You'll spend most of the process chasing people for answers, and then you might also get verbally abused by at least 1 Lennar representative. Our initial disclosures were sent within hours of the 3 day requirement passing. We were told that they would extend our closing date (due to reasons on our end), if we paid an additional $3K on the price of our home. They then proceeded to extend the closing date further due to workmanship issues. When we inquired about the additional $3K being removed since now the delays were not due to anything on our end, I was berated by a Lennar manager to the point that I was in tears. He used it all: gas-lighting, guilt-tripping, criticism, etc. My husband took over conversations and also received this treatment. By the end of the conversation, he was assured that while the $3K couldn't be removed, our home would be perfect prior to closing. One major concern of ours was that our kitchen island was more than an inch off from one end to the other, causing it to look obviously crooked. This manager assured my husband that he would see to this being fixed himself. We performed our initial walkthough and the issue hadn't been touched. The warranty representative confirmed the issue was documented both in our inspection and had received attention from management and would be resolved. We get to our final walkthrough, the issue was still not fixed. At the same time, we begin getting pressuring calls from their lender that we need to close the next day or we risk getting charged a fee for each day after. It's crazy to think that they want to haphazardly plan a closing date and give us no time to plan time off from work. You'd think they'd want us to have time to appropriately plan so that we keep our jobs to pay the mortgage we're acquiring. With so little time to plan, my husband and I had to sign for our first home separately. In the end, we were so worn out from the chasing, berating, and pressuring that we decided that we would deal with the island issue ourselves. We are still finding issues that we can only hope they will resolve within our first year living here. If other homes in our area weren't going for so much more than the one's in our neighborhood, we would've went a different route. We'll be sure to be ready to pay more next time instead of working with the shady and unprofessional people that Lennar chooses to employ. ... More

Too much negative parts to highlight. I would just say construction quality and customer service poor

I absolutely love my tiny home! Of course there will always be issues because it’s a new build. Just a few things… 1. The fire alarms are way too high to reach even with a ladder. My father got up on a ladder and he could barely touch the one in the living room. 2. I love the lighting in the house however can’t reach them to replace the bulbs and apparently I have to rent a certain tool to take off the cover so I can replace the light bulb. 3. The grass, I have a long backyard. I only got 20 ft from the back of the house that is covered with grass. The rest of my backyard is bare with dirt and weeds. That’s unattractive. 4. The standing shower could have used a few more feet, on all sides. 5. What’s with the virtual repair. I totally get help training the home owner to be self sufficient but if the house is under a one year warranty I expected a little bit more than virtual repair. The repairs are quick, but because of the virtual part it lengthens the repair process within days. Other than that! I love my tiny home. ... More

The Lennar portals were easy to use and navigate. The sales people and agents were very friendly and ready to answer any questions I had. My favorite part though, is how responsive Lennar is to post-sales complaints or issues. They always have a service rep that reaches back out to you and they can get most issues reported resolved within a few days. For example, I discovered a crack in the wall behind the toilet and two days later someone showed up to fix it. This was 5 weeks after sale date.

I would never in my life recommend buying a home with Lennar to my worst enemy. From the sales rep, Orin, being so uniformative and having horrible communication. I actually lost out on the same house I purchased that couldve been $20,000 less but in the middle of signing and trying to pay earnest money Orin stopped responding and we lost the house. I've never even met the "man" in person. We were never told about the ONLY 20ft of grass and found out on our final walk through with no option to add more. Next headache I suffered was Natasha W in the loan or mortgage side. Absolutely repulsive behavior by yelling at my fiance on the phone with our realtor also on the phone. Natasha and Orin made this experience a 1/10 solely by themselves. But if we had to add more I would also tell you how reckless, careless, and lazy, the construction crew is. Our house was near completion and we found cigarettes all throughout our (pretty much finished) home. Beer bottles in the bath tub. Holes busted in the walls. Putty smeared on the livingroom windows. And yes we have photos of all of this and we did send them into the construction manager and it took a few times of us complaining and explaining that this is our home and we deserve to have a little respect shown. This was the absolute worst experience I could have ever imagined how a first time home buying would be. We have so many friends that love this neighborhood and were looking to buy in guadalupe heights and we turned them away to save them headache heartache and misery. I am so happy with the home I purchased with Lennar, the team that helped me were so awesome and genuine. My loan officers Adam and Rick were very helpful and guided me through the entire process. Very happy and glad I chose to but with Lennar.

