Felt like the issues never got resolved and it was rushed just trying to close us on the house there’s lots of screwed up things that’s should of got fixed and now I have to do warranty work for all of it instead of it just getting done right the first time I don’t roll like that and I find it unacceptable when other people do

It was a Blessing in disguise

Best buy for the money. Both the house and loan. However, make no mistake, that price comes at a cost. The processes and policies have very little flexibility. Either you are on the Lennar train or you are out. I caution buyers to read earnest money agreement carefully, as it is not the industry standard and you will be held to what is in there.

I’m grateful for the financial incentives that allowed me to get a new house. However, I am deeply disappointed in the process of getting the mortgage and the follow up on builder issues is poor. The house itself has some nice features but not built with high quality materials. The double garage is minimal so if you want some storage space you may have to decide not to use it for your cars. It’s barely big enough to fit two cars. The principal bedroom is large and the walk in closet is spacious. There’s no ceiling fans and no medicine cabinet and no towel racks.

Good incentives, but the quality of the home is not great. You get what you pay for.

If you go everything lennar (mortgage,title,etc) its fast since you are only dealing with one company. But, that limits your options. Main issue, they don’t install the sod/grass until you buy the house. So end up doing the work on maintaining the initial install. watering twice daily for 2 weeks and if you miss it then you have terrible lawn. Its a learning curve for first time homeowners without lawn care experience. Specially if you haven’t move in yet, They install sod without telling you so you miss the watering days and end up with dead sod

Very dissatisfied with a few issues

Doors were never touched up before moving in, had to repaint ourselves. Kitchen cabinet is crooked. Flooring is raised in certain spots, back fence is already separating & we have only been here 1 month. For what we paid, I expected a higher quality of workmanship.

Not inform as to rate or detail of the finance and how the number were concieved

The salesmen were very helpful and walked us through everything we needed to know. When it came time for the walkthrough there were a few things that were promised to be fixed that never got done before we moved in. We have brought it up through email text and call for the past 2 months and still have had no one come by to fix the simple things they missed.

The craftsmanship is poor it took multiple times to correct issues. So frustrating to say the least. It’s a new home, it shouldn’t be so hard to have a livable home. We’re two months in and have had to have repairs done. Insane really.

So to start, our agent was super helpful. He answered every question he could. He was always available to help. The loan application was painless and the officer was always available to answer questions. They were both top tier. Now to the actual house itself. Over the course of the two months before we moved in, we voiced numerous concerns. Some little finishing work type things (scuffs, chips, leveled doors and cabinets) and some bigger things like water leaks and the quality of the sod placement. We were told that these thing would be finished closer to closing. Fast forward to the week of closing and almost none of the things that we brought up had been fixed yet. And when they finally did fix them it was a very sub par job. I’ll give them credit for building a house. But the devil is in the details. You can tell when they had people that actually knew what they were doing working vs when they didn’t. I asked them to level the sod out before we moved in and they basically just put a band aid on it that lasted about 2 days. It’s obvious that they didn’t install it correctly. I can count on one hand how many right angles they made with the molding in the house. And the caulking lines are absolutely awful. The tile in our shower was left uneven at the top. Who does that. It immediately draws your eye to it. I didn’t mind so much because of a willingness to fix and change what I wanted, but as a professional you should still want to present the best product you can. Whoever came in to check the work that had been done obviously didn’t care about the finished product. The excuse we got for most of it after bringing it up again was that it was “all within acceptable limits for the builders”. Long story short the quality of these pre-fab contractors is no where near what it used to be. it makes me wonder what else in the house was put together to an “acceptable level”. Last thing, the cleaning job they do before you move in is absolutely laughable. They may as well have not even done it. Paint all over the floor and looked dirtier then before they cleaned it. ... I was provided a list of inclusions that were inaccurate, several items were not included. I am confused by the everything included tagline because I see that everything is only included if you are an investor. Ironically the items I was told you can’t get were included on the investor homes. Also, I have had two warranty requests and although I was told everything would be repaired only a couple things have been with no word on the other items. It appears employee turnover is part of the problem.

