The price of the home doesn’t reflect the low level quality of materials and craftsmanship in the home. The home has a beautiful face on it but basic everything else from the cheap doors, no locks on the door knob, the basic level stove and microwave, carpet padding, no screens for the windows and the most horrific caulking and painting of the base boards. I reached out to inquire about upgrading the low level things and I was told that it violates the warranty!?!?. You don’t know all of these things until you get in the house and live in it. Also what happened to everything is BIG in TX??? ...

Good day, Over all the loan process with Lennar mortgage was pretty much straight forward. Kim and Susan were Johnny on the spot telling me when I missed something or they needed something else and I think we work pretty well together. As for the support for other Lennar staff some was good and some was very poor. Sometimes I would call and ask a question and no one would call me back. My wife called and asked, in the brochure it shows the house comes with a refrigerator, washer and dryer and wanted to know about this. I closed on my home in February of 2023 and have had multiple issues come up... cracks appeared between the walls and ceiling, flooring lifted up and cracked. spaces showing between floor boards, that was explained as "acceptable" as long as you cant fit a credit card between the spaces. Shoddy paint jobs, and it takes 2-3 weeks to get anything scheduled to try to get the issues fixed. When you say something, you're made to feel like you are imposing on them to fix things that should have been fixed before closing. Kept being told this would be one of our happiest moments, had many issues and concerns still haven’t been addressed and have moved in still waiting to get some resolution. Luv my home but overall experience was horrible and still not able to enjoy our home. Very poor communication at the very beginning, still lack of her and now. Felt so rushed and pushed and thrown to the side. Hope no one else had to or will have to experience what we did. My realtor was the only one I felt that was really here helping and supporting us. Neighborhood is wonderful so far.. wouldn’t change anything

Once they hook you into buying you are no longer important. Our concerns are placed on the back burner. Been waiting 6 wks. for weeds to be cut and grass to be planted. House looks like a jungle outside. Even had a snake show up. Sprinkler has been on and never shut off .6 wks. and still receiving guests to a rocky and weedy front yard.

Overall, the quality of Lennar is basic. We’ve found a lot of half-completed items ranging from: no anchors on bathroom hardware so items falling off the wall, corners cut in flooring/walls, tiles uneven, front yard sinking, etc. The view and location is why we purchased this home. Honestly, Debbie & John (warranty/construction) team are why this experience was great. Debbie is the best & Lennar is blessed to have her. All I have to say is that these lennar homes aren’t built with quality but rather with just speed over all - they can build a whole house bottom up in 2 months but won’t fix an issue after close date. After you close it’s like you don’t matter. Quality = what you pay for.

So to start, our agent was super helpful. He answered every question he could. He was always available to help. The loan application was painless and the officer was always available to answer questions. They were both top tier. Now to the actual house itself. Over the course of the two months before we moved in, we voiced numerous concerns. Some little finishing work type things (scuffs, chips, leveled doors and cabinets) and some bigger things like water leaks and the quality of the sod placement. I’m still waiting for issues to be corrected on my home. I asked about why there are no window screens and was told that they where removed. I’ve never bought a home with out them. There is no documentation that says you wouldn’t have them. The painters are using water down paint and just are overall sloppy. The exterior is missing calking around all windows overhang. My salesman never called stayed in touch throughout my whole buying experience. If it wasn’t for my daughter staying on top of everything, I would have never closed.

My home buying experience was loaded with delays and disappointments. The quality of these houses is also not very good. I would look at moving somewhere else if I had to do it over again.

My spouse and I are excited to have discovered Lenna Homes of San Antonio. As a couple in our late 50's and never purchasing a home before, the expectations when we finally had a physical look at our home were above reproach. The style, equipment, appliances size of front and back yards were more than what we expected. The staff at Lennar guided us through the paces and explained in detail what each step encompassed. Lennar failed to deliver home on the date of escrow closing

On the date of escrow closing on 1/30/23 we supposed to get the keys to the home after the final walk through at 10am. Lennar made us wait the whole entire day then they finally handed us the keys after 7pm. We have purchased several brand new homes with various builders but never experienced such escrow problems. It was a shock to us that Lennar hardly fixed anything since the first walk through. If there were a no star available for some categories, I would have put zero stars. On paper, an inspection was done but the mistakes missed during the “inspection” indicate nothing short of negligence. After two months, I am still dealing with Lennar mistakes and losing days waiting for workers who either don’t show or don’t complete the job. The lack of communication between Lennar and contractors only adds to the problems. Just today a worker was supposed to show and here I sit. We must have looked at least 13 house ,new and used, to find what we wanted as far as roomy, large yard and we picked one at Lennar Silos community . Even though they are not high standard quality built homes we loved the floor plan. We are happy with our selection.

Lennar prides itself on holding a large market share, and talk about it in their spiels to rope people in, but one thing that is conspicuously absent in their spiel is a commitment to communication and quality of workmanship. Lennar seemed to have an incredibly difficult time with communicating and keeping us up to date on correct information when available, from the selling rep ("real estate agent" I guess?), to the loan processors who were quick to answer emails and pick up phones when we had outstanding items, but left voicemails unreturned when not. Lennar could become that next level company if they were "proactive" in their communication.It always seems like internal communication is poor at best so many more steps are needed to get something done than needed! Picking the house and putting the down payment was easy and getting financing wasn't hard for me. Then I was met with an extreme escrow office that accused me of being an investor because I have multiple houses. So, I canceled contract, I thought about it for a day and the house was a good deal, so I went back and did everything all over again, just to be told no by the same escrow officer. I got another lender and closed within 30 days without issue. I took me almost 3 months to buy this house all because the assumption of me being something I am not.
