Read everything that is given to you. Ask plenty of questions before you decide to buy. The walk in initial experience was awesome. The realtor was amazing. However, the most stressful time was the closing. The process was very confusing, stressful and extremely hard to get answers when you need them.

My home was delivered to me 5/almost 6 months late based on the initial expected completion date. Original completion date was mid May and the home actually was completed at the end of October. This has caused several issues for myself, I had to bring in my own cleaning services because paint marks were left on the floors and cabinets throughout the house. When completion dates would get changed no one would notify me and when I would ask why it is getting delayed, I wouldn't get answers for days at a time.

We faced some challenges right off the bat with our first pick home getting sold, literally as we were signing our salesforce documents, however in the long run we got a much nicer house with better amenities for roughly $200 more a month. After that things went pretty smoothly right up until we had to start dealing with Lennar Finance. It was extremely frustrating having to upload the SAME requested documents MUTLIPLE times, receiving incorrect cash to close amounts, & trying to get ahold of people was like pulling teeth. The closing took so long that we rushed to move and once we were in the house we started to notice things we should not never have accepted. The walls paint has cracks almost in every room. And there is a kitchen cabinet damage. We felt like our need to move was so evident that they were not listening to our complaints. Also we were not told the internet cables were not in place. It is very important for people to know ahead of time to plan things out. We work from home and it was very inconvenient for the first weeks to find out what needed to be done temporarily.

Was able to lock in a decent rate at the beginning of summer before the rates came up. Closing date got pushed 4 times. Initial start of contract was May 1 and first closing date was mid june and got pushed to end of June then mid July and last was end of July. We love our home and Lennar was able to help with closing costs and our loan officer was very responsive with updates and good and bad news. On two separate occasions we were told to expect full wood flooring and NOT carpeting which was one of the main reasons for our purchase !!! Secondly we also expected to have a garage door opener and gutters! Carpeting being the main issue as this what we were sold on and promised! We have since purchased a garage door on our own and are seeking vendor for the wood flooring as well as installer to “complete “ our home !!!

Build quality was pretty low. House was rushed and it shows. Home was not clean well before move. Sense move in we have been having to get things fixed. The building manager has been very nice and helpful, but does not excuse the fact that the quilty of the home was not was to be expected.

There are two out maybe six people I dealt with that knew what was going on. The title people were awful to deal with. The house is great, but can tell it is a track home with the cheaper materials used. A lot of stuff was scratched, broke, not finished when e arrived. Sloppy

We purchased a Bexley model and we love it. However, the building timeframe was riddled with delays. Constant pushes to the walkthrough and closing dates really worked up a bit of bitterness. The response of remedying issues uncovered after moving in has been decent. I think right now I'm mostly irritated at seeing trash in our walls. I'm not exaggerating. Ever run a LAN cable to get wired connections in a wall? Yeah well, when using a wired camera to guide it, we found beer and soda cans in the walls. Pretty disgusting. To start off, our new home consultant was great. Once it came time to do the walk, that's where things started to go down hill. First off, walls were crooked. They stated that they have a certain tolerance, but the walls were way beyond that. They did fix the issue which delayed closing. Once you close on the home, you may as well not exist. A new home comes with a 1 year end to end warranty. I am currently in a fight with them to honor this. They have finally agreed to cover some things while still giving me problems on others. The closing date kept moving more times than it should have. One time it was moved 24 hours prior to our third closing date. This was due to delays by construction. When we finally got a new home walk through the house was in no condition to be viewed. There were people still working on the home. Toilets were still being installed as we were inspecting the home. No appliances were installed, no gas meter, no sprinkler, no sod and no fence, painting not complete to name a few. It was extremely disappointing.

Someone forgot to schedule our closing, we had to scramble to get it it done on November 23, 2022. When we arrived at the house later in the day, the garage and front door we’re wide open. Don’t move into your house until the to do items list has been cleared. And don’t move in if the house is filthy, at this point we had no choice. We are still struggling to get the list finished. Prices are over-inflated due to the market, but the builder cheaps out along with raising prices. Little things such as lack of outdoor lighting, no appliances, cheap materials, and unclean move in made buying the home feel less accomplishing. Myself and MANY neighbors complain about the rushed, poor quality work put into the homes, especially for paying more than the homes are really worth.

The buying experience was a little frustrating due to being out of country and some of the sales staff was not super helpful. There has been has been a few warranty issues with tile work and the company sub-contracted with Lennar is slow to fix the issues. Love the neighborhood and looking forward to loving my house once issues have been fixed.

The Lennar Title Company was non-responsive to my questions, emails and calls. They assigned my closing to three different agents before finally closing. I requested the closing settlement statement several times before I received it. My closing was remote with no personal interaction with a human being. I only met a Title representative when I picked up my keys. The Title Company is over worked, poorly managed and inefficient.

Sales experience was great along with the walk through prior to closing. The frustrating part came when trying to get everything fixed. The quality control is not good so multiple things had to be corrected multiple times to include major corrections like to the flooring and the siding. My requests also went unanswered. Took over a month to transfer water into our name because the correct amount of trees weren’t installed to begin with.
