The price of the home doesn’t reflect the low level quality of materials and craftsmanship in the home. The home has a beautiful face on it but basic everything else from the cheap doors, no locks on the door knob, the basic level stove and microwave, carpet padding, no screens for the windows and the most horrific caulking and painting of the base boards. I reached out to inquire about upgrading the low level things and I was told that it violates the warranty!?!?. You don’t know all of these things until you get in the house and live in it. Also what happened to everything is BIG in TX??? The driveway doesn’t fit to full size vehicles. You can’t even get out and not be standing in the grass. That is TERRIBLE. I’m coming from Florida and the Lennar homes are on a completely different level and quality. I was excited about this experience but I feel like i’ve been scammed for $150K. Good day, Over all the loan process with Lennar mortgage was pretty much straight forward. Kim and Susan were Johnny on the spot telling me when I missed something or they needed something else and I think we work pretty well together. As for the support for other Lennar staff some was good and some was very poor. Sometimes I would call and ask a question and no one would call me back. My wife called and asked, in the brochure it shows the house comes with a refrigerator, washer and dryer and wanted to know about this. But as of today we have not received an answer about why our house did not come with this items. This is a text I sent to one of Lennar employees; Could you please stop by sometime in the next couple of days (and my address) this is his reply, What are you needing? I’m pretty busy tied up with a lot of home. At another time, I showed other employee a letter from the water company that I received about the Backflow Prevention assembly that Lennar had install and he said someone from Lennar will contact you about this, no one contacted us about the letter. With no one calling me back or getting back to me, I just stopped asking Lennar employees anything, I just do what I have to do to get things done. As for the house itself, at first it all looked pretty good, now that we are in, we are seeing all the mistakes. The good part is, in my case it all seems to be little stuff (attention to detail stuff) like; paint all in the wrong places, on the carpet, on the tile, on windows. The grass, trees and bushes were in bad sharp, about a 4 x 16 foot strip of grass was dead, one of the tree was broken off at the top and 2 of the bushes were dead. I texted one of Lennar employees, he did not call or text back. So after about 4 or 5 days I called him and he answered, I asked about the warranty on the trees and grass again and he said that there was no warranty on trees and grass, that’s pretty strange since Lennar pay a lot of money for these items. I think the main reason why the grass and bushes were dead were because they should have been planted 2 to 3 days before closing, not 3 to 4 week before closing where no one takes care of them. As for the sprinkler system I had to dig out 3/4 quarters of the heads so the grass could get the proper watering that it needs. As for the sidewalk, big chunks of cement on the sidewalk. If a kid was riding his/her bike and hit one of those chunks of cement they could crash and get hurt. All or most of this items should have been caught by you Quality Control (QC) team or at least the person who signed off on that certain project (paint and grout all over the master shower, whoever signed off on the shower, stating the shower is complete, should have seen all the paint and grout, I wear glasses and I seen the paint and grout without my glasses on). No A/C filter in the Air Conditioning unit, who knows how long ago the A/C unit was instilled and running without a filter. Your QC person needs to go back to Quality Control school and get recertified. I know there is a Quality Control school because I was one of the instructors at one of the schools for the DOD (Department of Defense). The big questions is, would we recommend Lennar homes to other buyers and the answer is NO. With no one calling us back, and text like, I’m busy, what do you need. The bottom line is I was a customer before I bought the house and I’m still a customer after I closed on the house. The only difference is that after closing I can write good things about Lennar or I can write bad things about Lennar with firsthand experience. I closed on my home in February of 2023 and have had multiple issues come up... cracks appeared between the walls and ceiling, flooring lifted up and cracked. spaces showing between floor boards, that was explained as "acceptable" as long as you cant fit a credit card between the spaces. Shoddy paint jobs, and it takes 2-3 weeks to get anything scheduled to try to get the issues fixed. When you say something, you're made to feel like you are imposing on them to fix things that should have been fixed before closing. For the supposed walkthru, was told "you just look for the paint issues, and we will take care everything else. Being a new homebuyer I stupidly trusted them, and when I walked into my house after closing, find all kinds of things that should have been done. squeaking doors because they didn't fit the door in correctly to the door frame, and now the frame needs to be shaved. the Garage door has a wide crack on one of the pipes that hold the bay, and when I pointed it out, was told "that's the way they all come like that". Totally wish I could go back in time and tell myself to NOT take this house. NOT worth the headaches I am going through just trying to get things fixed the way they should be, the way they should have been before I even moved in. I am NOT satisfied with my purchase, and if I knew of a way I could get out of it, I would take it in a heartbeat, Its my opinion that NOONE should purchase a LENNAR home unless they are a handyman and are willing to work on the house yourself to fix the problem they seem to refuse to want to fix. Kept being told this would be one of our happiest moments, had many issues and concerns still haven’t been addressed and have moved in still waiting to get some resolution. Luv my home but overall experience was horrible and still not able to enjoy our home. Very poor communication at the very beginning, still lack of her and now. Felt so rushed and pushed and thrown to the side. Hope no one else had to or will have to experience what we did. My realtor was the only one I felt that was really here helping and supporting us. Neighborhood is wonderful so far.. wouldn’t change anything

The Best team I have ever worked with

Once they hook you into buying you are no longer important. Our concerns are placed on the back burner. Been waiting 6 wks. for weeds to be cut and grass to be planted. House looks like a jungle outside. Even had a snake show up. Sprinkler has been on and never shut off .6 wks. and still receiving guests to a rocky and weedy front yard.

