Lennar prides itself on holding a large market share, and talk about it in their spiels to rope people in, but one thing that is conspicuously absent in their spiel is a commitment to communication and quality of workmanship. Lennar seemed to have an incredibly difficult time with communicating and keeping us up to date on correct information when available, from the selling rep ("real estate agent" I guess?), to the loan processors who were quick to answer emails and pick up phones when we had outstanding items, but left voicemails unreturned when not. We promised and assured we would meet a specific closing date, only to be told it would be moved 5 days, the day before we were supposed to close (and had movers and various vendors lined up to deliver) and our own inspector identified items to be corrected over a week before the original closing date, these items were untouched. This was after the house sat, untouched for almost a month with the excuse of "the trades" being given for why basic things were not finished up. Its awkward when we, as buyers, are complimented by how fast we can get documents provided, signed, and efficiently meet deadlines imposed by Lennar on us, but the same courtesy can't be extended both ways. The remaining items identified to be done, were then not completed on the days they said it would be (we were told a painter was at the house, only to be told 2 days later the painter couldn't get into the house because it was locked), and we had to consistently follow up daily, then hourly to ensure it was done. Excuses were always given, but at some point this is a organizational failure of Lennar as a builder, which is having ramifications to the client/homebuyer. We spent over $5k on matching appliances based on what we were told would be going in the home, only to find out during the final walkthrough that another brand was used - where the representative from Lennar said he did tell us wrong and provided a half-baked apology, then asked if we can just return what we purchased (we could not, since the items were already ready to be delivered given the delay in closing date). We were assured our mortgage through Lennar lending would not be sold, we got a letter before our first payment was even due that the loan had been sold to another servicer. When we attempted to take the home as-is in order to meet the original closing date, one escalation manager said okay, the other manager said no. So managers are also not on the same page with assisting clients and what can/cannot be done. On moving date and final walk through, everything seemed fine. Until 2pm hit and we had not gotten remote-closing docs. Lennar did not tell their own title/closing company when the closing day had been moved to (1 day prior) so they had nothing drafted. I sat in the drive way with a moving company from Waco for 3 hrs while the title company scrambled to get things done. Ironically, my husband sat at the Lennar title office and talked to another couple who had no communication either on their closing date so had come to the office to get some information. Only compliment was to the unnamed title manager who was VERY helpful and empathetic to the situation. Once we got moved in, the icing on the cake was we received keys that did not fit our home. Instead, a rep who lives on site (?) gave us a master key until the next day, when the project manager and locksmith came by to rekey the entire house for us. We were told by a rep during the final walkthrough/orientation to not submit warranty claims within 30 days because it would make her look bad. Once we got moved in, you can tell these homes are thrown together and the skill involved is not great. Outlets are not in even straight lines, or boxed in the wall correctly, we had to have our front door warranty claimed because it was obviously letting in light, and warrantied our main water line because it was leaking, paint is obviously watered down as consistency and finish varies drastically across the home, tiling exposes that walls are not straight, door paint is sticking and has ripped in places already, house was not cleaned prior to taking possession (like we were told) as there was a film on everything still, there's a crack/joint visible along the ceiling which we didn't even bother asking to be fixed because of how this has all gone down, a window blind frame flew off abruptly without notice one day, and we expect more things to be identified/go wrong in the future. Some of this could be attributed to beer bottles being littered around the home construction sites? I will never buy a home from Lennar again and will actively make sure others know of the experience we had any chance we get. We were also given incorrect, outdated information on the HOA fees, where the fees were actually ~$20 more per quarter than the handout they provided us, our HOA was supposed to work with Lennar to get these things corrected. We did get over $50k off the house for "incentives" being offered, starting to wonder if incentives have to be offered for people to buy these houses, especially as more and more homes around us sit vacant after we were told they are all being sold (specifically being told neighbors we had, and these homes are being shown to other buyers). ... Lennar could become that next level company if they were "proactive" in their communication.It always seems like internal communication is poor at best so many more steps are needed to get something done than needed! Overall, Lennar builds a pretty good home but they get defensive when something needs to be corrected. It all comes down to being open and transparent, communication!!

Picking the house and putting the down payment was easy and getting financing wasn't hard for me. Then I was met with an extreme escrow office that accused me of being an investor because I have multiple houses. So, I canceled contract, I thought about it for a day and the house was a good deal, so I went back and did everything all over again, just to be told no by the same escrow officer. I got another lender and closed within 30 days without issue. I took me almost 3 months to buy this house all because the assumption of me being something I am not.

Nice neighborhood, great neighbors, cute homes for retires, empty nester and 1st time home owners. Prices are high but are in line with the current market.

New build seems to be put together by chewing gum and tape. The quality of the home is poor. During our first 10 days, our garage door snapped off, our window blind broke and the floors started peeling up. These are just a few issues we faced, however the local team-in particular Brett, has been very responsive to our issues. He has been fantastic and has great communication skills. Lennar needs to value the quality not quantity in their work. They need to stop using labor that does not have the passion toward their craft.

Debrah and Bret were amazing! Debra sent us pics of the home, lot, and neighborhood . She would go out if her way on her days off to answer questions and measure rooms for us. We purchased our home site unseen. Bret is still fixing the Warrenty issues we have. He truely cares about us and getting our home perfect!!!

Moving to San Antonio from Chicago and thought this is going to be my forever home but for some reasons it’s taking longer than expected to fix little things in the new built home, trying to have fixed before I move in and still no improvements of the requested repairs (sad face)

I am a first time homebuyer and the Lennar team helped make this a wonderful experience. They were attentive to my needs, goals, and ideas. Each department were available for my questions and concerns throughout the process.

