Will never buy Lennar again

Lennar prides itself on holding a large market share, and talk about it in their spiels to rope people in, but one thing that is conspicuously absent in their spiel is a commitment to communication and quality of workmanship. Lennar seemed to have an incredibly difficult time with communicating and keeping us up to date on correct information when available, from the selling rep ("real estate agent" I guess?), to the loan processors who were quick to answer emails and pick up phones when we had outstanding items, but left voicemails unreturned when not. Lennar could become that next level company if they were "proactive" in their communication.It always seems like internal communication is poor at best so many more steps are needed to get something done than needed! Overall, Lennar builds a pretty good home but they get defensive when something needs to be corrected. It all comes down to being open and transparent, communication!!

Picking the house and putting the down payment was easy and getting financing wasn't hard for me. Then I was met with an extreme escrow office that accused me of being an investor because I have multiple houses. So, I canceled contract, I thought about it for a day and the house was a good deal, so I went back and did everything all over again, just to be told no by the same escrow officer. I got another lender and closed within 30 days without issue. I took me almost 3 months to buy this house all because the assumption of me being something I am not.

Chewing gum and tape

New build seems to be put together by chewing gum and tape. The quality of the home is poor. During our first 10 days, our garage door snapped off, our window blind broke and the floors started peeling up. These are just a few issues we faced, however the local team-in particular Brett, has been very responsive to our issues. He has been fantastic and has great communication skills. Lennar needs to value the quality not quantity in their work. They need to stop using labor that does not have the passion toward their craft.

Debrah and Bret were amazing! Debra sent us pics of the home, lot, and neighborhood . She would go out if her way on her days off to answer questions and measure rooms for us. We purchased our home site unseen. Bret is still fixing the Warrenty issues we have. He truely cares about us and getting our home perfect!!!

The house is very basic, for my living situation this house is OK. The workmanship seems to get the work done ,but quickly. The house is an inexpensive house and you get what you pay for. The community is very pleasant and I am one of the first to move in to my area, but I really like it so far. My biggest complaint is the entrance and exit to my community, we need a traffic light. It takes just as long to get in and out as it does to get were you want to go.

First time home buyer. Did not realize everything I would have to look out for. If I had thought to check some of these things probably would not have purchased this home. No faucet in the back yard to water my grass. I feel this should be mandatory, but what do I know? All the toe kicks in the kitchen are hanging on for dear life they will all fall off eventually. Had a minor gas leak that I did not report for a few weeks because I was told the faint fas smell near the meter was NORMAL, yes Im the idiot for believing that, this I do realize. Im sure there's more that I can't remember.

I read some of the horror stories about Lennar Homes and thought that it was just people that were angry over ridiculous nonsensical things. However, I can tell you firsthand that the finish quality craftsmanship is so poor and so unchecked they have no quality service control whatsoever. The house was full of so many poor quality finishing that I had to make a list that should never have had occurred of the poor, finishing quality of the home. I have bought probably 16 homes during my life and I even worked for companies that build homes and I’ve never seen poor quality control ever people ...

The entire process was stressful. They were "accommodating" but only after I said I would not be purchasing the agreed upon house. The closing process itself was a nightmare. I had to ask off 4 different days from work for the closing date because it was always up in the air. Living here for about a month, I still find subpar elements in the home. Flooring done incorrectly (which they "fixed" before moving in) granite countertops unfinished. Our downstairs is a cooler, while the upstairs feels like a sauna. The loan process was frustrating. They asked for paperwork the Friday before Christmas, I couldn’t get so my closing date got pushed. Then at the last minute they said they didn’t need it and set a closing date without checking with me. The title people were great and went out of their way to meet me and give me keys over the Holiday weekend. The house was not been cleaned before I moved in. Try to get things fixed is long process. Lennar is a way to go with their specials towards helping with the closing costs if you need help with that. If you don't need closing help I would try other builders. The subcontractors they use, do subpar work, no real over sight by Lennar as they have to many homes being built. The subcontractors constantly quit the job slowing down the build. I am 45 days after my house closed and still waiting for a piece of the framing to be placed and painted right. The constant back and forth with Lennar to get the painter out to do the job right is ridiculous. But overall the few annoyance is better ...

Very surreal experience

The overall experience was on par with most mid-range builders. The one strange item and I wasn't told about this until we were getting ready to move in. Was that the window screens were not included. For an entire house of half screens is less than $300. It's very strange for a home that's almost $300,000 to not include the screens.

It was a good experience. The only thing that I must say is that at the end of closing process was a little confusing for the changing dates. The Lennar staff were polite and helpful and the builder's crew were great on our walking through.

We thought we were working with a reputable company but soon realized our sales representative Kristy at new Braunfels was the ONLY GOOD THING about our experience at lennar. Our construction manager Trey couldn’t have been more passive and untrustworthy, he was here bc it gave him a paycheck not because he wanted to deliver a quality home. The sub contractors you guys allow to work on the homes I’m baffled.
