I had looked at several different homes and builders before purchasing my Lennar. The layout and the price was comparable to some of the others, but look closely at what you want and what the home offers. The selling process was maybe to quick and easy but it definitely worked for me. When you purchase a home make sure when completing the walk through before closing, make sure you know everything you want to about the house, what comes with it and what you have purchase after closing. There was no time for my realtor had time to review the home and make an offer. The sales person should be more interested in showing and explaining everything!! Mine lacked in doing that and so leave room for the extras that didn’t come with the home. If there would have been more time taken to explain this is what comes with the home and what doesn’t, very confusing. Also you have to buy your own refrigerator so why not purchase your own appliance package to make sure you get what you want. Or at least offer the option. After all is said and done I really love my home and would purchase another but with a much better sales person!! ... More

So my home did not come with a garage door opener, so I had one professionally installed so now I am told since 'Lennar' did not install it my garage door is no longer under warranty. FYI, before I moved in it has a 'catch' about halfway up they said they fixed, but they did not...and now well my door is no longer under warranty so I guess it is my problem now

Bought my first home with Lennar. Every think went very smoothly and I would highly recommend getting your own inspection done on the home. There were a lot of problems with the roof. The house was everything we asked for and it cost me almost no money for closing costs. Only thing is they forgot to do a final inspection. I was notified once I moved in that they will need to enter my home and take pictures to do the final inspection. We were unable to schedule a date due to me being out side the state at the time so no final inspection for me ?!?!. Also mail boxes take a while get put in we were the first house on the block and we will be mailbox free for 3 months. ... More

The process was fine. I wish that Lennar added the small area of grass in the backyard and screens for the cost. But other than that all has been well thus far.

Good experience with Lennar and all involved.

My mom purchased this house because she wanted something brand new, not old and in need of work. The house is nothing fancy, but solid.

Great experience until closing, the people that deliver the house to me was terrible unwilling to help with the issues detected at closing

Overall, I am happy with the home. I like the floor plan and it works for me very well. Some things that I would note is that there were things that would have been nice to add, window screens, back door, medicine cabinets, entrance closet, and full grass coverage of back yard. Otherwise my buying experience was good.

Our overall experience was good, the Lennar team at Hidden Trails have been very responsive and helpful and therefore, they've made things better. However, I feel some the sub-contractors they use are careless and sloppy. We've had a lot of issues, and although most have gotten rectified in a timely manner, they could've been avoided entirely with better workmanship and materials.

For the most part other than a few small items, the house is well built ands suits my needs.

As long as your issues are within your 30 days of moving in are taken care of you’ll have no problem. I can’t say 100% but it seems like any work order you put in after your 30 days of moving in “isn’t covered “ grant it my issues were a little unconventional but I really hope I don’t need my warranty because I feel I might have a lot of problems.

Overall good experience, did get the closing date moved a few times but that is inevitable sometimes. One thing I wish they would’ve actually mentioned is the sod in the backyard is not all the way included, it is in the brochure but there’s so much information on it it get overlooked. The loan officers were very patient, really went out of their way to make as easy as they could, the seller was also great.

As a new home buyer, while under construction I would like to select certain things, like flooring preferences/colors, etc. With these homes you cannot make any changes.

First home. Priced where I needed it. They’re quick to respond for work orders, but depending on what you need will depend on how condescending some of the vendors you have to use or field people are with concerns. Quite a few things were ignored on final walk through and still problematic and/or will be within the next year. Almost died from a gas leak the plumber blamed rhe HVAC and builder for and in the same breath said it was my fault for calling the gas company instead of them. For the most part, you get what you paid for.

I was so excited to find a home that fit my budget. The floor plan was perfect. The location convenient for shopping and providing easy access to local events and entertainment options. Reality set in. Quality of home, once I remembered I wasn't in the luxury market, is acceptable. Pay attention when you do your final walkthrough to minimize return visits from the trades to fix issues. Quality of appliances that were included were entry level builders models. Be prepared to buy your own refrigerator and laundry appliances. Lennar builds homes at a variety of levels. I'm sure their more expensive models include bells and whistles - that's built into the price. I'm grateful they also have a product for those with lower resources who can still have something to be happy to own. ... More

In the beginning with the walk through things was great. Afterwards a different story. Disappointed with the overall general contractors making sure that the workers did a thorough and complete job on things that needed cleaning up. Will have to do the job myself on touch ups that looked not so clean. Cleaning crew did a halfway job on a very nice new build home look it's best. Had an issue with new stove provided by Lennar and called the customer care personnel never got a follow-up call to see if my issue was resolved. On a positive note. The sales consultant and the financial personnels was fabulous. They made the process simple and stress free. The rest need to take pointers from this part of the team. Build quality seems to be done as cheaply as possible. All interior items are builder grade or low end. Only one outside faucet is also example of cost cutting measures. One disappointment was the poor installation of the sod for the homes yard. Soil prep was poorly done and I have to keep removing rocks under the sod, causing it to lay unevenly. Cannot evaluate all aspects of build quality at this early date. Will see how everything holds up over time Lennar employees were friendly and helpful during the purchasing process. Projected closing and inspection dates were all met.

