.

The good: I like the floorplan and love the neighborhood we moved into. Enjoyed working with the sales person that helped us buy the house. The rest: The finish quality in the home and the materials used are appalling. The kitchen cabinets are the cheapest cabinets I've ever seen. The ready made cabinets at Lowes or Home Depot are better than these. The electrical work scares me.