Overall good experience, only area not happy with is responsiveness to warranty issues. Think the closing could have been more personalized as well.

Overall, the quality of Lennar is basic. We’ve found a lot of half-completed items ranging from: no anchors on bathroom hardware so items falling off the wall, corners cut in flooring/walls, tiles uneven, front yard sinking, etc. The view and location is why we purchased this home. Honestly, Debbie & John (warranty/construction) team are why this experience was great. Debbie is the best & Lennar is blessed to have her. There are many items we have to upgrade since Lennar builds basic builder grade homes. If you’re ok with a decent price point & updating items on your own, this is a good place to build. Don’t buy a Lennar Home if you expect to receive a nice yard to go with it!!!

All I have to say is that these lennar homes aren’t built with quality but rather with just speed over all - they can build a whole house bottom up in 2 months but won’t fix an issue after close date. After you close it’s like you don’t matter. Quality = what you pay for.

So to start, our agent was super helpful. He answered every question he could. He was always available to help. The loan application was painless and the officer was always available to answer questions. They were both top tier. Now to the actual house itself. Over the course of the two months before we moved in, we voiced numerous concerns. Some little finishing work type things (scuffs, chips, leveled doors and cabinets) and some bigger things like water leaks and the quality of the sod placement. We were told that these thing would be finished closer to closing. Fast forward to the week of closing and almost none of the things that we brought up had been fixed yet. And when they finally did fix them it was a very sub par job. I’ll give them credit for building a house. But the devil is in the details. You can tell when they had people that actually knew what they were doing working vs when they didn’t. I asked them to level the sod out before we moved in and they basically just put a band aid on it that lasted about 2 days. It’s obvious that they didn’t install it correctly. I can count on one hand how many right angles they made with the molding in the house. And the caulking lines are absolutely awful. The tile in our shower was left uneven at the top. Who does that. It immediately draws your eye to it. I didn’t mind so much because of a willingness to fix and change what I wanted, but as a professional you should still want to present the best product you can. Whoever came in to check the work that had been done obviously didn’t care about the finished product. The excuse we got for most of it after bringing it up again was that it was “all within acceptable limits for the builders”. Long story short the quality of these pre-fab contractors is no where near what it used to be. it makes me wonder what else in the house was put together to an “acceptable level”. Last thing, the cleaning job they do before you move in is absolutely laughable. They may as well have not even done it. Paint all over the floor and looked dirtier then before they cleaned it. ... Random things in the house were found to not work or not be installed correctly. Electrical outlets not working is very annoying.

I’m still waiting for issues to be corrected on my home. I asked about why there are no window screens and was told that they where removed. I’ve never bought a home with out them. There is no documentation that says you wouldn’t have them. The painters are using water down paint and just are overall sloppy. The exterior is missing calking around all windows overhang. My salesman never called stayed in touch throughout my whole buying experience. If it wasn’t for my daughter staying on top of everything, I would have never closed.

My home buying experience was loaded with delays and disappointments. The quality of these houses is also not very good. I would look at moving somewhere else if I had to do it over again.

My spouse and I are excited to have discovered Lenna Homes of San Antonio. As a couple in our late 50's and never purchasing a home before, the expectations when we finally had a physical look at our home were above reproach. The style, equipment, appliances size of front and back yards were more than what we expected. The staff at Lennar guided us through the paces and explained in detail what each step encompassed. We could not be any happier at this point. Thank you for fulfilling our dream as homeowners.

Loan Officer working for Lennar was very responsive, detailed and knowledgeable! Made the buy alot easier! House and yard was great!

On the date of escrow closing on 1/30/23 we supposed to get the keys to the home after the final walk through at 10am. Lennar made us wait the whole entire day then they finally handed us the keys after 7pm. We have purchased several brand new homes with various builders but never experienced such escrow problems. It was a shock to us that Lennar hardly fixed anything since the first walk through. We were so stressed out because we had to be at home every day for 3 consecutive weeks to allow Lennar to do the fixes but unfortunately Lennar had too many problems. Workers showed up at home without any tools, they did not know what to do because there was no Lennar supervision around. Worst yet the workers were very young especially not speaking a word of English. This kind of episodes kept repeating for 3 weeks long and up until last week things barely got done. We wanted Lennar to refund our money so we can buy a home somewhere else with better quality and timely maner of home delivery as promised. We have experienced tremendous amount of stress and bad experience with Lennar. If we have to write it would be pages long. If there were a no star available for some categories, I would have put zero stars. On paper, an inspection was done but the mistakes missed during the “inspection” indicate nothing short of negligence. After two months, I am still dealing with Lennar mistakes and losing days waiting for workers who either don’t show or don’t complete the job. The lack of communication between Lennar and contractors only adds to the problems. Just today a worker was supposed to show and here I sit. Helpful, informative and very professional.

