We are new with Lennar and are thankful to finally have our family home. Took about 3 inspection dates to finally get our house approved. But once it was approved we were not told until our power went out. Since lennar was paying our electricity until the house was finished. We appreciate all that you do but would’ve liked a call once everything was finalized. So we would not have a surprise power outage. When we moved here we did not get a key for our garage door so we asked about getting a new key or a lock that matches our keys. We were told it’d be here in a few days. Well it’s been about a month and no word. Some issues with paint jobs on the walls or poor spackling jobs sealing the floors or underneath the toilets. There was spackle footprints all over the master bathroom. Our move in date some parts of the floor were already pealing or cut up. There’s a pipe sticking out of the ground in our front yard causing a tripping hazard. The driveway and walkway has splats of concrete everywhere making it look not smooth at all. Some parts of the house just look a little rushed. My only request for improvement is keeping the clients informed on any updates or changes. We pay to have a fresh new home and I understand everyone is busy and trying to get stuff done. But would you be happy with these issues to a home you just moved into? Frist off my Loan officer wea great as for everyone else so disorganized there’s details in the house that we see that we live there now that are not so great tape and flows. Not so great they laid the grass they didn’t put topsoil. You could see underneath my concrete pad for my condenser AC unit outside now I have to put top soil my paint is peeling on my siding. It is so many things that should’ve been done a lot better and they didn’t do good job on

Not inform as to rate or detail of the finance and how the number were concieved

The salesmen were very helpful and walked us through everything we needed to know. When it came time for the walkthrough there were a few things that were promised to be fixed that never got done before we moved in. We have brought it up through email text and call for the past 2 months and still have had no one come by to fix the simple things they missed.

The craftsmanship is poor it took multiple times to correct issues. So frustrating to say the least. It’s a new home, it shouldn’t be so hard to have a livable home. We’re two months in and have had to have repairs done. Insane really.

The paint peals off. I have a couple doors that really need to be changed and I’ve already submitted a request and had the virtual meeting but nothing. On almost all cabinets the screws were pushed in too deeply that they cracked the wood. Almost all screws. The paint is the most disappointing because I’ll have to repaint EVERYTHING.

No happy with the way I was treated, I’m still waiting for the grass to be place and no one gives me an idea when it’s going to be installed

Paying 200k plus for a home, you'd think there would be more attention to detail from the builders. A lot of things I've found could have been addressed prior to me even seeing the location. Beautiful home, but a lot of finishing touches were lacking.

So to start, our agent was super helpful. He answered every question he could. He was always available to help. The loan application was painless and the officer was always available to answer questions. They were both top tier. Now to the actual house itself. Over the course of the two months before we moved in, we voiced numerous concerns. Some little finishing work type things (scuffs, chips, leveled doors and cabinets) and some bigger things like water leaks and the quality of the sod placement. We were told that these thing would be finished closer to closing. Fast forward to the week of closing and almost none of the things that we brought up had been fixed yet. And when they finally did fix them it was a very sub par job. I’ll give them credit for building a house. But the devil is in the details. You can tell when they had people that actually knew what they were doing working vs when they didn’t. I asked them to level the sod out before we moved in and they basically just put a band aid on it that lasted about 2 days. It’s obvious that they didn’t install it correctly. I can count on one hand how many right angles they made with the molding in the house. And the caulking lines are absolutely awful. The tile in our shower was left uneven at the top. Who does that. It immediately draws your eye to it. I didn’t mind so much because of a willingness to fix and change what I wanted, but as a professional you should still want to present the best product you can. Whoever came in to check the work that had been done obviously didn’t care about the finished product. The excuse we got for most of it after bringing it up again was that it was “all within acceptable limits for the builders”. Long story short the quality of these pre-fab contractors is no where near what it used to be. it makes me wonder what else in the house was put together to an “acceptable level”. Last thing, the cleaning job they do before you move in is absolutely laughable. They may as well have not even done it. Paint all over the floor and looked dirtier then before they cleaned it. ... New build seems to be put together by chewing gum and tape. The quality of the home is poor. During our first 10 days, our garage door snapped off, our window blind broke and the floors started peeling up. These are just a few issues we faced, however the local team-in particular Brett, has been very responsive to our issues. He has been fantastic and has great communication skills. Lennar needs to value the quality not quantity in their work. They need to stop using labor that does not have the passion toward their craft.