Great home buying experience. This was my first time purchasing a home. Lennar took out the stress and worry through the entire process. They kept me in the loop every step of the way. I will definitely be recommending Lennar to my circle of people I know.

There's a lock of pride in the quality of the workmanship. Very dirty home upon closing. Random nails sticking out of home and poor masonry job. I inherited projects in this new home to fix up what wasn't done. Garage has holes cut into sheetrock for the garage door. Just looks tacky. Floorplan is amazing, yard was fully sodded and beautiful. Customer service rep did an amazing job getting our punch sheet done in our walkthrough! I'd defiantly work with her again, she was on our side in this process!!

I felt like there was a lack of communication between title company and construction manager, and sales person, I was off and left wondering who was going to contact me regarding closing and final walk-through. Title company had me closing before final walk-through.

Very good experience in my new home

First the details of the house could be better. Flat wall paint that shows every touch. does not cost a lot to use a different paint. My walk through was not good. Door frames were horrible and had to be replaced. Flooring was buckled in the living and dinning room. Replaced in several time and still could not get it right. On day of closing I walked the house again. The flooring is two different dye lots now. Not enough time to change it before closing. Tape and texture does not match in enty due to them having to fix it. Overall, I would not purchase a house from Lennar.

Great experience from start to now. Had to call home warranty twice but they fixed the issue right away. Absolutely great company and people and I loveeeeee this home. I am grateful for everyone in the process of getting the house.

James was awesome to work with, answered all my questions and phones calls even on his days off. Very professional service through the whole home buying experience.

Most of the staff with Lennar is great, however communication skills on the other hand, not so good. I understand things happen, but the lack of communication was absurd. Our home was never cleaned before moving in either. Moving into a dirty home, with an infant, trying to unpack was chaotic. The builder did send the cleaners over about a week later, however when they cleaned they left tiny pieces of metal (from their scrubbers) all over my floor. Blue tape was still left in some places as well. All in all my family and I were just expecting a different outcome. The staff was friendly and helpful, the builder was informative and tried to be corrective as well. Id suggest slowing down, making sure the home is 100%, instead of rushing through just to get it done. Us homeowners can tell the difference! ... More

Paying 200k plus for a home, you'd think there would be more attention to detail from the builders. A lot of things I've found could have been addressed prior to me even seeing the location. Beautiful home, but a lot of finishing touches were lacking.

The price of the home doesn’t reflect the low level quality of materials and craftsmanship in the home. The home has a beautiful face on it but basic everything else from the cheap doors, no locks on the door knob, the basic level stove and microwave, carpet padding, no screens for the windows and the most horrific caulking and painting of the base boards. I reached out to inquire about upgrading the low level things and I was told that it violates the warranty!?!?. You don’t know all of these things until you get in the house and live in it. Also what happened to everything is BIG in TX??? The driveway doesn’t fit to full size vehicles. You can’t even get out and not be standing in the grass. That is TERRIBLE. I’m coming from Florida and the Lennar homes are on a completely different level and quality. I was excited about this experience but I feel like i’ve been scammed for $150K. My last place was built in 2019 and very similar. I wish I was back in Florida. ... More

