The Lennar experience started very well. Alex as a salesman with Lennar as a lender seemed to be a match made in heaven. Alex continued as a helpful advocate, however, the lending process became a stressful and confusing process for no good reason. We remained loan worthy throughout the entire process and turned other lenders down, probably in error. The interior and exterior finish work was mediocre at best. Our experience was very stressful and unpleasant. We are still waiting for return from Lennar for the a double trip for our inspector who could not get into the house do his part because the sales person did not provide access to the house as he promised. It was a total mess from the day we stepped into the model home utill the closing day.

I chose the Groves specifically because of the trees and Lennar because they leave natural trees in the back yard. Well all 4 of the 80 ft trees have died within 4 months of purchasing the property. So now I am stuck with thousands of dollars of tree removal bills plus thousands more in replacement costs because the HOA requires a specific number of trees in the back yard. Seems like Lennar could do a better job of assuring the trees are in a viable state when the house is complete. The arborists seems to think that the grade/depth of the soil in the back yard caused the trees to die. ...

Sales rep was super pushy and almost lost the sale. I had to fix several plumbing issues myself after moving in. Kitchen sink had no hot water. Also shower head in master was leaking. Turns out it was cross threaded and I had to replace shower arm. Interior was swarming with fire ants. Luckily an exterminator was available to come out the next day. I understand this is common but Lennar should hire an exterminator to prevent this even if they need to recommend continued service after sale. The experience was ok. The communication from our loan officer and the representative to help us buy the home was absolutely terrible. Did not explain the process to us at all and our loan officer would randomly email us at night and tell us we had to have the email responded to by the next morning. We felt in the dark all the way up to the day we were buying the house. We had no idea how much money we needed for closing and it was a very stressful time. Initially it started out wonderful. However, once I decided to purchase and made my deposit, the communication went bad meaning I had to four people emailing me to send them the same info. I had to include all four of them in an email asking why don't they communicate with each other. I had the mortgage person, the mortgage assistance person, the realtor and the assistant of the assistant emailing me. The buying process was very bad. Communication issues, not reasonable demands, lots of uncertainty... it was very stressfully to me and my wife. The company retains the whole process, from mortgage to title, insurance. I was expecting more in terms of building quality. The soundproofing is very questionable. Outside noises specially but also internal noises from baths can be heard all over the house, something that was not an issue in my older houses and apartments. The small issues were fixed after some weeks.

Home Buying With Lennar

The loan officer I worked with was great, and his assistant was a problem. Others on the mortgage team were good too. Many of the fixtures in the house are of very poor quality: toilets, faucets, etc. The stairs into the attic are a REAL PROBLEM. You have to get 10 feet up on a ladder to even reach the attic ladder, and then you have to pull so hard that falling is a real danger.

Overall, we are not very impressed with our Lennar home. We did get it for a good price, be we expected more for our money. We especially expected what was here to be in much better shape and quality. Things look very rushed and sloppy all around our house. Paint splatters everywhere, drywall looks very bad in places, yard is a mess with trash and debris left behind everywhere. Overall; for the price paid, expected better. No warranty on landscaping, poor quality in trees and lawn; after two weeks of moving in; 80% landscaping had to be replaced. Elevation of backyard was poor; created a swampy mud hole; as far as the home design; no upgrades were available to choose from just a basic package with 3 different exterior designs. Not a fan of the security devices that come with home , so we purchased another brand / vendor. Best to take your time and really compare builders vs value.

Good response to issues. However too many issues. Poor workmanship and materials. Shelves are separating from their supports. Wall materials are so poor they would not support hanging even small objects. Dishwasher controls difficult to use. Master bath tiles separating from the wall. Caulking cracking and separating. Overall very poor and was a poor choice when choosing a builder. Will never make that mistake again.

The finish work is not that great and when you in your work order and they come out to fix their mistakes they make it worse and so you just end up giving up. Most of them do not speak English so you can't communicate with them.

Massive Delays in Walk-through Repairs

Our experience with Lennar was quite positive throughout the building process up until the point of our final walk-through and the days following. Many cosmetic issues were documented before closing but not fixed until we contacted higher ups. These repairs ended up taking months instead of days like our neighbors experienced.

I should not have to go through my Home Owners assn to get my curb repaired. It is cracking and should last more than a few months. It should be handled by Lennar through the HOA.

Let me start by saying, the home isnt all bad.. But after building two times before with different builders, I can tell the quality of lennar and the products they use are definitely not quality. The paint is flat and already flaking off after living in my home for 2 months. The baseboards are so small, they're almost non exsistent.

Like any large developer they find ways to cut costs and increase their profit margin. Some things to be aware of ... - Won't install blinds because they can't guarantee the drywall which will cost the buyer thousands of dollars - Won't install or recommend sprinkler installation - no fans or towel hangers so be prepared - tough to reach out to the vendors to get additional services. - sold my mortgage immediately after the sale was final. Good News story - good customer service and try to work with any issues. - want to assist and positive customer service

House layout is perfect and also de location. But builder just made lots of silly mistakes. First and most biggest mistake was electrical breakers and wiring’s were badly installed so after two weeks of moving in power went off very 15-30 minutes. Second big mistake done by builder washer water hoses were installed wrong. Only hot water was coming in. Third mistake and as of today I am still waiting for a response of the builder; drawers and cabinet doors are cracking up and master bedroom bath drawers were in bad conditions since previous inspection and have not been replaced.