They were really helpful in person but communication online was rough and the house workmanship had a lot of issues

If you want Lennar to go the extra mile just know they won’t. They will find the easy cheap way to put a house up. They used scraps for siding. Wall outlets are not symmetrical/ set properly light switches will be placed on random wall behind doors “that’s just how the electrical was ran”. Plaster/ paint looks rough all around the house. During walking through with construction manager we were instructed to place blue tape on issues that needed to be fixed. and during final walk we had to point out random spots that weren’t fixed. The spots we retapped and still moved in to multiple spots still have blue tape in rooms that they ignored. ... More

It could have been better.

I’ll start by saying I’m frustrated which in turn makes me angry. This is my first experience with buying a new home I’ve owned several home in the past none new. I was excited at the possibilities. I closed on May 27th and moved in on May 31st. I agreed to purchase my home on Jan. 31st, 2022, I was giving numerous closing dates which proved to be challenging for different reasons none of which matter now. The process with purchasing the home through Lennar was relatively pain free, I had good communications with all the entities even when I got to the final closing it was well done. 11PM at a McDonalds in Deming NM! Now I must vent about my purchase. I’ll start by saying my reported challenges have been addressed promptly. I do feel it’s in Lennar’s best interest to see and understand my frustrations. First the cleanness of the home, the floors were a mess the counters and floors have a sticky substance that is difficult to remove also paint and drywall mud. All of which could have been prevented by covering the floor while they work. I’m 62 years old and for me to have to crawl around on my hands and knees trying to clean the floors and counters is unacceptable (I still don’t have them clean enough) all the surfaces in the home were covered in a fine dust. It would be in Lennar’s best interest if you had a cleaning crew come in before new homeowners arrive with their belonging. I spent an entire day cleaning before my movers arrived. Next is the garage I know not much in the big picture, but the floor is a mess and not easy to clean once you move in. The overall design of the house has its challenges. No medicine cabinets in the bathroom, the kitchen cabinets are small and not positioned in a user-friendly manner, the pantry is to small even for one person, there’s no linen closet. I’ve had to spend thousands of dollars for storage solutions. I guess these are things you need to look for when purchasing a home, we all know what happens when we assume these are standard items in a home. I’ve had a chance to meet some of my neighbors and we all have the same concerns. Next Screens or lack of, I was shocked when I brought it up and was told you don’t provide screens! Who installs windows without screens. I’ve talked to varies neighbors and they received screens They said they had to fight for them, but they got them! The window company Avanti has no interest in supplying screens I’ve left messages twice without a return call. Now for the basic workmanship (deplorable) drywall mud spilled on the baseboard and painted over.Baseboards not finished. Grout repair with mismatching grout. My plumbing backed up after 10 days. The plumbing company responded promptly; it took another day to fix. My front yard had to be torn up the problem was unbelievable Hopefully it’s fixed, after seeing the problem I have my doubts. My master bathroom shower was still not draining I had to wait another day for the inside plumbing crew to fix it. Two days without a working shower. My yard had to be restored. This has happened to others on this street, it can be as simple as running a camera down during final plumbing inspection to prevent this from happing. I’m sure this has cost the company a tremendous amount of money and is another reason you have frustrated homeowners. I understand finding qualified workers is a challenge and was one of the reasons for the delay in finishing the home. Hiring shilled labor, professionals who take pride in there work even if you must pay more would be so worth it in the long run. Its obvious to those of us who have purchased or are renting Lennar homes that the people you hired are unskilled and could care less about the finished product. And that’s too bad. Out of four neighbors I’ve spoken with personally not one would consider a Lennar home in the future. I know I “only” purchased a $300K home but with the attention to detail that I’ve experienced when I’m ready for a $500K home I won’t consider Lennar. My neighbors are a young couple renting for a year to see if the like the area, they told me today they would never consider a Lennar home. Again, too bad because the selling, mortgage, title and Insurance part of your company is good. Time consuming and lack of communication

I was provided a list of inclusions that were inaccurate, several items were not included. I am confused by the everything included tagline because I see that everything is only included if you are an investor. Ironically the items I was told you can’t get were included on the investor homes. Also, I have had two warranty requests and although I was told everything would be repaired only a couple things have been with no word on the other items. It appears employee turnover is part of the problem.

