Build Quality is a 2/10, and that’s being generous. They cut corners and use the cheapest options available. Communication is often short and their staff will not give you a concrete answer about any issues. The contractors leave out a lot of trash, food, and building materials, and when it blows into your yard or property area, they do not care and do not clean it up. The sod/grass they gave our entire community was dead upon arrival and it took them over a month to deliver it when it was supposed to be delivered 5-12 days after closing. We ran into some snags in the process of homebuying (not due to Lennar) and their staff and loan officers were very helpful and communicative throughout the process. When we had questions they were responsive and willing to work with us. As first time home buyers this was very important to us!

The initial part of the home buying process was okay. It was until the inspection and after closing that the nightmares started to kick in. First, for starters, any real estate professional could see the gap between the foundation and the garage door. It seems like because I was out of town during the closing they just looked over the gap in hopes I wouldn’t say anything. I had to put in a claim for Lennar to come out and fix the issue that should have been fixed prior to closing. Second, there’s overgrowth of bushes and shrubs outside my property line. Unfortunately we are still waiting for the original punch list to be completed well after a month of us closing on our home. Many items that needed to be addressed were never completed. The new home on the day of closing was filthy inside and the driveway was very muddy.

I have had the worst experience ever. My home was not even ready to move into when I moved it. It has still yet to be cleaned. There is still blue tape on on damaged of my house that were never repaired even after multiple phone calls. I WILL NEVER BUY ANOTHER LENNAR HOME. I will do my time living in this house and can’t wait to sell it and move. There is nails sticking out of the all where my kids play. After repeatedly asking even in my blue tape walk for it to be taken care it wasn’t. That is insane! Adam the gentleman that helped me through the financing is great!

I’ve lost tons of sleep, the experience was to say the least was heart wrenching at times, you forget this is a business first for them and a home buying experience for you second in their eyes. You’ll want to leave and forget everyone associated with the process and then you’ll wake up one day with an email saying you’re clear to close and it’ll all be worth it and you’ll thank everyone evolved. - Hard to find the right person to explain the detailed T&C in the contract documents. - No one tells the whole flow, and the progress. Many Lennar internal teams like Lennar Insurance, Lennar Title, Lennar Mortgage, are not talking to each other. As a buyer, I have to explain and reach out each one for any supports needed. - After the closing, not sure when and how can the buyer get the full set of official documents including the registered deed. - The construction team did the sod installation before the mutual agreed date without notice, resulting the huge extra costs and longer time ...

I recently bought a home with Lennar what started a smooth process quickly went sour.. As expected the lender needed a lot of information and documentation which was fine but as time went on they kept going back and fourth on what they needed even asking for forms that were not available and disregarding the documents I sent that had the information they were looking for although a long process and poor expectations being set I understand it’s a lot to work with but could have been made easier and more coordinated. They will fix all the big items but, it’s the little things that are going to drive you crazy. Make sure they fix all the little stuff before you close because getting them to fix stuff after you close is a mission.

Terrible follow through on whole process

Zero communication. Lack of care in blue tape walkthroughs, unprofessional staff (ESPECIALLY at the Lennar regional level), shoddy craftsmanship. I can especially observe this watching all of the other houses get built around me in Guadalupe Heights in Seguin. Trash getting blown all around, builders trying to steal packages off my front porch, dirt and debris in the road. I will always tell people to avoid Lennar at all costs. Cutting corners should be Lennar’s slogan.

Keys didn’t work to my new home. Went to pick up keys no one was there. They were at a party very poor communication. My son and I had to wait 3 hours for tech to make us new keys. Still waiting to see if you all are going to pay land taxes.

We are first time home buyers and were drawn in by Lennars "easy home buying process" and "everything included". The entire process was a nightmare (minus our amazing sells rep Heather and Warranty/Construction rep Brett). You are 100% just a number to this corporation and they do not care about you, your family or the investment you're making. 1. Every Loan processor that was involved with our loan, whether it were a Senior Loan Processor or not, kept asking for the same documents repeatedly after they have been sent. After closing, I could no longer get any help. My sod was out in in such a way that I could not open my gate. I reached out to Zilkia several times and she said she was working on it. After a month, I finally gave up and had to dig up my yard myself to fix what was done wrong.

Decent house for the price you pay for one. The finance part of buy a house with Lennar was easy and quick. For the house itself there a few things I would change. There's an insane amount of electrical outlets. far more than what's needed. There only one water spicket on the outside of the house. So, a hose that goes around the entire house is needed. Only half of the lawn received grass. And the builders left excess build material in the garage and never returned to get it. Other than that, everything else was pretty good.

House Finishes

The finishes in the house could use some improvement. Don't ever give a Lennar subcontractor a caulk gun. they suck at this. Painting is another thing they need more practice at, after move in, i was finding so many areas where they did not use any quality control with painting and caulking.
