Several unfinished issues at move-in

No sod or fence for several weeks so needed to deal with massive mud and inconvenience since having pets needing to go outside. The house was stated to have been cleaned but it was not. The flooring has paint splatters and black marks throughout the home, inside all cabinets were filthy so unpacking had to wait until I had to clean them. Most of the Lennar workers do not speak English. The outside pavement, doors, windows remain filthy so installing screens has been delayed. Kitchen cabinets had off-set issue which was fixed by replacing with unfinished cabinets so now new ones need to be ...

I love my home but I feel like the purchasing experience wasn't good. The initial sales team was good and showed me the homes and features. I saw the same home listed for 25,000 to 30,000 less in the same street and I was told there was no room for negotiation. Then, once I chose the home and did the first blue tape walk, the construction team would just remove the blue tape but not fix the issues. I had to go multiple times to the house and remark with blue tape. The construction guy kept telling me they would fix the things, but next time the it was the same. Everyone I have spoken to had a bad experience with Lennar, that is a bad coincidence. "The builders try to get away with short cuts and hide things". "If you do not get your own third party inspector then your home will be put together with staples" is what I was told by an existing neighbors when viewing homes and speaking to other home owners in the neighborhood. There was lot of unknowns after and before the Closing Process and there was no follow thru on what was discussed and agreed to during the walkthru and during the Sales Process.

Cheap but affordable housing for the area.

They cut corners on a lot of routine things. Air conditioning not working properly with temperatures and humidity control. Told about it when had inspection but they stated that it met code. Only 1outdoor water spout. Cheap noisy garage door. Sod that was placed is dying even with watering as suggested and longer.

Trust issues with sales agent

Towards closing, we were told Lennar would only put sod for half the yard not all the way through. This was not documented anywhere nor mentioned but the sales agent claimed he had mentioned that on the phone, which I disagree. Sales team is always aggressive to close the deal and will likely create some fear that someone else is also interested in the same house.

Lenar mortgage was not enjoyable to deal with. Had deep concerns and some issues. The utilities were a bit of a shock mostly with the water company. Our new home advisor concierge Wes, was sarcastic and not pleasant to talk too. Cell phone service isn’t good for T-Mobile I had to get a signal booster, had issues right away with AC, Sod not being installed and communication. The interior paint is flat paint and there are dribbles here and there we are still finding. Over all it’s a ok built home for the price in today’s market. No pride or care in craftsmanship.

Know that you are investing in a track home - they are cranked out like pancakes - all the same, no choice, therefore there is no pride in the workers who push out the product. The warranty team does the best they can to address the shortcomings of the construction team. The biggest disappointment is the lack of cleanliness of the job site even on the final walk through. Dirt, building materials, nails, garbage, food everywhere. And it continues with completion of the next house and the next. It demonstrates a rush job and no pride in one’s work or product.

Our sales rep Karina was super helpful and respectful she was there to answer any of our questions that we had. The title guys were also very nice and helpful the walk through goat of our home was a horrible experience being first time home buyer Scott the one who led the buyer walk was pushy punching the home himself instead of attending our needs and concerns on the home. But Karina was there to ease our minds and help us get through that obstacle to continue with the purchasing process. Big shout out to Karina.

The finance part of the process was for stressful. Loan officers sending me emails on a friday evening requested me to get documnets that was need from companies closed on weekends within 24hrs. I also had to reach out to them every time for an update on my application and see what/if any other documents were needed. Other than that the process was okay. The quality of the home is good for first time homebuyer and the price.

House Finishes

The finishes in the house could use some improvement. Don't ever give a Lennar subcontractor a caulk gun. they suck at this. Painting is another thing they need more practice at, after move in, i was finding so many areas where they did not use any quality control with painting and caulking.

Lack of communication and empathy from Sales team (Joe in particular), with Concierge and also with Mortgage and title. Building Team (Jose). Grateful for Mickey (Mortgage) - He went above and beyond to regain my trust and satisfaction after disappointment with Joe (Saleperson) and mortgage officer. Building Team (Jose) is excellent and extremely responsive. Closing was done remote, no excitement from Lennar Team when pick up house key at the end. No one has offer for us to take pictures, had to ask if it was ok. No engagement with new homeowner, it was very transactional.

We got a great price we love the location and the neighborhood. However the sales process had plenty of errors. The loan process had a lack of communication. Construction was clearly rushed and builder used the cheapest materials possible.

The house itself is very nice, the warranty response has been good to great. The actual buying process was.... frustrating. We were frequently told to sign paperwork affirming we'd recird documents we hadn't received, then promised we'd get them later ("it's just a formality"). When signing the initial purchase agreement we were supposed to receive the HOA covenants and bylaws, we did not get them and we're told we'd get them at closing. At closing I asked about them to be told, "no, we don't deal with thay at closing you should get them when you move in/the hoa contacts you." We still don't ...

The builders of our home didn’t really take pride in their work. Door latches do not engage properly, outside siding nails created problems both for cable installation, and with water heater pipes. Lennar is short staffed so getting issues fixed or repaired before closing was problematic

Happy with the affordability, we love our new home. As a homebuyer the process was good, we were able to complete all of our tasks with guidance from the Lennar team. We did have to advocate for our home in regard to "quick workmanship" and materials being overlooked. During the process of purchasing my first home, it all started off really well. Once it started getting closer to the final close out date, I began having issues with the construction team. Communication is key, we had some and then we didn’t. Although the process of providing paperwork was painful, it got done. As a veteran, there should be more support on the process on getting you tax exemptions submitted. After purchase, I want to commend Travis who has made the post sale awesome. We bought our Lennar home recently, we did the blue tape walk through yet most of what we taped off was never taken care of. We were told that the paint on our windows would be gone as well and that we would get the extra screens we were missing which didn’t happen until recently paint still there and the screens don’t fit.
