Just not a good experience in any way except Travis our concierge. We feel mislead and ripped off. Delays. Horrible communication. We knew Lennar is not a top builder, but we’re not expecting this? Ever heard of closing at 11P? Ever heard of a builder trying to coverup a breakin during construction? You will.

Hidden charges and surprises in the buying process

They offered great interest rate but be aware of hidden charges and surprises during the buying process. The craftsmanship is below average. You might encounter rudeness from the sales rep too. I do not recommend this builder.

Sales consultants- Some sales consultants are not truthful. Make sure all conversations are documented. Underwriter- Documentation of all conversations regarding rates and fees is very important. Title / Escrow- again, document everything. Make sure to review everything. We found our names spelled wrong during final review before closing. Closing- make sure all docs are accurate. Disappointed in Salesman responses of what we were supposed to get and didn’t. Then he dropped the ball onto a “concierge” who never showed up, supposedly “never leaves his desk”Crappy door locks. Dead sod put down. Broken trim. The fact that I have to put my appliances register myself. The drive in and out of subdivision is nothing but a dirt and debris from construction trucks and very muddy when it rains.

I’m grateful for the financial incentives that allowed me to get a new house. However, I am deeply disappointed in the process of getting the mortgage and the follow up on builder issues is poor. The house itself has some nice features but not built with high quality materials. The double garage is minimal so if you want some storage space you may have to decide not to use it for your cars. It’s barely big enough to fit two cars. The principal bedroom is large and the walk in closet is spacious. There’s no ceiling fans and no medicine cabinet and no towel racks.

Avoid this place like the plague. The only smooth thing about the buying process was dealing with the finance/mortage department (the people who take your money. Go figure.) It is also usually a dump as they don’t make the contractors clean up after themselves. It was pretty bad before enough residents complained to force their hand. This developer has been a headache from the start. I started the initial paperwork on Thursday 01/18/24 around roughly 9pm. My walkthrough was then scheduled for Friday 01/26. Our sales rep Karina was super helpful and respectful she was there to answer any of our questions that we had. The title guys were also very nice and helpful the walk through goat of our home was a horrible experience being first time home buyer Scott the one who led the buyer walk was pushy punching the home himself instead of attending our needs and concerns on the home. But Karina was there to ease our minds and help us get through that obstacle to continue with the purchasing process. Big shout out to Karina.

Absolutely horrible experience all the way from the looking at the home to closing. Zero communication within the company, everything is compartmentalized. Straight up will lie to your face. Use FOMO tactics to get anything done. God forbid you call them out on the workmanship and they have to make repairs. Just easier to pay someone else after the process to get your home to where you want to be.

I was told that I didn’t need a realtor and that the process would be easy. But has a first time home buyer, there were things that was not explain to me. Such as, when first looking at homes, I was shown 3 different floor plans. Only one floor plan was explained on what came with the home “the package”. When shown the next two home nothin was explained, so I assumed all homes came with blinds, full sod, and irrigation. So far so good. The price is fair according to today's prices. Good experience: Fast costumer care, all my requests have been responded quick and kindly. Not so good experience: We have been waiting for the sod to be installed for 2 months now. Bad experience: Having only one hose bib at the front of the house and having to install a second one for the backyard. My wife and I are new to San Antonio and our salesman Jarrett was very helpful and made us feel very relaxed and comfortable. Jarrett was professional, knowledgeable and very helpful. He told us about the advantages of using Lennar financing versus other financial institutions such as no out of pocket expenses and lower interest rates. Lennar offers affordable homes and make buying a smooth and secure process. They have been responsive on repairs and make the process of reporting problems easy with quick turnaround. The only real complaint I have is the cost of utilities in New Braunfels. As I transferred utilities under my name as reqyi by Lennar after closing & not occupying the home until one month later I received a water bill of $422.20 and a gas bill of $215. I want to say first how nice and responsive Amy and Stephen were that is who we dealt with most. They represent the company well. The problem I had is how much we were lied to. When we first walked in to view the house it was 281k and we were advertised a 4.25% interest rate. In a short 2 months it went up to 306k and 5.65%. We messed up and agreed. We got ripped off. The finance part of the process was for stressful. Loan officers sending me emails on a friday evening requested me to get documnets that was need from companies closed on weekends within 24hrs. I also had to reach out to them every time for an update on my application and see what/if any other documents were needed. Other than that the process was okay. The quality of the home is good for first time homebuyer and the price.

Build Quality is a 2/10, and that’s being generous. They cut corners and use the cheapest options available. Communication is often short and their staff will not give you a concrete answer about any issues. The contractors leave out a lot of trash, food, and building materials, and when it blows into your yard or property area, they do not care and do not clean it up.
