Interested in selling but lennar buil quality is poor

So much problems with the house.

Next house I buy I will de looking for Lennar.

I am a Senior and this is my first new constructed home always bought and remodeled. The buying and completion of the sale for me being a senior was extremely difficult and so very confusing. So many many people emailing and requesting verifications and do's and dont's my head was spinning. Also some mistakes on their end when items were summitted and kept requesting same items finally I discovered why... someone at Lennar set me up to different portals for submission and they were not checking other portal. Sorry I like the old fashion way because I am not savvy on technology and the whole process was a nightmare. I had to have my children help me on most of it AND after all that the closing online ???? which was easy for certain but just did not have the WOW factor of going in person to sign and walk out with the key. It was actually blah. All the staff at Lennar were great and very nice but I did struggle for the first time in my life buying a property. With that said ....I see that with a new house the workmanship is lacking and also the details of purchasing a listed 389,000 home leaves so much for the owner to then supply the little details one would expect. Like cabinet pulls.....towel racks and rings....fans especially for those of us in Houston Texas area....gutters where a must need...also the trim throughout the home...really ??? cheap painted regular boards. I know with economy and especially since pandemic I am certain builders I guess have issues keeping the cost down...but with Lennar being a major builder owning everything from home building to the mortgage lender and everything in between sorry I am just disappointed at least for some of these things should be included. Also when a buyer does a walk thru and then workers come in to do the issues for goodness sakes they like when building the house come in and do their responsibility but do not respect the home so they bump or dent or damage other parts of the house in their process of working in your brand new home. Then you move in and see the dirty hand prints and the knocks that were made while they were in the house because this is just a job with thousands of others waiting to be worked on as well. But this is MY HOME I signed up to pay dearly for the rest of my life and I have waited a lifetime to be able to have....Lastly for goodness sakes why why why do builders use the cheapest white paint that is like powder and can not be cleaned ? I know it is the cost but has anyone asked if they would like to upgrade the paint as the buyer expense. I had to pay close to 3000 to just get the walls painted (not closets or utility room) before I ever moved in because the walls were so fragile and the fear if they are touched in anyway BOOM you have issues. Just roll in the cost of quality durable paint the first go round when house is built. I know at this price point your buyers would absolutely appreciate and willing to pay the upcharge for the better paint that Lennar would use and that would even be a FANTASTIC selling point ESPECIALLY if Lennar got out front first to offer. I have spoken .....as well as my own children that have purchased new homes and yes they were Lennar....How awful and terrible contractors paint is and impossible to keep clean and damage free even without children in ln the home. They all within just a few years of constantly touching up opted to have everything whole house inside repainted. Sorry but I feel you want my honest response ...so that is what I have given. There are so many details I love about the home...the floorplan inside and out...that mine did come with a sprinkler system...the fabulous use of space as well as most of the finishes and the community I purchased. As I said exciting event in life but as the owner I do want Lennar to have a honest review of what my experience was and is ....A lot of good with some bad. Such as life goes in all things. ... More

Love the home! But the process wasn’t all that great. No one told me the area didn’t have lights/gas so my closing was pushed back 4 months because of it. My Loan officer was GREAT!

The process could have been better… Looks like shortcuts were taken with some issues… A week of being in the home we had no heat, the garage door needed to be repainted, and brick was coming off the house. Nonetheless, all issues were handled immediately. Our cable was cut twice by the trades building behind the house. The closing was streamlined and efficient.

We love our home, it’s great. We are old, retired and are very technologically challenged. That was our problem .I’m sure others would not have the same issues. When supplying required information to Lennar we were ask to provide that by computer formats we didn’t know or understand. We informed all of this and were told help would be given. Some was, but we perceived to be a problem to them instead. Much time was wasted and we became very frustrated. The process of buying a new home became very unpleasant. I’m sure others more savvy would fair much better than us.

Our sales person Kacey was amazing. She communicated with me and was just short of being our loan officer as well because I could not get any communication during the loan process. Communication with our loan officer was little to none. He would not answer or return phone calls and the only emails he would respond to were the ones our sales person confronted him on. What even more frustrating is when we reached out to our loan officer to lock in our internet rate we got no response and then the interest rates went up. Super frustrating. Luckily the last 3 weeks before we closed on our home we got a new loan officer who was super helpful and took up the slack from the old officer but too little too late I guess when it comes to locking in the lower internet rate. The house is great with the exception of the trim around the doors. The trim around the doors is all cut a half inch above the ground and the caulk isn’t put in well enough to hide it. Good value overall, but lots of cracking on walls and paint spills on floor.

My overall experience was good. I do not want to fault them for the craft folks they hire and workmanship that they do. There were items along the way that concerned me, but overall most were taken care of. I have yet to receive my exterior house colors for touch up . I have emailed my salesperson and he keeps sending me the same document of the items included in the house, BUT I want to know the NAMES of the colors used for the exterior. Anyway, for the price at the time it was a good value.