We've been in our new home for about 6 wks now. It's a nice home, but the process was riddled with slip-ups, pushbacks, and several missed deadlines that caused much anxiety, frustration, and cost a few extra thousand dollars that was not in the budget. The sad part is...I can't even say it was worth all we went through. Firstly, I do NOT recommend Lennar Mortgage; secure your funding elsewhere if you can. They made ridiculously simple mistakes and oversights that pushed out our closing (after we were SPECIFICALLY told this wouldn't be the case). Poor response communication, unless they needed something and then you were hounded for it. Secondly (and probably the most disappointing) is the poor workmanship. It doesn't matter how good the materials are going in if there's no attention to detail. Door handles are already loose, the 'luxury' vinyl flooring has gaps and is beginning to come up in some places, bowed walls and doorways that look like you're in a funhouse. We won't even start on the paint. This is NOT what you'd expect from a builder who's been in this business as long as Lennar has, nor is the quality and craftsmanship is what you'd expect in a 350K home...not by a longshot. Finally, the lack of ownership or concessions for issues encountered in the process. At some point builders need to stop blaming the pandemic for their shortcomings. But that was a very common refrain from everyone at Lennar. I can understand a delay in materials or inspections, but you don't get a pass for shoddy work or rushing at the last minute to get it done. I'm sure we'll continue to discover things as we continue to unpack and settle in. I'm not looking forward to what lies ahead. If I had to do it all over again I would not choose Lennar as my builder. We were in a tight spot and on a deadline to find housing, and we thought we were getting a good deal. But the buyer's remorse is VERY real. I feel somewhat lucky that it wasn't the nightmare some other builders put their clients through, but it's been a very opportunistic experience. To their credit, most of the people in the process were great, very likable. But at the end of the day you're buying a house, not a relationship with them. My one piece of advice if you choose them as your builder: Make sure you're visiting the build site regularly and communicating things you see as an issue to the site managers. Have asked lennar to stop sending me these rating reviews, and emails trying to sell me new houses and show me what homes are available etcetera! If Lennar can't figure out I've already purchased a home 4 months ago and can't figure out I don't need to buy another one; then why would I want to do business with an entity that doesn't listen to its buyers/customers!

Lennar is like any other big corporation once they get your signature they don't care.

We've had many warranties since moving in and it seems that the home was rushed for moving date, which most areas marked weren't even done on moving day. Communication was never there since the beginning from start to finish. The obly good thing about the process was the guy who helped from Customer Care team.

Make sure you follow through when you receive work orders. This builder does not follow through, warrenties managers give you lots of lip. They don’t care. We still have several items in our 5 month old house not complete and or fixed. So far no one follows through. They don’t care.

Lennar is building too many homes too fast and utterly lacking in quality control. All the homeowners in our neighborhood are having to chase after them for multiple items with the homes. Warranty response can be very uneven. Four months into the home and I’m still waiting for a replacement cabinet doors owed us from prior to close. Paint on floors, dings and walls, crappy paint job in places, their installers put the wrong cabinets in the wrong bathrooms ( one is bigger one is smaller and they had them swapped Impacting use of the toilet in one of them ). Lennar’s‘s move-in ready campaign, things like blinds on the windows are one nice point but their connected home package is left to you to install and figure out. We didn’t even get our full package and had to chase after Lennar for a few months now to get all the pieces that were promised. One hand doesn’t know what the other hand is doing. Constantly moved closing date. When we started closing we were told we must close on the 19th. They kept moving us back to a date of the 31st. We resent multiple documents. Some 3-4 times. Unable to get a hold of maintenance team for repairs.

The house is great, but after 4 months living in it, I still have unresolved issues. I've gone through 2 construction managers and 1 supervisor, and at this rate, I have no idea the status on anything... quite frustrating.
