It could have been better.

I’ll start by saying I’m frustrated which in turn makes me angry. This is my first experience with buying a new home I’ve owned several home in the past none new. I was excited at the possibilities. I closed on May 27th and moved in on May 31st. I agreed to purchase my home on Jan. 31st, 2022, I was giving numerous closing dates which proved to be challenging for different reasons none of which matter now. The process with purchasing the home through Lennar was relatively pain free, I had good communications with all the entities even when I got to the final closing it was well done. 11PM at a McDonalds in Deming NM! Now I must vent about my purchase. I’ll start by saying my reported challenges have been addressed promptly. I do feel it’s in Lennar’s best interest to see and understand my frustrations. First the cleanness of the home, the floors were a mess the counters and floors have a sticky substance that is difficult to remove also paint and drywall mud. All of which could have been prevented by covering the floor while they work. I’m 62 years old and for me to have to crawl around on my hands and knees trying to clean the floors and counters is unacceptable (I still don’t have them clean enough) all the surfaces in the home were covered in a fine dust. It would be in Lennar’s best interest if you had a cleaning crew come in before new homeowners arrive with their belonging. I spent an entire day cleaning before my movers arrived. Next is the garage I know not much in the big picture, but the floor is a mess and not easy to clean once you move in. The overall design of the house has its challenges. No medicine cabinets in the bathroom, the kitchen cabinets are small and not positioned in a user-friendly manner, the pantry is to small even for one person, there’s no linen closet. I’ve had to spend thousands of dollars for storage solutions. I guess these are things you need to look for when purchasing a home, we all know what happens when we assume these are standard items in a home. I’ve had a chance to meet some of my neighbors and we all have the same concerns. Next Screens or lack of, I was shocked when I brought it up and was told you don’t provide screens! Who installs windows without screens. I’ve talked to varies neighbors and they received screens They said they had to fight for them, but they got them! The window company Avanti has no interest in supplying screens I’ve left messages twice without a return call. Now for the basic workmanship (deplorable) drywall mud spilled on the baseboard and painted over.Baseboards not finished. Grout repair with mismatching grout. My plumbing backed up after 10 days. The plumbing company responded promptly; it took another day to fix. My front yard had to be torn up the problem was unbelievable Hopefully it’s fixed, after seeing the problem I have my doubts. My master bathroom shower was still not draining I had to wait another day for the inside plumbing crew to fix it. Two days without a working shower. My yard had to be restored. This has happened to others on this street, it can be as simple as running a camera down during final plumbing inspection to prevent this from happing. I’m sure this has cost the company a tremendous amount of money and is another reason you have frustrated homeowners. I understand finding qualified workers is a challenge and was one of the reasons for the delay in finishing the home. Hiring shilled labor, professionals who take pride in there work even if you must pay more would be so worth it in the long run. Its obvious to those of us who have purchased or are renting Lennar homes that the people you hired are unskilled and could care less about the finished product. And that’s too bad. Out of four neighbors I’ve spoken with personally not one would consider a Lennar home in the future. I know I “only” purchased a $300K home but with the attention to detail that I’ve experienced when I’m ready for a $500K home I won’t consider Lennar. My neighbors are a young couple renting for a year to see if the like the area, they told me today they would never consider a Lennar home. Again, too bad because the selling, mortgage, title and Insurance part of your company is good. That’s it for my rant today, I feel with the right people driving the building train and some conscientious skilled labor you could make this a much better experience and possibly have repeat customers. ... Jaime was great to work with during the buying process. At closing, there were many items that needed correction like painting, wrong windows, landscape issues etc. I was working with Brian, the construction manager for our home. I had to keep reaching out to get him to come check out the issues. He came multiple times to inspect the same things. Weeks would go by without follow-up. Landscape was addressed poorly weeks later. It’s been almost 2 months since our last communication. I still have the wrong windows in my bathroom, among other things. I’d like to give zero stars because of how frustrating this experience has been. But I will give 3 because initially the process of buying went well. ... More