Good day, Over all the loan process with Lennar mortgage was pretty much straight forward. Kim and Susan were Johnny on the spot telling me when I missed something or they needed something else and I think we work pretty well together. As for the support for other Lennar staff some was good and some was very poor. Sometimes I would call and ask a question and no one would call me back. My wife called and asked, in the brochure it shows the house comes with a refrigerator, washer and dryer and wanted to know about this. But as of today we have not received an answer about why our house did not come with this items. This is a text I sent to one of Lennar employees; Could you please stop by sometime in the next couple of days (and my address) this is his reply, What are you needing? I’m pretty busy tied up with a lot of home. At another time, I showed other employee a letter from the water company that I received about the Backflow Prevention assembly that Lennar had install and he said someone from Lennar will contact you about this, no one contacted us about the letter. With no one calling me back or getting back to me, I just stopped asking Lennar employees anything, I just do what I have to do to get things done. As for the house itself, at first it all looked pretty good, now that we are in, we are seeing all the mistakes. The good part is, in my case it all seems to be little stuff (attention to detail stuff) like; paint all in the wrong places, on the carpet, on the tile, on windows. The grass, trees and bushes were in bad sharp, about a 4 x 16 foot strip of grass was dead, one of the tree was broken off at the top and 2 of the bushes were dead. I texted one of Lennar employees, he did not call or text back. So after about 4 or 5 days I called him and he answered, I asked about the warranty on the trees and grass again and he said that there was no warranty on trees and grass, that’s pretty strange since Lennar pay a lot of money for these items. I think the main reason why the grass and bushes were dead were because they should have been planted 2 to 3 days before closing, not 3 to 4 week before closing where no one takes care of them. As for the sprinkler system I had to dig out 3/4 quarters of the heads so the grass could get the proper watering that it needs. As for the sidewalk, big chunks of cement on the sidewalk. If a kid was riding his/her bike and hit one of those chunks of cement they could crash and get hurt. All or most of this items should have been caught by you Quality Control (QC) team or at least the person who signed off on that certain project (paint and grout all over the master shower, whoever signed off on the shower, stating the shower is complete, should have seen all the paint and grout, I wear glasses and I seen the paint and grout without my glasses on). No A/C filter in the Air Conditioning unit, who knows how long ago the A/C unit was instilled and running without a filter. Your QC person needs to go back to Quality Control school and get recertified. I know there is a Quality Control school because I was one of the instructors at one of the schools for the DOD (Department of Defense). The big questions is, would we recommend Lennar homes to other buyers and the answer is NO. With no one calling us back, and text like, I’m busy, what do you need. The bottom line is I was a customer before I bought the house and I’m still a customer after I closed on the house. The only difference is that after closing I can write good things about Lennar or I can write bad things about Lennar with firsthand experience. I closed on my home in February of 2023 and have had multiple issues come up... cracks appeared between the walls and ceiling, flooring lifted up and cracked. spaces showing between floor boards, that was explained as "acceptable" as long as you cant fit a credit card between the spaces. Shoddy paint jobs, and it takes 2-3 weeks to get anything scheduled to try to get the issues fixed. When you say something, you're made to feel like you are imposing on them to fix things that should have been fixed before closing. For the supposed walkthru, was told "you just look for the paint issues, and we will take care everything else. Being a new homebuyer I stupidly trusted them, and when I walked into my house after closing, find all kinds of things that should have been done. squeaking doors because they didn't fit the door in correctly to the door frame, and now the frame needs to be shaved. the Garage door has a wide crack on one of the pipes that hold the bay, and when I pointed it out, was told "that's the way they all come like that". Totally wish I could go back in time and tell myself to NOT take this house. NOT worth the headaches I am going through just trying to get things fixed the way they should be, the way they should have been before I even moved in. I am NOT satisfied with my purchase, and if I knew of a way I could get out of it, I would take it in a heartbeat, Its my opinion that NOONE should purchase a LENNAR home unless they are a handyman and are willing to work on the house yourself to fix the problem they seem to refuse to want to fix. Kept being told this would be one of our happiest moments, had many issues and concerns still haven’t been addressed and have moved in still waiting to get some resolution. Luv my home but overall experience was horrible and still not able to enjoy our home. Very poor communication at the very beginning, still lack of her and now. Felt so rushed and pushed and thrown to the side. Hope no one else had to or will have to experience what we did. My realtor was the only one I felt that was really here helping and supporting us. Neighborhood is wonderful so far.. wouldn’t change anything

The Best team I have ever worked with

Once they hook you into buying you are no longer important. Our concerns are placed on the back burner. Been waiting 6 wks. for weeds to be cut and grass to be planted. House looks like a jungle outside. Even had a snake show up. Sprinkler has been on and never shut off .6 wks. and still receiving guests to a rocky and weedy front yard.

Overall good experience, only area not happy with is responsiveness to warranty issues. Think the closing could have been more personalized as well.