Underwriting is tough but trust your getting a good home build! A home with good bones, & good materials. Lennar is excellent at responding to issues. They make sure you love your home! They guide you virtually every step of the way! If you choose lennar like we did you will not regret it just be diligent and don’t overpay!

Still trying to get some warranty issues resolved, has taken over 2 months and still not satisfied with results.

The house itself is very well made with lots of technology. The overall buying experience was not terrible, just stay away from getting loan with lennar.

For the most part was happy, my upgraded tile floor still looks very poorly done. Problem was not addressed properly and lennar refused to fix it properly

Unfortunately I had a leak inside of a wall due to unfinished piping from AC unit in the attic

My homebuying experience with Lennar was average overall, with both positives and areas that need improvement. Kayla and James were professional, supportive, and genuinely helpful throughout the process. They were responsive when contacted and did their best to assist and provide updates when possible. However, the overall experience was impacted by communication gaps, particularly around construction timelines and coordination between teams. There were delays that required me to proactively reach out to multiple contacts to get clarity, rather than receiving timely, proactive updates. This made planning difficult and added unnecessary stress, especially as timelines shifted close to closing. The quality of workmanship and materials met expectations but did not stand out, and responsiveness to issues was inconsistent depending on the department involved. While the home was ultimately delivered and the transaction completed, the process would have benefited from better transparency, clearer communication, and stronger coordination across Lennar teams. Future buyers should stay actively engaged, ask questions early, and plan for potential delays. With improved communication and consistency, the overall experience could be much stronger. ... More

The process was quick, everyone was nice & helpful until you get the keys in hand then I felt a little lost in the process & felt a bit abandoned. Apparently, the builder did not submit documents for the foundation fee & I was contacted by Lennar title that I owed an addition $254 but then never got an invoice or email or statement. The walk through was as expected however there is no way anyone will remember everything that is told to them during the walk through, it is too much information all at once, it would be nice if I had an itemization or a quick synopsis of what was discussed during the walk through. Also in general there is a lot of document signing without much explanation. Also, after closing maybe have a list of what the homeowner needs to do regarding property taxes & switching owner's name, I had to figure out how to navigate that on my own. And it has been very difficult to find out much about the HOA, when the fees are due, what I am allowed or not allowed to do, etc even though I have reached out via email & phone numerous times. Bottom line follow through with homebuyers through every step of the process including making sure they know how the process works to switch ownership for the property taxes, maybe label where the ahut off valves are, give written directions on how to turn things of or shut things down, the name of or type of AC filter is needed, etc.... A quick reference sheet with everything in one place would be extremely helpful. ... More

After we went into contract we were assigned a new home concierge to guide us through the rest of the process. She was impossible to get a hold of. Never answered the phone or returned messages. Unresponsive to texts and r-mails. We got wrong information about utility companies, wrong names wrong phone numbers. It was like pulling teeth to get info about trash pickup. We got the wrong info on mail keys. Had to ask repeatedly for the promised paint coupon. Overall the part after contract was a disaster.

Disappointed that options were not offered. My previous home buying experiences offered other additional options like gutters, sprinklers, blinds, tankless water heater, etc. Nice to have some of these items offered as additional options rather than having to run around and gather those items on my own.

Overall, the process was very fast as we were in a rush to buy. Many documents were needed, and we were asked to resubmit the same documents at least 8-10 times, instead of me submitting to one portal where everything could be accessed. There were times where I felt we were not the customer in the process, and we seemed like a bother for not knowing certain processes, though we were first time buyers and could have used proper guidance. Tristyn and Shane were AMAZING. They both did their absolute best and went above and beyond to communicate well with us and be those guides during this process. The rest of the process was not that great, but Tristyn and Shane were such a help. Though I am happy with my purchase and quality of my home, I wish the process was a bit more welcoming. ... More

Our initial interaction with the sales person Deonna was wonderful - she was very responsive and answered all our questions. However, when we began the process of applying for the mortgage with Lennar out experience was horrible. We would rush to submit all the required documents and then not hear anything for weeks - and then a request would come in at the end of the day for the additional information that they needed. Would highly recommend that you NOT use Lennar for a mortgage - you are better off paying a little more to work with a company that will be responsive and respectful of your time. ... More

Home buying experience was average as I've bought from another builder previously and it was the same. My issue is they rush to build these houses as fast as possible and they make A LOT of mistakes. We've already had to make numerous warranty claims after only 5-6 weeks of living in the house. SLOW DOWN AND BUILD THE HOUSES WITH MORE CARE.

Sales rep was super pushy and almost lost the sale. I had to fix several plumbing issues myself after moving in. Kitchen sink had no hot water. Also shower head in master was leaking. Turns out it was cross threaded and I had to replace shower arm. Interior was swarming with fire ants. Luckily an exterminator was available to come out the next day. I understand this is common but Lennar should hire an exterminator to prevent this even if they need to recommend continued service after sale. Interested to see how house holds up in a hurricane; rafters look like they were thrown together by a greenhorn with no supervision. Could have got a comparable home for less money from another builder and it would have had a sprinkler system. ... More