Hard to get in touch with lennar. No one answers the phone or return phone calls

The only experience that was good was working with mortgage department, they were great. Sales office was not responsive to concerns after I signed contract. Koral told me after I signed that water was expensive here. I moved in 8/28 and still do not have sod and neighbors who moved in after me, like next door neighbors already have theirs. There are a tremendous number of homes that have sod, they haven’t even brought on new base dirt or leveled my lot. The final walked through the house was filthy, mud in garage, trash (including beer cans in back yard), the concern about under kitchen sink never resolved, and I have had a couple electrical issues lately. ... This was my 3rd Lennar home purchased. Sales team was great, had 3 walk thru and still incomplete. (Just did the problems myself). The building team needs improvement. My other 2 Lennar homes where fantastic and was treated very well. I have pics from the 3rd party inspector that will shock you. Thanks for listening.

Our Lennar rep Phil was very helpful and professional. He helped us look at our home when the realtor was unavailable. We were on a time crunch because the home had to be sold before the end of the month (18 days) in order to get the incentives being offered. We loved the home and it already had the amenities we wanted. We had the application signed and uploaded that same day. During the walk-through process, our rep Joe and Construction Manager, Taylor made all kinds of promises. "make sure to blue tape everything", "we will have everything fixed before closing". We are still finding things they did not do. Our biggest concern was the yard and landscaping. We have two dogs and wanted to get the grass installed as soon as possible. We were promised the landscaping would be installed the first week of March after we closed. They also explained the large rocks and trash debris would be cleaned up before they installed the landscaping. They also explained a 4" layer of topsoil would be installed and then the sod. We requested to be notified when this would be done because they were quick to explain the landscaping was not covered under the warranty and once it was installed it was our responsibility. We wanted to make sure they did what they promised. Well, fast forward three weeks later when they finally came to install the landscaping, after we moved into the property and had to prohibit our dogs from going into the back yard, which was red clay mud!!! They did not clean up the large rock or the trash (we picked up 2 large bags of trash from the yard before they came). They racked the dirt and started placing the Sod. I called and asked for someone to come out because this was not what we were told. Taylor came to the home and changed her story. She said they already put the topsoil - this was not topsoil, this was more red clay dirt. The escrow process was okay, our mortgage underwriter was great. The Lennar Title company was horrible and unprofessional. They required a virtual closing and we were told the closing link would be sent to us early on the closing date. I had to make several phone calls because the link wasn't there. We later found out that our closing agent "had something to do that morning and didn't come in until after 10am. She forgot to send the link the night before". Isn't there anyone else in the department that can help her? This was a big deal for us. It took another 2 hours to receive our link. They did not care that we have jobs, and we were expected to drop everything when it was convenient for them. Lennar Title was the worst part of this whole experience. We were supposed to receive our paint voucher at closing....not included. I had to fight for it for 3 weeks. I picked up my keys, which only included my house keys, no garage door openers. We were told they were left in the garage on the opener. Nothing. In fact, we don't know where they went, so we had to have the garage door opener re-programmed, and new openers provided, because some unknown person had access to our garage and house, but nobody knew who had them. The workmanship inside the home is what you would expect from a cookie cutter building company. They hire the cheapest sub-contractors to come in and "throw it together". I would think that Lennar would take greater pride in their BRAND. The first day we moved into the home, we had electric issues. We found out by their electrician coming out, the crew that did the electrical did a very poor job. 6 of the 8 outlets for the garage and exterior were improperly wired, not connected, or the wires were loose. After discovering that, we requested the electrician come back and inspect every outlet in the home. I don't need a fire risk. They found another 9 outlets inside the home with the same issues. This is careless and unprofessional workmanship. While we love our home, we did not enjoy the home buying process with Lennar. Do your research before committing to a builder. ... More

New build seems to be put together by chewing gum and tape. The quality of the home is poor. During our first 10 days, our garage door snapped off, our window blind broke and the floors started peeling up. These are just a few issues we faced, however the local team-in particular Brett, has been very responsive to our issues. He has been fantastic and has great communication skills. Lennar needs to value the quality not quantity in their work. They need to stop using labor that does not have the passion toward their craft.