Unfortunately we are still waiting for the original punch list to be completed well after a month of us closing on our home. Many items that needed to be addressed were never completed. The new home on the day of closing was filthy inside and the driveway was very muddy.

This is our second home with Lennar and mostly had smooth experience through out the home buying process. Worked again with Joseph (sales), Leslie (loan officer) and Tony (escrow officer) from Lennar who were able to walk thru the closing process seamlessly and was able to answer all our questions in timely manner. Only issue we had was with Nicole from construction team during closing who won’t communicate neither respond to messages nor calls and had hard time getting details.

My wife and me are entering our 2nd month of ownership and I can only give 3 stars for overall satisfaction. I feel the title I've given this post is correct. First, Lennar's advertising for their homes is very misleading. The Web Site claims you get everything you need at move-in You Do Not. Not to give anything away but I paid over $270 thousand for our home and It Did Not even come with towel racks in the bathrooms nor did it come with lighting over the vanities. You would think for that price these small amenities would be standard. They are not. This alone should give you ,the potential buyer, what you are in for with a Lennar home. This home is my 8th home I've purchased in my life, in every case the home I bought had a refrigerator and microwave, this Lennar home Did Not. Profit over Quality should be the Lennar motto. Overall good experience, only area not happy with is responsiveness to warranty issues. Think the closing could have been more personalized as well.

Overall, the quality of Lennar is basic. We’ve found a lot of half-completed items ranging from: no anchors on bathroom hardware so items falling off the wall, corners cut in flooring/walls, tiles uneven, front yard sinking, etc. The view and location is why we purchased this home. Honestly, Debbie & John (warranty/construction) team are why this experience was great. Debbie is the best & Lennar is blessed to have her. There are many items we have to upgrade since Lennar builds basic builder grade homes. If you’re ok with a decent price point & updating items on your own, this is a good place to build. My experience was good, until the lack of construction keys control resulted in a Burglary of my new house. Caution, upon closing ensure your keys are recalibrated to cancel all others. Honestly, I do like my house a lot but I am really unsure about so much. Every single employee that I worked with, leading up to closing day, was absolutely amazing. We were not able to pick anything (not customizable) but they did agree to lay vinyl for me throughout the first floor rather than carpet the bedrooms. That was a huge win and I literally could not say enough great things about the local team from sales, to construction managers, and even to the loan officer and lenders, etc. Larissa, Victor, Mickey... all great to us. However, there is just so much that went wrong before closing. Although those on the ground did everything they could to get us into our home, we had to move-in with less than stellar completion because we moved from another state and had nowhere to live and no additional time/money to continue wasting on rentals. While I feel they begrudgingly fixed some of my "nitpicky" things during walkthrough, I am still unhappy with so much when it comes to the quality of workmanship and materials (i.e. the tile in the master bathroom is hideous and only belongs in locker rooms). Not to mention, it still looks like a child caulked it. Plus, as we started living here, so many things have been brought into light. Giant holes behind the lighting fixtures because they were cut out by a one-armed man, apparently. Honestly, I am afraid what we will find after our warranty expires or whether or not I'm living in a "money pit". Based on my feelings dealing with the local team, the "people at the top" were forcing us into signing off on everything too quickly. We had no choice though - with a locked in rate as well. We were made to feel like we were doing something wrong by having SO MUCH on the list to fix before close - and we did multiple walkthroughs. I really disliked the fact that I was made to feel "petty" about things (i.e. paint color touchups with the wrong color paint)! But, how is this our fault? I am paying you for a product that my family needs to be able to enjoy for years likely (with a recession) and feel safe in. Yet, all I heard was "management this" and "management that". Well, maybe the management in their corner offices want to come down next time and take a peek at the quality you are allowing to be put out. Your buyers aren't the problem so to make us feel like an inconvenience was a huge disappointment given the experience up to that point. And, it's very clear that it was not the local team pushing - they were trying to do everything in their power to help us, make us happy, and ensure things were done "right". Specifically, like making them replace the grass in the back that someone just let die instead of saying "it will grow back in a few months" like someone did. I just don't feel good will towards the overall company, and the people running it at the highest levels. The area is great, very pretty, and they've done a nice job on the development. However, the pool is far too small for the number of homes (although I hear they're building an olympic size pool in 2 years), as is the gym. But, likely that will make HOA fees go higher and this area is already highly taxed and has MUD tax. The parks also have zero overhead cover which is insane in this heat and the playground meant for smaller children is definitely not very toddler friendly. The lots are small and hilly in areas; oddly laid out. You see everything; our back deck looks straight into our neighborn's dining room window. For the price I paid, in the market we were in, I had to concede things like lot size. However, I will likely never buy another Lennar home in a box again. ... More

The female loan officer was a total nightmare. She had no clue how to talk to us and couldn't explain what she wanted.
