I would like you share my honest opinion here. We moved from other city and it was like 5 hours drive from there to here in Katy TX. I saw my house when I almost bought it. The1st big shock that I received by this house was the door of bathrooms that are NOT wheelchair accessible with a special need child it is so hard that no body can imagine. Kitchen pantry and closets are so small though we have plenty of rooms in the house lennar needs to find some better builders in this regard or people who make maps of the houses. If you want to buy from Lennar please check thoroughly everything.

As it was a new house, There is a lot of details they I as a customer did not see on the walk dates, as soon as i wanted to inform about the issues, Lennar team was not helpful to attend or fix these issues, not only myself. some neighbors have had many issues as well, it looks like they wanted to build fast and not taking care of the quality. I'm sorry for myself that I already purchased and not have the chance to buy somewhere else.

The overall experience was not bad, my frustration with this experience was lack of communication. After you sign you basically have to pull teeth to get responses. After you close its even worse... ive asked for the paint code for our walls from the construction manager like 30 times and he just ignores me. Once you buy they dont care.

It did not go well at closing. I had a tough time with Ashley's teammate. I finally had to escalate the situation to their boss, so I could close on the day matthew said after calling me when I was on the way there. Ashley was honest and said it may not happen, but Matthew said otherwise. I would never want anyone to go through what I experienced. I also have noticed some things that wasn't actually handled well but I signed off on the 2nd walkthrough.

At first it was exciting, lizz was great she always responded to our emails and check in every once in a while. She then moved and we were stuck with Nancy. When doing the tape walk thru we weren't able to hold the tape and things we wanted fixed we would get “it’s reasonably crooked” or “I’ll tape it but I don’t know if it’ll be fixed” as we walked through the house we had to be far from the wall and could not use our flashlight for dark areas. I understand it will not be perfect but if I’m going to be purchasing a new home and paying all that money I would like the house to be satisfactory. ...

There really doesn’t seem to be quality control. The contractors review their own work and the construction managers take them at their word until the perspective owner comes and looks at the work. The toilet wasn’t level, the stairs were out of plumb, a few walls weren’t square, and they missed the electrical outlet needed on the island, the decking where the AC unit was installed wasn’t not level and the AC unit was installed anyway. I purchased my home 2 months ago and I fell in love but there were steps taken to make sure I would continue being happy in the home and those were not completed. Walkthrough items never touched and ignored and here we are 2 months later and I can not even operate master bedroom blinds from a walkthrough item unacceptable I work hard to make sure I could afford a nice new home.

Their inability to give us a choice in many things in our home. From interior paint color, to external brick, the choice was made for us. Never in my experience of buying a home did the sales guy have to say, "I'm sorry, no" so many times. If it weren't that Lennar had the floor plan we wanted (Next Gen home) we would have built with someone else.

The fact that nothing was fixed after my closing

I love my home but it has so many little things there were some issues to he fixed after my last walkthrough that just weren’t fixed. I submitted the warranty since they said thats how I had to claim them. They’re parts of the inside of my home that isn’t painted. The outside of my home paint was peeling and was supposed to be fixed that was just never taken care of. They promised me some stuff that they didn’t make it happen. It’s the little things that add up.

The closing process went smoothly. But the builders did not do great job and is disappointing. There were many issues mentioned at the time of closing, such as not enough hot water on master bedroom shower, floor tile broken, HVAC units not functioning properly, Landscape both front trees died already and spoiling front look. Builder assured in final walkthrough that they will take care of these issues after closing. My mistake for trusting them and sign on closing documents. Now it is been 45 days since we moved in. So many things were requested after the inspection but not fixed before closing but was told it’s taken care of. Bit good thing is that they took care of it when I showed them those issues after closing. Your mortgage was very high in interest and for some reason felt like they were not interested in my business.

The Worse Home Buying Experience

I’ve purchased a couple of homes prior to this experience with different builders and I can say this was hands down the worse home buying experience for me and my family from beginning to end. Lennar’s lack of communication throughout different departments and with me and my realtor when making inquires caused us to have to spend unnecessary money and Lennar didn’t take anyone’s time but their own into consideration. This experience was unpleasant, depressing, and stressful. Based on this experience I wouldn’t buy another home with this builder and I wouldn’t recommend them to anyone else.

During the final walkthrough we pointed out things that had not been corrected in obvious spots. Such as large splotches of gray in the middle of the wall (obvious things). The lady who did our walkthrough said to just sign the final walkthrough docs or Lennar wouldn’t be able to make the corrections. We went to closing and we asked again about the discrepancies and were told after closing they would follow up. No one followed up. We tried reaching out and our calls went unanswered. Sales and purchase were easy. Many of the Lennar systems don’t talk to each other so that was somewhat frustrating. After inspection and move in we found quite a few issues. Nothing that I feel confident that the warranty department would take seriously (house not sealed at roof - mice coming in). Been a Lennar home owner before, and Project Management and Quality Control is seriously lacking.

My wife and I were excited to be moving into our brand new home. Once we moved in that excitement changed fast. We started to notice things we didn’t notice in the walkthrough. Baseboards not being caulked, paint on the floor and all over the baseboards. Glue from the floor coming up everywhere. The floor was put together badly. The carpet was just thrown down. Never swept before laying the carpet. There are many more things. I would not recommend lennar

The quality of work would’ve gotten 5 stars if my flooring wasn’t awful. We had our final walk thru/move in on March 30 2021 and when doing the final walk thru everyone agreed the flooring was horrible. We marked it with tape and were guaranteed they would take care of this for us that same week. I even took 2 weeks PTO so I could be home and not delay the work… It’s been 4 months and my flooring has only gotten worst and we still have areas with tape that were never fixed. I’ve requested service numerous times only to have a Lennar Rep either do a virtual call and agree the work is bad or ...