The house is very basic, for my living situation this house is OK. The workmanship seems to get the work done ,but quickly. The house is an inexpensive house and you get what you pay for. The community is very pleasant and I am one of the first to move in to my area, but I really like it so far. My biggest complaint is the entrance and exit to my community, we need a traffic light. It takes just as long to get in and out as it does to get were you want to go.

I am more than happy with the purchase of my brand new Lennar home.

First time home buyer. Did not realize everything I would have to look out for. If I had thought to check some of these things probably would not have purchased this home. No faucet in the back yard to water my grass. I feel this should be mandatory, but what do I know? All the toe kicks in the kitchen are hanging on for dear life they will all fall off eventually. Had a minor gas leak that I did not report for a few weeks because I was told the faint fas smell near the meter was NORMAL, yes Im the idiot for believing that, this I do realize. Im sure there's more that I can't remember.

I read some of the horror stories about Lennar Homes and thought that it was just people that were angry over ridiculous nonsensical things. However, I can tell you firsthand that the finish quality craftsmanship is so poor and so unchecked they have no quality service control whatsoever. The house was full of so many poor quality finishing that I had to make a list that should never have had occurred of the poor, finishing quality of the home. I have bought probably 16 homes during my life and I even worked for companies that build homes and I’ve never seen poor quality control ever people get excited when they buy a home and they look around real fast but if you look at all the baseboards all the trims around the doors, actually look at the walls in the joining of the walls to the ceiling, checking the cabinets and the quality of the fitting of the of all these moldings and cabinets and the quality of the actual finishing product. Then you will see so many poorly done finishing that you wonder how they even sell any homes I’m trying to be polite here so if you want to have pictures, I’ll send you pictures of my finished home and everything that I am making Lennar do again to make it right it is horrifying and honestly I am aghast at how poorly this homeless finished good luck. The entire process was stressful. They were "accommodating" but only after I said I would not be purchasing the agreed upon house. The closing process itself was a nightmare. I had to ask off 4 different days from work for the closing date because it was always up in the air. Living here for about a month, I still find subpar elements in the home. Flooring done incorrectly (which they "fixed" before moving in) granite countertops unfinished. Our downstairs is a cooler, while the upstairs feels like a sauna. This is the 2nd house we own, between my fiance and I, I don't recall anywhere near this experience with our 1st... Is it the worse possible scenario? It was great. Everything moves smoothly

The loan process was frustrating. They asked for paperwork the Friday before Christmas, I couldn’t get so my closing date got pushed. Then at the last minute they said they didn’t need it and set a closing date without checking with me. The title people were great and went out of their way to meet me and give me keys over the Holiday weekend. The house was not been cleaned before I moved in. Try to get things fixed is long process. It normally takes me 4-5 calls to get something resolved. It doesn’t look like a lot of pride was put into building the house. It was just put up fast and onto the next one. I get they are basic cookie cutter houses, but still… It would be nice if they would clean up the trash in the area so it doesn’t blow into the yards. Especially on those house which are completed and waiting to sell. The messy yards make the neighborhood look bad. ... More

Lennar is a way to go with their specials towards helping with the closing costs if you need help with that. If you don't need closing help I would try other builders. The subcontractors they use, do subpar work, no real over sight by Lennar as they have to many homes being built. The subcontractors constantly quit the job slowing down the build. I am 45 days after my house closed and still waiting for a piece of the framing to be placed and painted right. The constant back and forth with Lennar to get the painter out to do the job right is ridiculous. But overall the few annoyance is better than living in an apartment. ... More

The overall experience was on par with most mid-range builders. The one strange item and I wasn't told about this until we were getting ready to move in. Was that the window screens were not included. For an entire house of half screens is less than $300. It's very strange for a home that's almost $300,000 to not include the screens.

We got everything done súper faster and with great quality.

Decente house, need extra if you wanted cozy but overall its a good purchase

It was a good experience. The only thing that I must say is that at the end of closing process was a little confusing for the changing dates. The Lennar staff were polite and helpful and the builder's crew were great on our walking through.

We thought we were working with a reputable company but soon realized our sales representative Kristy at new Braunfels was the ONLY GOOD THING about our experience at lennar. Our construction manager Trey couldn’t have been more passive and untrustworthy, he was here bc it gave him a paycheck not because he wanted to deliver a quality home. The sub contractors you guys allow to work on the homes I’m baffled. I do no construction but have already fixed all the cosmetic issues your contractors left behind and Trey refused to have them come back and fix, one example of many the masonry guys left mortar all over our driveway/porch which dried and never got scrapped up so now we have dry mortar all over our driveway (Trey specifically said while we were on our way to closing that the power was guys were coming to get it up not to worry. Well that didn’t happen) . We’ve talked to all the neighbors and everybody has a story on how terrible their experience was with lennar as the builder of their home. The only reason we stayed was because Kristy went above and beyond 8 month pregnant, coming in early to clean up after the terrible cleaners had already supposedly cleaned. Scrapping paint off the floors herself. If it wasnt for Kristy fighting for us and trying to correct lennar mistakes the best she could we would’ve walked away no matter the fact that our started home had already sold and we wouldve been homes less for the time being. ... Too many negative things to list them all. Constant delays and lies. Quality is so bad I would never buy a Lennar home again.

Once we moved in it was warranty claims after warranty claims that take months to get repair and yet it still hasn’t been done.