We've been in our new home for about 6 wks now. It's a nice home, but the process was riddled with slip-ups, pushbacks, and several missed deadlines that caused much anxiety, frustration, and cost a few extra thousand dollars that was not in the budget. The sad part is...I can't even say it was worth all we went through. Firstly, I do NOT recommend Lennar Mortgage; secure your funding elsewhere if you can. They made ridiculously simple mistakes and oversights that pushed out our closing (after we were SPECIFICALLY told this wouldn't be the case). Poor response communication, unless they needed something and then you were hounded for it. Secondly (and probably the most disappointing) is the poor workmanship. It doesn't matter how good the materials are going in if there's no attention to detail. Door handles are already loose, the 'luxury' vinyl flooring has gaps and is beginning to come up in some places, bowed walls and doorways that look like you're in a funhouse. We won't even start on the paint. This is NOT what you'd expect from a builder who's been in this business as long as Lennar has, nor is the quality and craftsmanship is what you'd expect in a 350K home...not by a longshot. Finally, the lack of ownership or concessions for issues encountered in the process. At some point builders need to stop blaming the pandemic for their shortcomings. But that was a very common refrain from everyone at Lennar. I can understand a delay in materials or inspections, but you don't get a pass for shoddy work or rushing at the last minute to get it done. I'm sure we'll continue to discover things as we continue to unpack and settle in. I'm not looking forward to what lies ahead. If I had to do it all over again I would not choose Lennar as my builder. We were in a tight spot and on a deadline to find housing, and we thought we were getting a good deal. But the buyer's remorse is VERY real. I feel somewhat lucky that it wasn't the nightmare some other builders put their clients through, but it's been a very opportunistic experience. To their credit, most of the people in the process were great, very likable. But at the end of the day you're buying a house, not a relationship with them. My one piece of advice if you choose them as your builder: Make sure you're visiting the build site regularly and communicating things you see as an issue to the site managers. Lennar is building too many homes too fast and utterly lacking in quality control. All the homeowners in our neighborhood are having to chase after them for multiple items with the homes. Warranty response can be very uneven. Four months into the home and I’m still waiting for a replacement cabinet doors owed us from prior to close. Paint on floors, dings and walls, crappy paint job in places, their installers put the wrong cabinets in the wrong bathrooms ( one is bigger one is smaller and they had them swapped Impacting use of the toilet in one of them ). Lennar’s‘s move-in ready campaign, things like blinds on the windows are one nice point but their connected home package is left to you to install and figure out. We didn’t even get our full package and had to chase after Lennar for a few months now to get all the pieces that were promised. One hand doesn’t know what the other hand is doing. Constantly moved closing date. When we started closing we were told we must close on the 19th. They kept moving us back to a date of the 31st. We resent multiple documents. Some 3-4 times. Unable to get a hold of maintenance team for repairs.

I am very upset with how the property management has been handling our case. I felt very rushed during the walk through but they reassured that everything would get taken care of. I have now lived in the house for 4 months and there has not been an attempt to resolve any of the issues with the house. My doorbell doesn’t even ring. Lennar is not a cheap home builder and I paid a good price for a new house and wish someone would make me a happy home owner.

If you are okay with sinks being installed crooked, being lied to about what materials the home is made of and poor workmanship amd minimal insulation....continue the process. Bottom line...if you are looking for a cheap home you will get what you pay form they are responsive during the warranty period but no guarantees anything will get fixed. Honest review. I do like the communtiy I live in. The people make it worth it.

I have an unfinished curb in front of my house 4-5 inch drop could lead to a serious injury exciting our vehicles from street, has not yet but come close , nothing been done

It was not pleasant. Overall disappointed in the process and trust me, I’ve done this many times. I will say that warranty has been much better than the sales, mortgage and construction.

Disappointed in Salesman responses of what we were supposed to get and didn’t. Then he dropped the ball onto a “concierge” who never showed up, supposedly “never leaves his desk”Crappy door locks. Dead sod put down. Broken trim. The fact that I have to put my appliances register myself. The drive in and out of subdivision is nothing but a dirt and debris from construction trucks and very muddy when it rains.

Things could have been made and done better in the home plus with landscaping and finance side.

Frist off my Loan officer wea great as for everyone else so disorganized there’s details in the house that we see that we live there now that are not so great tape and flows. Not so great they laid the grass they didn’t put topsoil. You could see underneath my concrete pad for my condenser AC unit outside now I have to put top soil my paint is peeling on my siding. It is so many things that should’ve been done a lot better and they didn’t do good job on

The paint peals off. I have a couple doors that really need to be changed and I’ve already submitted a request and had the virtual meeting but nothing. On almost all cabinets the screws were pushed in too deeply that they cracked the wood. Almost all screws. The paint is the most disappointing because I’ll have to repaint EVERYTHING.

Paying 200k plus for a home, you'd think there would be more attention to detail from the builders. A lot of things I've found could have been addressed prior to me even seeing the location. Beautiful home, but a lot of finishing touches were lacking.