We must have looked at least 13 house ,new and used, to find what we wanted as far as roomy, large yard and we picked one at Lennar Silos community . Even though they are not high standard quality built homes we loved the floor plan. We are happy with our selection.

When I look their model house so attractive designs i love it!beautiful kitchen owners suite room nice design ,the back yard so nice and beautiful. Lennnar staff are so friendly they will assist you the processing smoothly.

Lennar prides itself on holding a large market share, and talk about it in their spiels to rope people in, but one thing that is conspicuously absent in their spiel is a commitment to communication and quality of workmanship. Lennar seemed to have an incredibly difficult time with communicating and keeping us up to date on correct information when available, from the selling rep ("real estate agent" I guess?), to the loan processors who were quick to answer emails and pick up phones when we had outstanding items, but left voicemails unreturned when not. We promised and assured we would meet a specific closing date, only to be told it would be moved 5 days, the day before we were supposed to close (and had movers and various vendors lined up to deliver) and our own inspector identified items to be corrected over a week before the original closing date, these items were untouched. This was after the house sat, untouched for almost a month with the excuse of "the trades" being given for why basic things were not finished up. Its awkward when we, as buyers, are complimented by how fast we can get documents provided, signed, and efficiently meet deadlines imposed by Lennar on us, but the same courtesy can't be extended both ways. The remaining items identified to be done, were then not completed on the days they said it would be (we were told a painter was at the house, only to be told 2 days later the painter couldn't get into the house because it was locked), and we had to consistently follow up daily, then hourly to ensure it was done. Excuses were always given, but at some point this is a organizational failure of Lennar as a builder, which is having ramifications to the client/homebuyer. We spent over $5k on matching appliances based on what we were told would be going in the home, only to find out during the final walkthrough that another brand was used - where the representative from Lennar said he did tell us wrong and provided a half-baked apology, then asked if we can just return what we purchased (we could not, since the items were already ready to be delivered given the delay in closing date). We were assured our mortgage through Lennar lending would not be sold, we got a letter before our first payment was even due that the loan had been sold to another servicer. When we attempted to take the home as-is in order to meet the original closing date, one escalation manager said okay, the other manager said no. So managers are also not on the same page with assisting clients and what can/cannot be done. On moving date and final walk through, everything seemed fine. Until 2pm hit and we had not gotten remote-closing docs. Lennar did not tell their own title/closing company when the closing day had been moved to (1 day prior) so they had nothing drafted. I sat in the drive way with a moving company from Waco for 3 hrs while the title company scrambled to get things done. Ironically, my husband sat at the Lennar title office and talked to another couple who had no communication either on their closing date so had come to the office to get some information. Only compliment was to the unnamed title manager who was VERY helpful and empathetic to the situation. Once we got moved in, the icing on the cake was we received keys that did not fit our home. Instead, a rep who lives on site (?) gave us a master key until the next day, when the project manager and locksmith came by to rekey the entire house for us. We were told by a rep during the final walkthrough/orientation to not submit warranty claims within 30 days because it would make her look bad. Once we got moved in, you can tell these homes are thrown together and the skill involved is not great. Outlets are not in even straight lines, or boxed in the wall correctly, we had to have our front door warranty claimed because it was obviously letting in light, and warrantied our main water line because it was leaking, paint is obviously watered down as consistency and finish varies drastically across the home, tiling exposes that walls are not straight, door paint is sticking and has ripped in places already, house was not cleaned prior to taking possession (like we were told) as there was a film on everything still, there's a crack/joint visible along the ceiling which we didn't even bother asking to be fixed because of how this has all gone down, a window blind frame flew off abruptly without notice one day, and we expect more things to be identified/go wrong in the future. Some of this could be attributed to beer bottles being littered around the home construction sites? I will never buy a home from Lennar again and will actively make sure others know of the experience we had any chance we get. We were also given incorrect, outdated information on the HOA fees, where the fees were actually ~$20 more per quarter than the handout they provided us, our HOA was supposed to work with Lennar to get these things corrected. We did get over $50k off the house for "incentives" being offered, starting to wonder if incentives have to be offered for people to buy these houses, especially as more and more homes around us sit vacant after we were told they are all being sold (specifically being told neighbors we had, and these homes are being shown to other buyers). ... Lennar could become that next level company if they were "proactive" in their communication.It always seems like internal communication is poor at best so many more steps are needed to get something done than needed! Overall, Lennar builds a pretty good home but they get defensive when something needs to be corrected. It all comes down to being open and transparent, communication!!

Picking the house and putting the down payment was easy and getting financing wasn't hard for me. Then I was met with an extreme escrow office that accused me of being an investor because I have multiple houses. So, I canceled contract, I thought about it for a day and the house was a good deal, so I went back and did everything all over again, just to be told no by the same escrow officer. I got another lender and closed within 30 days without issue. I took me almost 3 months to buy this house all because the assumption of me being something I am not.