If you want Lennar to go the extra mile just know they won’t. They will find the easy cheap way to put a house up. They used scraps for siding. Wall outlets are not symmetrical/ set properly light switches will be placed on random wall behind doors “that’s just how the electrical was ran”. Plaster/ paint looks rough all around the house. During walking through with construction manager we were instructed to place blue tape on issues that needed to be fixed. and during final walk we had to point out random spots that weren’t fixed. The spots we retapped and still moved in to multiple spots still have blue tape in rooms that they ignored. ... More

Lennar is like any other big corporation once they get your signature they don't care.

We've had many warranties since moving in and it seems that the home was rushed for moving date, which most areas marked weren't even done on moving day. Communication was never there since the beginning from start to finish. The obly good thing about the process was the guy who helped from Customer Care team.

Make sure you follow through when you receive work orders. This builder does not follow through, warrenties managers give you lots of lip. They don’t care. We still have several items in our 5 month old house not complete and or fixed. So far no one follows through. They don’t care.

roof leaks large holes animals can get in attic their fix was spray foam paint is pealing cabinets stink and the over smoke is bad the over is new and puts out so much heat at the vent that you can’t leave anything on the top

The walls are buildt with only insulated card board and hardi plank.

I understand the homes are affordable and you get what you pay for, however I would have gladly paid a bit more to get a complete house. I only got sod in half of my yard, after closing I had to constantly follow up to get the sod installed. The fence has no warranty and it’s already falling apart, there is no faucet in the backyard. I also found the builders fee in the contract sneaky, I noticed the fee but I bet many buyers don’t. Overall I regret buying a Lennar home.

Since we moved in we have been having problems after problems. Everytime I call to place a warranty work order there always seem to be a long wait time no one answer phone calls. I have emergency problems and no one came out to help. I had water line bust and was told it’s not an emergency and the list countinues on and on.

After I moved in took long for grass to be put on the yard and had to many issues on the walls you could see screws and pilling house started shifting just stuff that should not happen on a new home that cost and paid a lot of money

The building staff will ask you to give a great review because their jobs are on the line. I felt sorry for them. Also, they sell your mortgage as soon as the ink dries on your contract. The new company hasn’t paid taxes or HOA fees. My advice: don’t do it

The lack of communication - such as never telling us when you wanted us to pay the energy bill (even though we had been asking you and the energy company). So ins instead, our home lost power. Thankfully we were home and could rectify it immediately, but as a military family, imagine if we weren't? Food isn't cheap these days.

As a first time homebuyer I was excited for the process and now I’m upset and disappointed with the whole thing and wish I didn’t buy the house now since moving in the home I have had 5 issues, and the biggest problem was a leak leak and garbage disposal leaking watering all under the sink and let not talk about the voucher they provide that you can’t even use,, The dishonesty and the communication here sucks

Bought a few homes before and have never experience such poor workmanship and quality of products used. No quality control such sloppiness in painting and concrete work. No one wants to take accountability for the poor workmanship. I needs some items fixed but do not trust that the issues would look or be fixed any better than they do now.

If there were a no star available for some categories, I would have put zero stars. On paper, an inspection was done but the mistakes missed during the “inspection” indicate nothing short of negligence. After two months, I am still dealing with Lennar mistakes and losing days waiting for workers who either don’t show or don’t complete the job. The lack of communication between Lennar and contractors only adds to the problems. Just today a worker was supposed to show and here I sit. Excellent response till the date closing is not completed, after its hard to get the response. Not satisfied with the material and appliances.

Lennar is extremely low end. They pinch pennies and do not build any part of the house with quality. There will be glue on the floor, chipped sinks, sheetrock lining hanging out with staples showing, no spicket in the backyard for a hose (who doesnt put water in the front and back?!?!
