Overall a good to very good experience. Several sloppy but fixable construction issues throughout the house. I’d have pulled out my hair if not for the assistance of the Lennar liaison person. She’s helped me through a handful of issues. The remaining sloppiness will be resolved or replaced by myself. Wait times were long but understandably so.

The biome quality was ok for the price point I bought as an investor it is attractive for cashflow but your customer service is nonexistent once contract is done and after close. Close and goodbye! I am still Waiting for a call for a warranty request for 2 weeks even after a second request was made! Terrible!

***** is*****s were plbg. main sewer line was holding water, discovered on inspection. The plumber should have done the testing after installation and checked grades for proper drainage. Landscaper grade is F. The crew needed a supervisor. Not Lennar supervisor but their crew super. Sod was delived and LEFT on the street on a hot day...the heat burned the roots. They still layed the dead sod, took weeks to get replaced with new. On replacing they layed on top of dead, and ***** remove dead sod in spots and spoils. Next rain water drained onto the driveway...a crew supervisor should ...

The craftsmanship was dismal at best. There were several is*****s noted in the initial walkthrough that were not and have no been fixed. The conception of a virtual walkthrough was completely unreasonable. You can’t see is*****s through a phone screen. That policy is ridiculous. House grading is not correct- Water pools and damaging grass. Office personnel unclear about details and gave incorrect information. Unwilling to fix is*****s that they caused. The process seemed rushed. As a first time home buyer, this was not a good experience.

I had many is*****s, it's a new build, fine it happens. What is unacceptable is the lack of communication, and unwillingness to remedy major is*****s correctly without a major fight. In the warranty claim chain, you talk to someone in a call center who basically has no ability to escalate anything, and you're at the mercy of the construction manager assigned to your case. If the customer sevice rep and construction manager don't care to do a good job for the customer, the customer is basically iced out, and is forced to call the emergency line ten times over the course of three weeks until ...

My family is delighted by our new home l and water slide at the community center Lennar has a poor social media rating for perceived quality of the homes. ***** is still being built , so I am seeing new homes in various stages of construction and it seems to me that the quality is better than most other builders in the market. This has been the most annoying home buying experience ever. The day before closing all of the breakers were stolen out of the garage because they leave everything wide open for everyone to see. They then said it would take a week to get a new closing date. When i asked why does it take a week to get a closing date they said oh well the window was broken. I drove by the house that day and no window was broken but every door was unlocked and the garage was wide open. Initially the respect from Mirna came across as disturbing and fake but I figured I was stressed about finding the perfect home. Long-story shorten is I was pressured to closed 11 May on a new construction. Move in 12 May, but b/c I didn't cancel my movers on 12 May to sit in a empty house waiting for Mike to arrange delivery of the microwave I had to buy my own 2 weeks later. On 29 June, at 11:30am sod was delivered (2nd time) to my curb. It sat in 98° temps until 30 June, 3pm before a crew came to "throw" it down. Alot of the sod is GRAYish. The house itself is beautiful but be ready for there to be paint and mess everywhere! They say they’ll clean it but dont! The team is a mix, some were amazing, others literally didn’t care. I can only say the best things about Nico who showed us the homes. They put an oven with a KNOWN recall in the house! Still waiting for them to get that fixed. Our neighbors have had the same issues one even getting carbon monoxide poisoning! The dishwasher doesn’t even open all the way. I wish they’d just replace them but right now we are in the loop of them ordering parts..

Terrible Communication by Lennar's "Home Buying Concierge"

I am incredibly disappointed with the lack of communication and accountability from Lennar regarding my new home purchase. Prior to closing, I explicitly informed the home buying concierge four times in writing, and several more times over the phone, that I would not be moving into the home for a set couple of weeks. Despite this clear timeline, they went ahead and installed the yard sod anyway. Because the house was vacant during that window, the sod obviously suffered. I tried to submit a warranty claim to have this corrected, as the timing was entirely due to Lennar's negligence, but ...

Beware: Fast Construction = Many Problems

I strongly recommend that anyone buying a Lennar home gets an independent inspection before closing. The homes are built at high speed, and it shows in the quality. In my experience, I had drainage issues, uneven flooring, and poorly installed grass. The worst part is that Lennar refused to fix several of these problems. A trusted inspection company can save you a lot of headaches.

FOUNDATION ISSUES

This was my first home buying experience. I was so excited! However the underwriting process was not great because our loan officer Andrew was less than responsive. We have no lived there for over a month and issues from the inspection are still not fixed. We have two giant nails sticking out of the foundation. we have cracks in the cemenet everywhere. It is just a mess. I would not wish this process on anyone.

Your staff lack of care and communication is unconventional. Prior to closing there are promises and actions to be taken and continued communication, but once signed and closed nobody replies or care about what's left to do or spoken off. We were left waiting for things to be accomplish but after closing we were told NO because it was not written. Sod was not not supposed to be put on, the outside walls were and still are .muddy but we are told we have to pay for those things now!
